We were looking to move to a new apartment and Parkwood Apartments (1032 W Remington Dr Sunnyvale) was one of our top choices: I called in to ask a couple questions about the apartment and community before deciding whether to make a 1 hour drive to view the property. Spoke with Michael who was immediately rude, dismissive and misogynistic: he told me that my husband should come and see the property rather than me, having no other information about me other than I am a woman. He also accused me of being a marketer? Then he proceeded to tell me that the apartment is not very accommodating to people with cars? This happened over the span of a 5 minute call where I was nothing but polite. It is too bad because due to his behaviour, we will not be considering his property, when it was a top choice for us. I was confused why he felt the need to make these comments but he was obviously having a bad day and trying to take it out on others. Someone needs to train him and tell him that is not the way to go about it. I will be looking to escalate this. read more

We have been living at their property Halford Garden for the last two years. What we have noticed that the leasing staff blindly and rudely follow the rules without any human touch and emotion and that too only when it is against the intertest of the resident, in a way it is torturing and harassing the resident. Recently our daughter ordered something really very much needed to us but she put her name by mistake though she is not living with us and living at her own house in San Mateo. We sincerely apologized for that human error and requested them not to return the package, but they just turned the deaf ear on our sincere and humble request. I had the misfortune of applying for an apartment owned by this gang of criminally unethical businesspeople. The manager had us pay a non-refundable application fee and a refundable deposit. We read the horrible reviews of the company everywhere and decided against moving in. However, the contract we signed let them keep the deposit as "liquidated damages." Yes, we never moved in, but lost our deposit of $650. Even after going through some official channels, ACCO would not return our money, even though they provided us with NO services. What kind of company does business like this? Don't go anywhere near them. I know they own Hillsborough Plaza, Palo Alto Plaza, Winchester Plaza, Spring Creek Apartments, Newport Apartments, Cypress Pointe Apartments and Laurel Park Apartments. They have a terrible reputation for not only keeping your entire security deposit, but charging you hundreds or thousands EXTRA for cleaning and "repairs." Maybe I got off light. read more

If you just started letting residents cancel their contract with owing the full year amount, how would that help me now? Lastly, if possible, please address the amazing wood floors you installed in the upstairs apartments right when I renewed my lease and how lovely the stomping, pounding, walking, and cellphones vibrating through the floor at 7am are as well? I had rented an apartment in Hillsborough Plaza Apartments which is owned by Acco and I was amazed by how efficiently they have managed that property. Their maintenance staff do a very good job in keeping the apartment and pool very clean. All the service requests that I had submitted over the course of my stay used to get resolved in a matter of hours. The property managers on site were super helpful and friendly too. Terrible. Do not live within this community. The management is terrible to deal with. They are focused on their income rather than making this a home to their residents. There is no community feel here and I would say that the manager is solely responsible. Please turn away if you guys are thinking about leasing through Acco apartments, management-level people are straight-up trash, you contact them (Christine) many many times and still don't wanna get back to you to help you out, they force you to stay at there apartments during Covid19 time and will penalize you if you decided to leave after the end of your lease term. They have come out so many new roles that are not in the lease agreement and trying to make your stay. I call those people animals, I have never seen something like this before, please don't rent from them, they can't do the job right, and believe it or not, you can hear dogs barking every night, and on the lease agreement, no pets are allowed. And there are cleaning going on every morning starting at 6 am while you try to sleep. Please just walk away from them if you try to rent from them. read more

