Buyers and Realtors beware! BPG is completely unresponsive when things go wrong! I recently sold my home and the buyer hired BPG for the inspection. It ended up that hiring BPG was a costly mistake for both her and her Realtor. BPG did the inspection, and somehow in the process, flooded my floors. The home was vacant and dry prior to BPG being there, so we know this damage was caused by the only people who had access to the home, you guessed it...BPG. 24 hours after the BPG inspection, the appraiser went to the house and found the flooded kitchen floor. He immediately called my Realtor to inform her of the damage. Upon her arrival, she found the water source was the dishwasher. She also noticed the door was slightly ajar. She opened it up and noticed water in it, so she shut the door and it completed its cycle. She immediately contacted me to inform me of this damage, but it was after hours, so BPG wasn't available. Having a flooded house, I couldn't wait until the next day to handle, so I had a water mitigation company come to the house that night and begin the drying process. Never did I once think BPG wouldn't stand behind their work, but I was wrong. The next day I received a call from BPG, and it wasn't at all what I expected. Not only did they deny the insurance claim, they didn't even inspect the property or review anything. Being in the insurance industry for 15 plus years, I know this isn't the way a claim of this nature should have been handled. The only investigation BPG did was call their inspector and ask him if he shut the door completely. He said yes, and they closed the claim. Imagine if all the people you did business with acted this way! Of course their inspector is going to deny any wrong doing! BPG explained to me that it isn't their responsibility if my dishwasher leaks, and I agreed. So I had a certified Kenmore rep come over after this happened and he certified that the dishwasher is in good working order, all seals are good and it has no leaks. So now I can prove that my house was dry and fine prior to BPG doing their inspection. I can prove my dishwasher is in good working order with no leaks, and I can prove that BPG was the only company in the house in that 24 hour period. Seems like any ethical company at this point would stand up and accept responsibility for their damage, but not BPG. But it gets better! I understand BPG not caring about me, as I'm not the one who hired them to do a job. However, I would have expected when the buyer and buyer's Realtor, who hired them, went back to them asking them to reconsider their position that they would have taken another look. Once again, I was wrong. Feeling horrible about the situation, and being amazed at BPG's response, both the buyer's Realtor and my Realtor kicked in $500/each at closing to help with covering the cost of the damage caused by BPG. In addition to this, any money I had allocated to fixing items the buyer had concerns about was now being spent on fixing water damage caused by BPG. So the buyer also lost money by choosing BPG as her inspection company. BPG is aware of all of this, yet still left their clients hang out to dry...impressive on their part to say the least! I hope whoever reads this understands ethics plays a big role in companies we all choose to work with. I think everyone can agree that after this happened, BPG had an obligation to inspect this claim. Making one phone call to the inspector and asking him if he shut the door completely and ran the dishwasher through cycle is hardly investigating the claim. Furthermore, it shows BPG's only goal was deny any wrong doing and get out of the situation without paying a dime...even if it meant leaving the people who hired them financially on the hook for their damage. This speaks volumes about their company, and their ethics. I am taking them to small claims court for the remaining out of pocket expenses I've incurred due to their water damage. Both Realtors, mine and buyers, are repeating this story to anyone who will listen. I will do the same. Good luck staying in business when you treat your clients like this! I wish I could get this into negative stars. This company, inspector Orlando Martinez, scared off my buyers. First of all, he stated in his inspection that previous repairs to the foundation were disclosed/or discovered during inspection. This is where I lost my buyers because they said if we were hiding that and not disclosing it then what else were we hiding. We didn't disclose it because there were never any repairs done. Ever. I spoke to the inspector and he stated that he came to that conclusion due to cracks both inside and out and a misaligned door. Now, I'm no expert but to me that means there might be damage to the foundation. Although, later in the inspection, he states that the cracks are due to normal settling. Secondly, I live in Houston, Texas and part of this neighborhood flooded during hurricane Harvey. My house did not. When he noted a hollow sound in the living room floor, he put in the report that it was due to it taking on flooding water from hurricane Harvey. I don't even know how he came to that assumption. The house did not take on water, not even close. There would be more evidence of that if it had. This puts me in a very bad position because I am selling it as not flooded. This puts my realtor in a bad position too. Because this inspection will have to be disclosed to any future potential buyers, we have had to get affidavits from the home owners association and several neighbors concurring that it did not flood. Lastly, he marked an indoor spa, yes spa, not tub as not draining. This is because he tried to get it to drain by turning the knob that regulates the jet pressure. It is an outside drain. He clearly knew nothing about spas and should not have been inspecting one. We will be filing formal complaints and are checking into other legal action this week. read more

Sorry to see the bad reviews because I had a great experience. The inspector I had was Kevin Carey and he was great! Very thorough and explained every detail along the way. This is my first home purchase and my first experience with an inspector and he was very helpful in explaining what he was doing and explaining each step to me. Down to even a nail being needed in a board on the deck, he showed me everything he was putting in the report and whether or not it was a repair that should be done by the seller/professional or if it was something I could do myself (i.e, the sink pipe needed a new something or another and he told me where I could get it and how much it would cost if I wanted to fix it myself). He was also very perceptive of my reactions to things because I'm sure every time he pointed something out I would have a worried look on my face like, "Oh my gosh, my house is going to fall down". He would notice that and reassure me that whatever it was could be fixed and would explain how. It was the best first inspection experience I could ask for. I was very worried about not knowing what I was doing but Kevin put me right at ease. I would recommend requesting him if you have the choice. read more

