I just renewed my lease without hesitation. As Christopher K said on 12/12/2014, I have no problems with the Esplanade, whatsoever. A wonderful place to live with maintenance and staff as pleasant and helpful as they can be. I thought Valeria, the staff person that placed me in the perfect unit for my needs, was making promises that couldn't possibly be met. They've exceeded them! Beautiful apartment, beautiful grounds. Update on 2/9/2015 - I have just read through some of the other reviews and find it amazing to see the swing in ratings. I guess with anything, beauty is in the eye of the beholder. Being new to the area and wanting to stay fairly close to my sister in Norco, I looked at many complexes around here. I used the reviews and picked the wrong one previously. I was miserable with the experience just down the street from here. I kept my eye on this development and was always pleased with the look of it and how quiet it is. I was thrilled when I came to put my name on the waiting list that a unit would soon be coming available. I liked the location of my unit and all the staff were wonderful. Jose, head of maintenance, went out of his way to make sure everything was to my liking and, even with the short turnaround time from previous tenants vacating and my move in, everything was perfect. He even made sure a last minute request for a painted wall in the master bedroom was accomplished. He could have said I missed my deadline but he didn't. I find that his maintenance staff is on the ball where they were non-existent in my previous complex. You do know that they are constantly cleaning up after careless owners that don't pick up after their dogs even though stations are available and signs are plentiful, right? As I am around during the day, I know the hoops they jump through. They also have provided me with several potty bag containers that are clipped to the leash. No excuse for them to spend their time cleaning up after your dogs. Just ask anyone in the office for the cute container from "Paws"...they also always welcome my dogs and give them treats. Now retired from the business world, I have found you are usually treated the way you treat others. "More flies with honey...." but these folks put up with some pretty rude renters and maintain their professionalism. I got wordier than I intended but they have done everything they could to make my life easier/happier. I hear no noise from my neighbors and always apologize upfront for my "guard dogs" that think they need to bark at anything that moves in front of our unit that isn't me. The occasional loud car driving by is part of city living and is not unique to the Esplanade. . By the way, both dogs greet Jose with glee when they see him and they always look forward to seeing the office staff when they realize we're heading that way. Went to the hot tub this evening and it is cold. I would normally wait until the next day and tell someone in the office but while there I noticed that the drain cover STILL isn't fixed in the pool. The same drain that sprained my ankle. I called the 24/7 maintenance service and put a message on this board right away. The lady who answered the call on the maintenance line said someone would be out to fix it. And A few days after my message on here I received a message saying that she was putting in a maintenance order and thank you for letting her know, Anna. But it's not. I knew I should have had done more but I should not have to. That's their job and I trusted them. For the amount that we pay for rent it is very disheartening things are always broke and are I am lied to about things being fixed. ie: pool drain, fireplace by hot tub in pool 1, dishwasher, paint color in our bedroom (Not the color we said we wanted when we picked our colors for our bedroom & dining area. Told Valeria on move in and she said that she would check into it. That was the last we heard of it.) , the back gate to pool number 2 not locking and little kids were able to go in and out without an adult (could easily drown), nail sticking out in our carpet that we keep stepping on because you can't see it but can sure feel it when it enters your foot, poop all over the place (suppose to match it to the pet that lives here was what we were told prior to choosing to live here and when we signed a lease and was told that they stay on top of dog feces here), still have yet to receive a copy of our lease (which I have asked for on numerous occasions), kitchen cabinets peeling. I could go on but should not have to. I have been letting everything go