As a buyer, I used their inspection service thinking they would provide a thorough service which will complement the inspections that were done by sellers. It turned out to be not a thorough inspection and communication (Mark). He did not have time to walk us through his findings. Did not answer our questions to satisfaction - when asked if he inspected roof, he said he did not and assumed roof was covered under HOA (where as it was not for a detached home). He did not inspect windows. Threatening customer service with no empathy (Kiara from Claims). I tried to file the complaint, and she did not answer my 10+ phone calls (and 2 text messages from BPG team) for 5 days! When we finally connected, she threatened me to send my case to collection (when I had said I do not have issue with paying for the service, but I wanted her to hear what I wanted to say in feedback. Their 800 call team had told me not to pay until I talked to Kiara and she was upset why I did not pay!) I would not use their service again, neither would I recommend you to use it. read more

Not only did he do an exceptional job inspecting every inch of the home we were going to purchase, he went to great lengths to present his findings in a very diplomatic manner. He likely saved us from investing in a property that had a lot of curb appeal, but needed an un-reasonable amount of work. Well, I'll be the first to say that I'm beyond bummed to see that this company/service is clocking in at three stars. My experience was anything but average, which three stars would suggest, and I'll go as far as saying that I firmly believe that they deserve more than the standard highest rating of five stars. Mark was early to arrive and his inspection, in my eyes, was above and beyond what was inspected. My only comparison is from an inspection I had done during the process of purchasing a home in 2017 while using another company and BPG came across as much more qualified, thorough, and accurate than their competitor. Spoiler alert... we didn't get the home as it under appraised but it was by no fault of the inspection. I don't really know what the purpose of hiring these people is. They managed to miss significant things with my home including active termites and a rat infestation. When questions about this, they indicated that they were not responsible as they were simply there to "walk and talk", which puzzled me because I walk and talk all the time and people don't simply pay me for doing so. Know this... when there is a problem with the inspection they perform, they will not help you. They will not even listen to you. They will push you around and transfer you to a call center that has offices all over the country. Do not hire these people. read more

So I am reviewing my experience with Mark Heckl, who was our inspector. I imagine each of the inspectors are different in their interactions & expertise so I wanted to make sure that this review is a reflection of BPG but mostly for Mark, who is awesome. As a realtor, I try to pick an inspector who is both detail-oriented, honest, and has an easy way with potential home buyers. When you are purchasing a home, this is usually the 1st step in the process after your offer has been accepted and finding out things about the house can sometimes be nerve-wracking. When you have someone who explains things that seem complicated in an easy-to-understand manner, making sure the buyer(s) fully comprehend the importance of certain observations in a caring way, it creates an incredible confidence that cannot be achieved by any other means. The reports are well-written and concise: he does his job very well on that scale but the real reason I wanted to write this review was because often the human quotient can sometimes be lacking with inspectors. (Let's be honest -- some of them scare buyers a little.) My buyers and I felt as though Mark took care of us, took the time to go over any and all considerations brought up, explained EVERYTHING he thought would prove to be an issue either in the near or distant future with the home and we felt he cared about us (meaning myself & my buyers). I wish there was an option for zero stars. The home inspector didn't catch a nonfunctional furnace or a window that is so poorly fitted that it won't even lock. When I take this information to BPG and ask them to honor their 90 day guarantee they flat out deny any responsibility and quote a bunch of fine print the contract. All I know is the inspector checked off the furnace and all windows as having no issues. Don't use this company, they will try anything to avoid their obligations to their customers. read more

The report I received was helpful and detailed. It concluded information on key findings and many tips for typical home upkeep. As a first time home buyer, I was able to fully appreciate this report. His website is easy to navigate; with a click of a few buttons I was able to pull my home inspection report. Unfortunately, I was unable to be present during my inspection, however, David allowed my whole family to attend. They ensured he was very knowledgeable and friendly. The downside is that we found plenty of missed defects after two weeks of living in our home. Some were minor, nonetheless evident. After calling to see if David could help us out, he was uninterested in our conversation. As i said, we were absent during the inspection so it was partially our fault. read more

