Our first visit and we were very impressed. Friendly service, a menu with lots of interesting choices that you don't see other places and our food was delicious. I had whole grain pancakes with pecans and I asked them to substitute blueberries for the raisins. They were excellent. They tasted homemade, not the usual mix flavor that I find at almost every restaurant nowadays. They had lots of blueberries & pecans and they were inside pancakes as well as on top. My husband had the The Sauteed from the Tex Mex menu. He loved the flavorful eggs and the sausages were delicious. The bacon was thick cut and the swirl bread French toast was an unusual side instead of toast. We both liked the seasoned cubed potatoes. Service was mixed. It started out excellent but it was a Saturday morning and things got very busy before we left. Everyone was pleasant but towards the end we had to wait a while for check and our togo boxes...you definitely need togo boxes! The people at the table behind us were complaining about the slow service. They came in about the time things got busy. They seemed to have lots of help. Everyone working to help serve coffee and see that we got what we needed. Maybe the kitchen was getting backed up. Lots of food for a reasonable price. Will definitely go back again for breakfast. We like to go out for breakfast and have tried so many places in the area and they all seem mediocre with similar menus. The lunch menu also looked interesting. I only gave 4 stars because we have only been there once and we will have to see if service improves. Again, the service was friendly and at times very quick. For example our waitress accidentally spilled a little water on the floor and someone came almost immediately to wipe it up. I wish I could give it 4 1/2 stars. This is a totally fine, acceptable place for breakfast. I had a coupon, which is what brought us in. We came on a Saturday morning around 8am. We were seated right away. Service was fast. Almost too fast. I was still waiting for a high chair and the waitress was already asking what we wanted to drink. I could understand a rush if it was busy, but it wasn't. Lots of choices for breakfast. Hubs and I both got omelets. Mine has already fed me two times and I still have another third left for breakfast for another time. 4 months ago. This review never posted for some reason.... Stay away from this restaurant. The most incompetent and rude staff who answer the phones March 8th. I called to place an order for pick up and the girl who took my order got the entire order wrong after repeating many times. She got all flustered once she was corrected a few times put me on hold WITH OUT SAYING ANYTHING. NO "HOLD ON PLEASE".... Then a man gets on the line to repeat the order and when I asked for the girls name to say maybe she needed more training because she was having such a hard time, I was completely ignore. I asked for his name and he never answered so I cancelled my order. Over 10 minutes on the phone to place an order for breakfast? Let's be clear... If the face of your establishment is the crew who answers your phones (likely the hosts) then I am slightly concerned with who prepares my food and the like. Plus there was zero concern for customer service here. No sorry no please wait. I called to speak to the manager and was told he was on a call. So I said I would be fine waiting and I was hung up on after 3 mins. I called again after 5 mins and was told the manager was on a call so I said I'd be happy to wait. I hear the girl say "they wanna wait" to some one in the background but never said ok or please hold or anything and put me on hold again. Long story short, I did end up speaking to senior server or some one who said they would relay the message to the manager.... She was very kind and apologetic. Unfortunately the damage was done. She offered to make the food but I refused just simply asking if staff could possibly be more trained in customer service. I can't imagine I'm the only one who had an issue like this. read more

