I can't say enough good things about Anshu and the team at Core Alliance Management. We have had a rental property for almost 20 years, and finally decided it was time to involve a property manager because our busy lives kept us from staying on top of a profitable market and we had difficult tenants that were taking a great deal of our time and energy. Immediately upon meeting Anshu, we realized very quickly how his professionalism and experience would help us. He was able to quickly (and legally) get our non-paying tenants out and assisted us in getting the house ready for rent again at almost $1000 more than what we had previously been charging. He gave us great tips on improvements that would make the house more marketable and increase the long term value. We received valuable tips about additions to the language in our lease agreement, and suggestions for recovering damages from the prior tenants. I used Core Alliance and John to rent out a house I have in Tarzana, and John was truly amazing. I was so impressed with his commitment to find me a good tenant at the right amount of rent. I have rented out rental properties myself in past, and had some bad experiences with bad tenants, so I decided to try at Core Alliance. They are such a life saver!!! If it were left to me I would have rented it to the first seriously interested people and made a terrible decision. John has so much wisdom about selecting the right tenant and brought up things I had never considered before about how to know when a tenant will be good or not. And he was right on about that. Things he said about signs of bad potential tenants, I had already experienced. He knows how to detect red flags about potential bad tenants. I am using him again now, to sell my house in Northridge and again, he is amazing in this area too. John responds very quickly to any text/calls, and shows property even with only very little notice, and even late at night for demanding people. He even answered the phone when I called him late at night to talk to a demanding guy who wanted to rent out my house. I was too much of a softy to deal with this demanding guy, and John took care of it right away, and nicely got the guy to stop calling me to rent my house. John has a lot of contacts which makes selling a house faster and with peace of mind. John is really detailed oriented. I really appreciate how he comes across as though my property is his property. What I mean by this is that he treats the property like it is his very own. Making sure the right tenants are selected, pointing out red flags, conditioning both owner and tenant on how to interact for a successful business relationship between all parties. His communication skill is on point. He protects both sides of the party, the owner and the tenant. He gives great advice and takes proactive measures to avoid any future risks. Agent Anshu Gupta is beyond exception! He is sharp, quick response to message and answering concerns questions and problems, hard working, flexible to work with, most importantly have a good heart, always put other people in mind. I remember one of the potential tannant has a kid but the room is small and the landlord want only one person, so her application most likely going to be deny. So he told her to call him before apply, because he will feel bad for her to pay for the application fee. Just one of the few example that saids a lot about him. Within days of posting, got tremendous amount of response, many candidates, I am sure his phone is off the hook. Because I am already live in the condo and will be sharing common area, Instead of taking everyone to see the place he filter out the candidates he make sure that I have good chemistry with my potential roommate and care about my feelings and concerns and make sure the whole process is smooth and easy and I am so happy that we found an awesome roommate!
