One of two thigs will happen to you with 100% guarantee. #1) You will get an inspection report stating that your roof is in desperate need of repairs or it will leak most likely this winter. (this scares the hell out of buyers) The most common and costly finding is the "Need to clean all valley gutters" scam that these types of profit centers write. This is going to cost you serious money to repair and once an inspection report is issued on a property it becomes legally attached to the property sale moving forward and must be dealt with. #2) The buyer either uses these inflated costs of repairs to demand money back from you or in some cases they are terrified enough with their findings they will completely back out of you sale offer all together. Losing a strong buyer with a good initial offer in the middle escrow has so many costs associated with it. Besides starting over in the process you only have one opportunity to list your house and that initial opening is where money is made. You will never have that opportunity once it is lost. At least our roof is more efficient and solar-ready... Anyway, I got just two quotes, and it was a very difficult choice as both seemed good. But ultimately I appreciated Tom and his consistent communication. He laid out the work in a straightforward and educational way and I felt that even though the price was higher, I would pay it for good customer service, a long warranty, and quality-controlled work that will HOPEFULLY last at least 50 years. We ended up also replacing the gutters, but the recommendations were all very reasonable. It was also very nice that Tom stopped by occasionally to review the work and follow up with us about it. The roof was replaced on just over two days, with the third day being very minor cleanup (hardly even heard anyone up there). My friend on his bike picked up a few nails/screws for us, but overall I think they were very thorough with their cleanup every day they were on the job (also our outdoor areas are quite a mess so I would imagine even the magnetic sweepers might not be able to navigate easily). I was pretty impressed. While we'll have to tighten our belts a bit, I would recommend Ark and working with Tom if you need roof work done. It was a very smooth, quick, and professional process.
