The eventual goal is to build a pool house on the slab. Bidding: We contacted mulitple vendors receiving bids over the phone. We whittled the list down to 3 vendors who came to view the site. Of the 3 vendors: 1) One told us we didn't need the beam. His price was twice of the lowest vendor. 2) The second told us about an 8" perimeter beam over the phone which turned into a 4" beam when discussed in person. Spacing of rebar also changed. Rejected because what was presented over the phone did not agree with the on-site discussion. Left us with a feeling we couldn't trust him. His price was 1 1/2 higher than the lowest. 3) Mosaia from Langi Construction presented his bid over the phone. His bid and specs did not change when he visited the site. Mosaia is pretty reserved, listened to what our needs were and didn't try and sell us. Observations: We had concerns about Langi Construction as their bid was the lowest and my wife found a couple of negative reviews on the web indicating the price changed when Mosaia visited the site. One of our requirements is good communication. Let us know when you're coming and if there is a change, just let us know. Langi Construction did just that. Day 1, they came out and did the prep. Told us they'd be out the next day to pour. That night, they contacted us letting us know they were concerned about rain the next day and would not be out. It did rain the next day and they were out the following day to pour. Just as they promised. They mentioned they would be out the next day to remove the forms, etc. And they dis as they promised. The work: During our initial discussion, I mentioned to Mosaia I was open to taking down part of our back fence allowing easier access for the concrete truck from our back alley rather than wheel barrowing 2 1/2 yards of concrete. He took down part of the fence and put it back afterwards. Looking at the fence, you'd never know it was removed and replaced. Please note, I am not a concrete guy. I do, however, know how to work a tape measure. The dimensions of the 16 x 10 foot slab were well within specs. Looks to be about a 1/4 inch out. No honeycombing. The man that floated that slab out is absolutely brilliant. It rained several days later leaving one small pool of water on the slab. I measured the depth of the pool. It was maybe 2 mm deep...maybe. Wish he had floated out my house's slab. Absolutely brilliant work.