after a while because it takes more energy trying to contact one of them than I have to give. But after seeing that the drain is NOT fixed and this is something that when I contacted them I told them it injured my ankle and they lied and said it would get fixed. That has pushed my limit! They have NOT been keeping up their end of the lease. They are not providing what I pay for. We were lied to about what we'd be getting while we live here. We've been here for almost 5 years. The location is ideal since they are close to most freeways, restaurants, shopping & most things. The area is beautiful with walking trails nearby & a dog park down the street. They have a taco man that comes almost every Wednesday. They have cute events & activities for families every other month or so. That being said, parking is HORRIBLE. I don't think they have enough parking spaces for everyone that resides here. My husband has to park across the street most of the time & has to walk so far, which sucks when you're already tired from a long day at work & commuting from Orange County. I don't know how many times I had to call the towing company to remove cars from my assigned parking spot. They supposedly have all these "special programs" - BUT the front office staff does not follow through with any of them. I see no security that they claim they have ever giving tickets or towing people who are parked here without a sticker that shouldn't be. My car got broken into at the end of March this year & I informed the staff - no response. My husband's truck got broken into around mid April after that. Apparently car break ins happen a lot at this apartment complex after talking to neighbors, which is scary since I have two little ones. They also have a BIG roach problem. I've never seen a roach in my life until living at Esplanade. There's dog poop everywhere. Mail gets stolen here almost all the time. People leave their trash outside their doors all day when they're only supposed to leave it out a certain time for the trash valet. There are so many cats out & I think they leave holes in the trash bags that are left out for too long & all the trash is leaking out onto the pavement in the halls. Not only does it smell awful, it looks disgusting - probably why they are infested with roaches. Sometimes trash valet doesn't even pick up the trash on the nights that they are supposed to. Given I have only been living here for a few weeks, I am not sure of how heavily my review should be held; however, I have only had great experiences with the staff so far. Valeria was the person who helped me find my apartment, led me through the entire leasing process and has even helped me find another apartment fitting an associates needs after seeing my place and deciding he too wanted to move here. She has continuously gone out of her wajto make sure my needs are met and that I am satisfied with the help I am receiving. The apartment complex itself is beautiful and clean for the most part, minus all the scattered paper at the mailboxes, but the office can't be held liable for residence not picking up after themselves. The only NEGATIVE thing is there is NEVER any guest parking. I think with how much the residence pay, we deserve some guest parking because there is none ever available. Our options for guest parking are A. empty space in the complex and change getting ticketed and/or towed, B. Across the street and get towed, or C. on the streets and chance getting towed or broken into. This needs some serious work. Worst apartment complex ever. I never even moved in and I have nothing but awful things to say about this place. Management is completely AWFUL and have no idea what they are doing. My boyfriend and I tried to get a place there and had to be placed on a waiting list, which was fine. This required a $100 deposit though. We found another apartment somewhere else. We immediately called them to be revoked from the waiting list and obviously wanted out check back. 6 weeks later and we still don't have it. I have had to call them FOUR times now. The staff is pointless and cant do there jobs...I obviously have to do it for them. Call them and remind them constantly to take us off the list and process that so we can get our check back. I am so happy we did not move there. The person I spoke with on the phone was rude and did not even apologize. I know its only $100 to them and not there money. But they are working in a customer related field and there customer service is fucking awful. This place does not even deserve a one star rating. read more

