I have been to the office in person, left messages with staff, left voicemails, sent emails via community messenger AND have had Fair Housing Dept reach out to the leasing office for resolution. NOTHING. When you're reading reviews of this property, keep in mind that most people giving 4 or more stars write their reviews at move-in or their first 3 months residing there.. I thought it was a wonderful place too... But if you should have any .. ANY billing, rental agreement or monetary issue with this company - beware! This place is so horrible. I wanted to tour the place so I made an appointment. I arrived early and all the future resident parking was taken. I couldn't park in the guest parking because there was NO PARKING AVAILABLE. I just want to tour the place to possibly sign a lease. After, I was driving around for 10 minutes. I decided to call the office to let them know I was going to be late and maybe they can direct me where I can park. I called 15 times and no answer and when they did answer i got hung up on every time. So unprofessional. I would understand if I didn't have an appointment but I didn't! To top it all off a current resident was parked in future resident parking! Obviously parking is a major issue. read more

I've lived here for about 4 months now, I wanted to wait a little while before leaving a review. For the office staff and maintenance staff I would give a 5 star for courtesy and just all around polite helpfulness. This price point however doesn't match the complex. At times the pool isn't clean, the stairwells needs to be cleaned more often, the construction of the units is mid at best. The walls are incredibly hollow and we can hear street traffic and plenty of other sounds. Overall it's a good apartment but it could be better. read more

I'd like to start off by thanking the esplanade team, everyone has been so helpful and kind from the beginning. A big thank you to Kathy, Jasmin , Cynthia, and Adrian. You all have been super helpful,. My boyfriend and I just moved in and although the reviews had us a bit iffy at first, we actually heard very good things from friends and family that use to live here as well. The only problem we had is minor (pet odor) inside apt but Adrian got us taken care of and will be reaching out to maint. for help. They have made the move in process super easy , the area is nice, close to shopping centers, and we have had no problems at all. we love it so far ! read more

This place is a joke! I came back to this apartment complex because I rented here 12 years ago and I really liked it here. Seems like everything is going down with the new staff. Adrian the manager that's never around and jeremy that leased me the place set me an appointment on a day that supposedly was closed. Imagine renting a uhaul truck and know one there! Till this day I still have t received a call from the manager. Jeremy gave a pathetic excuse of them switching owners and his head not being in the right place lol.I regret moving here. I wouldn't recommend this place to anyone! And the last thing I need to say is that the place when I moved in was filthy what a joke of a company. I have not received any calls or emails I've been in a few times and spoke with Jeremy. And I'm still waiting please stop lying read more

