I would give 0 starts if I could. This was one of the most frustrating and unprofessional rental experiences I've encountered. The property in question is located at 5266 Corteen Pl, Unit 101, Valley Village CA. During the showing, there were multiple items requiring repair and attention. During a second showing, not only the items we pointed out were not repaired but additional ones were found. At that point, it became clear that this is simply not a well-maintained property, and certainly not one that justifies the rent being asked. Equally concerning was the team's highly granular and repetitive scrutiny over items that did not appear material, particularly given our strong qualifications: excellent credit scores, stable long-term employment, and substantial combined savings. This was compounded by intensive phone questioning that went well beyond what is typical for tenant screening, making the process feel unnecessarily burdensome rather than evaluative. Rather than exercising reasonable judgment, the verification process felt adversarial, as if the goal was to drag things out rather than evaluate applicants fairly. A specific concern arose regarding a severely desilvered mirror in a windowless bathroom. When asked whether the mirror could be removed to allow a proper inspection of the area behind it, this request was declined, and only photographs of the visible surface were taken. Given the absence of natural ventilation and the reliance on an exhaust fan alone, it was reasonable to raise questions about moisture management. Requests to inspect behind the mirror and to replace it were dismissed, which demonstrated a clear lack of diligence and attention to basic inspection standards. While the cosmetic deterioration was notable, unanswered questions regarding moisture control and long-term maintenance were more significant. The potential health and habitability implications were far more concerning. This approach--declining a basic inspection and disregarding reasonable questions--raises serious doubts about how future maintenance issues or habitability concerns would be addressed after move-in. From the very beginning, the entire interaction--from the cumbersome application process, to excessive nitpicking, to adversarial phone "interviews," to the use of firm ultimatums instead of clear explanations--felt unnecessarily rigid and unaccommodating. Rather than feeling like we were dealing with a professional housing provider, the experience felt dismissive and combative. And finally, despite repeated claims that there were "dozens of interested applicants" and pressure tactics suggesting we needed to act immediately and sign the lease, more than a month later the unit is still listed as available--and who knows how long it had been sitting vacant before that. I suppose that speaks for itself. After all of this, a professional acknowledgment of the experience and consideration of a refund of the application fees would have gone a long way. Two application fees were required even though one applicant alone met the qualification criteria, with the second individual intended to be listed as an occupant on the lease. No apology or fee adjustment was offered, which left us disappointed with how the situation concluded. The result is an impression of a process that collects fees while failing to properly address legitimate concerns or necessary repairs. Ultimately, we chose not to proceed. In hindsight, I'm genuinely glad we dodged a bullet. This experience confirmed that walking away was absolutely the right decision. read more

This company is horrible. My daughter and her roommate toured a building that this company manages in Studio City. I agreed to co-sign to make the process smoother. This company asked all of us for multiple documents after we put in an application. Everything was provided multiple times. They could not seem to get it right. The on-site manager pulled a bait and switch on them. Promised them one apartment then claimed it was leased and tried to give them a smaller unit for more money. The management company never returned calls or texts. To this day, a week later, we still haven't heard a word from these clowns. They found a new and much nicer apartment and are moving in as o write this. If you ever have to deal with Ratner, prepared to be lied to, ignored and generally ripped off. Very unethical! read more

I recently moved out of my Ratner-managed apartment after over 4.5 years (due to needing a bigger place) and have had a great experience overall. We were always able to get things fixed quickly by using the online portal, and the employees were always helpful and respectful. The move-out experience was straightforward, and we got our full deposit back minus the cleaning fee. I do feel like Ratner cares about the tenants and takes care of the property well. The only thing I don't like is starting this year we were informed that there would be a fee for paying rent in the portal, but I just started having my bank send checks automatically and that was just as easy for me. Just moved into the property at 815 S Wooster in Sept. So far I have to say contrary to the other reviews we have had a very pleasant experience with Ratner. The application was pretty straight forward and it was approved the same day. The onsite manager is very friendly and was very responsive to all of my questions. She noticed one of the burners was not working prior to moving in and she arranged for someone to come and fix it and let me know at the walk through. The neighbors are very friendly and the building is well maintained. I see a cleaning person there in the morning frequently doing sweeping and moping and cleaning out the pool. I feel the building and neighborhood is very safe and we are right across the street from Beverly Hills. I feel like the apartment is a good size and well priced for the neighborhood. Hoo Boy. Boy, did I dodge a bullet by not renting a place through them, in the end. I went to look at a place in Valley Village at an agreed upon time. The person to show me the place parked, walked up to me, and THEN let me know that I couldn't