As an investor, I would be appalled to have a property management company that makes it execrably difficult for their residents to work with. They either don't communicate or are tardy with their communication, YOU as the resident are responsible that THEY send out comms late and don't inquire of them. SHAME ON YOU if you don't know what to ask them and you never received a bill, if you can even connect to their office. Goodwin will charge convenience fees to residents for the privilege of even executing an ACH transfer! We are stuck with Goodwin as the PM for our HOA. I've seen HOAs for lower income developments treat their residents with more dignity than this outfit. If you're a property owner, just find another PM. My mother passed away and we left for Iowa for four days. Our neighbor pulled our trash bin to the top of the driveway for three days after trash day until we arrived home. We received a fine from Goodwin. I explained and received no, "I'm sorry for your loss'. It as an automated response from a trained monkey, I guess. "Thank you for contacting the Goodwin & Company Customer Care Department. It is my pleasure to assist you today.dddddddddd We have notated this on your account for the inspector to check. Please know that trash bins should be out of public view except on non-pick up days." We have a weekly lawn service and grass company; we take better care of our yard than anyone within blocks and they were concerned we hadn't moved our trash bin four feet into the garage for a few days after my mom passed. We own a new-build investment home in Shadow Creek HOA Buda. I have extensive experience with all of the HOA companies in town as a vendor, but have only owned 1 other home managed by a different nationwide HOA company. I'll be honest, I thought Goodwin was just going to be an extension of the same disappointment from the other company. But from the day we closed, I have gotten great service. I went in to the pool house office to try and pay my HOA bill for the year because I couldn't figure out how to register for the online payment system (I'm not tech savvy AT ALL!). The assistant manager Raquel explained that she couldn't take my cash, but had me bring my laptop to her and showed me how to do it step-by-step. Easy peezy! My second experience with Goodwin's professionalism was at our annual meeting when a belligerent resident kept interrupting and cursing at our HOA directors. Of the several companies my association has used over the years, Goodwin easily is the worst. Poor service, no timely response, lack of concern for issues. I have been trying for over a year to just get a means to print off an invoice of assessments for my records, not possible without a long "customer service' call overseas. I am a landlord and have to keep reasonable records, Goodwin makes that almost impossible. For actual issues (late trash pickup, parking changes, site maintenance), most times an event notification email will arrive the day of the event or maybe the day before. There are mattresses sitting currently next to our dumpster that had been there for 2 months. Our pool was closed until last week when we got a new management company due to lack of maintenance. We own a rental condo that is in a community managed by Goodwin. I think that two stars are appropriate, maybe even a bit generous. The property manager is unresponsive. She does not answer emails or phone calls. They beat you up over stuff you have on your balcony when the entire community is run down and poorly maintained. In general the upkeep of the community is abysmal even though the monthly HOA fee is rather high in my opinion. Our tenant was given notice that her car would be towed because she did not get her registration renewed on time. How is car registration with the state of TX the business of the HOA? We dislike this HOA so much that we are selling the property. We just don't want to deal with them anymore. read more

If I could give this company a minus rating, I would. Our property management company was purchased by Goodwin & Company in January. From that point forward we have had nothing but problems. It has been a horror show dealing with them, and we've only been with them two months so far. I'm truly dreading what lies ahead if their customer service is as bad as it has been since they took over Feb. 1st. I, and my neighbors, have spent nearly eight weeks trying to get a response in ANY form (email, voicemail, or even in written correspondence) to numerous messages about issues from day one. On hold for nearly three hours the first time I called. No answer. Tried multiple emails to various addresses. No response when there was a problem to resolve, but a fast response when it involved us paying them money. Left multiple voicemail messages to our manager, as a last resort with zero response, and we're talking trying for weeks, and leaving at least 15 different messages in various forms during that period to resolve billing errors. Nada. Crickets. No help whatsoever. This is frightening. Now our HOA is in the hands of a company in TX that clearly could care less about us as clients, or our property. They are not there to help solve problems, or in dealing with their own errors, but you still have to pay penalty fees when they are the ones who make the mistakes. I've been dealing with property management companies for nearly 40 years and this is by far the worst experience I have ever had. I hope our board is searching for a new company in earnest, as we are looking at some rough times ahead if we have to count on this company that could give a damn. Worst communication I've ever experienced from a management company. Isn't paying our bills on time so we have accrued late fees. "Convenience" fees are ridiculous. Doesn't meet their contractual obligations and then lies to you face about it. Contractually obligated to do inspections of the buildings but won't get out of the car to inspect areas not visible from the road. Promises to inspect the grounds with a board member and never follows through. Little to no communication with vendors resulting in delayed services. Little to no communication with homeowners regarding maintenance/repair resulting in delays and frustrated homeowners. Hello, I am sending this message, because I can't seem to get any responses back or correspondence from Goodwin & company property manager, supervisor, or anyone who can address our issue. I just purchased a condo just about two months ago on chaha rd, in Garland texas. We just discovered some issues with the unit that wasn't brought to our attention, and overlooked during the inspection process when we were changing out some light switch plates. There is a major mice or rat issue inside the walls of my unit, and this seems to be communal and private infestation that was previously left unaddressed. Mice come through cracks in the foundation of apartments /condos, and holes. This unit has both foundation cracks and holes inside and outside of the home. This is totally upsetting and disappointing to have purchased a mice infested property. Also, In this case, it seems to have been a prior and current issue affecting both common and private areas. Mice droppings pose a serious health hazard. Their feces and saliva can spread bacteria, contaminate food