The management at my building was great; however, the administrators (especially Ms. Diana Chaves) were completely unprofessional. They made a mistake on my rent increase letter, and Ms. Chaves was very rude and did not handle any questions well. It was really an unpleasant experience. Update: Based on the comment below, I believe additional clarification is needed. My questions revolved around the base amount, not the increase. The base amount listed on my rental increase was below any amount that I had ever paid for my apartment. Naturally, an error like that will lead to additional questions. Unfortunately, the answers I received from my questions were very rude and unprofessional. The worst building management that I have ever dealt with in my life. I currently reside at 7416 1/2 Hollywood Blvd where the building is managed by Kelsey Riach. Ever since I moved in things have been falling apart in the bathroom and the kitchen and each time I have asked the management to fix these issues none have been fixed, and the most important part would be asking the building manager to get my unit checked for mold exposure twice which she both times has ignored such serious matters. I spoke with the building manager and the management team end of January that I had just been laid off and if I could pay my Feb rent at the end of the month which they agreed to then later on asked for half of it by mid February. Kelsey Riach told me to mail in my check directly to the main office in Glendale. I sent in my check and never received a response until two weeks later I see an eviction notice. Absolutely zero communication and bad attitude. Some are just simply not meant to be managing buildings. Do not rent from David N Schultz. You will regret it. read more

A series of tenants are currently locked in a small claims court battle with the company for failure to return their security deposit in a timely fashion. When we moved to Pasadena , we looked at so many apartments. They were all outdated and really small. Then, by sheer luck, I came across a beautiful, remodeled 2 bed/2bath that is bigger than most people's houses! The bedrooms and bathrooms are huge and so is the balcony! One of the biggest ones I've seen in an apartment. The 1 bedrooms are also huge and even have 2 full bathrooms! The rent is incredibly reasonable for what you get and compared to the other apartments! I instantly fell in love and knew I had to have it! I moved in and have been so happy here for over 6 years now. There are hardly ever any vacancies because of a waiting list and/or they rent so fast! The best part are the managers! Mary and Oscar are so attentive, sweet, caring, and nice! They are always available and handle everything promptly! You can live in the best building in the world, but without the right management, you have nothing! I have lived in apartments most my life and have had my fair share of managers. Most of them horrible. Mary and Oscar make this building what it is! THE BEST! I have never had such nice managers before in my life! David N Schultz has also been awesome as well! This review is for managers Danielle and Jeremiah Nash. The building/management have had 5 different managers since my family and I started renting 10 years ago. Danielle and Jeremiah are the best managers of them all. These lovely couple have a positive attitude with good communication and customer service skills. They attend unit problems and tenant complains in a professional way. They act fast whenever there is an issue with either the units or tenants. Safety is also their concern. There was a time when a quick fix was required at our bathroom, I told Daniele I wasn't comfortable letting the contractors/workers enter at our unit because I have two teen girls by themselves that time. She understood, waited for me, and she also went with the workers/maintenance. When I complained about a tenant that smokes in front of our unit every hour and every single day, Danielle made an action in a timely manner. Besides the three calls that were never returned until three business days later, I called back over and over because I wanted to speak with Mimi's manager due to her horrible - unhelpful customer service and her ugly attitude! But instead of transferring me, and she kept me on hold over 10 mins the first time, and kept putting me on hold the moment she heard my voice. This happened at least three times. As you can imagine, I was very upset but did not use any foul language because she kept putting me on hold - didn't get the chance to Just face it - your front office - aka the "face of your company" was awful and unhelpful! She needs customer service training - and reading your email response...so do YOU!! Being the office manager, shouldn't you have some better judgement to listen to both sides of the story before responding to my review. You can ask the property manager, she's known me for one year, I don't behave this way, nor treat others this way, but MImi was awful - and your response is as equally as bad. 445 E Verdugo was a wonderful experience for us. We lived there for 5 years and enjoyed the great location and the quiet neighborhood. Gabe and Jane managed our building and did a wonderful job. The building was a bit older, but they maintained the property well in addition they helped get the exterior renovated. Ocassionally when the air conditioning broke or the plumbing got clogged Gabe was able to fix it or quickly get a repair man to resolve the issue. Gabe and Jane were friendly and always there to help. We highly recommend David and Shultz and their wonderful apartment managers for making our years there a pleasant experience. read more

