The location is fantastic, it's pretty reasonably priced, and it's quite comfortable. The bed is a four-poster queen, and there were rather a lot of pillows. There's also a table at which two can sit, a love seat, and some other quaint furniture, as well as a kitchen sink, refrigerator and microwave. The room was clean and neat, with no untoward smells. There was quite a bit of Verbena-scented soap in the bathroom. The decor is pretty standard Victorian San Francisco, with wainscoting and a lovely big shower/tub in the bathroom. There's WiFi, with a pretty decently fast connection. There's a porch to sit on, facing the backyard. There's no breakfast service, but there's coffee and tea, and a toaster. I tend to be a pretty shy guest at B&B's, and Annie's was ideal for me in this sense - she left me alone, other than settling up the bill, and she didn't even hassle me about that - we just figured out a time. There are some excellent restaurants near here on Hyde - Za, Frascati, Tre Fratelli, Milano and U-Lee come to mind. Polk is the big local business district, and there are quite a few more restaurants down there. Parking here is no fun. But on the plus side, you can take the cable car, which runs along Hyde Street. If you need to walk down to Polk Street, be aware that the most direct path down the hill is pretty steep. If your knees are weak, you might want to hang a left on Hyde, and follow it down to Broadway, then continue downhill on Broadway to Polk.

We stayed for one night this month, after the Spiritbox show at the nearby (two blocks, uphill) Masonic. Our room was spacious, with a queen bed far more comfortable than most hotels I've stayed at, closet with robes (that was a first for me), fireplace, tv, chairs, coffee table, and desk. I liked the bathroom and shower. Better water pressure than I get at home, go figure. I even tried the pump shampoo and body wash attached to the wall because the smelled so yummy, and found them to be good quality too. Usually I don't really mess with complimentary toiletries because I have sensitive skin and a whole routine for my curls, but I took a risk and it paid off. Ambiance was everything. It felt like a Bed & Breakfast in the Scottish Highlands. Furniture well-loved, clean but cozy as opposed to sterile, old-fashioned fixtures, funky pink and teal hexagonal carpet that looked like tile at first glance, wall clocks, floral wallpaper, embroidery...all the little bits and bobs made me feel right at home. Our experiences with the staff here were lovely, and there were no issues during our stay at all. We found the hotel quiet, and the walls and windows well-suited to block out the city noises. The only thing I would have liked to have would be a screen on the window by the bed so I could enjoy the nice cold San Francisco air without worrying about nasty bugs flying in. I really loved staying here, and as I said, I would absolutely come back if I could afford it. They offer complimentary breakfast, but I only had a coffee and maple donut brought to me by my love, so cannot comment on the items offered or the breakfast nook downstairs. Be sure to try the cool retro elevator with metal screen. You have to press the button for a few 1000s and wait patiently for it to arrive, but arrive it will. I was def not pretending I was on the Titanic. They have valet parking available, but as we left the car at a Bart station outside the city to save us the $ and hassle, can't comment on the price of that either. It is a pretty straight shot walking from here to the Powell Bart station, downhill. On the way here from the Bart I would recommend a bus or the cable car ($8 one way) uphill if you don't want to go all the way uphill.

The only free parking is on Sundays until 9 AM the following day. I was lucky to find parking very close. I arrived a few hours before check-in so I called. The lady was kind enough to contact the housekeeper to request my room be cleaned next. Within an hour I had a text telling me the room was ready. It was easy to get in using the provided key code. The interior is inviting, clean without feeling sterile. There is a communal living room with seats and a kitchen with bottled water, Keurig, and a kettle for tea. They have many tea varieties, cutlery, and such. The room was compact with my own toilet, shower and a sink. This is noted, because a foreign couple I met used my phone to call the manager as their toilet was located elsewhere, down the hallway. I was comforted after several days of travel to be in a bed that felt good to lay in, the pillows were the almost buoyant. The sheets and blankets were the perfect weight. I do not remember appreciating a bed as much as this in my 40 years of travel. It's located in an ideal location close to my favorite focaccia bakery, Liguria Bakery. It's walking distance to the Piers or you can catch the streetcar which has a stop on the other side of Washington Inn. There is an exquisite patisserie around the corner, where I sat outdoors, drinking my latte and watching the people walk by. I highly recommend Washington Square inn.

The staff are extremely courteous and helpful. Shout out to Enrique with the bell staff and Mateo with Valet who went over and above! Just before midnight we insisted on being moved to another room which resulted in a downgrade from the room we were in. This was a last-resort decision for us and of course, a major hassle. I asked for a courtesy discount and was told I'd be contacted by a manager. That didn't happen. This hotel is MUCH larger than how it's represented on their website. The rooms are nice, but not at the level of the (very high) room price ($685/nt). It's obviously located in a family-friendly tourist zone, so there is a lot of hustle and bustle in the public areas of the hotel, and unfortunately you can't count on peace and quiet on the guest floors. I can't understand why anyone would pay this price for such a "throw the dice" experience. Never again. We stayed here because we were heading up to Sonoma the following morning and wanted easy access to the GGB. And it felt novel to spend one night on the wharf. We were lucky to have flawless weather and Maritime Park (plus views) was spectacular the next morning. And a stroll around the neighborhood offered an entirely different perspective on the SF I know. Lots of cute little breakfast places nearby too. Most people know this, but in case you don't, Fisherman's Wharf has a Bourbon Street vibe, and that's great if that's your thing.