DO NOT RENT FROM THEM.... Unfortunately I learned about this unethical company after I had already signed my lease agreement with Cypress Pointe Apartments in Gilroy (south of San Jose) And they sure know how to pick there managers. The on site managers there are just as ridiculous as ACCO themselves. We had an incident which i'll post on my Cypress Pointe Review so please read that if you leave in Gilroy and want to rent an apartment. But the incident resulted in me writing ACCO a letter to complain about how the manager had treated us. And the letter went unanswered. ACCO never even responded to my letter nothing not a care in the world. When we moved out we cleaned the whole apartment. And we only lived there for 7 months. They charged us over $1000 for "damages" which were ridiculous and which we had to fight. We got it down to about $700 (and this was not even including the $500 deposit they already had from us) thanks to the advise and cousel of Project Setinel. Jennifer was very helpful and helped me write them a letter which resulted in them lowering the bill amount. If we were not in the middle of getting our home loan we would have continued to fight or possibly not even paid. But we could not risk ruining our credit. This company is very shady. If you have a complaint or concern there is no phone number to call and speak with someone. You have to write a letter which the on site office of the complex sends for you and you never get a response!! Its all about money with this company. DO NOT RENT FROM THEM!! You will regret it once you move out and feel that you have done a very good job in maintaining the apartment and then get the surprise of a huge bill for bull----! There are certain rules that the managers have to abide by when you move out but if you dont educate yourself and make them follow those rules they are not obligated to enforce them. (like making them give you a walk through 2 weeks before your move and the day of your move) so make sure to know all the things you need to when moving out especially w/ this company as they will do everything in there power to keep you money! as I said before DO NOT RENT FROM ACCO MANAGEMENT APARTMENTS!! ACCO management is a deceitful company that tries to rip you off in any way possible. After having lived at one of their managed property for over a year, I moved out and received an itemized bill charged on my security bill. There were items in the list that did not have any proof of bill. There were no explanation as to how those items and associated bill amounts came to existence. I contacted them via mail (because mail is the only way they would communicate) asking them for explanations and corrections. I received a mail that was very hostile and trying very hard to justify their actions. I had asked for proof of payments and they replied "we are not able to provide you records of our payments mailed as that is internal documentation and confidential records." I guess paying a paint company for paint is "confidential." If one had clear proof of legitimate payments, why would one not show that as evidence? It just indicates there lack of transparency. There are similar lines all over the letter I received stating that they have no obligation to provide proof of what's in the itemized bill. Their approach to my inquiry seemed more like an overreaction trying to justify their unprofessional way of trying to rip off people once they move out. The letter I received also had hints of a template, which they must be using on a daily basis. I rented quite a number of places and dealt with as many management companies, but most of them were very straight forward and if there were any discrepancies, they tried to show proof of payment and explain how they did the math. ACCO management, on the other hand, pulls numbers out of nowhere and try to make up stories to fit the bill. ACCO management is the worst management company I have dealt with because they are deceitful, totally not transparent, and their ultimate goal is to rip off people. They should be put out of business! I hope you can at least avoid renting from a property owned by them if you have a choice. read more

I unfortunately rent from this company and am very scared to move out because of all the INCREDIBLY HORRIBLE things I have heard. I was told about them before I moved in, but gave the place the benefit... BAD MISTAKE!!!!! I have been a tenant in one of their locations for 18 months, I have been trying to get a downstairs unit for 5 months. The managers of the property keep telling me my rent will go up $340.00... I will have to re pay ALL the application fees and pay another deposit! I have been a very good tenant for 18 months, never late with THEIR money never complain. we keep to our selves and live our lives. With a 2yr old I'm not comfortable living upstairs anymore... Notice that these are stacked with overly formal 'review' spam. They manage The Shadows in Mountain View. When initial lease runs out, they attempt to strongarm you into another new, more expensive lease for 6 months or 1 year, when it automatically goes month-to-month. They are counting on you not knowing that. Also they are notorious for keeping security deposits and you have to fight. One very stern email full of assertion of tenant rights got me $1800 back they felt entitled to keep. I wasn't planning to write anything here, as I listed my issues with ACCO on the Hillsborough Plaza page. However the remarks by Nichole - who has never rented from ACCO and yet is inspired to give them high ratings- caused a change of heart. My husband and I are property owners ourselves and have owned upward of 34+ units out of state. I can say with complete authority (having rented from them for over 5 years) that ACCO is corrupt, unethical and manipulative. Renters are charged for "damages" that are nothing more than wear and tear on old appliances, small nail holes in a few walls (from 2 pictures we hung in the entire apartment), and cheap carpets. Prices to clean and repair/replace are above retail. My husband and I took very good care of our apartment and were excellent tenants and completely got screwed. Had we not been in the middle of purchasing a new home, we would have sued. read more