First, my home inspector was great, forget his name though. But the home warranty I purchased is a complete scam and the reason for my rating. I filed a claim last December, almost 8 months ago, and never heard anything back and forgot about the claim. Went through some old emails and saw the claim so decided to call. Turns out on Monday, 2 days after filing my claim on a Saturday, they had internal notes to deny my claim and send out a note which they never sent. Nice customer service. My claim was denied because I did not call them first before getting a plumber to fix my toilets which were backing up throughout the house. Mind you this was a Saturday morning/afternoon and I was calling plumbers furiously trying to find one because all our toilets were unusable and I was concerned we would not be able to get someone out to fix it until Monday at the earliest. I did not want to have to drive to a gas station all weekend to use the toilet. When I called that same day after it the problem fixed to file the claim, I explained the issue to BPG and they said they understood it was an emergency, but that in the future I needed to call them first before getting repairs in non-emergency situations. Now that I get to speak with a representative today, they tell me it was denied due to not calling them first. And they made this determination on the Monday morning when they got back into the office just from reading the claim, no discussion with me or anything. And then not even a denial letter explaining to me the reasons with a number to call to refute the claim. Just a total scam - dont waste your money on these plans. Even my plumber said the same thing as he was leaving. And the worst part is, since I liked my home inspector so much, I defended BPG to my plumber at the time. My plumber said he had seen these scams for years and that they rarely pay claims, always finding some loophole to not payout claims - and he was correct! read more

I have been buying property for decades and BPG is, by far, the worst. The inspector, Mark Heckl, was substandard and missed the simplest of problems (like missing water shut off valves!!!). The door in the bedroom wouldn't shut, the microwave doesn't spin, the icemaker doesn't work properly and leaks and the furnace won't heat!!! To make matters worse, corporate offered lip service, and wouldn't even take the time to follow-up with a phone call. I'm shocked that BPG didn't attempt to verify anything that I addressed. I understand people make mistakes, but BPG did what was easy and were simply dismissive of me without attempting to follow up. Bottom line, BPG never recognized me as a client - what a pathetic company! I urge realtors as well as buyers to think twice before engaging with BPG. read more

This company hold the home warranty for my house. Following a reported issue, they sent out a plumber who took my $60, reported the cause of the non functioning circulation pump as "sediment" (not having opened any pipes or inspected the specific pump with the issue). BPG then closed the claim as a "maintenance issue" without letting me know or following up in any way. Another ripoff warranty company in my opinion. Don't waste your money. Patrick responded to my post by claiming they are a different company - True or not? You be the judge. My vote say not very true. The inspection of which was performed by Mark Heckl. I am the Buyer of a home, and his inspection report is unsatisfactory because it omits certain essential information. The company does not care. I accompanied the Inspector during his walk through, and he pointed out the area of the house where the electrical wiring was old, and not up to code. I was, therefore, planning on asking the Seller to pay for the necessary repairs, and was waiting for the inspection report so that I could refer to it as evidence that repairs are needed. I am very dismayed to find that there was no mention of faulty wiring in the report. I received a report full of subjective statements. One very serious one is that the circuit panel needs to be upgraded because he said, "I don't think the current circuit panel is sufficient, so the service needs to be upgraded to 200 AMP because the house is total electric". He even made comments that some things should be checked by professionals because he saw that it's installed properly and that it's working but just "doesn't think it looks right". If the violation condition is considered immediately hazardous, I don't need suggestions. I just need to know what is wrong with the home and for the inspector to suspect a problem. The inspector told me not he doesn't say "code." He said to say California State Standard. The plumbing and electrical connections in code violation. The wall heater in the bedrooms may work if you are standing in front if it, but according to California State Codes the house cannot be sold without a functional heating system. I also was told that if I don't install the whole system, I will not be able to sell the house later because of the code violation. The inspector wrote in the report subjective comments and starts to veer away from facts and then speculate. He gave verbal comments such as "this can be an expensive repair" or "this has been neglected" are subjective comments and can be very disturbing. A comment like "this has been neglected" leaves me thinking about the owner's care of the house and affects the home-buying process because now I am stuck with big repair bills. The inspector is liable in describing the facts accurately verbally and written. The home inspector made many mistakes on the inspection. He showed me a burned out electrical outlet as a bad circuit. He said because he could see the plumbing around the water heater, it was installed unprofessionally and will probably leak. He said the carpet was normally worn according to the age of the house. There is no carpeting in the living room. This was a vacant house during the inspection. The carpeting would be fully accessible, and the inspector is liable for failing to report a visible defect. There were water stains on the carpet. I discovered that it was contaminated by mold. The inspector failed to detect mold. He said we have shrubs against the house that will cause pests to come into the house. The shrubs were not trimmed and they do not touch the house. The home inspector's report showed minor damage to the roof in a single area, but he specifically stated that the roof was "5 years old and in good enough condition for another 15 years." This is misrepresentation, and a negligent inspection. I was forced to use your Inspection Services by my realtor. The appointment was made and I was told this had to be done before I proceed with the home-buying process. Now, I regret that I wasted my time and my money with your company. This home inspector got this lead from my real estate agent so there is a conflict of interest. The home inspector and my realtor are working together in some fashion to cover up defects in the home. Everything he told me was not written on the report. The home inspection report was incomplete, false and based upon a less than satisfactory inspection. Do not use this comany. I have nobody else to blame but myself for not reviewing YELP. The inspector was great, but I have a non-functional furnace the date I moved in. Within first month, I have a slab leak. The firepit does not have gas supply at all. Of course, the company refused to refund me a penny. Again, I wish I had checked YELPview first. Low star must have its reason. read more

