I can attest that…read moreSteve allows his dog to pee everywhere including on the baseboards making the paint peel off. That his house wreaks of dog urine. That he has bug feces (as confirmed by a professor of entomology) on the walls of the kitchen , dining room, and living room, and inside the baseboards caused by extreme cooking with grease. His stove has old grease drips all around the stove and his burners. The bathroom hardware is all rusted due to too many showers. There were only suppose to 4 people living in the 2 bed condo. In reality there was up to 7 or 8. I asked Becky over and over to check the property. My neighbors were telling me that she had dogs in the condo with people coming and going. That they were breeding dogs. Becky would report back that the tenant told her she didn't have any dogs and Becky believed her. I complained to Steve about Becky and requested for help. Come to find out he and Becky are a couple. He took her side. I asked Harvey, the second owner for help. He would never respond. The tenants couldn't pass the financial qualification so Becky had them get a co-signer. I never knew about this until I needed to get back my losses. Come to find out the co-signer does not live in California although on their website they say that all co-signers must live in California. So, I had zero recourse except to take the tenants to small claims where they are on a payment plan of $150/month. It will be years and years until I'm paid in full. 10K-12K loss to repair my condo. Lastly, I asked 6 or more times as to where the security deposit was used. She would never answer. All I know, she could have kept some for herself.

I moved into a 3 bedroom 3 bathroom condo. it was 3 people for the unit. one month later we were billed 2,000$$$$ for the last peoples water bill that was unpaid. we said, no we moved in less than 4 weeks ago and you billed us for water for two years, for the tenants prior to us who already moved out. they said they would kick us out if not gone in 30 days. we stayed and rented one year. we found out later what had occurred. the girl who moved out never billed water to the unit bc her sister worked for pacific rim property management. the woman was Sabrina and the sistwr was the girl who's room I moved into. they (two sisters) one renting a room in a condo that the older sister was her work that was renting the whole condo to the 3 tenants. when Sabrina little sister moved out that's when we got a water bill not for us! we had threats but ultimately we didn't pay anyone's water we didn't use and they never did anything. bad company stay away. this was years back

When researching various property management companies, Good Life's approach was the most straightforward and transparent with no long term commitments. After speaking with them multiple times with various questions, I was left with a feeling of assurance that I was in good hands. Being a first time landlord, I have no experience in knowing how to screen tenants, knowing the rules, etc., especially when my background is not in the real estate and rental business. Having a busy work schedule also means that I won't likely be able to attend to the tenant's needs in a timely manner. This is where Good Life fills in the gaps for me. The team at Good Life during the onboarding process has been super helpful and efficient in getting the property ready, whereas it would've taken me ages in trying to do it myself. I was assigned Andrei as my property manager and it's been a great start. He has been open, transparent, professional, and great to work with since the start. I recently had an online shopping shipment mis-delivered to my rental property, to which Andrei was instrumental in helping to coordinate the handoff between the tenant and me. Even though Andrei is my primary contact, I can see that they have great teamwork. On one weekend, I had a question to which I received an out-of-office note from him. But rest assured, another team member stepped in that day during his time off to help with my question. Good Life also has a great online portal for me to see all the documents and tax information. Their services have impressed me since the beginning, and I look forward to a great relationship moving forward. Keep up the great work, Good Life! I highly recommend them!

    My Opinion: Horrible…read moreexperience with Good Life Property Management Company and Property Management Executive Mitchell Sanchez. I was recently told by email from a purported Good Life Field Inspector who I had never spoken with that someone from Good Life was going to show up at the property on a certain date and time to do a preventive maintenance walkthrough inspection. When I contacted my assigned agent that I was concerned that this could be a scam since I was previously informed to communicate directly with one agent, he wasn't even aware that an email or notice was sent out. I responded to the email that routine preventive maintenance inspections we're not allowed under the law citing Civil Code section 1954 and there was no maintenance or other issues that needed to be reviewed or addressed. Mind you this is less than 7 months into the tenancy. Mitchell Sanchez then emailed me saying that my email response was forwarded to him and insisted on going forward with the inspection and asked me for a better date and time to do so, effectively disregarding the fact that such an inspection is not allowed under the law I cited. He also admitted that the inspection was needed to determine whether to renew the lease after the one year term expires. This pretextual reason for the inspection further compounded the otherwise unlawful inspection into one based on a fraudulent representation and for a fraudulent purpose. In my opinion, I find Mitchell Sanchez is the worst to deal with. What I had previously hoped would be a long-term rental is getting harder and harder to imagine continuing to stay in the property beyond the existing lease term. Good Life and Mitchell are making things so bad that I'm considering leaving once the lease is up, which is unfortunate for the owner because I like the place and would otherwise stay longer if the management company wasn't a nightmare to deal with. I will never rent a place managed by Good Life Property Management Company again and will likely not rent a place that is managed by any property management company as it's been a a real pain dealing with them. I am also strongly considering potential complaints with the Department of Real Estate at https://eocs.dre.ca.gov/ against Good Life, Mitchell Sanchez and CEO Steve Welty based on this conduct and even pursuing a civil action in court against all three, if necessary. Mitchell Sanchez has multiple complaints on this page by name, so it's surprising he's even with Good Life. I suppose there's no pride and minimal employment standards at the company, in my opinion. 7/16/26 Update: Seems as though the business through "Mariah N' either copied and pasted a "canned" response or used AI to do so as the response isn't even related to my review/issues. Sad business model, but predictable. 7/16/26 Additional Update: Now it appears they removed what I believe to be their copy and paste or bot/AI-generated response. Show a further lack of professionalism and competence. Incompetently run management company and horribly incompetent staff. They don't even follow the law in my opinion. Sad, they're going to get the owner's sued.
