If I could give zero stars, I would.. We have only lived here for two months, and it has been one disappointment after another. The apartment we were shown during the tour looked nothing like the apartment we received. The model unit was updated and inviting. What we moved into feels decades old. The windows are old and rattle constantly, the cabinets look like they're from the 1970s, and the inside of the cabinets have been covered with sloppy brown paint that looks like a rushed DIY project rather than a professional renovation. They did tell us the cabinets would be different from the apartment we looked at than the one we'd be getting. I just didn't expect the paint job on it to be that bad. The doors in our apartment get stuck and it's hard to open/close. I believe the paint they used isn't helping. One nice thing is the carpet. The carpet is nice. The building itself is concerning. When people walk through the apartment, the floors shake. The windows shake. Even walking up the stairs feels unsafe because they seem unstable and poorly maintained. Then there are the roaches. We have an active cockroach problem, and despite pest control coming out twice, the issue continues. One fell out the vent onto my plate while I was eating. Just a few nights ago, I had a giant flying roach in my apartment and chased me around my apartment for a while. IT WAS THE BIGGEST ONE I HAVE EVER SEEN. I am allergic and scared of these bugs. My allergies have gone crazy since moving in. Nothing says "welcome home" quite like being dive-bombed by a bug the size of a small aircraft. I keep the place clean so it's not me. Our sink has broken and clogged multiple times. Repairs took longer than they should have, and now there is an odor under the sink from previous leaking issues. (Maintenance guys/plumbers were all kind though and awesome). Outside the apartment isn't any better. Homeless individuals regularly go through the trash bins. They hit cars parked in the first spot with the fence that they open! Nearby garages are frequently left open, attracting possums, stray cats, skunks and the roaches by the trashcans. It's not exactly the environment we expected when signing a lease. And then came the final straw. My daughter came to visit with her one-week-old baby for the first time. She parked in visitor parking, and because her visitor permit had expired, her car was towed in the middle of the night. The car contained the baby's car seat base. There is no practical way to obtain a visitor pass after office hours, especially for residents who work until 6 p.m or later. And it's 4th of July weekend! They're gonna be closed! Worst part, I just found out they can give us permits for a week's period. Nobody mentioned that to me ever. I would have gotten one of those. Mind you we have non-residential cars in residential parking with no stickers! Why haven't they been towed? Other apartment communities provide QR codes or simple ways to register guests directly from the visitor parking area or from the app. Not here. It's now gonna costs $432 to get her vehicle back and stranded a 1wk old newborn premie in the middle of the night. For the amount of rent being charged, the condition of the property, the ongoing pest issues, the maintenance concerns, and the parking enforcement practices are unacceptable. Two months in, and I already regret choosing this community. Prospective renters should look beyond the model unit and ask to see the actual apartment they will be renting before signing anything. I felt misled by the staff and urge everyone to ask to see the actual unit. Don't sign anything until you do. Spare me the same Chatgpt response you have been giving everyone in the reviews. Unless you are going to actually do something, anything you have to say means absolutely nothing without actions. I know the apartments are old, but this is ridiculous. read more

Everything is fine until you gonna move out. They overcharged me for carpet $1500 and didn't give me back my deposit. Also there are a lot of roaches on the territory and they don't give a f... They have tennis court on the area but let tenants train their dogs there instead let people play tennis there, that's ridiculous. Once we went with my kid to this court to play tennis and somebody dog barely bitten me and attack my kid. The managers didn't do nothing with that. **Update: due to my online reviews, our considerations were expedited to review by Boulder Creek admin. On several items we agreed to disagree, however there were errors in the billing found and concessions made by Boulder Creek to come to a middle ground. I am updating my review to 3 stars to reflect their willingness to work with us. For those currently living or thinking of renting in Boulder Creek, be aware of the following poor business practice of keeping your deposit without good cause. The lease clearly states the 'dwelling is to be thoroughly cleaned' upon leaving. No problem, the apt was cleaned, the carpet included. The final billing included charges for carpet cleaning and painting the apt. My daughter stayed in this apt for approx 1 yr. Because we used our own carpet cleaner and not a professional service, which would have provided a receipt, the carpet cleaning done was not acceptable apparently. I Went round and round with apt mgmt for a copy of the check out walk through for details of any 'damage' noted but was not given a copy. I asked repeatedly for proof in the lease that the move out would include cost of painting or that carpet cleaning was even mandatory, but was not shown. The management/owners in my opinion are taking advantage of young students and/or professionals that dont know any better. If its not in the lease, then it wasn't agreed to. I believe this company is taking people's money hoping they wont know how to or willing to argue their cause for returning their deposit. Our final billing also included several months of back utilities. I asked for proof of billing.... meaning, since the utilities are prorated monthly with everyone, show me that we hadn't already paid them in a prior month's rent payments. I simply asked for prior month's rent statements to show us what has and has not been billed and paid. They wouldn't provide the previous month's statements and we no longer have on line access to our acct. Again, beware of what I would consider fraudulent business practices by this apartment complex. And yes, the mail boxes for the entire year were NOT available for use due to them being broken in to and damaged. read more