sources, give allergic reactions, and their dry feces can be harmful if breathed in. An eradication effort needs to be coordinated simultaneously to take care of the problem as soon as possible. This is not a healthy living condition for me or my family. A mouse infestation doesn't just go away, and only gets worse if left untreated. I think it's best if the HOA board exercises goodwill in this matter due to the preexisting condition of the condo before I purchased. We tried calling out rodent control exterminators, but they told us HOA needs to provide history and information before inspecting the condo. HOA has fails to return any calls, and has not responded to emails, vouce , text messages etc. When we called into customer service, they just hang up when they hear about the issue. Update: While Goodwin's rep, Cyndi, for my community is still frustratingly uncooperative, and or unresponsive. The team supporting the phones for this company are AWESOME. Alex and Eric are shining examples of great customer service. They took the time to understand our situation and work through it. I would describe them as responsive, professional, and problem solvers. Thank you for being good agents and stewards of the Goodwin brand. My original post said their data entry is an issue. That needs to be amended to reflect that they're pulling information automatically from records that hold an error. As a result, they were mailing information to the wrong address. Original: Communication with Goodwintx is inconsistent and their billing procedures are inconsistent. As someone who is a home owner in a community run by their system, I am very underwhelmed. Whoever performs their data entry input our mailing address as different than our home address so our HOA bills went to someone else's address. After months of following-up we finally got a response. Goodwin took over managing our property which then went from a beautiful property to complete disarray, with nothing getting done on Goodwin's end. When issues came up that needed prompt action, Goodwin was completely unresponsive. There were times where no one ever called back - and one othese times, it was a flooding issue on the property. They spent money from our reserves without approval or even telling the board this was being spent. The money was spent, but there was nothing to show for it. They switched who was managing our property 3 times in 2 years, each time promising the new person would be better, only for more of the same. Goodwin drained our reserves with nothing to show for it. We finally ousted Goodwin, but now there is a significant assessment because the reserves are gone. Goodwin and Company is complete trash and here's why. I received a notice about my grass being dead. Someone drove past my house, took a photo of my front lawn and somehow they were able to determine that my grass had to be replaced. The notice was issued on March 16th, 2022 and the first day of spring was March 20th, 2022. When grass is dormant, the roots break dormancy first so they can sustain new top growth. it may take two to four weeks before the top growth starts. I live in a neighborhood they manage (the HOA fees are super high and have been raised drastically in the last couple of years) and they basically do nothing to enforce noise or living standards if they cannot make money off it. They will email you back and ask people to stop some of the time, but in general they are worthless. The situation is bad enough that we are planning to move and will make sure to review the HOA's much more carefully. I will never live in another neighborhood they manage no matter how much we like the house. After 4 years of emailing and asking how loud in terms of decibels my neighbor is allowed to play his music, I received the below email which is like so many others. They tell me noise is subjective, then I show them a decibel reader that reads in the 80's and 70's and they refuse to acknowledge the pictures or time stamps showing two, three and even five o'clock in the morning. They give a generic answer like below and will not set anything specific. Then when they see a picture they say it is subjective. I asked for the manager of Rickey named Mark, he has not responded to the question as of this and it has been over 4 months. I served on an HOA board for two years, and working with Goodwin was a total nightmare. They are so desperate for employees that they put property managers in communities who have never managed anything, including a property. Their employees are rude, and the property managers do not know how to handle funds or budgets. Goodwin makes so many wonderful promises, but then their employees continuously break them. A property management team should support board members and make things easier, not add drama and mismanagement to the list of problems. Some of the higher up managers are very kind, but the managers who handle properties are a different story. They have no support so they eventually fizzle out and move to another property due to resident and board frustration. Goodwin even promotes the assistants who have only months of experience to management, which is scary. If you are looking for property management companies, keep looking. I hope Goodwin tries to fix these problems and that other communities don't deal with the problems our community has had to deal with. Long story short, an assessment was made that needed to be paid that I was told wasn't mine (new owner of the property). Then 3 months go by and I get the same bill. I told them since they are replacing the fence (I was going to do that anyways) that I would pay it. I just needed an extension. I was told to wait for the board decision. That was in Oct 2022. It is now Dec 2022 and I get a message to contact their attorney. Wow No communication back with payment plan or dates. Just pay this now through the attorney. Amazing the follow through is soooo good here. The AC unit for units in this building have been broke for years. Confirmed with other residents. Still broken and will not be fixed because they don't have the money to fix it. Amazing they get HOA dues monthly but don't have $. Wonder how the money is spent. So our HOA use them for a third party payment . We got a fine for not mowing a loan in October. My husband called HOA and they said they will change it into warning and not fine. Few weeks later we received mail from them adding fines to the fine and asking for money. My husband talked back and forth and each person said something different. Long story short my husband called them and they said that we need to pay it with fines and late fees which was around 230$ now ( original fine was like 60$). If we pay today they will not send it to credit history. Well though we disagreed with the amount and it was a total rip off we paid it anyways. Was sitting outside my house with my cat, enjoying the weather in my OWN yard. A man in a car marked with "Goodwin & Company" drove up slowly and parked about ten feet from my house (in the middle of the road) for over ten minutes, just staring at my house and my neighbors houses, even staring right at ME and my cat without a word and a weird look of disgust. I frankly don't care if your job is to monitor our yards or send us fines- some respect would be nice.