view the place because the tenants had changed the deadbolt and they couldn't get in. No phone call to let me know this... just letting me know once I got there. I had taken my lunch hour to drive 10 miles and go view the place. I tried to be upbeat about it, and hoped for an appt. for the next day. BTW: Tenant changing dead bolt on the management company? Not a good sign. The next day, same time, same place. I was able to look inside. Of course, the place had to be repainted, there were stains on the carpet, missing a couple closet doors, missing blinds to be replaced. Some typical stuff. My friend that I came with pointed out squeaky floor boards that if the carpet needs to be replaced (it should be), they can easily be fixed. Since the place was still being occupied, just a fun image I'll never forget of a mirror on the wall with the word 'Cheater' spray painted over it. Again, not a great sign. I wanted the place with the above mentioned fixes. Ari in the office had already downloaded the info from his cohort who showed me the place, so he fast-talked through a few things... just clean the carpet (not replace it), a good chance the closet doors won't be replaced for whatever crackpot reason he came up with, and the best about squeaky floor boards 'Well, it's an old building... you have to expect that'. It became clear that they weren't really willing to do much to get it in tip top shape, especially since (like a schmuck) I made it SO obvious that I wanted the place. In retrospect, they would've been lucky to have me with brilliant credit, with a regular full-time job, responsible, etc. I wanted to move in by Dec. 1st (they had started running ads on Craigs list in the first or second week of November... ). Then, they said it might take 3-5 days to refurbish after the tenants leave by the end of the month. I said okay... I can move in by Dec. 7th... pushing my timeline later. Not preferable, but I wanted the place, and was willing to compromise. THEN, they let me know the tenant might want to stay longer , maybe until Dec. 15th. BUT that they're not sure as they're having a real hard time getting a hold of them (?) I'll know in 5 days or so (if even they get a hold of them in THAT time frame, and relying on them for a definitive answer is what we're all doing now?). There was also the refurbish time they were talking about needing... So who wants to move during Xmas, when the original desired move-in date was Dec. 1? Why post on Craigs List that early on when you don't have all the information. They didn't even know how long the maintenance crew would actually take. '3-5 days... sometimes it takes longer... we don't know'. Meanwhile, I saw an apt. I loved one day (during this) at 5pm. Put in an application and credit check authorization and payment at 6pm. Got application and all approved the next day. 2 days after that, moving into my apt. That's how it should be. Not this back and forth, begging for communication, pushing dates later, uncertainty, debating hardcore about things that should be fixed or improved upon, etc. Guess what? Another review with one star to add to the others. Should start to tell ya something... *Skips into the sunset, excited about my new (OTHER than Ratner) apt, building, and property management company* P.S. My new apt. asked for a $200 deposit for my cat. Ratner asked for a $500 pet deposit. Ummm.... read more

Shameful. I am really at a loss for words for this company. After months of attempts in communication with this "Company", they have failed. Eek is exactly right. Here is a brief run down, and YOU can decide if you feel comfortable having this company run your credit, and handle your financial information. During my move out walk through, there were scuffs on the entry way where I remove my shoes. Because of this, I was told the entire unit needs to be painted. Mendy made it very clear that if I paint any portion of the unit, and it is not up to their standards, they WILL charge anyhow. I did not fully agree to this, but I asked how much it may be. He then re assured me that their contractor gives them a good price of $140 for a whole unit. Once again , I do not believe that scuffs in a small portion of the front room, should merit the kitchen, bathroom, bedroom, hallway and every other part of an apartment to be painted, but whatever. It's only a $140. When I received my receipt of charges, it turns out they actually charge $450. Lol, I am cracking up laughing. In addition, they provided some sort of Micky Mouse receipt that is not even from a licensed painting contractor. In fact, the company is nowhere to be found online. I wouldn't be surprised if this was a side business of their own. When I called to discuss this, I was given the cold shoulder and senT a VERY demanding letter explaining that if the balance is not paid, I will be reported to the credit bureaus within 10 days. This is hilarious. Please let me continue. The floors in the home were scratched to oblivion when I first moved in. I liked it. It added character, and I am far from picky.....Upon move out though, this property management company decided to charge me to improve their unit. A hefty $1100 bill. Luckily after weeks of debate, the previous property management company was kind enough to provide documentation and proof that the floors were in poor condition prior to my arrival. This charge was eventually removed, but it was pretty much like pulling teeth. Be sure to mark every little nook and cranny if you deal with this company. Lastly, this particular unit was in a very nice area in West Hollywood and was gated and safe. I left my three bicycles outside, unlocked on my porch for a year. No one cared, or even saw them. Immediately upon this company's vendors taking over the complex, all three bikes were stolen that same month. I would suggest they take a little more insight as to whom they are hiring to care for their properties. May the force be with you! read more

