I think for home owners they are great company, but for renters not that good. We only rented for a year, we wanted to rent and see if we will buy in that neighborhood. They do every 6 month inspections with 100+ pictures taken. Which is fine for me , because I always keep my house clean and organized. They always fix things. Derek is very nice person to work with. Now, when we moved in I asked if they can clean the house. There were dirty bathrooms, even though carpet was professionally cleaned. Not sure how they can rent the house with price tag around 3000$ a month and dirty ;( this was first minus. Well, fine. After a year we bought the house and moved out. So here when it's started, big part of deposit was held, and no receipts, 21 day passed , then we got estimate , 2 month past we got few receipts , everything else still estimates. Well my husband filed in small claims. The truth is on our side. For renters, is not such a good company :( read more

Update So after I posted my review, Brent - CEO of the company called to explain things and patiently hear what I have to say about the lease. He did pointed out that the appliances repairs only applies to fridge and washer/dryer if there is one in the house. The stove will be the owners responsibility to repair if it broke down, but I still think the lease is pretty unreasonable. He did however volunteer to refund my application fee, which is very nice of him. Like previous mention, i don't have a problem with their customer service. read more

As a first time renter(us renting our house) we looked at different property management. I can say that Brent and his team were aggressive in wanting our business. Others that we called the first question they asked was "how many homes do you own" people were only after the big guys. Not just a single home owner. Clockwork came to our home. Sat down and did everything in person. It felt personal and we found it comforting. 6 months later. They have taken care of the home and followed up. My wife and I are often to busy to be around or check our emails frequently. We had kept our house off of the rental market for over a year due to the pandemic. We finally decided to get back into the market and after an extensive online search, decided to go with Clockwork Property Management. They were very well reviewed and more importantly, were locally-based. This was important to us as we wanted to be sure that the company we worked with was nearby. Brent from Clockwork responded to our initial meeting request and was able to explain the whole process to us so that we would know everything that was needed from us (as well as what we could expect from Clockwork and the tenants). They were able to find us tenants within a week of us signing with them and have done a great job handling all of the rental business from then on. We were assigned a property manager (Mark Harold) after the tenants moved in and have dealt with him since. All calls/emails to him have been responded to within a day and the few concerns I had were taken care of immediately. Even though we have just started with the rental, we are very impressed with how smoothly everything has run. As a homeowner I would give this company a five star review. They take the time to find the most qualified applicant for your property. As a potential renter it's important to understand that they aren't other property management companies. Every other time I've rented the first qualified is able to get the rental. Clockwork runs it more like a job search. They show the property to as many potential renters as possible and will chose the best out of those. Unfortunately, this was a $70 lesson we had to learn. As property owner Clockwork Property Management was excellent in managing my property from beginning to the end. They have excellent team making sure every step is covered from initial contract to finding tenants and collecting rent. I would stay away from this company or do my research prior to moving forward with clockwork. They never reply to any of your messages and when I called the owner Brent he stated that he would take care of our issue since the realtor Leah wouldn't reply to my messages. Within seconds Leah sends me a text (even though she hadn't replied to my last 6 messages) to not apply for the home and they have moved forward with another candidate... mind you, this home was available seconds before when I had talked to Brent. Both Brent and Leah were very rude and short with us. I asked Brent if he'd like me to send him screenshots of Leah and I conversation showing she was none responsive, he replied it's not necessary I'll do my own investigation. read more

Hansy was very professional and quite knowledgeable. He and his associate treated us kindly and we were looking forward to working with them. After jumping through quite a few hoops, I ended up not getting the property. The reason being, they check your debt to income ratio and mine was too high. This is something I have not heard of before. If my debt to income ratio were better I would be looking to purchase not rent. I know finance companies check it for Home buying but for renting it doesn't make sense. I mean I was told that you had to make 2 and 1/2 times the rent. Which I did so this was super disappointing. It seems their focus has nothing to do with tenants. If you own a Property and need it managed they are probably fine. But, if you want to rent from them beware you may get disappointed in the end ( unless of course you qualify to actually buy a house.) read more