We lived here for 6 years and it was a fair stay. We recently moved out in March 2020. When we first moved in, we fell in love with the complex and the staff. So respectful and helpful. We were helped by Ana whom took care of our moving process. Then after about year 2, they got new management which was unfortunate because the new staff wasn't very knowledgeable & was unprofessional. It is very frustrating dealing with them. Even the simplest issues are a headache to take care of with them. Their policies are good but they are not enforced. For example, their pet policy. They say no dogs larger than x amount or certain breeds are allowed but I've seen them around the complex. Granted we understand there are people whom do not follow the rules. Then there was the failed Poo Prints program. They made us pay a fee for this program, to get a swab of our dog's DNA. They were supposedly going to test the unpicked up dog waste and fine the responsible residents. This program was never enforced, as the complex is filled with pet waste. So this was an unfortunate waste of money for the residents. They advertise a smoke-free environment but unfortunately, it is also not enforced. Residents are constantly seen smoking from their patios. They started a great locker program for packages to be safely delivered. However, if by odd chance your package was delivered to their staff instead, you can count on it being lost in their office somewhere. We ordered a package back in Nov 2019 and we got confirmation of delivery from the carrier. We kept going to the office to pick it up and they kept telling us no package was there. 4 months later what do you know! They had found it! Probably shoved somewhere unnoticed. Then there is the yearly inspections. We understand they need to check the condition of the units for proper upkeep, but they only give you 2 days notice! Year after year we always ask them to give us a couple weeks notice to be able to put our dog up for day care, but it goes on deaf ears. The maintenance guys are nice but they drive like maniacs in their golf carts. Which leads us to suggest that they need stop signs or yield signs around the complex. People drive so crazy! The service requests are completed in a timely manner. No complaints there. However, we did submit various service requests and concerns about a squeaky soft spot in the hallway flooring but it kept getting pushed back and forgotten. You can forget about asking for upgrades on things that are outdated. Even though they increase the rent amount year after year. We had asked for new horizontal blinds but their response was that those are only for the remodeled apartments. The carpet was in decent shape, not new when we moved in. The only thing upgrade we received in the 6 years there was a new Google Nest thermostat which was great. Parking is horrible but that's everywhere. Their parking enforcement we applaud because they are very strict on this. They cite cars that are parked in wrong spots and they do inspect garages to ensure they are not being used for storage. Never been to their fitness center because welp it's small and seems like their machines are always down. Their pools are in good condition and we do appreciate the maintenance guys picking up in the early AM from the previous night. Every Wednesday they have a taco guy by the pool/leasing office. Him and his wife are the sweetest and have delicious tacos, tortas, burritos and quesadillas. Get there early because they sell out fast. We do appreciate the low lease increases at the beginning of our stay there, which is one of the reasons why we stayed here so long. However, it was probably because we were still in their outdated unit with the older appliances/cabinets. Most recently, earlier this year 2020, the mails boxes were broken into. However, they took quick action and added a lock around the boxes. Finally, as our move out date came closer we did a deep clean of the apartment and left it pretty spotless. We took extra care of the carpet throughout our stay there, to avoid charges. Even after having a pet for the last 3 years of our stay there, we feel we left the carpet in great condition. Nonetheless, we were charged for a cleaning fee and charged a partial fee for the carpet replacement even though it was over 7+ years old. The cleaning fee we felt was unfair because they told us it was a flat fee that was charged to every resident at the end of their stay. Essentially, they want us to pay to prep the unit for the next person which should actually come out of the complex maintenance budget, unless there were damages which we didn't have. Due to recent events, COVID-19, they canceled our exit inspection which was totally understandable. In conclusion, our stay at Esplanade was satisfactory. We believe it could be even better if the management and its staff improved. They really need to get on the same page regarding policies and procedures. read more