i got the chance to work with Acco following my move out from Spring Creek Apartment in Santa Clara, CA. I lived there for only about 6 or 7 months before unfortunate circumstances beyond my control forced me to have to prematurely break my lease and move out. I thought it was going to be a nightmarish process but the onsite management and Acco management worked with me and made the process very easy for me to abide by. Acco allowed me to make my payments monthly to basically whatever i could safely afford to pay. They never rushed me, never pressured or hounded me, called me or emailed me excessively. They respected my situation and circumstances and allowed me to pay at my pace. It took me a good 3 years to finally pay it off but i worked with them and did my part and i am very appreciative and grateful for a property management that actually is understanding to an individual tenant to have accommodated me and worked with me the way they did. i praise them for that. read more

I was a tenant at The Shadows Apartments, one of Acco Management Company's properties in Mountain View, during a difficult time in my life. Despite my best efforts to maintain my residency, I was unable to remain a tenant, and had to leave still owing money. Acco's management team worked with me directly to help me maintain my integrity, rebuild my credit, and navigate through an incredibly difficult transition. Don't be mislead, honoring my debt was still a vital part of the process, but not everyone will allow you to make restitution with dignity. Acco offered a degree of humanity which sets them apart as a business. As a resident of The Shadows apartments, I felt I was at home in a community which was more like a family than merely a large apartment complex. The ability for The Shadows to treat its tenants as an extension of the Acco family stems from the approach Acco takes to its business dealings across the board. I feel confident in the aforementioned not because everything went exactly as planned, but because it didn't. Do you know the utility that we have to pay, its a joke!! we have to pay to take a shit, and pay for a water heater which I dont have, I pay PG&E for my heating. every month I am charged late fees when bill was paid on time. I filed a consumer affair because I dont have a water heater and the charges the date are wrong, like for July bill service date is april. And on 4th of July I accidently grabbed the wrong keys, I was locked out of my apartment, I called jacquilne the property manager, i expained to her and begged her to let me in because I needed my medication she said no because it was after hours, it was not even noon, I called her again addressing that I need to take medication and that I dont even have my car keys and that I dont have family to help me, I stay in the carport where my car is parked and stayed there outside until the next day until my son and daughter returned from camping, I had no water nor food no chair I leaned against the stall and I had to use the restroom by the garbage area and around 12:30pm my kids drove up and saw me I was crying upset, disppointed in how a human being can treat another person like a piece of crap. I m looking for an attorney because this lady told me its after hours and then she told they dont do lock out and for the way she allowed me to stay outside without my medication I did make a police report which I will obtain for the lawyer. I lived at Palo Alto Plaza for a year or two. They did a really nice job of keeping the place up. I remember when they took the building over, they really made an effort to improve the property, and did a lot of work on the lobby, while still keeping the grounds neat and tidy. I live in Cupertino,CA in one of the ACCO management properties. This is the worst experience we had staying in the property since past 8 years. In the past 8 months, we have multiple store room break up and robbery thefts in the apartment where in police were called few times. When we called the manager for putting security measures, he informed that the management does not want to put any security. Reason stated was even after security people will break in so its no use to put security. When we asked about security of the people, he said it happens in all apartment and security firms have guided them not to add any security. The apartment does not have any security camera, no gates. This is scary living in the prime location near the apple campus in Cupertino. NOT A SAFE thing at all! read more

They are undoubtedly taking advantage of renters by charging them excessive fees for what's clearly normal wear and tear. I was charged over $900 when I moved out after 2 years and had the apartment professionally cleaned - I lived alone and hardly used it. In fact it was in a better shape than when I leased it. After sending them a letter they offered a nominal discount and 5 page rebuttal that seemed to be written by middle school student. This is border line criminal.