DO NOT LIVE HERE! At first they were all nice and accommodating, until you sign your lease that is.... The first night in our apartment my car got towed because they gave me the wrong information regarding my carport. At first they told me that my port will be next to my apartment which was a lie. I soon found out that its actually about 400 feet away, on top of living on the third floor with no elevators. They have a trash service here that is discounting! People leave trash bags outside of their front door which is gross and causes bugs to come. On top of it all, my fiancé just bought a new car and we are unable to get a parking permit because my car is registered in my moms name although I am on the insurance and this apartments address is on the REGISTRATION. You would think that thats enough proof for them that its my car, which I actively drive, but no it is not. These apartments are just horrible and they do not work with you they will just cause you stress and make your life harder. read more

4 years. My wife and I resided at these apartments for 4 straight years. Typical complaints as everyone has. Parking is terrible. They tried to enforce better parking by providing stickers. They were supposed to make sure that open parking spaces were occupied by stickers cars. They didn't. Constantly walking around seeing 2-5 cars without stickers yet somehow because my sticker couldn't be "seen" I was given a tow warning three times. But hey, everyone else has the same problem. 2nd: they up rent every year due to "inflation" with no loyalty perk. 3rd: from move in there was a leak when you ran the dishwasher. We complained multiple time about it and when they came out they ran it for no more than 5 minutes only to say it's the soap we use (which was not true because when we used their suggested soap it still leaked). But hey, I like hand washing better anyways. 4th: the door looked like someone had kicked it in since we moved and always had trouble unlocking and locking. They came out, changed moldings (which made it harder to open) took pictures and said they would let us know since the frame was basically bent. Never got a response on that one but, we moved out 3 months later. 5th: and this is the big one... We moved out recently and when they came to do the walk around the gentleman was in awe at the condition we had the apartment in. He said that based on his experience he felt that they would have to do the bare minimum to get it back to the level needed to be move in ready. After getting this we were relatively excited to hear that we were not going to deal with the typical nickel and dining of a deposit refund. Low and behold they took a great amount more than they claimed they needed. When my wife called in to get an explanation she never got through to the front office. She called for 4 days straight. No responses. Finally she drove all the way down to speak to someone in person. She was told she had to speak to someone who was not there that day and she would have to come back. She followed up the next day (finally getting through to someone on the phone) only to find out she in fact was talking to the person whom makes the decisions and should have been able to speak to why they charged us more! We were not looking to dispute justified charges just asking for clarification on charges. After what felt like a long weekend we get a response email stating they were not going to refund us any additional amounts and attached pictures to show us why. Based on the pictures there was a few minor details: 1) we left a box of baking soda in the fridge (sorry for trying to keep it smelling fresh) 2) a sponge that was used to wipe everything down and make sure it was clean (yet they said we didn't wipe things down) 3) there was something floating in the toilet that was due to not being flushed for an extended period of time since we moved out and had taken a few weeks to get everything out and cleaned it was no longer used (all that you had to do was flush the toilet once and it was gone). Overall the apartments were a good size and it seemed relatively quiet, I would have given them a 4 star review even though we had the issues with parking and utilities however, with the treatment received when we moved out and how petty it is over the deposit refund the rating dropped significantly. If you are okay with money being taken for next to nothing overall it's a decent place to live. read more

No stars because this is the lowest class "luxury" apartment complex you could get in riverside . The apartments are not even gated so anyone can walk right on in and break into your vehicle, just like they did to mine . When reported to the office they said oh I'm sorry . We have armed security walking around every night but no one saw anything it happened on a Friday night according to maintenance, but they did not see anything, right . So I did not see my vehicle til Monday morning and discover my window shattered but no glass on the floor , because maintenance cleaned it up and no reports were told to the office . I spoke to neighbors about the incident and they stated there are many break ins here . Many believe it is an inside job . Also when the office has a concern with a tenant they do not speak with them directly , they tend to just leave a letter on your door very quietly . My lease can not be up soon enough . I generally don't get bothered by many things, but rude service is something that I do not tolerate. It was all going well when I was working with my leasing agent Ana Mendoza as she was very polite and helpful with questions that I had regarding the property. She did not have the apartment unit in which I'd be moving into ready, therefore, I had to come back two days later to see it. When I returned Ana was off, therefore, I worked with another leasing agent who had the worst customer service and poor attitude that I have ever come across. I was disgusted with how rude she approached me and treated me throughout the process. I told her that I had not submitted an application which carries a fee because as any relatively smart person would do, I'd like to see what I'm moving into before hand. She followed with a smart remark of " well you we have a lot of people that do that" and it was then that it turned for the worst. I have many more rude remarks that I could quote her on, but I'll stick to saying that the apartments were nice and decent pricing, but the customer service from the second lady who I worked with and the other agents who stood around and watched without saying anything left me never wanting to move to this location. read more

My cousins live here and it's a nice place to live, very friendly but two things I hate the most about it is first... the parking is horrible. And second the pools are grossed. It's filthy and there's bugs and hair and leaves in the pool and jacuzzi.. I was grossed out to even be swimming in there. read more