The place was very nice a beautiful. However they just gave me a key and had me go look for the places myself. I got lost abs a maintenance person asked if I needed help. It was a workout. Fast fed I got approved and was to get to the next step. I put a 100$ deposit down for the hold on the apartment in between time. In the end I withdrew my application because I got approved for a home instead. I asked about the deposit and would I be receiving a refund? Crickets..... several emails and calls but no replies???? I'm super confused as to why they ignored me about this. read more

Where to begin? I have been a resident here for 2 and a half years. I am leaving half way through my lease because I just can't take the ineptitude of the management staff. 1. I pay extra to have my dog here. If you've read the other reviews, you know that pet waste is an issue. It is an issue because the pet walk areas are not kept up and the dog poop bags are not replenished in a timely manner. They have no problem charging me extra money, but do nothing for it. The pet waste issue is a health hazard that should be addressed by the maintenance department. 2. Unfair enforcement of the lease. In building 8, we cannot get satellite service because of the direction of the building. First of all, it is not fair that some residents can get satellite and others can't. This is an issue because the lease states that the dish must be on our own patio. A neighbor of mine decided to bypass the rule and install a dish outside of his patio. I complained to the office and it took them 4 months to address the problem, meanwhile I am paying significantly more for cable instead of satellite. 3. The grounds are a mess. There was a downed tree behind my building for 5 months. They have removed many of the decorative bushed and have just left the bare dirt. After they pulled out the bushes, they left the sprinklers on resulting in standing water. The second pool was left on to overflow several times this summer. This is an issue not only because of the water restrictions, but because the residents pay the water! The water bill is averaged out to the residents. 4. Parking sucks! It is so bad that another resident took a giant bed-sized piece of cardboard and painted the message "The parking is fucking ridiculous" and posted it at one of the entrances. The management is so lazy that it took them 20 hours to remove it. 5. The front office staff is laughable in their ineptitude. Every lease term, residents must bring a copy of their insurance coverage to the office. This last time I was called down 4 times. 4 TIMES! But before that I had to go down to the office 4 other times to sign the myriad pieces of paper. Mind you, I had already lived here 2 years at the time. 6.The maintenance department is a joke. I made an appointment to get a few things fixed. I left a note in the clip on the door telling them to come in and that I made the appointment so that I could have my dog out of the apartment. They didn't read the note that was clearly labeled, and put their note on top of mine that said I wasn't there. Duh! 7. Drugs. They are rampant here. I've personally called the police 4 times and was even intimidated by another resident who followed me to my car. The office will do nothing. Protect your kids. 8. Safety. Random people come into this ungated complex and smoke up and have sex in their cars in the parking lots. I have come out to my car around the corner from the building to see used condoms on the ground. I'm not even kidding. I could go on, but I think you get the point. They will charge you an "apartment cleaning" and "carpet clean/repair" fee, even if you showed them photos and a video proving the apartment was thoroughly cleaned when you moved out. Their own words - "we charge every resident this, no matter what". We even checked the box on the move-out form that said we'd like to schedule a move out walk-through and no one got back to us to schedule one. Parking is a mess (hardly ever any spots for guests). And, they put locks on the doors to the dumpsters without telling anyone that the amenity key is used to open those - by their own admission, they did not effectively communicate that and resulted in people just throwing trash over the fence, hoping it lands in the dumpster. I would not recommend staying here. read more