I wanted to come back to update my review and remove one store only because when we bought a house and decided to move out in 2016, we were shocked that so much of our deposit was taken away due to regular wear and tear of living in an apartment for 4 years. We didn't damage anything except for some of the wooden blinds were broken and a hole was put into one of the window screens, which we knew those things would be deducted. Other than that, there was no other damage. They took most of our deposit to reglaze the sinks and bathtub, to replace the shower head, etc. At the end of the day though, if we were still out there in apartmentland, we wouldn't hesitate to rent from them again only we would have a sit down and discuss with them what would happen with the deposits at the end, making sure it's in the lease. I highly recommend that anyone considering renting have that discussion so that you understand what will be taken from your deposits at the end. For all I know, it could've been in our lease, but we lost the copy of it along the way. We were just happy to be moving to our new home so it didn't matter that much. It was peanuts compared to a home purchase. Still though, none of this takes away from the stellar landlord and maintenance relationship we got when we lived there. That still stands! Ratner property management has been the worst experience i have ever had dealing with a management company. From the leasing office to upper management, dealing with this company is a nightmare. When you contact them in regards to issues about the apartment they pass you from one employee to another until you give up. When things break, they don't get fixed, they may get patched up but most likely you will be told to fix yourself. Customer service isn't a thing with this company, disrespect is overwhelming and the attitude of people's when you call is as if you are a burden on their day to help you with the issues of their buildings. Any and every time I wrote to them (whether it was a maintenance request or just a simple question), they responded the same day and were always quick to get things in the apartment fixed. I had to move out because it was more affordable for me to have a roommate, otherwise I would have stayed in the apartment for much longer. I have had the same horrible experiences as everyone here, except for the positive ones...they must be from the company themselves. I'm in the process of moving out and even that is a hassle right now. Living in an old building, I understand there will be a lot of creaking of floors. That's fine, but not when it's happening at all hours of the night right above my bedroom. I've constantly complained to Ratner about our upstairs neighbor who seems to have no job but to play hip hop music incredibly loud at 1 am, stomp around and even harass us at times. For every complaint, I would get a "don't think we're not doing anything about it, we're writing all of this down." Really!?!? For one and a half years?!?! We weren't the only ones with this problem with our neighbor, the whole building has as well, but they would rather keep a nuisance of a renter than to protect the safety of the others. They are not the ones dealing with this person day to day. This building has pipes older than dirt, they squeak really loud every time someone uses the shower. Our lovely neighbor likes to shower at all hours of the night to our ears' enjoyment. The main reason my roommate and I are leaving is because of the way Ratner deals with situations...they don't. They make you feel like you complain too much and don't really seem to care, they just make sure you pay your rent. Right now, we are being forced to let Ratner show our apartment to future tenants 3 times a week. When we refused, he said, "We'll see about that." Really, you are also going to threaten us?!?! We are two girls who have full time jobs that don't feel comfortable showing the apartment to strangers while our stuff and expensive equipment is still there. Safety is clearly not important to them, they just want to make sure they get someone to move in as soon as we're out. I HATE RATNER PM, they are the most irresponsible property management company in all of LA. If they have a nice apartment, avoid it just so you won't get screwed over by these lying degenerates. They DEMANDED that we move in next week on Wednesday, even though we work full time and requested the weekend. Fine, we just wanted the apartment. THEN they say they'll give us an approval on Monday. Monday went by and they said they "haven't heard back from ownership." It's now Thursday and I've called multiple times every day getting the same response. Finally they come out with the truth, "We still haven't heard back from management but they're going to most likely go with another applicant." Worst company I've ever dealt with. Very discriminatory. The way management speaks to me and other tenants is completely different. Maintenance even mentioned they talked badly about my family but they didn't see how they came up with such deplorable statements. Unprofessional, negligent and disrespectful. Failed to reimburse for losses on broken equipment in the home. Refrigerator broken for close to a weeks and they responded with "use your insurance". Dryer broker and response was "use rental insurance". Although offered in lease as part of the agreement. Break ins. Theft. Would rather me sue them and the owner then work things out because of ego and racists undertones. Tried to avoid lawsuit and filing formal complaints but have no choice. They must be family owned. No landlord or owner in their right mind would allow them to treat their properties this way. Move in and out turnaround is high. Most likely because the property is unkept until someone is looking at a unit. Dangerous slippery grounds and lazy workers. No one cares and IF you get someone on the line they just blow you off. I considered making an offer to buy my unit because it is beautifully designed. But the noise, illegal activity that doesn't get addressed, dogs without leashes, rude management would allow me to stay any longer. Disgusting treatment. Sad. I cried a lot here. Management says they don't see me as a tenant. I feel this is something they say all the time. I'm at 5056 Laurel Canyon. You should know