I recently moved in to Esplanade - and so far, I absolutely love the apartments! The staff, particularly Toi, Ana and Chris, are amazing and take care of problems very quickly. The leasing process was simple and quick, and the leasing staff walks you through every step of the process. The apartment itself is a blessing, and it was at a very reasonable price for me. When I moved in, the apartment looked brand spanking new, as if no one had lived there previously. All the small details - the molding, the lights, the layout - everything was perfect! Whoever said this was a "somewhat decent" part of Riverside" must have come from Beverly Hills or something because this part of Riverside is there best there is, having personally lived in various Riverside apartments and areas near the university, downtown, and pretty much down the 91 freeway. I won't leave these apartments until I consider buying a house! read more

I have lived at the esplanade for 15 years and the parking is getting so terrible for our visitor. they used to have the open carport for the visitor. so now they came up with a new plan and that is terrible too when you have your kids or grandkids come to visit there is no where to park they say by the mailbox is the parking but that is not the right solution .if they just go back to when they first built this building the open space was the best way for our guest. so now I am thinking that I will move and all of my neighbor fill the same way. each apt should have one carport and one garage, it should be a two car limit per apt read more

Parking is a big problem here. While you are assigned parking for one vehicle, any additional vehicle requires the purchase of an additional space for a monthly rate (additional space will not be near your apartment ).. I had my car vandalized twice. All cars are towed promptly should you park temporarily in unpermited spaces (cost is $ 250 min) without notification. Upside -- Ladies in the office for the most part are friendly. They enforce their rules & regulations with no justification and will evict people with no recourse. It's been almost a month since my girlfriend & me moved out, finally taking the time to write my review! What can I say we only lived there for a year before purchasing a home. Moved in with high expectations and everything seemed great but that was short lived. The pools were never clean, the barbecues weren't ever fixed once and nothing was ever done about it, wanted to use the fire pit in main pool area but that didn't turn on. There are a lot of things to be said. This is a ungated horrible area with random break ins. I stayed up multiple nights calling security and stopping people from looking into cars, but that's just some of the issues. One of the major issues was we had noisy neighbors move in above us and nothing was ever done about it even after complaining for a month and half straight, even confronted them about it but that didn't go well. Management didn't want to do anything about it so we moved out 2 weeks early of our lease whoopy doo. I guess the management loves the lower class trash in this complex because there dependent on staying in a apartment for life, thank you for making or last 2 months a nightmare but that must be why everyone was terminating their lease early when we did. Instead of doing all these events take time and have a staff event to clean the stairs balconys pools and fixtures so they would properly work for the residents. Please move here if you want your car to be broken into, lose sleep and have to worry about homeless digging in the trash through your stuff! Too much more to write hope this helps! read more

Worst experience I've ever had! We thought we found a beautiful safe place to live. But In addition to the homeless people driving their bikes through the complex and stealing stuff off of residents patios both of my automobiles were severely keyed. we immediately told the office which they responded by saying that there is nothing they could do but if I track the person down make sure I get the individuals information and let them know?!?! As a result of these incidents we decided to break our lease since it began to feel unsafe. Once we were already moved out, and several months later, I received a $300 utility bill for the apartment that I was renting at esplanade. When I called the office they told me that no one lived there yet and that it was being renovated. I told them about the bill thinking that since it was esplanade employees using the electricity they would find a way to reimburse me but no one in the office seemed to care. SO in addition the both cars being damaged I also paid 2 months of electricity for them to remodel the unit without even a Thank You?!!??? This place is a joke and I would think very long before committing to this apartment complex. read more

Two stats because this complex actually is the nicest in Riverside. That's not saying much for riverside. 1) The apartment has a very old, stained carpet inside. 2) The apartments are poorly constructed. I can hear everything my neighbor next door does, including all of her conversations. I can hear whenever anyone around me showers. I can smell what they are cooking even though my windows are closed. I can smell their cigarette and marijuana smoke. 3) Several neighbors have had fights so violent the police were out. Seems like the people who are moving in here lately are gangster types. 4) there's trash and dog feces all over the complex 5) maintenance do not keep their appointments. I had an appointment, which they missed. I called the office all afternoon, with no answer. I called the next day to reschedule and appointment for the day after that. The guy did not show up to that appointment either. I had to call that afternoon to let remind them about that appointment that was earlier that day. read more