We lived here for a short lease of only 10 months and really loved the complex and community at first. Everyone in the office was extremely welcoming and helpful with getting us set up to move in. It wasn't until about a month into our lease where we started to see a handful of red flags. First off, their communication with residents and to even each other in the office is absolutely atrocious. I can't even count how many times I've had to talk to multiple reps in the office about the same issues after thinking they've been resolved with Adrian and Jasmine. All they'll tell you is "you're all set don't worry" just to get hit with another phone call from someone else asking about the same thing, only to get a "huh.. I wasn't aware of that" when you tell them you already talked to someone else about it. It seems like nothing actually gets resolved. When we finally got settled into our apartment after moving in, we noticed a handful of issues that made it seem like the apartment wasn't completely finished before our move in. Our accent wall wasn't painted like Jasmine said it was, there were scratches on most of the kitchen cabinets, the paint on the kitchen cabinets looked like it was applied way too thick as you could still see the heavy layering and drops running down each one, holes in the walls still from previous residents, both our washer and dryer didn't work for the first week until maintenance had to fix them, the microwave handle was loose and ended up falling off a month in, our dishwasher flooded itself multiple times and maintenance had no idea what the issue was, garbage disposal, sink, and bathtub drains all were clogged with mounds of hair from the previous residents which I myself had to manually go in and remove from each drain, the carpet in both our closets was ripped and frayed in the corners, and the tile (which isn't real tile keep in mind, just a flat roll of fake look alike tile pasted onto concrete) was actually lifted up in front of the oven. OH AND LETS NOT FORGET THE MOLD THAT WAS ALREADY FORMED NEXT TO THE AIR CONDITIONING IN THE HALLWAY THAT GRADUALLY BECAME WORSE UNTIL WE FINALLY FOUND IT MONTHS LATER WHEN IT SPREAD TO THE ROOMS. The first 3 months all 3 of us had a plethora of health issues that were unusual to us since we all relatively don't get sick often. Turns out the mold was the issue. Yeah, the guy who came to take out our mold literally told us we were lucky that we only had a few cold-like symptoms during this. How in the hell does that go unnoticed? Are you kidding me? During our tour with Jasmine before we moved in, she made it clear to us that they've had "zero break ins and crime" and actually had a pet waste service that allows for dog droppings to be picked up quickly and have the person who left it there be charged for it, so they can be held accountable. Now I'm not sure how the hell that would technically work but turns out it doesn't matter because that pet waste service basically became a running joke with our building considering the amount of dog droppings that were always left outside of it in the grass. Good luck walking through the grass at night without stepping in any. Our car, parked in the car port assigned to us, was broken into twice in the same week 2 months after we moved in and there were other reports from neighbors about them having break ins as well with their cars, garages, and even mailboxes. Every complex has break ins, you don't need to lie about it to make your business seem superior. Just be honest. What's even worse is how our break ins were handled. We had called the office and told Adrian about both of our break ins to which he said he'd contact Leilani (Community Manager) right away and she'd call me within 15 minutes. Yeah that never happened. I waited for her call the whole day and even the days after that and received nothing. I tried calling her directly multiple times and got hit with a full voicemail box until I was finally able to leave one about a week later. Still even with leaving a voicemail, no one ever got back to us about the break ins and to this day I don't think they even remember considering how many others seem to have the same problem. Don't live here unless you want to constantly be on edge about your rent because you won't know if it's going to be raised each month. All you'll get when you ask them about it is "we don't handle that, it's a third party". An apartment complex that doesn't oversee their own residents' rent? I get sourcing your services through third party vendors, but when residents come to you for questions for something as important as rent and you can't give them straight answers because you have others handle it for you, then what's the point of your job? They couldn't even tell us WHO THE THIRD PARTY WAS! It's just a bunch of "I don't know, I'm not sure" from everyone in the office. Their communication and accountability is almost non existent. Terrible!! The worst experience with the staff at that office. (Riverside) Completely incompetent!! Day one took 2.5 hours, as they couldn't figure out how to send/sign us into the app. Every time we called the office a different employee gave us a different answer. They rarely answered the phone and never called back. During the walk thru on moveout, they said everything looked good (it was left perfectly- we have pics to prove) then they said it was dirty. Called Sequoia Management to dispute & sent them photos. Got a check for minimal amount which was addressed to ALL 4 girls in apt, so banks couldn't cash it. I LOVEEEEEE these apartments so much! I love the staff as well. After I turned in my application it was a speedy and smooth turn around and I was approved in no time. They answered all my questions thoroughly and were so warm and friendly which is exactly what someone needs when moving to a new area, to feel welcomed. They even give you a cute apartment key chain and a free pizza on move in day (what a great idea to help alleviate the stress of eating during your move). They have holiday events, taco trucks, and are even open 7 days a week (very convenient for getting their Starbucks coffee in the front office). I've already recommended these apartments to my friends looking to move. Adrian, Brianna, Jasmine and Katie (AMAZINGGGG manager) have made my move so seamless and pleasant I really can't thank them enough. These apartments are really beautiful and look just like the photos online. I also love the spacious floor plan and I also got a garage for my electric car as requested with no issues whatsoever. I looked at many apartments in the area and I knew that this apartment was it. The prices are perfect, I have a dishwasher, washer/dryer in unit and a spacious balcony. Not to mention newly renovated. I love the entire staff but I must say Katie is my favorite :) Move here if you want to live in Riverside, you won't be disappointed!! read more