This place is not bad but it does have it's flaws. I didn't even think about writing a review until maintenance put the idea in my head. Let me start with the mailboxes. Someone keeps breaking into all of them. One of them even has police tape all over it because it was broken into. Several of them just left open. (Update: the post office is having an issue with a lock so that's why mail is put on hold. Management has been working hard to get an answer when I couldn't. Appreciate the help so much.) One positive is the maintenance crew. You submit a maintenance request and it happens within a couple of days. Other than that I would say the apartment size and layout is pretty decent. Garages look out for because I seen a lot of cars (including mine) all scratched up on the backsides. Yes they fit a car if you know how and if it's not that long. Please do some research when looking for apartments. If you have a chance, come by the apartments to look around. You will find that there's more apartments surrounding this one that look a lot better and are gated. read more

if I wrote everything I wanted to about how disappointing this apartment complex is, it would take ages and it would be too long to read so to keep it simple, the management staff does not care about tenants. I have brought up so many issues to the front office staff and each time, they either get offended, condescending, or simply tell me there is nothing they can do to help the situation. The apartment staff is very selective about who they give warnings to. I have a next door neighbor who is a hoarder, feeds the stray cats, opossums, skunks, etc... in the complex and he has boxes, cans, trash bags etc. stacked and made visible through the windows (in the lease it states that "the dwelling must be free from clutter or any other condition which may restrict airflow, encourage mold growth, invite pests or create a fire hazard) and a downstairs neighbor who has a barbecue (and in the lease it states no bbqs allowed). Yet I am the one receiving a 2nd warning for bamboo covering on my patio that I use to provide me with extra privacy because I am being harassed by my downstairs neighbor (and the apartment staff tells me they can't do anything to help with that situation too). I moved to this complex thinking it was slightly nicer than the rest of the options around here but it's just as bad. I forgot to mention that I am a 22 year old female. You'd think they'd take a harassment complaint against my neighbor seriously and try to help but I guess not ! read more

This is one of the most inconvenient places to live in . It is the 11th of this month and the water has been shut off 3 times and we have another scheduled water shut off for tomorrow . I'm not normally inclined to write negative reviews because I know that some days, things just don't work out and I just happened to be in the wrong place at the wrong time. However, I have lived here for about 3 months and I am now in the process of buying out of my lease. I used to be very understanding of the issues that can arise and I am very appreciative of the effort that goes into resolving these issues. But I would have to agree with a number of current tenants who are critical about this property regarding their water issue. I have lost count of how many times the water was shut off in the short time I've lived here and a handful of those times, tenants were not notified in advance. I get that emergencies happen, but it is expected that tenants should get a warning as soon as the problem is discovered. We keep getting apologies for the inconveniences, but we have yet to see long term improvements. If we were notified as early as possible, maybe that would have given us time to make accommodations for the interruption in water availability, yet we did not even receive that courtesy. Some pros of living here are the amenities they offer and the kindness/efficiency of their staff, especially Kristen who helped me immensely during the move-in process. Nonetheless, the longer I live here, the more the drawbacks seem outweigh the benefits, and I can no longer justify the price I'm paying. Outside of the water issue, it seems that the walls are quite thin. I can always hear my neighbors walking around upstairs. And though I'm sure they're unaware of it, it is definitely noticeable, especially late at night. Additionally, their a/c is located right next to my bedroom wall on the first floor, and its loud rumble can be heard throughout the night. These are things I could not have foreseen before moving in, but had I known this would come with the territory, I would not have signed that lease. Especially when these disruptions are starting to affect my alertness and performance in class. I have given Boulder Creek plenty of patience and tried to look at the positives of living here, however it is disappointing that we don't get the quality of living that is advertised and paid for. read more