Hello Viewers, I've been living in my 1bedroom apartment for about 1 year and a half now. I recently renewed my lease, upon renewal I accepted a better job offer so I had to pack up and move. Even though we are in a recession Esplanade at Riverwalk has a payment plan called Flex Pay. How this plan works is your able to pay half of your rent on the 1st and the remaining half on the 15th and never have to worry about being charged a late fee. Tell me where can you go and pay rent like that and still have excellent service. Now lets talk about management, Jeff, Jason, Diamond and Toi are all very nice to work with. There is another lady that sits near the door and she is always very helpful when I come into the office. This staff really knows how to treat there tenants. I don't want to leave out my favorite maintenance man, he is the only 1 that comes to my rescue. He is always very kind and the only 1 allowed to enter my domain when I am not home. I'm appalled by the negative reviews that I am reading, a few tenants have been here for a month and experienced losing their jobs. The office staff works closely with its tenants and knows them on a first name bases and I have seen this first hand. I moved into Esplanade after I had a bad experience living at the Corona Pointe Apartments. I personally would not recommend anyone living there! This complex is GHETTO!!! The manager forgets to tell you that when you move that your car is subject to be egged by the the kids, also the units across the way also have kids that jump over the wall and vandalize the property. Choosing the Esplanade community and my move-in experience was one of the easiest experiences! Tiffany guided me through the entire process. I required a furnished apartment and everything was ready when I moved-in! I completed all the paperwork on line, including my pet application. It was easy, I completed everything from Hawaii! The staff have always been friendly and accommodating. The resident website is an efficient means of submitting a maintenance request and keeping up to date with the community. The grounds are beautiful and the maintenance staff are friendly, efficient, and prompt. Great place to live! read more

PROS: The office staff were ALWAYS friendly/professional/helpful, no hassle when we broke lease. Large sq. footage and great price. The apt. was so clean when we moved in it looked like no one had ever lived there. Love the built-in desk/décor/big windows, having all appliances included was greatly appreciated. As far as privacy I liked that the stairwell had only 2 apts. on my floor and I had a nice tree in front of LR window. We were very happy with the AT&T internet & cable. Trash valet service was great and they were quiet as a mouse. Very nice pool area and the chairs were arranged every morning. Grounds were well maintained. I enjoyed using the gym and even though I don't drink Coffee I thought that was a nice offering for the tenant's. I never had or heard about any problems with vehicle theft. CONS (90% due to Tenant's): The wall's are thin as we could here when the tenant's above us turned on their garbage disposal/bathroom fan/shower. Speaking of the tenant above there was always loud banging/shaking on my ceiling daily (daytime and evening) as if they were moving furniture and the sound of their walking was like Buffalo stampeding. According to my boyfriend they had a weight set and were up there lifting weights, that explains the banging and heavy walking although not appreciated (surely they had to know how loud it was below when they would drop their weights on the