Wow ! Where do I even begin? Horrid would be the right word to describe the direct manager Donna and I'm sure whoever she needs to deal with for approvals . My apartment has been infested with termites for over 1 year and a half and around the time when I found out I was battling for someone to come fix the issue . After months and months a professional came out to fix the problem. He told me that the only way to really get rid of the termites is to treat the entire building but they are only doing my apartment because the management won't pay for it. So I've been dealing with the constant texts to my manager letting her know that the situation has not cleared up. Even outside of this situation dealing with Donna is like pulling teeth. Funny and sad thing is I wrote a review last year about my frustrations and she responded quicker to my review than she has ever to any urgent text ! She asked me to remove the review and I did hoping that she would not take my review lightly and start to actually manage the building . Well, was I wrong ? Last 3 days termites. I'm texting her and she doesn't respond . Then I text her again with pictures and you know what she tells me ? I'll get to it when I get to it! Companies like this should not be allowed to be making profit from innocent people. Paying rent on time every damn month, never have had one issue and this is how they treat me ? Not sure why all the negative reviews go to the "not recommended" link there's a lot of true and helpful info in those reviews (scroll to the bottom - you'll see a greyed-out link for non-recommended reviews). In any event, my experience with Schultz was horrible. They only care about money (see hidden review where landlord said tenants where complaining b/c Schutlz wouldn't fix anything). Towards tenants, Schutlz acts very creepy - they make illegal visits to your home every couple of months, even though they know the law says it's illegal for them to do that. That is, they say they are coming to inspect your rental, but if you look up the law that they cite on their "Notice to Inspect" there is no authority for the landlord to do random inspections. If you call them out on it they try to act like they didn't know and do other weird things b/c they think all tenants are stupid and can't decipher the illegal things they are doing. I think Schultz does the illegal inspections to tell tenants "we are in the ones in charge". Also they charge illegal late fees (There's a great review in the "non-recommended" section that talks about how and when a landlord can collect a late fee - they certainly can't charge $60 for being one day late (if a tenant was late on rent they could charge about .30-.50 cents a day depending on the cost of the rental if they can show they were damaged {i.e. their mortgage company charged them a late fee}). Also, a landlord must give a grace period if they are going to charge a late fee. Schultz gives no grace period, and attempts to charge late fees if they don't have the rent in their hands on the first of the month. They also do many illegal things when it comes to the security deposit, despite knowing that California Civil Code 1950.5(g)&(l) has very strict rules about how and when a landlord may keep a portion of the security deposit, and that if a landlord breaches Civil Code 1950.5 they have to pay triple the amount of money the tenant was damaged by not getting their security deposit back. Yes - they tried to keep my security deposit, despite a very clean rental. If it all possible stay away from Schultz properties - they will try to abuse and take advantage of you as a a tenant. read more

My sentiments are the same as the poor reviews below. These properties are old and need simple updates like paint, double-paned windows and operating doorbells and outdoor lights. Why have these fixtures but not have them operational (Glendale property)? Yet how do they justify rent increases without any improvements whatsoever? Tenants get penalized if they pay rent late, which I never did, they should be penalized for their ineptitude to send deposits back as they are required by law to do so within 21 days of vacating. I have been patient and they are past due by 3 weeks. Very unprofessional. I left my unit in the exact condition I rented it in one year later, including the leaking tub which they NEVER fixed. Managers are amiable but this property management company does not care at all for people, they just collect money. Their ratings have been low for several years and they obviously don't care to improve them. read more

I'm another person who'd had a negative experience with this management company. I foolishly signed a 1 year lease at one of their properties, specifically 1719 & 1723 Grismer Ave Burbank Ca. The problems: -Major Roach infestations, also earwigs, house centipedes and spiders -Assigned parking spot taken by other or blocked mulitple times -Neighbors leave unwanted large items all over (mattresses, furniture, or just to lazy to put trash bags in dumpsters) -Trash all over, I've even had open condom wrapper steps outside my door -packages have been stolen off doorstep (no large item mail box for secure delivery) -Gates constantly propped open so anyone can enter -Teenagers and kids are unattended and regularly loiter and cause noise -Neighbors EXTREMELY rude and inconsiderate (noisy, won't stop when asked, retaliate etc) -Public domestic disturbance that required calling police -Pool is disgusting and full of rowdy, inconsiderate kids -Stove didn't work for first 2 weeks I lived there! -Management (office, not apt managers) seems polite and sympathetic, but has FAILED multiple times to even call people back and NEVER keep their promises! The Mangers I've encountered try, but it's so much the managers don't even stay long. That says a lot! Edited to Add: When I moved out of there, I knew I had the legal right in CA to get a walk through in my presence of problems that would cost me my deposit BEFORE I left. I asked for this. They blatantly refused to do it with me. The resident manager and their general manager from the office called me one day when I clearly was not home to tell me they know I never received the notice they supposedly left on my door the day before, when I WAS HOME ALL DAY. They decided to change the walk through date and were doing it then. The broke 2 laws that day, entering my apartment without permission or advanced notice and refusing to do a walk through with me. I almost wish they kept my deposit so I could take them to court. If they refuse to do a walk through BEFORE leaving and you did not waive that (by law they HAVE to notify you of that right) they have no legal ground to keep your deposit!! read more

I lived in a David N Schultz apartment in Burbank with Managers Gabriel and Jane a couple years ago. I was there 3 years and absolutely loved the apartment. They were amazing managers and I still look forward to renting with them. I can't say anything about the other properties and other managers but these two were fabulous.