We rented a house from a listing my husband saw on line and Clockwork was the management company. We proceeded to fill out the credit app and waited for a decision. It did come quickly, but we were denied because we had a previous problem with a rental in Kentucky. It was not our fault (the owner of the house was currently in jail for embezzling millions of dollars from a local college and did not have our deposit money to one day be returned to us) and the court had dismissed the eviction notice but our credit report did not show the dismissal. When we tried to explain we were still denied. So my husband found the owner of the house we wanted to rent on Facebook and spoke directly with him. We were able to explain the circumstances and also show proof of the dismissal. Clockwork was contacted by the homeowner and was asked to look at our application again. We provided proof and was approved. Mark Harold was our contact person Incase of any trouble with the house. He was very good about returning calls and after we had a flood due to a faulty valve in the wall of the house, came to our defense when the homeowner wanted us to pay his deductible for his insurance. If I were going to rent a property I would consider clockwork property management. They do look out for the homeowners as a company. And it's nice when the contact person is considerate of the tenant and is willing to listen to find out the situation before placing blame. They were fast to fix things, Gabriella was good with following up to make sure things were done, and they were on top of maintenance issues and that house had a lot!! Our experience with Clockwork Property Management has not been all that great. They seem to represent the renter, not the owner. Our renter installed a new shower head including the pipe that goes into the wall. They basically flooded the bathroom and master bedroom. The pipe was not installed properly and it was leaking inside the wall. Clockwork presented me with a $3245.00 bill which just for drying out the rooms and removing drywall. It did not include making repairs. I went down there with a contractor, we repaired the leak and dried out the floors. We spent around $100.00. We tested for mold and there wasn't any. The tenants had plugged up the bathroom toilets on at least two occasions by using wipes which we told them not to flush. Both time we were hit with a $500.00 bill. Clockwork uses over priced contractors with no regard for costs. I can not in good faith recommend them. They are quick to come to you with issues, but slow in getting back to you. They seem to have no idea what repair costs should be. Every single time I was able to cut the costs by 1/2 to 1/3 of the cost. read more

I found a property for lease on their website and applied. I went out my way to tour only to be told after applying that there were a lot of other applications in , something that should of been disclosed to me before hand. The agent Leah , who got back to me never called and only text. First sign of bad business. On top of that the leasing agent was very Curt and rude. There a lot of properties for lease , don't waste your time with this company. I even offered to pay more then asking price but she wouldn't tell the owner who I'm sure would want to know as I also have 708 credit score and I make 85000 salary by myself not even including my fiancé salary. I have never been treated this was by a property management company and had been approved twice , but we saw their property and thought this is the one! But after seeing all the bad reviews similar to mine I think we Dodged a bullet !! read more

The property mgmt company was hired to manage our home and tenants.  They were to release the house to us in the same condition we left it.  Property mgmt was to have the house professionally cleaned and repaired prior to releasing the house to us. After the property mgmt company did the final inspection they provided us with an estimate for some of the repairs and said that we would need to take care of the remaining pieces and exps because they no longer manage. The estimated repairs did not even include some of the larger repairs such as the burnt carpet.  When our real estate agent showed up today, the house was not cleaned, repaired, and the yard was not taken care of.  We have paid for yard services and have received complaints from the HOA to improve. Prop mgmt was paid to ensure the yard was maintained and presentable. Based on the work needed to get this house on the market for this weekend, it will be significant work that needs to be completed when we hired this company to do so. read more

Tenants Avoid Clockwork property management company chino hills at all costs. It has been a horrible experience right from the start. Bullying tactics, lies and even extortion to get what they want from their tenants. Lies lies lies. They did not sanitize or clean my unit prior to moving in. I discovered filth next day the carpet soiled after they said they cleaned it and it took weeks for them to agree to clean after that. Extremely high utilities due to old leaky doors and windows. Tools months to 1/2 way fix that. Now that the lease is expired they have sent me a letter stating they will hold $150 each month until I sign a new lease and sited section 1.2 of lease agreement that does not exist. So rent increased by law 5% and you all think it's legal to charge me an additional 150 monthly because no new lease. Plus they want 75.00 to sign a new lease agreement that only benefits them. RIP off if you allow them. Stay away stay away no matter what the property looks like. I have lots of pics read more

Very good experience so far to have Clockwork find tenants for a condo property. The marketing process was speedy and efficient. Clockwork handled all the paperwork as expected and facilitated all communications. Brent- the owner, personally visited the property and was responsive to emails, calls. A highly qualified tenant was found sooner than expected (2 weeks), even during slow-season in late autumn. They also have a easy to use owner's website portal and direct-deposit of rent. Rental company is bad. They charge you for things that aren't on lease. Horrible communication. Can take up to a week for maintenance request. Team doesn't work the weekend. Will try to scan you out of anything to make you pay more or take your deposit. Companies like this makes me not rent anymore even if I'm only in a state for a short period of time. read more