ground). The door slamming WAS annoying as well as jolting (bad designing), I always pulled the door shut as opposed to letting it slam like some tenant's did. The dog poop was a BIG issue as well as sporadic trash here and there, but I hold the tenant's accountable for being inconsiderate slob's not the mgmt., maybe if the problem were to continue they wouldn't allow pet's anymore. I mean really if you're going to be a pet owner Be Responsible!! Mgmt. cannot be expected to police "Your Dog" doing their doody, they provide bag's and trash can's for that, Use Them! P.S. it's also not ok to let your dog's drop their poop in the planter's. The bathroom in the small pool area could use some cleaning. There were at time's 2 girl's that brought their Boom Box to the pool and not only played the music loud, but the music had offensive language (glad I didn't have small children with me). The way the apts. were set-up you could here people's conversation's from the surrounding bldgs. coming across the quad. Also, there was one person who drove up and blared their music from their car and would leave it playing (until the song was over??) GHETTO. In closing I found it a very nice place to live and would still be there had it not been for financial reasons. The few residents I met were all very nice. My husband & I moved here about 6 months ago. It's a very nice area, the apartments themselves are very spacious. Kitchens are nicer than most in the riverside area. Rent is a little expensive considering there are 2 new apartment communities going for the same in the area. (With hardwood floors & stainless steel appliances.) We had been looking for months & this was our best option at the time. I'm not sure how I feel just yet about renewing our lease. At first parking was terrible! We have 2 cars & we work night shifts so having to drive around after a long day looking for an "open" spot was horrible. I would end up having to park in the street & walk to my apartment. They recently changed their policy & now require permits for tenants in open spaces, which is great; however, the other day we woke up to find a warning that our car would be towed the following day when the permit was literally sitting on the windshield. I was very upset because we have seen cars in empty spots with numbers that shouldn't be there & cars with no permits on open spaces. Pet rent is $40 and deposits for pets are $500 they recently got everyone's pet's DNA's to fine people over pet waste. The charges are definitely absurd. (I believe they're going $150 for first offense, 2nd & so forth will be $250) I mean it's not that hard to clean up after your pet, and it's understandable they want to get control of the waste but wow they make money out of every little thing. I just don't think it's fair to all of us that stick with the rules. Which I know then I should have nothing to worry about right? But I do, it's stressful I just never know what new notice I'll find on my door. Also, for leaving your valet trash can out you'll pay $90. (we've seen the people who pick it up take pictures of trash bags out with no trash can etc.) So don't leave it out! The only time you should have it out is at 7 pm Sun-Thurs when they come pick it up. I'm also pretty sure there's tiny hidden cameras in the halls & other areas. Again, safety I get it just a little invasive in my opinion. Overall, the complex is okay. You have what you need, freeway access is close by, restaurants, the mall, schools, etc. and like I said before it's a really nice area things have been improving but I guess time will tell. read more