First time as a homeowner/new real estate investor this home inspection company, but I happen to see an inspector (believe it was Tom Collins) from BPG in action while visiting a home under contract. I liked his through and personable demeanor so I took a shot with them. I was not disappointed! I had the great fortune of having Ken Myers do my Town Home inspection and was extremely lucky that I did. Ken is the epitome of what a home inspector should be and just a sage in this industry. He was professional, knowledgeable and good spirited. He taught me new stuff that I didn't even know after being a home owner after seven years and seeing most common home issues. We spent the better part of the time looking at every detail without belaboring on other things. He was patient, understanding and clear on everything. I wouldn't use anyone else if I could on any future home inspections. Overall, the process was simple, made a call to get an appointment and didn't pay until after inspection was completed and all was in order. Not sure why they are not rated higher or if folks had some bad individual experiences but you can always ask for Ken! (Laughs) read more

AVOID THIS COMPANY. I recently bought and sold a home in a 2 year period. Our BPG inspector did not notice pipes that led to an underground oil tank. When we sold the home, the new buyers inspector found it. We had to spend the money to deal with the situation, just as the previous seller would have had our inspector found the problem. It was an honest, but clear mistake that our inspector acknowledged. BPG refused to pay for the mistake. Our inspector was a stand up guy whom I would normally recommend. It is sad this this giant company he works for wouldn't do the right thing and cover the damages in this situation. MY RESPONSE TO YOUR COMMENT BELOW: Correct, and i did not expect you to inspect an oil tank. But you should have noticed it was there. Even the inspector acknowledged that. Just like the buyers inspector found it when i sold the property. It was a clear error and your company pointed to legal language just as you have done and I got stuck with the bill. read more

Our real estate agent set up an appointment with BPG Inspectors. As well meaning as agent can be, we were concerned with a conflict of interest. Anxious and nervous we met Tom Collins at the Seller's house. From get go he was absolutely fantastic-Knowledgeable, courteous, and willing to explain nuances of the house. Tom conducted a thorough inspection, provided detailed observations(not just filling the report with generic information) and highlighted areas of concern. Within 30 minutes of meeting him, I had confidence in his assessments and knew he would provide us with fair assessment of the house- Tom takes pride in his work. In addition, he gave us great tips on how we can maintain the house in future as he calls- "Spring Love Laps!". I truly wish all the actors in the home buying process are as professional as Tom. The inspector, Shane Gauthier, was friendly, thorough, and very informative. Shane walked me through the house pointing out existing issues that needed attention and potential issues to keep an eye on. The home owner addressed the existing issues before closing. The seller purchased a one year warranty on this home through BPG as part of the closing deal and I have had to call once. The sewage pump went out in the basement on Memorial Day and was on the verge of overflowing. I called and left a message as I considered this an emergency. BPG called back within five minutes. I am guessing it took that long for them to review the policy and inform me that it is not covered under the warranty, so I fixed the dumb thing myself. The warranty is very limited and the coverage minimal. Huge fan of Shanes, but not the warranty. read more

We (first time home buyers) put in an offer on a home on a Monday, and our realtor found an inspector from BPG (George Thomakos) who was available that Friday on just a few days notice, even with all this COVID stuff going on. He was very professional and honestly answered all the questions we asked (that he was allowed to, that is). The report was very thorough as well and, while he called attention to some seemingly significant repair issues, we were reassured through discussions with him and our realtor that they were all fairly manageable with the right savings goals and a credit from the sellers. I had an excellent home inspection experience thanks to Ken from BPG Inspections. He arrived ahead of our designated time and got right to work. I'm a first-time home owner and relied on his expertise to identify any problematic areas that I would need to immediately respond to as well as ones he projected over the next few years. Ken takes pictures throughout the inspection and provided a verbal and written breakdown of his expert opinion for the home. In my case, Ken was able to identify that the roof was not in the advertised condition in addition to other structural concerns, which assisted with the final negotiations. I have used this company twice the past 6 months to inspect the homes I was interested in. Very knowledgable and informative about ANY issues. Very friendly and not hesitant to explain problems and Give Advise to correct problems during and after walkthrough. Not in a rush to evaluate home. Honest and thorough! Horrible experience. They quoted me $625 for the inspection. When I called to get the report they wanted another $800 to inspect the garage. My contingencies were up in a few days so they had me over a barrel. I had to pay. Just a horrible way to conduct business. On top of that, they had my email wrong. The report never came and no one ever called. I had to call them 3 days before contingencies were released to get the report. That's when they surprised me with the additional costs. I'll never do business with them again. read more

These guys are great! That was the most informative inspection I've been apart of. The inspector showed me every, I mean every thing wrong with the house. I took this information and used it as a bargainning point the get the cost of the house lowered. Customer service was perfect. On my last inspection the guy was really fast with me like, didn't want to slow down and let me understand anything. BPG took the time, ask me if I had any questions. I'm buying a home in Sterling, VA and did a home inspection with Ken Humphries. I know literally nothing about homes, and Ken answered every single one of my neurotic questions and taught me how my new home works.