Upon a strong positive recommendation from our realtor, Denny Oh (also a great contact for realty downtown) we used BPG for our condo inspection. Brian Chatfield came out to do the inspection. He was right on time, super courteous, and went right to work. Let me add that I am just a dad, getting a condo for my daughter, so while I am not a regular at buying properties, I have done a few over the years so have experience with other inspectors. That said, I have done plenty of remodeling so I have some knowledge about what things are critical and what is cosmetic. Brian went right to work, multitasking the inspection of plumbing, electrical, and structural. He checked all the usual stuff, even the things that I probably would have assumed were good (hot water for instance). While he worked away, I was taking cabinet measurements but observing the details that he was ticking off. I was impressed. Every once in awhile, he would stop and patiently explain a few things that he found. Another thing that impressed me: At one point the occupant of the condo got a bit concerned that the dishwasher was being cycled even though the dishes were just cleaned (to see if it went through all cycles and no leaks). Brian picked up on this and afterwards politely started to let the occupant know which systems he was going to check next. It's hard to find that courtesy these days. Finally, Brian was more thorough that any inspector that I have hired in the past. I truly got the feeling that he was working for me as the buyer. A big plus. On 1/31/2013, I got my property/condo inspected by Brian Chatfield in Chula Vista, and he did an exceptional job. First, I was very pleased in working with this company as they were efficient in immediately sending me my confirmation email and my agreement. Second, once Brian showed up to the condo (punctual), he was very thorough in inspecting the propert6. I noticed myself taking notes at the end of his inspection with the key findings, and Brian kept telling me that he would send me the report by email. At that time, I didn't know that he would be sending me a prompt email, within 24 hours after the inspection (was actually less than 3 hours), with the key findings showing the picture/image of each item inspected with a description of the problem. This report was very helpful in getting the HOA address the issue of termite droppings in the attic as I was able to forward my report to the HOA and get that issue addresses even before I move in. Lastly, this is my third property that I have purchased in my life, and this is the first time I receive a thorough report along with access to an Extended Advice program with helpful tips concerning the property. All in all, the best tool that BPG has is the organized report sent out immediately after the inspection. With this report, I was able to sit with my Chula Vista realtors (very professional: Joe Nichols and Luis Aguilar) and ask the seller to adress some issues with the property that not only saved me some money but know that smoke detectors and carbon monoxide are in place as required by law.