Let's start from the begining. I was drawn to these apartments not only because it was in a good area but thier pet policy was awesome and being in the military they offered many perks. Which in my book is always a plus. I changed my apartment 3 times until I found one that screamed I'M HOME. Everyone in the leasing office is so nice and funny and sweet. Valerie, Tiffany, Immanuel, Shelly, and Ana are amazing people. They make you feel so welcome and always have a big smile on thier faces. I live on the first floor so one main concern I had was noisy upstairs neighbors however mine were not too bad. They offer so many extra activities and assets that most apt complexes would not, from raffles to fairs, and brunch, and taco nights! Who doesn't love tacos. It is a bit pricey but one good thing is that the prices always change. This is my first place on my own and I must say I couldn't be more happy. It's a nice quiet zen place that I feel most people can enjoy. I love these apartments and will most definetly be renewing my lease. Experience "the worst" at Esplanade. This is what their title should be and here is my story. I stayed here for only six months and I am finally moving out. This been 6 months from hell. I hated everything about this place. Poor construction, filthy stairwells, slamming doors, tight parking spots (not to mention the never working remote control if you had a parking garage), falling kitchen lights, no sound insulation, messed up water heater that they never fix (they only drain to make it stop for few hours) and these heaters make so much noise you would think you are living in a dryer turning with the clothes and management proudly calls it the mariachi band that comes free with your apartment. How utterly pathetic. So let me tackle it a little more so you would make the wise decision for yourself. I went to La Sierra for a semester & thought this would be an ideal place due to its proximity. I wish I knew the area better to know that there are plenty other condominiums around that are very close some of which only 2 minutes drive away. I started at the esplanade with a unit on the first level. This was a bad bad idea and here is why: privacy was a concern since people walked back and forth going to their cars (which was the view i got) peaking into my living room and bedroom so had to keep the blinds shut most of the time. Second the person upstairs unintentionally walk heavy so I wake up when she wakes up (6am) and go to sleep when their washer and dryer have done their cycles (1 to 2am). the kitchen light cover is a hazardous construction flaw that should be addressed by city inspectors. These covers tend to fall off their base if the person above you walks in their kitchen, so avoid being in the kitchen if they are in the kitchen cause you may get hit on the head by the light cover. The slamming doors is a phenomena that you can not escape however, whether you are on the first, second, or third level you will hear it and it will shake your apartment so get used to the earthquakes and duck if you are in the kitchen since your light may fall on you. Two weeks in however I decided I can not take this nonsense anymore and I requested to move to the third level which management surprisingly had no problem with it. They shouldn't anyways cause I would have broken the contract right on their heads. Anyways, I moved in (yet again) and hired people to move me (I should have had esplanade pay for that expense but I did not think about it then). Aaah third level, "now you can practice your tango" says one of the management team member sarcastically, hinting that now I get to walk over other people and make their life miserable. Well that was not my intention, at least not initially. Later on I came to discover the class level of the people living here, I am not prejudice, but if you live in a pot smoker, i.e. an apartment filled with pot smoke on the first level and by the stairwell, you can rest assured that your neighbors in the entire building will smell that trash every time they pass by your apartment and it would only leave bad impression on yourself. Next thing on the trashy people that lives here: be aware of making a noise complaint about your neighbor, especially the ignorant and inconsiderate one who blasts his/her music once in the shower to counter the load running water sound. ('Disrespect your neighbors' is what their version of the holy word, thats if they had any religion). The funny thing is, you complain to management about such incident, however, management have business relation with this ignorant neighbor and to make things worst they tell him who the complain was from. So to prove his/her classiness he/she turns around and start calling you an ass hole every time "she" sees you and continues with the inconsiderate behavior, which at this point is supported by management (icing on the cake). Wait third levelers there is more, the classy lady right downstairs from me blasted her music up now, but I am a student who is trying to study, a student that doesnt have one speaker in the apartment to revenge, so I took the management advice and started to practice my tango (not literally) but I after many weeks of trying to respect the person downstairs by walking on my tippy toes not to make too much noise have had enough so I started walking normal. She decided to take her music to another level, at this point my apartment was jumping with her music. Well remember that light cover in the kitchen?! Yea you guessed right, the cover in her kitchen decided to dance with her music and it dropped to the floor. She was furious that she threatened me two times once by saying she will press charges against me, lol, and once by knocking on my door with a dude standing behind her and telling me to stop walking, OK, lmao. We have been in this apartment for almost a year, and absolutely love it so far. We moved from out of state, and signed the lease over email. Tiffany was extremely helpful during the process. We exchanged many emails, and had a few phone calls. She made the whole thing so smooth for us. After we moved in, we found the entire staff team is very kind and helpful, and they take really good care of residents. The apartment is nice with pretty pool and great picnic area. after barely living here a week our car was broken into. after informing the front desk they said it is not common. luckily a neighbor saw when it happened and saw the security guard pass by in his cart on the phone as the car was getting broken into. this neighbor also says its been common for cars to get broken into here. dumpster divers go through the trash regularly and scatter trash everywhere. management has been informed about this issue and its been weeks and no one has cleaned the trash still. this is a sanitary issue having trash strewn about in a community area. ducks swim and poop in the pool and management said they cant do anything about the ducks. lastly someone saw a homeless person with their dogs in the pool at night. read more