The esplanades when we moved in was very well managed by Katie I believe her name was. The grounds were always clean and well maintained and maintenance was so amazing any calls we had to make were responded to very quickly. The apartments themselves are very well kept and honestly worth the amount you pay in rent. Things kind of went bad when a new manager by the name of Benicia came in. After she took over the grounds went down hill. Dog poop was everywhere and I'm not exaggerating when I say that even walking on the sidewalks was a hazard for dog poop! We were left without heat for almost 2 months until I threatened legal action and with 3 kids in the coldest days of winter it was horrific. Once we threatened legal action the next day the whole system was replaced. Break ins were happening more often we also experienced trash being left outside our patio and blocking our whole ac unit! We called it in but nothing was done for 2 days so I finally grabbed a shovel and put it in front of the pool gate and that was the only way it got cleaned up. We have since moved out and I'm hoping management is now taking the concerns of the renters more seriously as the esplanades is a great community with the right management! read more

We've moved out a while ago and I finally had time to update my personal opinion and rating for Esplanade at Riverwalk as a former resident, not someone who called the leasing office with questions. We've lived here for about 2¾ years. We ABSOLUTELY loved Esplanade during our first 2 years here. Things have changed so much in the final 6 months of our residence that I have to downgrade my rating from 5 stars to 1 despite recent upgrades to the community. The EXPERIENCE nosedived once community manager Shelley G. left. It's as if we were living in a different complex. Our entire favorite leasing agents left with Shelley: Immanuel, Tiffany and Ana (I think Valerie is still there). They're what gave Esplanade the fantastic, homey, first class and residents-first atmosphere. They've seen our son's nursery in progress, met our son when we brought him home and watched him grow from 4 days old to 6 months old. They are also why many residents aren't renewing. I asked vacating residents for their reason and they all have 2 common answers: 1.) Perpetual rent increase. GUARANTEED to increase 4.6% annually. Our renewal for 2016-2017 increased by 6%, so be mindful of this. 2.) The new staff. The community is beautiful but no longer has a soul. Neighbor meet-and-greets have greatly diminished: Easter egg hunt, billiard tournament, fitness expo, arts and craft day, Ice cream social, business fair, wine and cheese night, guacamole competition, Esplanade's co-ed softball team -- ALL GONE, but I've attached photos of what once made Esplanade great and what new residents are missing out. Taco Tuesdays, now Fridays, was reinstated due to demand from residents, but that was taken away too! Gone are fun raffles that fundraised for CHOC. I try to attend these activities despite my gnarly commute, barely making it just so I can get to know my neighbors and it really made living at Esplanade a truly unforgettable experience. Ever since the new management took over beginning of 2017, the dog dookie problem has returned. Not as bad as before the Poo Print program, but it's back, so watch your step. Long gone are the days when the leasing office offered dry clean and mail-hold services. They even once offered to water your plants and deliver packages INSIDE your unit while you're away! Everything is stripped down now but rent is climbing. Ever since we moved in, Esplanade undergone constant upgrades. Sequoia is converting empty units into "luxury" units to compete with the newer One 11, Artisan and Metro at Main, The Paseos and Viano. Esplanade even rebranded itself as "Luxury 1, 2 & 3 bedroom apartments in Riverside" over the course of a year! If you're OK paying this premium to live in RIVERSIDE, why not just move to the OC and eliminate the 91 commute and I.E. summer heat? Maintenance is OK and they fix things promptly. Emergency issues have priority. Security is prompt at enforcing pool curfews. However, they just do the usual round of patrol and then leave, so understand you're not getting 24/7 on-site security. We are aware of two KNOWN theft to vehicles/properties. A white VW Jetta was stolen in June '17 and the rims off a new Honda Accord were jacked (see photo: this car was on cinder blocks for an entire month prior to its removal at the owner's expense and in the middle of a pending insurance claim!) The parking situation has gone to sh*t. No issue if you have ONLY 1 car. Forget inviting guests over. You can't park at the Hampton despite what ANYONE tells you (a warning was issued to Sequoia that was distributed to residents, see screenshot). Can't find parking for your 2nd car? Park on the streets. Adding to the parking problem are f*ckoffs with garage using them as storage instead of parking! To be fair, they've recently implemented Parking Boss to enforce their parking policy but we moved out before we can evaluate its efficacy and they also claim to do random garage check to ensure they are NOT used for storage. Esplanade takes their sweet ass time to cash your non-rent payment checks. If you sent a check to cover balance owed on move-out deposit or "electricity recovery," follow up if it hasn't been cashed after 2 weeks. The assistant manager is always on vacation or out to lunch whenever you call. Our lease started at $1,535. Renewal for 2018 is $1,742. Monthly rate is $2,942.00, for a Residence 5 unit. LMAO! While Esplanade has treated us well up until the arrival of the new staff, we rather not deal with apartments again. PS - Cookie cutter response not necessary. Read this opinion thoroughly, look at the photos, then rectify the problems that are plaguing Esplanade. If Sequoia has done its job, then subsequent HONEST and ORGANIC positive opinions will render this one obsolete and irrelevant. Msg me for tips on move-out & itemized cost. EDIT 9/3/18: Our $25 check was never cashed by Esplanade and someone managed to withdraw $220 from our account. Hmmm.. read more

I am a current resident at Esplanade. Please be very careful if you live here and are planning to transfer/move out - the leasing manager herself, Diana, informed me they do not make attempts to collect a debt owed and it goes straight to a collections agency. I found out I owed a large balance upon reviewing my credit dropping significantly. When I went to speak to the leasing manager, it was a very corporate like experience, robotic answers, as if they leave their humanity at the door. I have made attempts to obtain receipts for the work done on my old unit (as is your right if the work exceeds $125, under CA law), and the leasing manager has informed me that she does not have that information handy. Which is interesting, because I have seen with my own eyes that their own maintenance team is the one completing the work. A leasing office not having their employees work orders handy? I am not buying it. Just be careful, most apartment complexes are greedy, and I thought this one was different, but clearly not. read more

The only reason why I m giving it 3 stars instead of 2 is because of their nicely decorated leasing office and the property overall's appearance. Expect to pay more than similar property in the area but still deal with awfully laud neighbors, consistent pot smell around and bad customer service. I reported several times the aforementioned issues, but nobody really did anything about it. The employees at the leasing office are seriously incapable to handle even the easiest tasks (except Adrian and Jasmine). I always get all my packages delivered at the office and every time I go to pick them up, they always lose them or I was even given someone else package several times. read more

