Management is unresponsive, disorganized, and frankly, rude. Maintenance requests are ignored for weeks (if they're even acknowledged), and when someone finally shows up, the work is usually rushed or incomplete. You're better off fixing things yourself or just living with the problem. Noise is another major issue -- the walls are paper thin. You'll hear every word your neighbors say, every dog bark, and every footstep above you. If you value sleep or privacy, this is not the place for you. The rent is ridiculously high for what you get. They tack on hidden fees and raise the rent with zero justification. And good luck getting your deposit back -- they'll find every excuse to charge you for "damages" that were already there when you moved in. Parking is a nightmare, trash is constantly overflowing, and don't even get me started on the security -- or lack thereof. Packages go missing often, and the gates? Rarely work. In addition they rip you off when moving out with fees that are not legitimate. Save yourself the headache and keep looking. Avila Apartments might look like a luxury complex from the outside, but it's all smoke and mirrors. The apartments are beautiful. Nice vaulted ceiling. They keep the complex very clean. It's close to the freeway. Pet friendly. In unit washers and dryers. Beautiful pools. They are the best! They had a paint and sip for Mother's Day, and were giving out succulents for Earth Day. It's really sweet of them! They often have food trucks come on, and it's always a surprise to see them here. As for the apartment itself, it's great! Lots of space, and great for the price too. We found that it's comparable to most of the other properties nearby. We have an upstairs neighbor, and we hear their dogs running around, but normally that's done by about 9pm, and we haven't heard anything else. We'll be renewing our lease when it's time. We just love it here.

Nonetheless, my ring picked up on the two of them collaborating on my issue with my washing machine, you can tell they are great team players but it also picked up on them being so sweet to my obnoxious crying dogs lol. I ended up chiming in through my camera and apologizing for any mess and my crybaby dogs and they assured me it was no problem at all, walked me through their process to fix my issue and assured me all was taken care of. I sent them off with some girl scout cookies and a thank you. Super professional, kind guys! To touch on some of the other reviews I see, I have never seen homeless people in the neighborhood, and the grounds are very well kept. Some people have trouble with realistic expectations in apartment living, but no matter where you are, gated/not gated, security/no security- if people want to roam, they will. If residents want to make a mess out of the community, unfortunately they will. I feel like the onsite team does a great job maintaining the community and I'm grateful for their efforts. My son and I are up and out of the door before the sun comes up and I have never felt unsafe here. We have friendly interactions with our neighbors and it's an overall good experience coming home here. Location is so convenient- everything is within a mile away, freeway access is so close. It's very quiet. I only needed to make one noise complaint during all those years. The security patrol showed up promptly and took care of it. In the few times we needed to report any kind of rule breaking or disturbance by a neighbor, the office staff was totally responsive. Unlike many other complexes, they never made us feel like we were a nuisance. Instead, they were grateful that we were looking out to help maintain the quality of life in the community. They're on top of everything and always take care of whatever issues come up. They have 2 nice pools and a decently stocked gym. Plenty of guest parking. The office staff always has a friendly greeting and is extremely helpful and efficient. They go above and beyond.
