Stopped in for a Friday afternoon treat. They have a variety of cupcakes and drinks to choose from. There was a fun featured cupcake for pride month. I tried the Carmel Mocha frappe and it was nicely blended and the right amount of sweetness. I tried the van housen cupcake (vanilla cake with a chocolate buttercream frosting) it was good but next time I would cut it in half. This a great place to come if you're looking for a quiet place to work, journal, or get your artistic juices flowing. I didn't catch the older lady's name who was working but she was really nice.

Such a cute little shop in Downtown Renton! Came in here simply looking for a coffee...which was great by the way...prices are reasonable and whatever coffee brand they use is quite smooth in flavor. Staff are super friendly and you'll get caught up in all the delicious desserts they have on display. Their cupcakes are delicious! It's a cozy little shop with some seating, plants, and great sunlight. Perfect stop on a summer day or even when it's raining to come and get some reading done :)

WARNInG SWEET FANS!!!!! This place is fabulous. I've been in the area for a few days and was scoping out sweets. I found this place with coffee, cupcakes cookies, and banana bread! All in one spot I couldn't be more happier! What a treat this was! I walked in and it smelled so good! It was cute inside clean organized well! The two young ladies behind the counter seemed happy to be there' That was refreshing! I asked for alittle help with picking out one cupcake because I knew I needed two but only could decide on one! They both said Gingerbread !!! Okay so I got One of those and a double chocolate. I ate them later on that night with the the roomies! Ok a sharer. I cut them into fours and we chowed down on them. Excellent! I must say very moist and flavorful cakes! I was so happy with my choices. Oh and the gingerbread was a winning there was 3 of us and we all fought over the 4th piece. See ya tomorrow lol Gingerbread here I come! Ps the gingerbread Cookie was just as good as the cupcake! Keep up the great work!

I've been wanting to try this place out for awhile, finally had a chance after work. It very nice and almost quiet. The selection is limited. I believe it's a ma & pop place. The cupcakes are yummy. I had the Ube & peppermint cupcake. Ube was spot on yummy and the peppermint needed more peppermint flavor...it just tasted like a chocolate cupcake. The Caramel mocha frappe was yummy. I also had the Roastbeef sandwich and that was good. The bread is toasted and the balance of horseradish was perfect. The veggies they used on the sandwich was like a spinach mixed salad. Service was great. The wife & husband were very nice. I would go here again and try other cupcakes and coffee. The only down side of this place is the hours. They're only open from 8 or 9 am until 4:30. Highly recommend this place.

It isn't often (and understandably so, considering we're in an endemic and there's war etc), that you see business owners who genuinely enjoy what they do. This coffee shop doesn't just warm you, it's very cozy and warm feeling because of the owners. It's hard to describe, but upon entering I felt welcomed like I was visiting someone's home. They have a limited but pretty good breakfast menu. Their breakfast sandwiches can be served on English muffins OR bagels, which is neat. Their coffee is really good. They use Caffé D'arte, which if you don't know, has some of the best coffee beans (imo). Recommendation: try their seasonal specials. They have a raspberry mocha that my husband ordered and made me jealous. They are AAPI owned and support Pride (and this review was written in June), which is another reason to consider stopping by to support them.

Stopped by to try their cupcakes and the bread was very moist and soft and the frosting was fluffy and not too sweet. The staff was also nice and welcome you when you arrive. My family really enjoyed the cupcakes so I would definitely stop by again.

I came to Common Ground to work during the (ugly) heat wave we had in Washington during the first week of summer. Ya girl doesn't have AC and is 8 months pregnant, so I had to migrate to a place that DID have some cool air instead of roasting in my house. This place is definitely very homey and comfortable. I was here for a couple hours and could tell there were a ton of regulars by the way the staff interacted with them. They've got some gorgeous looking cupcakes that I'm sure are dynamite - I didn't try any because I just wasn't in the mood, so I'll have to return for one! I ended up going with a blended Thai tea and a slice of the banana bread. The Thai tea was delicious. Not too sweet, very creamy, and blended very well! The banana bread wasn't my favorite. It didn't have any hint of banana in it at all... It was more of just a sweet bread rather than a banana bread. However, it was moist and tasty overall, so it's not a bad thing to order! I didn't spot a ton of outlets here but I did manage to find a table with some outlets higher up the wall. Something to note if you plan on coming here to work. Looking forward to returning some time to try a cupcake!