The property manager is very unprofessional and reprimands residents for not following rules and company policies. But she and her boyfriend do not follow rules as well and have multiple garages like 3 or 4 but i'm sure they dont even pay for them. Also we got reprimanded for having a TV on our garage but yet the managers boyfriend has one in their garage and smokes weeds in their. I though this was a smoke free property as the flyer in the pool area says so does the contract. Also we got a notice for my husband not being on the lease but im sure the manager is doing the same with her boyfriend and him thinking that he has some type of power because in he is "He's f'ing the boss" M13 Also her boyfriend got into a altercations with other resident over a shopping cart being in the way of his garage entrance. we received a lease violation for it but did Alia get one as well for her baby daddy? Boulder creek could really care less about your apartment. My AC has been leaking since August 1st, it's October 23. They have had people (maintenance and ac workers) come and "fix" the problem only to create bigger and uglier holes. They have been here about 4 times each time telling me the problem was fixed. Wrong. Then they "FORGET" to come finish their work and patch up the holes. But it's funny, because how will they patch the hole if it hasn't stopped leaking? Exactly, forgotten. I called front desk today to be told I was forgotten about. Sad isn't it. Front desk gave me excuses hoping that would help them when in reality it is totally unprofessional. I pay for a fully functional apartment not one where it rains on me. I've also stated my concern for the wood floor and how the water is affecting it but again they could care less. The ac has been going in and out at our apartment for the entire month of July. The thermostat read 88 degrees and they only brought a portable ac unit for the living room only, AFTER having to go into the office and then later calling the office to beg them to do something. 3 days after the work order had been put in on 100 degree summer days. And they STILL have not come to fix the ac. Would not recommend living here whatsoever, management obviously has not a clue what they're doing.They also towed our car from a spot that was free to park in claiming they sent us an email saying we couldn't park there anymore, an email they never actually sent. Boulder Creek has been an ok place to live. Recently, we had a few attempted break-ins while we were home and fortunately were able to promptly make reports to the police. With these attempted break-ins came some need for minor repairs to ensure that the structure was secure. The new management company made sure to get maintenance technicians out very quickly and they were incredible. Salvador Cortez and his worker, Steven, were great in replacing damaged parts and screws that were inadequate in ensuring that locks remained locked and my apartment remained secure. Although I do not plan on continuing living here, I did have a relatively positive experience in dealing with the new manager, Rachel, and the aforementioned maintenance technicians. read more

I'm not sure how many people check yelp for apartments, but if this is seen by anyone and it discourages them from living here, trust me you're better off. It's not a joke when people say the water is off at least once a month. Every single time I'm told it's the "main line" that has broken or that it's just old and breaks easily...if it's that big of a problem, maybe you should actually fix the problem instead of paying to paint the fucking buildings. Again tonight as I type this, wanting to shower, the water is off yet again. The rent for what you get here simply isn't worth it and the community can get somewhat sketchy at night with people searching through dumpsters. Overall, live somewhere else. The only reason I'm sticking through my lease is because the hassle of moving all your shit sucks, but once it's over I'll be out of here. I really don't want to even remotely rate it here but my experience with this complex has been horrible. I'm a former foster youth housed through Walden Family and residing in one of the units in this complex. I've been having issues with maintenance doing incomplete work and roaches for the past few months, alongside gnats, flies, and ants, and maybe eventually mice and rats might try to join the party. They opened the drywall under my sink back in May and told me that they would've had it fixed in a few days and nothing came about it. About two weeks ago maintenance fixed the leaking water in my ceiling to have that patched up in a few days and again the same thing-nothing came about it. I've told the ladies that manage my housing and they've emailed and called them with requests; pest control came in this morning and they're going to make a report too. Management is horrible on their end unfortunately, and they used to be super fast and consistent on getting leaks, questions and issues done same day. The water is also almost always off without notice - I can't use the portal nor get emails and it shuts off when I'm mid shower, mid dishes, it's ridiculous. Things really need to change around here because I keep hearing I'm not the only one with these issues. Things need to be done in a timely manner because if the state licensing looks at these unfinished repairs, they will pull the former foster youth residing in this complex including myself and have to be placed elsewhere read more

My boyfriend has lived here for a year during which Ownership changed. Parking is ridiculous. Last year he had a garage and a parking permit. Now he is not allowed a permit since he has a garage. Visitor parking is restricted to two small areas while many now numbered spaces remain empty. One area of visitor parking has some spaces marked visitor and others marked " future tenant". There are also unmarked spaces which he was told were available for visitor parking. Nope. My car was towed in the middle of the night to a lot in San Bernardino. I was charged $425.00 to recover my car. While waiting at the towing yard for the attendant, another couple arrived to retrieve their car that was towed from the same complex parked in the same unmarked area. By maintaining this unmarked area, and not posting signage in that area that it is an area where you will be towed, I feel the owner is purposefully attempting to lure unsuspecting visitors to park there for his and the towing company's financial benefit. The "customer service team" sent me a message a few weeks ago in regard to my review, noting that the strict parking enforcement is necessary because of the challenges of communal living." They also invited me to call them, which I did. I got a recorded message and left my number. I'm STILL WAITING for someone to call me back. The point is, the area in question is adjacent to visitor parking and is completely unmarked. I was told it was okay to park there and subsequently my car was towed. Anther woman's car was towed from the same area on the same night! We met in the towing yard's parking lot. Maintaining that parking area unmarked without any other visitor parking available is simply unethical. They could easily mark those spots with a towing warning, but choose not to. I used to live here in 2015-2016 under a different property management company. However, I had to move out due to personal issues and I ended up having a misunderstanding with terminating my lease. This affected me in the long term and I had issues for a very long time. I recently reached out to Boulder Creek again to finally resolve these issues and the property manager Rachel reached back out to me and went above and beyond. She did so much more than I expected and even though I don't live there anymore, she did everything she could and continued to keep me updated throughout the whole process. She helped me with my problem and resolved it with minimum effort on my end. Usually I would expect them to have the usual "not my problem" attitude, but this was the total opposite.