My boyfriend and I moved into Esplanade just about 1 month ago and we couldn't be happier with our choice! This is our first apartment ever and together, and we think this has been the best decision we have made in a while. Everyone (staff and residents) are so nice and welcoming. People actually make you feel like they care about you and no one is afraid to get to know you. Honestly, since i haven't lived in an apartment i was assuming that it was going to be lonely and sketchy, but i can definitely say that it is far from that in every way! i love walking my little frenchie every day to go get the mail because of the great environment. This is by far the nicest apartment complex we went to and costs less than most the others were asking. For the quality of service and the apartments, it is worth it! read more

We stayed here for 4 years. This was the absolute worst apartment complex I have ever resided in. From the office staff to the maintenance staff to the management staff all the way to their corporate level is one giant dumpster fire. The first two years we lived here was the best year ever. Then they have change in management and we got someone named David. Everything went downhill from there. Not only is he a liar but he's inefficient, ineffective, unprofessional and an absolute disgrace. We had items broken on our balcony from the painter staff they hire to paint the outsides with no reimbursements or apologies to be made. We've waited endlessly for maintenance tickets to be completed only to call the office and be told they have no idea when someone will make it over to our apartment. The office staff never ever answers a call and definitely do not return calls. Our car was messed up because of some painters they hired to paint the outsides accidentally got some on it. My girlfriend went into complain only to have David laugh in her face. She called me appalled about it so I went in and gave him a piece of my mind and he quickly changed his tune and paid to have our car properly cleaned. So I guess you can add "misogynist" to David's skill set. We had someone who brought in bed bugs and David actually dropped off notices that told us that everything we owned had to be placed outside including our food. They gave us no accommodations, simply a letter. Again, I had to go in and yell at David for him to realize what an asinine idea that is. We stopped getting deposits back after David took over as well as now we're nickeled and dimed in anything they feel they can charge you upon moved out. They also outright lie to you telling you not to bother cleaning anything other than trash when you move because they want to be able to charge you more for cleaning. I do not recommend anyone living here until they have another change in management because David is absolutely atrocious. read more

Had a great experience living here at the Esplanade last year. The price was a value for the square footage, nice amenities, friendly staff and nice views. Only con was there was a stain on the carpet that came up shortly after we moved in. We informed the office and they sent someone out. It was gone but then popped back again. We informed the office and they said it would be noted and we wouldn't be charged but upon move out we saw the charge for the stain removal. Still a very nice place but just be careful with the walk through. read more

Dont move here!!!!!! They stole our truck last night!!!! At first I was as happy as all this people. But now I hate living here. We have 3 cars one was b rocken into 2 weeks ago, I went to the office a young lady said really? I have had two other reports today from cars that were broken into yesterday, they she said okay ill make a note in your account and that was it .... she questioned wether my car was locked ... of course it was! I mentioned this incident to our neighboors and when they went to the office . Who ever they spoke to said that they had no clue of anything going on in property. Plus when we signed out contract they told us they had security here.false! We found out they didn't because one of there part time employees let her keys in the office one night and they had closed the office she had no way to retrieve them. We went out for a walk that day and we came across her , she asked if we had valeries phone # so she could open up the office for her! She was upset because she called the 24/7 maintenance # to get security to come help but they told her that they had no one available on the property!!! What!!! No security? !! OK! Well months after they finally got security but only at night or so they say! I haven only seen then like twice around. They park one of there car by our parking spot and yet they say they have not seen anything !! Now yesterday as we pulled in to the apartment complex at 9:30sh pm someone was driving out with our truck!!!! yEs!!!! Out!!!!! They took our truck!! Now are they going to do something about this shit!!!! I'm extremely upset and disappointed . We were willing to pay more for our rent because its a nicer area and we were trying to avoid all of this!!!! read more

We have been at the apartments for 4 months. The upstairs neighbors were of normal noise level after a month and a half they moved out and the new neighbors are horrible. They have no consideration for no one. They blast their sterio early in the morning, stomp and slam doors anytime day or night. You know when they are coming and going because of the loudness of their conversation. I have repeatedly complained and had management come to listen to the noise from our apartment. Nothing has been done. The management team now do not even respond to our complaints, we go on totally ignored and have to put up with inconsiderate neighbors. I have been living here since Dec 2013. I signed a 2nd lease but, do not plan to enter into a 3rd lease because I am not happy at all with previous and most recent problems correctable problems since Oct-Nov 2014 as follows: (1) tenant, their lease agreement policies/rules/regulation I am sure has been addressed by the manager and their behavior/situation as an adult behavior is applauding, disruptive, nuances and terrible with the constant banging on the walls/ceiling whenever I walk the floor day or night, i.e. floors are not sound proof when walking and I have the tenant upstairs when they are walking (2) their children (4 different incidents) with constant loud noise playing ball/soccer in the common grass area when they should be at the park or playground and (2a) graffiti markings by the children in two separate areas of the building walkway on the bottom floors since they move in on or around Oct-Nov 2014 and no specific remedies has been address in terms of removal of this tenant and their rental agreement policies/rules/. In addition, the current modification for tenant parking (March 2015) and visitors/guess is totally sucks, unacceptable. I do not bother to invite anyone because they must literally walk a country mile to get to my building from the designated parking area is unquestionably applauding and ridiculous or park across the street is unacceptable, too.. read more