This place is really cute! The cupcakes are adorable, the cinnamon rolls are gorgeous and the hot chocolate is above average. They add CBD to your drink on request so that's a plus! The man and woman working there are super friendly and gave good conversation with a smile very comfortable atmosphere! It would be awesome if they gave you bags when you ordered a lot of stuff because on my way out I did drop my cupcake from the top of my mountain of items, and even though that sucked, they made me a new one with no problem! GREAT PLACE!

Giving 4 stars because I've only tried the cupcakes and not the other menu items lol. Cupcakes are displayed in the case. Just let the person know which flavors you want and they will grab a cupcake and put the frosting on. Cupcakes taste like what they are named as.

Wonderful cupcakes here. The lemon flavoured frosting and cake had just the right amount of sweet and tartness, cake was crispy on the outside and moist on the inside, and the berries on top were great. I think this is a seasonal cupcake, but with some of my favorite flavors, I was pretty happy. Coffee was great too - no fancy latte art for my raspberry latte and it did come kind of sloppy, but it tasted good - it was a little more watery than some other lattes I have tried elsewhere, but I actually liked it this way. Good flavors and there's a frequent drink card available if you ask. Atmosphere was definitely a little older in decor, but still - its a nice space and great place to meet a friend or get some work done. Definitely have a cupcake while you're here!

Life situations kept me from making my way to the shop for a year or so, but when I walked in I was greeted with a smile and a "it's been a while!" The coffee is reasonably priced and imo - best in the area. It's consistent and while I'm a sucker for the 12oz cold brew - I've gone off script a few times and have always been pleased. I've got family that comes into town fairly often, and almost every morning they ask to go because they think about it when they're at home in Chicago. There's plenty of seating, tho it's sometimes so bumping (because it's a great spot!) it can be hit or miss if you can stick around and enjoy the vibe. But generally I've had good luck over the years setting up at a table and chatting with friends & fam before a hike, enjoying the morning with my pup doing some socialization training or throwing a few emails around to my corporate overlords. I've seen ads for their evening events and have been wanting to make it to one, but I always seem to see the poster days or weeks after the event! Poetry nights in a space like boon boona seem like an unbeatable vibe, hope to notice & get to one soon. *Parking is also not hard to find at all. There's a free garage down the street at the transit center that is never full, and tons of street parking*

Parking around the streets touching here and the Hyatt Regency Lake Washington at Seattle's Southport is not advisable since it's very limited. There is a paid parking garage near the Hyatt you can use, or you can use the nearby Coulon Park parking lot and walk over here like I did. There's no seating inside here; instead there's tons of treats, merch, tea bags, gummies and other products on tables and shelves filling up the right-hand side of the interior. There's also a grassy background where you can take photo ops of yourself and/or your drinks. Up at the front counter to the left-hand side of the entrance are two kiosks you can use to punch in the drinks you want. The menu is also up behind the counter as well. For this visit, I got their tiramisu milk tea with boba. The tiramisu foam ayer was large enough that when I stirred the whole drink in, I could taste the tiramisu's slight coffee-like, earthy hints throughout. The milk tea itself is very strong as I could taste the bitter undertones of the tea easily after just one sip. Also love how they put their drinks in a plastic container shaped like a can! As for their boba, I actually don't mind them being much smaller than many other boba places. They're both small and very chewable, and still look very good sinking to the bottom of the drink in case a photo op is needed. Regular size boba would take up too much space inside the can anyway. Overall drink was a tad too sweet though. This is one of the few places that come to mind for me when someone asks me what boba places there are around the Renton area, as I've gotten great drinks here for every visit since 2021. I'd love to come back again and try their other drinks when I'm around the area!

From what I saw, most of the counter staff behave in a rude, arrogant, and disrespectful way toward customers, although there may be exceptions. Some employees may not get involved, but the overall atmosphere behind the counter feels very unpleasant. There was a situation where a person was waiting in line, just standing a little to the side, and some employees started acting like he was trying to skip the line and began confronting him for no reason. Instead of normal customer service, there was attitude, accusations, and disrespectful behavior. Another uncomfortable situation was with the language. When someone clearly understands Russian or Ukrainian but deliberately responds in English and acts like they don't understand the customer, it looks disrespectful and unprofessional. Especially when it is obvious that the person understands what is being said. Again, the café itself may be okay, but the main group working behind the counter really ruins the experience. Customers should be treated with respect, regardless of what language they speak or where exactly they are standing while waiting in line. Very unpleasant experience. I hope the owners pay attention to how their employees treat customers.

