Sign in lobby says 'Evolving & Improving,' so it seems they have recently renovated & updated rooms and parts of hotel, and are continuing to renovate. Lobby is HUGE with a lot of places to wait. Staff was very friendly. Hotel is kept clean & tidy. Breakfast in Bistro with Starbucks coffee drinks was decent (wkday close 9:30, wkends close at 10). Was late one morning for breakfast, barista accommodated and filled a latte order for me although she was cleaning up. Room's are nice with updated furniture. Bed is okay. Only communication mishap was saying "come back" to housekeeper when knocked in morning to clean room but never came back to clean (either didn't hear or her English is not that good) so had to go to front desk for new towels. Bathroom & shower is okay. Mini fridge and microwave in room. A/C got a lil' too cold, no in-between where air is just right. 7-Eleven next door to hotel if don't want to pay high prices for hotel drinks & snacks in lobby. Hour away from Newport. Close to downtown Providence & Providence Place Mall. Surrounding towns/cities of MA & RI close also (Seekonk, Fall River, Warwick, Smithfield, Cranston, Wrentham)

    Love this place!

Go here. Stay here. I stayed at the Courtyard for 4 weeks on business. I work for Amica, so the location to our home office is perfect, plus it is near a Starbucks, Dunkin Donuts and McDonald's for the breakfast people. However, you don't need to go to those places to eat or drink, because they serve Starbuck's drinks at the restaurant in the lobby. They have great breakfast sandwiches, muffins, bagels, etc. For lunch and dinner? They have great flatbread (from what I've heard), and I loved their cobb salad and half roasted chicken meal. The customer service here is superb. I loved everyone at the front desk and at the restaurant lobby. I loved all of their maintenace crew - very friendly and personable. The rooms were always clean and were recently updated so they look great. Some rooms have a microwave and some don't, so if you want one make sure to ask! They have a pool and large whirlpool that is open later than almost every pool in Las Vegas which I loved! In the back they have a fire pit, chairs and tables which is a perfect place to relax after a long day at work. We went out there several nights and relaxed together - could not ask for anything better. I would absolutely advise anyone to stay at this hotel, especially after hearing nightmare stories about other hotels (e.g. Holiday Inn Express down the road)and because of the service I received. Hands down, one of the best hotel experiences I have ever had. P.S. They have a happy hour at the hotel restaurant in the lobby. Yum. They also have a small convenience store with alcohol, food, chips and those items we always forget when traveling.

I really love that they have pet-free floors. As a non-pet owner I get turned off when entering a room that is full of pet hair and odors. The hotel location is ideal as well, it's within walking distance to a gas station, grocery store and mini/strip mall with a Super Target, Dollar Tree, movie theater and multiple restaurants (fast and sit-down).

I was a little irritated that they didn't offer basic bath amenities. A tiny bottle of lotion certainly won't break the bank, but it's annoying to realize there's none available unless you buy it from their commissary for a premium price. The gym was ok, I'm not sure how often it is cleaned or attended to. The water station with cups was missing cups every day, so my hunch is it's infrequent. Lastly, echoing what someone else shared with the breakfast, I was a little shocked how much was pre-packaged cereals, Jimmy Dean breakfast sandwiches, muffins, etc. I was grateful they had milk alternatives available, but otherwise not the best showing there either.

For Summer 26, I stayed at the Smithfield Hampton. I have Crohn's Disease, and became physically ill while in the room. I went to the front desk and told the young man that I was going to have to go home. It was sweltering hot out ... believe me ... I would have rather stayed in an air conditioned hotel room. All I did was sit on the bed and watch a few minutes of TV. I became ill in the bathroom twice and figured I should go home. I was charged $203.46. This is exactly how a business SHOULD NOT treat a supposedly valued customer. Not sure how many will view this info, but I have already told dozens of my friends about this.

I hope that changing the name means other changes will be made too. I don't recommend staying here. Below is my original review from late summer, 2021 when the business was called All Seasons Inn & Suites.*** The 2 stars are for the super comfy bed and the lovely housekeeping staff. But everything else was seriously lacking and I wouldn't recommend staying here unless everything else in Smithfield is booked and you have to, which is how I ended up here. It was about $150/night, which is waaaay overpriced. It's really more like an $89/night motel, and that's generous- the kind of place you'd expect to find just off some scary highway in a horror movie. Chair and couch w mystery stains on them? Check! Pillows that didn't fit the bed size and were constantly falling behind the headboard so you'd hot your head when you wanted to lean back? Check! A toilet that was installed incorrectly so it was at an uncomfortable angle, cigarette burn stain on toilet, peeling paint on the walls, and halls that reeked of marijuana most evenings? Check check check check! The parking lot is huge but not well lit at all, and there's no security guard outside. And the lobby smelled funny, although the guy who worked there was pleasant enough. The worst part is that the security door that should have been locked wasn't. Anybody could've gotten into the hotel. Luckily the door on my specific room worked and it had a deadbolt so I felt pretty safe, but still! Definitely not the safest place in town, and honestly that seems like a major violation for a hotel. I was nervous when I had to go out at night. It's called 'Inn and Suites,' but where were the suites, and why didn't they give me one since the place was nowhere near ful?! Or if my room is what they consider a suite I'm scared to know what a regular room is like. But the housekeeping staff was very nice and attentive and I appreciated that they cleaned my shower every day, made the bed, and gave me fresh towels. The shower was nice too- good water pressure. But even with that- would I stay here again? Nope!

The parking lot is a complete disaster. It will take a toll on your car break off the front grill. It's ripped to my radiator off you name it. This is just from what I have seen. I have not lived in it personally, but know of somebody who has once she gets stuck paying their rent you are stuck there unless you have some kind of large money like taxes coming in is the only way that you will get out of the place. It's good if you're looking for a quick place to stay, but not good to live in. As with every small everyone's in your business. I've had people jump in my car, asking me for a ride, but I don't know. Just pulling in there after ripping my exhaust off second floor do not rent!!! It's the worst place. When you go up the front stairs, the room to your right should be condemned. People of hardship go there and hardship gets worse. If you have any disabilities, it's not the place to be. The water is terrible terrible , on your hair, your body you can smell a different sometimes it comes out dark, dark, dark brown in the toilet and in the sink just be careful for some. It may be right for me no thank you.