Valeria and Breanna were the most friendly and welcoming staff of agents I've ever met! I really hope i can move into this place because it's a dream location! Amenities are amazing! Where to begin..The main issue I have with this place is the PARKING, or lack there of. 2 cars were registered to my apartment. 1 assigned spot. But only 1 car could park there. So my girlfriend had assigned spot, and if I parked there I would wake up to a warning or ticket on my windshield. So even tho we were paying $2100 a month we couldn't park either car in our spot. Stupid. We had several instances of someone parking in our designated spot. 2 out of 3 times the tow trucks never came. Maintenance or front office did nothing. We also had several issues with a group of kids that would come and bang on our front door then run away. And it would happen multiple times. Called office, didn't do a thing. We had a scheduled appointment to do a final inspection/walkthrough before moving out. They gave us a window of time and nobody ever showed up. Called several times and no one ever answered. Wouldn't return messages. Finally on the day we were supposed to turn our keys in they were to do a walkthrough then. And surprise surprise, they didn't do it. Management is a joke and completely unprofessional. Rent is way over priced for the nonsense that occurs and the lack of parking. Packages and this complex are horrible too. I wouldn't recommend this place to anyone. I know people here who have had multiple vehicles stolen within a year and a half and there are still no reliable security officers or cameras anywhere! DO NOT LIVE HERE!!!!! yes it has great curb appeal but it will become your worst nightmare. Lets start a list: 1- when we picked up our keys with leasing agent Jasmin Romero didnt mention or give us parking permits. A week goes by and i get a ticket on my car and i go into the leasing office and they said will you need a permit with ATTITUDE!! 1- you never gave me a permit you idiots when i moved in!! So she gave me the permits and told me park in your spot or uncovered spots. 2- 2 weeks later i get another ticket i go to the office and tell them why did i get this.. i parked in an uncovered spot and i also pointed out the guy wrote out the ticket wrong. They tell me dont worry about it and it doesnt mean anything. 3- our up stairs neighbors our horrible we have called the office, i have even emailed the manager of the complex and their response is will we tried calling the tenant but they arent answering their phones. My response is cant you send someone to knock on the door because is sounds like there are unsupervised children running all cray and screaming. Update : I previously wrote a review about this complex and hoped things would get better and in some respects they have but others they have not. First, my husband and I have been very annoyed with the people above us, they obviously don't work normal work hours, if at all because they are up at 2 and 3 am, stomping on the floor and letting their huge dog run back and forth. This happens almost every night at the same time with out fail, as I am writing this it's 645 am and they are still up there tap dancing. We have contacted management a few times on email and nothing gets done, except one time where they stopped for a week and then it began again. Second ,valet trash is something we pay extra for as a complex, and there are recently it hasn't been picked up and it will sit for 2 or 3 days. Third, parking has gotten a tiny bit better but not really. Instead of not finding uncovered parking we have people parking in our actual spot. We have called the tow yard several times and the people run out before the tow truck can get their and say they didn't know.... This place is ridiculous with managements lack of concern for the tenet. read more

Cons:Horrible parking arrangement. The security does inconsistent and selective enforcement. Front office staff is only courteous and professional until you sign. Club house and/or one of the pools always seems to be down for maintenance. Pros: Very beautiful apartments, recent upgrade in lighting throughout the complex, and quiet for the most part. After my gf and I had submitted an application with Metro At Main in Corona, we decided to check Esplanade Apartments the day after. Doing that was the best decision ever! The following day we withdraw our approved application with the other apartment complex, and made the switch to Esplanade Apartments! The staff is amazing and so friendly! They answered all of our questions and helped us get the specific apartment we wanted(which was one of their new renovated ones). Huge thank you to Jasmin, Katie, and Nicole! Never got to speak with Liliana, but we also want to thank her as well for making this happen for us! We are beyond excited to officially be residents at Esplanade Apartments! read more

Parking is awful and there are constantly cars with no tags taking up all the open spots near my apartment (and I get home early afternoon). Since they don't check parking until the evening I end up having to park no where near my apartment. The more irritating part is that I have tried calling to ask if they could maybe try doing some random checks during the day to help a little but they told me that I'd have to wait until they check (after 7pm). I also emailed management a week ago and received no response. Very disappointed, the staff used to make us feel taken care of and heard but it has really gone down hill. The only reason I'm keeping 2 stars is because the maintenance staff is amazing!! They are very kind and have taken care of any issues we have had in a timely manner. read more