On a hot, sunny day around 2:50pm on Friday I decided to make the drive here after suddenly…read moreremembering one of my foodie friends had this place several times during other weekends. I actually had to park behind the building then look at other Yelp reviews to find out that there is parking on gravel near their dumpsters closest to LaShaun Daye Hair. Though I don't know if the parking lot where this building and E Marginal Way meet can also be used...street parking in this area was scarce, contrary to most Yelp reviews I've read. Anyway, I came to an empty but very chill interior with several tables and window seating, along with some semi-quiet VPop playing near the front counter to the right-hand side of the entrance. There's a small flower display along with the cafe logo a little to the back which is perfect to take photo ops with your drink and food like I did. The menu is above the front counter and - as their logo says - they specialize in banh mi and coffee, though they have some matcha and soup options among others. Staff at the front were very quick at making my coffee as I was the only one inside. I got their 16oz egg coffee, which is one of their best sellers according to the asterisk on their menu next to the name of the drink. Very strong phin-dripped Vietnamese coffee along with condensed milk and an egg foam that gave a sweet, creamy taste to the already bitter coffee at the bottom. Drinking the egg foam first, it's a nice, thick custard-like format that the coffee does not overtake, which is good since other places I've had don't have that kind of balance. My next trip back here will have to be for another one of their coffee drinks and their banh mi sandwiches as well. I can already hear my friend telling me to get one right now as I'm writing this up!

It's maybe about 2-3 min off the Interurban Ave exit. After a couple left turns, it's right on the corner of a 4-way stop. You can't miss it. PARKING: The place isn't very big but there is plenty of street parking available. There's also a small lot by the convenience store nearby. AMBIANCE: It's a very small place with Vietnamese decor and an aquarium. It was giving vibes of the sunroom at my aunt's house Vietnamese music playing in the background haha. There are limited seats if you choose to sit and enjoy your coffee. They have a couple tables on the side, or you can sit on the stools along the window. I think the place felt a little empty. It could use a couple more tables and chairs along the window instead of the stools. This layout kind of felt like a Baskin Robbins or a small local ice cream shop. SERVICE: I didn't see anyone at first when I walked in, but there was someone to ready to take my order by the time I got to the counter. She took my order then I took a seat at the table until she called me to grab me from my order. Not much else for service. FOOD: I mainly went here for the coffee, but I figured I should try the sandwich while I was there. I ordered the bánh mì đặc biệt (house special sandwich) and the cà phê trứng (egg coffee). The sandwich to me was alright at best. The flavors were unbalanced. I mostly tasted the chả over the other cuts and the meat was pretty cold. I get that it's called a "cold cut" for a reason, but it was really cold and kind of threw off the sandwich. The bread would've been better toasted, or at least have the option to toast it. The one thing I enjoyed was the amount of pate used. The coffee on the other hand was decent. I've been in search of more places that serve egg coffee and I usually get it every chance I get. I found it a bit weird that it comes iced. I usually get an option to choose if I want it hot or cold. It didn't specify on the menu and I was never asked. So I just assumed it was not iced because the only thing that was iced was the cà phê sữa đá. Well I was wrong... The egg part was super thick, fluffy, and creamy. It was the right amount of sweetness and saltiness too. Honestly it might be the best egg cream I've had on a coffee, but it would have been much better if the coffee was warm. I just think egg coffee should be served hot. It's a personal preference. The ice keeps the egg cream on top and I can't really mix the whole thing evenly. I would've enjoyed it more if every sip was a even mixture of egg cream and coffee. OVERALL: At the end of the day, I enjoyed this place. There are a couple small improvements that would've changed my experience. I did enjoy the coffee and that's what I originally came for. The sandwich honestly wasn't bad, but I think I would try the thịt nướng next time. Some places just do one or the other better. I think it's harder the get the cold cut sandwich right vs the grilled pork. Overall it's a nice little meet up spot and I would come back again just for the egg coffee.
