Multiple errors were made including installing something upside down which caused a leak of propane and required us to evacuate our house so that an emergency crew could come fix it. Very little concern for keeping living areas clean during renovations, despite being asked repeatedly. Could hear the lead guy loudly complaining to another contractor about having to build bookshelves for our library (which was part of Lifespan's design). Now have discovered they installed HVAC using poor quality equipment that is failing and leaking refrigerant. They admit to the problem but will not fix unless we "consider" sharing the cost of repairs. Spent several hundred thousand dollars for very sloppy work. Would not recommend. Suggest you try All West - owner actually comes on site so the quality and care are ensured.

By the time I got the second quote back, the work was already finished by Lifespan. Most of the other companies didn't reply. Sean, Joe and Rob all helped out. They were friendly, courteous, professional, timely, and clean. Everything you'd want on your wishlist for contractors. The office staff is very friendly and welcoming and honestly I can't say enough positive things. This is a great company I'd trust to do anything from the smallest home repair up to building a custom house. Their web presence is great, they drive clean vehicles and everyone I've dealt with are all honestly good people.

    Warning do not use this company! We had them remodeled our bathroom 5yrs ago. The shower water line…read morefailed. Due to low quality work and parts. I called them to come out to repair the work. The works wanted us to pay them cash to only reroute the shower. We chose to use another company. When they opened everything up they were shocked to see the work was done so poorly. Everything had to be redone.

    I DO NOT recommend this company. They cut corners, used substandard and even inappropriate…read morematerials and supplies (example white sheet rock instead of mold/mildew resistant sheetrock in the bathroom/shower and WET sheetrock they left outside my home in the rain for a week, as examples). They damaged my carpets and refused to repair them, they put holes in my walls (not walls being worked on) and said they were there before (but I have photos of before they entered my home and--no holes!), they used unqualified men whom I could not communicate with as they also did not speak english, they used non licensed guys to do plumbing from Juan's team of at least 10 different men who came and went in my home...sometimes the licensed plumbers did the work but when they were not available the contractor's "team" just "took care of it"...I have many photos of this. They had no knowledge of proper use of dust barriers and mold and mildew mitigation, and they contaminated ALL my clothing, curtains, carpets and entire home duct work (which had to be professionally cleaned) having left severe mold uncleaned and untreated OPEN to spread in my entire home for three weeks. They threw so much debris and contaminants in my yard that it ruined my grass and they contaminated my organic gardens. I am a disabled Veteran and qualified for a federal grant with Habitat for Humanity Thurston County, WA and they hired In n Out construction as the subcontractor to replace ONE small 10x5 foot bathroom for which they were paid about $35ishK. I have over 100 photos and videos of Juan and his workers at my home conducting their work and doing things wrong. I have emails, contracts and texts I am willing to show anyone who is considering using In n Out construction. I implore you NOT to use this company especially if you are elderly, disabled or otherwise disenfranchised and may be vulnerable to misinformation/being taken advantage of. I begged Habitat for Humanity many times in writing to please fire this company as they were causing so much destruction and contamination in my home; but they refused and things just got worse and worse as the 7-10 day project carried into SIX WEEKS. Habitat for Humanity spent another six months entering my home to FIX the plumbing, painting, drywall issues and problems caused by In n Out construction. Juan is very very nice fellow when you meet him and says things like; "if you are nice to me I will be nice to you". On the first week or so I made all his guys cupcakes and muffins to greet them when they arrived...thinking this would be a normal construction job. I did get an "off" feeling thought and I advised Habitat that Juan had delivered my washer and dryer from Lowes just a few months before they asked him to do construction work. I asked if he was a delivery guy or a contractor out of work that was also a Lowes delivery guy?...and if so was he qualified to work with a disabled Vet with PTSD?...everyone knew I used oxygen, had anxiety/PTSD and needed this job to go fast. BUT Juan took the job, gutted my bathroom, left all the moldy walls exposed and untreated and then his foreman went on vacation to a wedding (as I recall) for a week and noone returned to my home for about 10 days (which is when the contract was to be completed). THEN when they did return Juan told me the shower that was ordered would not be "in" until after the new year BUT he had this other one on had he could use "right away" BUT he would have to tear out a wall for it to fit. BUT he would give me a good price on a new vanity (that I did not need) as long as I kept it between him and me and did not tell Habitat for Humanity. Of course I told Habitat and they agreed to pay for it because I felt I had NO CHOICE but to use the shower Juan had because he (everyone) knew I did not have another working shower/bath so I would have to go two months without a shower/bath. In retrospect I believe Juan never even ordered the correct shower insert that fit the spot and that he just wanted to increase his contract $$$ with Habitat by tearing out walls...NEVER considering even one time that it would take more time and create mental health/anxiety issues for me. Juan just wanted the contract and did not consider even once how it may impact the homeowner and my pets. Juan took this job with a vulnerable person (me) without ever considering my needs...he just wanted the job and ripped everything out of my bath then walked away for 10 days and when they returned even more problems began. Pictures show the window they replaced poorly and placed the window UNDER the electrical conduit that ran outside my home (which did NOT pass LNI inspection), venting debris into my gardens, ripped carpets, debris in my yard, wet sheetrock, exposed and untreated mold, debris they left everywhere every nite and a shower in yard for a week. Both Habitat for Humanity of Thurston County and In N Out construction should be ashamed of themselves.
