The fees assessed appeared excessive and disproportionate, and the property condition evaluation did not reflect a fair or reasonable distinction between normal wear and tear and actual tenant-caused damage. The overall assessment process lacked transparency and consistency. Additionally, tenants are required to use designated vendors for move-out cleaning (which quote me $500 stating price and no this is not an exaggeration), Carpet Cleaning Services, and even mandatory pest control (Originally quoted $250, then negotiated to $125), which presents a concern due to the notably high costs associated with those services. If you have pets on the property, your move out cost will be significantly higher as well. This requirement limits flexibility and places an unnecessary financial burden on tenants. Throughout the lease term, maintenance requests were not addressed in a timely manner or even addressed at all. Delays in repairs suggested a lack of responsiveness and attention to tenant needs. I am fully aware that I signed a contract but that does not mean that my experience is invalid and I refuse to have an owner of a property management company dismiss my opinions, something we are all entitled to by the way, purely because I am a tenant. I had to wait to receive the remaining balance of my security deposit before posting this review due to concerns of retaliation... something a tenant should never have to be concerned about. Based on these factors, I cannot recommend this company. Prospective tenants and property owners may wish to carefully evaluate these concerns before proceeding further with 360 Properties. Please take the time and read the other reviews that clearly outline a consistent pattern of concerns one should be interested in before entering into a formal contract with this company.

I love the fact that they are proactive in recommending repairs to various parts of the house before it becomes very expensive to fix. In addition to the superb service they provided me, they have a top notched team who treats me like family. Everyone is very professional, respectful, and caring. One of the team member whom I've had the pleasure of working with over the years is Valerie Tillery. Valerie is very knowledgeable in real estate and property management. Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. My experience as a property investor has been really stress-free with Mars Hill Realty managing my property. I am the first renter of a new complex. I moved in & my unit had not been cleaned. It's a brand new…read morebuild so there was a lot of dirt on the floors, debris on carpet, sawdust in my drawers. Cleaners came 3 weeks after move in & vacuumed, mopped the floors, cleaned toilets and changed trash. They were there for less than an hour. After move in, they changed my house number. No notice was given, no lease amendment was signed prior to change. I found out when I got back from visiting family. I then was told "It's not a big deal just call the companies to get everything fixed on your bills". it took an entire morning (4+ hours) to get things fixed, with no compensation. I still do not have my mail key and I have been here 3+ weeks. Every time I ask, they tell me to go to USPS & it's not their responsibility. I went to USPS and they did not have the keys which I told were dropped off. Still no mail. Overall, not a great first impression. I am military & move around a lot. I would not recommend this property management to future movers. I love the builder, Maurice. He is very kind & attentive, he's actually assisted more with the utility switches than anyone. The place is great, minus all of the things listed above. Moving across the country starting over again at a new duty station, this has been less than ideal. Very much added stress that could have been avoided. I believe they moved me in way too early. ******** Within an hour of posting this, they did reach out to me and were incredibly professional & attentive to my feedback. I was assured it was taken seriously, so I do believe these issues will be completely resolved for the next tenant.

Rent is collected electronically through a PM software called Appfolio which allows tenants to submit maintenance requests and communicate with us through the software. Owners also have access to the software so they can submit requests, download monthly and annual statements, and communicate with us as well. We try to keep our fees simple and all inclusive, without any of the junk fees that some management companies charge. Our in-house maintenance team can handle most repairs, and at a cost usually significantly less than hiring a third party vendor. But we do have relationships with area vendors if the issue is something our team is not licensed or trained to complete. There are many choices when it comes to choosing a property management company, so we appreciate you considering ours. It's a great compliment when someone trusts us to look after such a valuable asset, and we don't take that responsibility lightly.