exactly who I am. Ask Ari Greene. I came here to Yelp to review my time so far at a building managed by Ratner Property Management. I'm very surprised to see so many negative opinions. I've been in my new apartment for about 8 weeks now and I'm completely satisfied. I moved in mid-December last year and I noticed a few issues that needed to be fixed and looked at. Both Diva and Lauren assisted me at Ratner and they've been so nice and very professional. They arranged to have my repairs done in extremely fast time. In fact, the day after I moved in both Hector and Jim (maintenance) were on top of the repairs. I would consider that very fast. I still had at least 2-3 issues that needed to be taken care of and again, both Diva and Lauren made the repairs happen right away. No waiting days to have something taken care of. Lauren did arrange one of the issues to take place the day after Christmas. Sure enough on the 26th the issue was taken care of and early in the morning so I didn't have to wait all day. I had a problem with a stopped drain in my shower about two weeks ago. A call to Diva that morning and she arranged for maintenance to be there by 4 pm that same day. I figured I was the one who was giving late notice, so 4 pm was acceptable to me. I was then surprised when maintenance gave me a courtesy call at 11:30 am to tell me they would be there in 15 minutes to make the necessary repair. Jim arrived 15 minutes later and made the repair in ten minutes. It's been working great ever since. Both Jim and Hector who are the maintenance men are extremely professional and very friendly. I couldn't be happier with their services in helping with the repairs. I really do appreciate both Diva and Lauren at Ratner Property in getting things moving fast and done with satisfying results. There are other people in the company who have also been nice and very accommodating. A mention that Josh, Dhani, and Micki have been very helpful. I also find Lisa (the manager) to be very nice and pleasant. In closing, all I can say is my experience in my new apartment and the building itself to be very positive. I really like my apartment and the people I've met in the building so far are also friendly and nice. They've welcomed me with a good attitude. I'm very pleased with Ratner Property Management and how they've dealt with my requests. It has been a very easy time here so far and I'm giving it a big thumbs up. read more

The Report they ran on me gave me an "A" and said there were no EXACT eviction matches. There was a name match in NYC for 2011. I've lived here in LA since December 2004. And even though the same Report shows my LA addresses during this time, I was told I needed to provide further proof that this wasn't me. Also, the landlord decides to put notices on your door that a unit will be shown "LEGALLY 48 hour notice" Instead, decides to creep up at 3am put the letter on the same day and have it dated 48 hours ahead. It's a joke!!! I am just letting you know that the new unit in 101 is overly priced, and YOU CAN HEAR EVERYONE walking in the lobby, as if they are in the living room. Ratner property recently took over ownership of our apartment complex and I must say I was nervous at first of all the new changes and or ways they would do and handle things but they have really stepped up on taking charge and getting things done. They're quick on responding and quick on maintenance requests. Especially love the staff I've had the privilege talking to such as With a, Lauren, Micki and re entry Donny. Very efficient, courteous and friendly. My family and I are very happy with ratner property management. read more

Terrible. Unfortunately, there isn't an option here to rate with negative stars. I have been a tenant for 3 years in a building managed by Ratner. I pay my rent, I don't cause problems, when I have an issue, I look to my building to address it pleasantly and in a timely manner. Neither is the case with Ratner. Time and time again, requests for assistance are met with incredible push back, sarcasm and a terrible attitude from the Ratner office. We're in Hollywood and rent is NOT cheap. Although we requested a gate on our building (like every other building in our neighborhood) for months, Ratner refused until after our dumpster was set on fire, a homeless person defecated in our car park and 2 bikes were stolen. For months, we dealt with FLEA outbreaks in our common areas and when tenants called Ratner to request extermination, they delayed spraying for days. When the fleas returned (several times), each call to Ratner was met with "we've sprayed already, you just have to wait for them to disappear". The problem took months of calling literally every week to insist they respray, to which their responses were that the tenants were over reacting, that if in fact it was a real issue, more tenants should call it in. Dozens of fleas would attack, biting legs and feet every time we walked outside our apartments. Air conditioning units were installed one summer. I returned home to find a 3 foot by 2 foot hole in my wall and debris everywhere! After complaining, they returned and finished the job, didn't clean up the dust, painted my wall two different colors over the repairs.....and used the toilet and didn't flush! Standard issues like my kitchen sink breaking or oven not working were left days before attention and when asked to expedite assistance because I had guests coming, I was asked, "how long have you worked for a property management company? We don't have anyone available to fix it now." Ultimately, my neighbors and I realize that problems occur anywhere and we are happy to wait a day or two for assistance, but it is the really really bad attitude and sarcasm of the Ratner staff that is most aggravating. It's not the way to treat people who come to you with issues in their home. I'll NEVER live in a Ratner property again. And for building owners who understand that happy tenants are problem-free tenants, I highly advise you to think twice about working with Ratner. They'll make your tenants hate the building they live in. That's no good for anyone. read more