Ok, I reviewed this place after a Father's Day visit and did not give them a good review based on undercooked pancakes, BUT I've since gone back for their perfectly cooked LEMON pancakes. Have visited Flapps 4 times. The good on the place is that food and the price are good and reasonable. The not so good is that the service is quite slow and they seem to be disorganized. This should not be the case for a place that has been open this long. The wait staff is friendly and we have never have had any one be rude but the staff needs to pick up the speed. On a most recent visit, we waited 10 minutes before thang even came to our table. Also, just a suggestion to the management team. You have a nice,clean and good place. Why don't you put a TV with a signal instead of the one channel. Sunday's during lunch sports fans would appreciate the score of the game. I have ordered from here several times since Covid and every time their California crêpe is absolutely delicious. They are huge there are two, the sauce is fantastic and the vegetables are fresh. The place is new and clean. Green Pepper Soup with Garlic Bread was great. However, it was Luke warm. The other issue was that the food came out before we were not even halfway done. Also, one of the people had pancakes. 4 times he had to ask for syrup. No sugar sweetners was provided for a coffee drink. No butter for pancakes. Our meals were Great. We decided to give this place a second chance. The food is mediocre at best. Service is very slow. Went there on a Tuesday at 11:30, so it wasn't busy. Had to ask twice for coffee which took almost 10 minutes. Also had to ask for silverware & ketchup. Finally I got up and got my own from another table. They didn't even come around for coffee refills! The last straw was when we paid the bill, rather than them giving us coins with the change, they decided to just short us .78 cents. The food was good, however I asked for my meal without an ingredient and my dish came out with the one ingredient I couldn't eat and missing fries. I asked them to correct it and they came back in a few seconds with it just replated with the item removed. I asked them to remake it because I would be ill later. Been back several times my last review. I can't believe an adult would say things about the two young hosts. There are present every time we come in and remember where we like to sit and very polite, I admire teens who go to school and still get up early in the morning on the weekends too! That being said, the food is still exceptional and the fresh OJ is my wife's drink of choice. Service is good and friendly, we are always being checked up on. I honestly really wanted to like this place.. the food is good when it comes out WARM. The servers suck I have employees walking past me not saying hello or seating me, 15 minutes later I'm seated. Server doesn't come up for 10 minutes on top of that it takes another 15 minutes to give her my order because that's how long it takes for her to come back. Then when I do order that waitresses say rude comments about how much am I going to be able to eat. You work at a restaurant you have to be a complete idiot to complain about a large order cause the tab is bigger. Then to top it off the food comes out cold 50% of the time and the order is wrong and the person bringing it out gives you dirty ass looks. Get your shit together. Oh and one last thing, don't have advertisements for food up in your restaurant IF ITS NOT AVAILABLE. read more

Great breakfast food! Our family stopped here on a whim and we were expecting run-of-the-mill pancake house type food. We were pleasantly surprised! I got the pacific scrambler with the diced seasoned potatoes-both delicious. My husband got the cinnamon roll stuffed French toast and he said "good not great". Bacon was thick and had great flavor. I was not very impressed at all with Flappy's. We ordered an omelette, French toast, and some standard breakfast fare. Everything came out fast and food was hot but the taste was off. The omelette was very dry and the ingredients inside were cut in 218 different sizes. In one bite the onions and peppers were cooked and soft and in another they were 4 times the size and raw. French toast was ok but nothing to set it apart. Just tasted like basic French toast. I'm sorry Flappy's but I have to only give you two stars and that's because the staff was wonderful. read more

Food quality and quantity was good. When we saw the omelette was a 5egg omelette my husband and I decided to share it- the waitress informed us there is a sharing charge of $2 ( which we agreed too). We added hollandaise sauce and jalapeños to the omelette. When we were served both additions were missing. We told the waitress she just said now what would you like. We said that's ok bring on side. We were hesitant to try Flappy's due to the wildly mixed reviews, but finally took a shot last Friday morning. With our experience, you can put us firmly in the thumbs-up camp. Food was good, hot, and served in a reasonable time. Service was good and friendly. We weren't rushed nor did we have to wait long for service. The ambiance was fine and not noisy. No complaints. Our only thought is that perhaps the negative reviews are from those going on the weekend. Flappy's is not a large venue, so I could see how the experience might not be the same on a crowded Saturday or Sunday morning with not a lot of room to absorb a lot of people. I don't know that that's happening, but I could understand if that were the case. So hard to find a good sit-down breakfast in Bartlett, so we'll definitely be back. :-) read more

Really just OK. We took the family here for breakfast a week or so ago since we live about 5 minutes away. The place is very cute, great atmosphere. We were seated quickly and the service was excellent. It's just that food was very so/so. If you are going to call yourself a pancake house, the pancakes have got to rock...and these don't. They are OK. But we are a pancake family and even the kids were not impressed. The pancakes tasted like IHOP or Golden Nugget, which are fine but nothing special. I was pretty bummed because I wanted this place to be awesome so that we'd have a go to place for breakfast that is close. But I doubt we'll go back. When we want pancakes, we make the 20 minute ride to Millie's Pancake Shoppe in Addison....which to us, has the best pancakes anywhere. read more

If I could give zero stars, I would. We ordered the chicken and waffles meal. When the food arrived, we received a huge piece of "chicken" (that looked & tasted like it had been sitting in fish oil) with cheap fish breading on the outside. It was horrible. Then, we called about the issue and they explained that all of their chicken tenders looked this way. It wasn't even a chicken tender! The waffles looked like plastic, the hash browns weren't seasoned at all, and the "chicken" wasn't cooked thoroughly. When we complained, they allowed us to bring the food back and get a different meal in return. We got the turkey bacon, hash browns, and French toast. The turkey bacon was cold and chewy. It was just a huge waste of money and I won't be ordering from here again. I appreciate Flappy's for being kind and offering a solution, but there is no hope for the food.