Let me start off by saying, ESPLANADES IS THE PLACE TO LIVE! Definitely HOME for my family. Absolutely love it here! No other apartment communities compared to the spacious size of our floor plan, the beautiful interior/exterior, and amenities included. Adrian helped me with my move in, he was quick responsive and knowledgeable about everything during the leasing process and was so understanding and supportive! He went above and beyond and literally showed me all the floor plans so I can get a good idea of the property. Everything went so smoothly, I was so impressed by his passion to match me up with the right apartment and his patience with my many questions. Adrian is very professional, well informed and passionate, and I truly enjoyed working with him! Katie has been just as great as Adrian and this team hasn't skipped a beat! They have shown they are definitely here to ensure our happiness and comfort is their number 1 priority especially during these hard COVID times! We can't thank them enough! And just to attest to how nice everybody who works here actually is, we received a few sweet surprises when we first moved in and even another surprise gift of our choice for renewing our lease! We were so presently surprised! They serve tacos on Wednesdays, have held live concerts, brought out the Kona Ice trucks for snowcones, and even lunch on them delivered to our door! This team truly goes out of their way to do little things that brings everyone together! It really feels like a true community! We have lived in plenty of apartments before we moved here, but have never experienced something like this! Adrian and his team including the maintenance staff are extremely courteous and their professionalism and ability to help with any issue has really exceeded our expectations!!! We moved in two days ago and so far things have been great. We love the unit we got and the place was certainly was move in ready. Happy to have a renovated apartment with brand new appliances and we love the fact we have a full laundry room. Our experience with the staff was great. We dealt primarily with Betty and she was a big part of the reason we decided to commit to Esplanade. Loved her personality, and made us feel at home. I'd say the only thing that we aren't thrilled about is the parking situation however we know parking at most apartments these days isn't the best. Definitely say so far so good! read more

I have lived here with my boyfriend for almost 3 years. When moved in, complex was ran by nice professionals, with time everything changed. I would have never moved in here knowing it was going to be this way. 1. When we moved in they promise refund for pet adoption up to $250. I have adopted pet with total of $190. I am yet to see refund. I spoke to few people and Katie Alberts (who mostly ignores your messages). First they said I was supposed to register my pets with the city of Riverside and get paperwork from the city. Which I registered them, but the city never sends you paperwork. So when I confronted the office for their mistaken representation of terms of refund they said they simply couldn't provide that kind of information to me and that it was a mistake, but they would try to make an exception and refund me at least $95. I have been waiting since August 2018 to hear back about status of refund. 2. Also upon move in, we complained about pet smell coming from the carpets. Nothing was ever done. When we moved in to a larger apartment on the property, the administration tried charging for carpet change and pet urine stains on it. When confronted them about it and requested carpet change record (carpets are supposed to be replaced every 5 years regardless of anything), I was told that they would "forgive" that charge to us if we were to pay $50 only. 3. Also for every year of renewed lease the administration gives you a small present (up to $150 value), once we upgraded to a larger apartment (same property, just larger and more expensive) after 2 years lease with them, we were told we weren't entitled to present as we were considered "NEW" tenants... I mean after 2 years you are still new?! And there were so many more small issues that it became impossible to live at the property for the amount paying. The complex is very nice (despite of gym equipment not working half the time), but money vs customer service is definitely not fair. You are overpaying for mediocre customer service at best! read more

My previous review I wrote that I loved living there with the exception of the terrible parking but that was before The parking situation was not improved but got worse among other issues.... After living at Esplenade At Riverwalk for 2 years I am Very disappointed to write my experience with Esplenade, not only is the parking a mess for guests and for residents because there are only about maybe 12 guest parking spaces but there are nowhere near enough resident parking spacing causing residents to park on the side street next to the complex. My roommate has had parking tickets because of this. When we finally moved out last week we made sure our apartment was spotless, we shampooed the carpet, scrubbed the floors, and left the place immaculate. This did not keep Esplenade at Riverwalk from taking all of our $500 deposit for cleaning, they charged us to REPAINT the entire apartment, they repainted it for us when we moved in which means they would just reprint it anyways or does this mean the previous occupant was charged when it was painted before we moved in? They also charged us for carpet cleaning. This should all be done by default by the landlord for the next occupant. We essentially left it as clean as when we moved into it. Needless to say Esplenade At Riverwalk is not someplace I have or will recommend to anyone. I encourage you to please check out corona point down the road from Esplenade you will have a much better experience. 1 star because there is no lower rating. read more
