They have plenty of indoor and outdoor seating, Wi-Fi (peep the password LOL), and AC, which was much appreciated. I ordered the Cookie Butter Matcha, and it was delicious. The foam was thick and creamy, making it the perfect sweet afternoon treat. At first I thought it was a little pricey, but once I saw the size and quality, it felt worth it. As a self-proclaimed Vietnamese coffee and banana matcha connoisseur, I'll definitely be back to try both. Looking forward to seeing if they live up to the hype!

I was very disappointed when I received my drink and noticed that this café uses a strawberry jam compote. It made my drink very thick and unevenly distributed throughout my sipping experience because of how heavy the jam is compared to the milk and Matcha. I also tried on a separate trip the lychee tea, which was OK. The reviews are right when they mention the drinks are very sugar forward very sweet and I did have the barista reduce the sweetness in my tea, but the syrup used for the lychee just doesn't make well for the type of experience that I'm used to when I purchase tea from other competing stores.

However I imagine the business owners probably has it meaning slow down to enjoy their coffee and take it easy. Not a concept I understand growing up in America. We were in this plaza supporting another business when my boyfriend saw this coffee shop in the corner of the plaza and he was intrigued to come in. I'm down! They have limited seating inside and a small outdoor patio, that they were struggling to set up a TV for during the world cup. It was really crowded and stuffy. My boyfriend ordered the Vietnamese Coffee | 8 oz. ($5) and we were immediately warned it would come in this tiny cup. They were really busy so the drink actually took forever to be ready. That "re re" in action. In a bad way. When we got the drink, the drink itself didn't even fill that tiny cup. I was ready for the small 8 oz. portion but I don't feel like we got the full 8 oz. That tiny cup was mostly ice. Coffee was okay. Strong in a good way to me. Stay away if you don't enjoy strong coffee. The portion size feels insufficient and leaves you wanting another coffee elsewhere. Nice to try but I'm not looking to come back.

a cute spot for a cute coffee, cute pastries, and cute vibes!…read more i have only been to sip a few times, but it absolutely love this spot. my first visit was several months ago with my coworker, we got some coffees after having lunch at hot c pot. i was finally able to visit a second time, last week, after an early morning appointment at the quest across the street. the shop is usually pretty busy but still welcoming. the baristas proficiently balance the flow of customers inside the limited space with patience and a smile. indoor and outdoor seating is available, and most customers seemingly take their orders to go. if you're able to find space inside, you'll be able to experience the cool coffee shop vibe and wall art as well as wares for sale like stationary and a variety of maldon salts. if you can stop by early enough, you can enjoy some of their fresh sweet or savory pastries - they even have vegan options. i have only tried one drink, but i dream about it often: the islander latte with oatmilk. the standard islander latte is made with coconut & macadamia syrup, espresso, whole milk, & toasted coconut topping, i just sub for oat milk at an extra 50 cents. the coconut and macadamia combination is sweet, tropical, and nutty - it's such a tasty beverage, and the oat milk makes it even more creamy and delicious! you can check out their online menu to see their specialty drinks as well as more standard coffee offerings such as cold brew, americano, flat white, espresso tonic, etc as well as their instagram for any new or seasonal beverages. extra plus: not only does their online menu detail more offering, but they have plenty of modifiers available to make just about any drink you're craving! you can adjust the milk options or sweetness level, add a cream or foam topping, check out other syrup flavors, and non-coffee drinks. i highly recommend sip coffee and goods! it's a lovely local spot that you could easily miss in this busy shopping center, but it's wonderfully worth your time.

I love how strong but creamy and delicious this coffee is. I'm hooked! I am Vietnamese and I approve of this cup of coffee. While I was there I saw their glorious casing of pastries and I couldn't resist. I ordered and enjoyed: 2 Garlic Bread ($5.35/each), Chocolate Croissant ($6.60), Almond Croissant ($6.85), Cinnamon Pull Apart Bread ($4.75) and 2 Macarons ($3.20). Their pastries are fantastic. My boyfriend doesn't enjoy sweets as much as I do so that garlic bread was good for it. The croissants were really flakey and flavorful. I enjoyed the bread. For the macarons I was given a third one as a thanks for all the items I orders and I liked all 3. Yum! Wish I could come back to support the business, especially with their incredible coffee, but I was told that they will be closing on 7/31/26. I'm so sad I didn't discover them sooner. I wish them all the best and hope they re-open in the future.

Everything was wonderful. The treats, the drinks, the environment. The employees gave some suggestions and were kind. We were so impressed, we even went back to order an almond croissant for my mother in law. I really want to go back and try the matcha.

If a coffee shop can produce really good basic drinks for me, then I tend to venture back and try other drinks and specialty items. That's just me. So I will be back to try the corn cheese latte! The service was also great. KEI Concept as a company is doing everything right. Please open a location, any kind (restaurant, coffee, desserts), in L.A.! I know it will be amazing! Sorry no photos of the cookie and drink that I got. I was on an important call when I walked in, and just devoured it. Next time I go I will add more photos!

Additionally, the dining area could use better attention, as the tables are not always clean. ​Drive-Thru & Morning Operations ​Attempting to visit during the morning commute has become consistently frustrating due to a rotating list of operational issues: ​Glitchy and problematic performance with the new app. ​Cones blocking the drive-thru lanes without clear reason. ​Doors failing to open on time, remaining locked past opening time of 7:00 a.m. ​Recommendation: To better serve commuting customers, management should consider moving the opening time to 6:30 a.m.--and crucially, ensure that operations actually begin on time. ​Summary Verdict ​This location used to offer great service and fully stocked cases. It has immense potential to be busy all the time, but management needs to shift its focus away from extreme cost-cutting and back toward building the business and taking care of its customers. I've spoken to several of the employees over the last few weeks and I'm hearing that they keep hearing this from their customer base. Hopefully someone in management will see this and bump things up a notch.

I ordered the Matcha Einspanner and their House Coffee (a Vietnamese coffee), and both drinks were excellent. The matcha was a little on the sweet side, but it was incredibly smooth and delicious. The House Coffee was just as good it was rich, flavorful, and something I'd happily order again. Needless to say, I'll definitely be back the next time I'm in the area. The response I received was that it uses "non-dairy milk." I didn't think this was very informative and wish there could've been some better clarification. For the cafe itself, it was VERY HOT inside. Having no AC in this weather for a popular boba shop is quite sad and stingy. The workers were all glistening with sweat. I did visit the restroom, which was even hotter than the rest of the store.
