Please see many pictures (below) in "read more" from 2 star previous review. We are changing the review to 1 star because we continue finding more issues. Victor's continual absence was not our fault but we are paying the price. Victor tried to charge us double by tricking us toward the end of the work. He finally withdrew his deceptive addition to the contract and walked it back. It was unexpected after seeing such positive reviews. Some reviewers are in Virginia and California. Maybe they moved? Anyhow, he agreed all the material would be high quality and nothing cheap would be installed...as requested. I told him to charge us for high quality materials because we did not want problems after the work was done. This is not always what we got unless we demanded it or bought the material ourselves. We felt he cut corners whenever he could...even after we agreed differently. Some personal items were damaged or broken by his team...no apology given. We replaced the items instead of arguing. We figured out he was not with his men, so we had to watch the work. He convinced me they were putting in the same quality cabinets (to match existing). We have solid, stain grade cabinets and he put in paint grade, thinner, cheaper cabinets. They do not match as we agreed. He did not always know what his guys were doing. It was like he was taking a vacation during our job and he has personal issues. Cheaper paint is chipping off and I asked him to use the best paint. We trusted him to do the best for us. His team damaged our fridge and put two dings in the front. The team was also messing around and blew out the wiring for our door bell and intercom system...after Victor assured us they could install it (part of the contract). It costs another 4K to rewire and fix this. He mentioned humidity (which he advised us to fix by tearing out half our kitchen cabinets along the outside wall). He was trying to get more work. There was no visible wall damage and he still advised this excessive solution. It turned out to be a plugged-up gutter problem (easily fixed and no more leaking on that side). The other side was due to a tiny pin hole under a window that Victor's team moved. It was on the cold-water pipe and barely detectable...only with the cold water running for a while. It could have been caused when his guys moved that window and replaced the siding around it. We are not sure but that leak was not there until his team came and moved that window as well as the siding that covers the pipes. There was no oversight but he wants to blame humidity. The countertop installers and backsplash installers did not take time to assess the window situation and match the backsplash with both side/counter windows. They seemed in a rush to get done and get paid. So, things did not match up. Their team did not noticed. We did. The first thing Victor said, after we signed the contact, was that he thought we could finish in 6 weeks. This was frightening to hear after we were told it would be at least 10 to 12 weeks. If someone was supervising and aware of what was going on then maybe we would not have so many problems and personal possessions would not be missing. We came up missing tools, dishware, cookware, cleaning supplies, boxes of N95 masks, storage containers, fine linens (mostly sheets), home improvement supplies etc...so many items that we stopped making a list. We had to unpack to discover all that was missing. It was like a "free for all" in the mess of our personal item storage in the garage and upstairs. It happened while we were gone or distracted. If the work and materials were excellent and we could enjoy our home then we would have given a glowing review because we would feel Victor earned it. But we do not feel he protected us from having our personal items taken, provide supervision on the workmanship or give us honest answers on what materials were best. Having ongoing problems, due to poor workmanship and supplies, gave little up-side...other than getting them out of our home. Some problems are: cheap caulking is cracking and pulling away very badly, poor installation of moldings and trim, poor finish work (on cabinets) as compared to what we already have in our custom home, cabinets falling off hinges, paint chipping off cabinets, plumbing leaks due to installations and damaged wiring inside our walls etc... We wish we would have gone with another team...even if it cost more. One worker told us people are usually fixing up homes to sell so they do not expect a great job...just a passing one. No telling how long that work lasted or if people moved away and left the new buyers with problems. We should not have trusted Victor with our custom home. He said yes to everything and this is not always good without the experts to do these jobs. All the problems have not allowed us to sit back and enjoy our home. We've had more issues than before we started the work. read more

My townhouse was hit by a UPS truck (the wall facing the parking area) and I worked with their insurance company to cover the damage. Grace came out to my place and gave me a detailed quote that met the insurance company's requirements and the insurance company accepted Grace's quote. Grace came out and repaired the external damage in a single day, then came back and repaired the interior damage over a couple of days. They then came back and repainted the entire outside of my house using the HOA approved paint color and they completed all that work in a single day. The workers were all very nice (thank you to Kelly, Gilberto, and Victor) and were a pleasure to speak with. At first it took some time to get my estimates but, once I did things progressed forward quickly. I had a few repairs made around my house such as a window replaced, back door center pane and wood window seal that my dog destroyed. The day they installed the glass it spidered. I called Victor and he was here the next morning. He took it out and replaced it. He made things right and did a color match to my back door which was painted the same color as the exterior trim around my home. I picked Grace Painting and Remodeling base on Yelp reviews. I agree Victor and his crew deserve 5 stars. Victor contacted me the same day I sent a request. We made an appointment for an estimate within a couple days- he showed up on time and provided a reasonable estimate the same day- it included a very detailed breakdown of what we needed done. They painted our entire first floor and added trim work below the chair rail in the dining room. Victor provided input as needed. They did a beautiful job. Upon completion, Victor walked around and inspected the painting and had his painters touch up a couple places. They showed up every morning at 8:30 and worked until around 4:30. They covered the floors and furniture and cleaned everything up when they left. They are very professional and reliable and I highly recommend them. read more

I'd been looking for someone to remodel my old, kind of nasty tub/shower into a nice new walk-in shower for a few months. Everyone was booked, took weeks to respond to me, and/or asking way above my budget even before we considered costs for the tile and other materials. Victor and his team really came through for us! Had a leak from ac and Sheetrock molded and they came in in one day and repaired and replaced

I hired Grace because, although he was not the least expensive of the bids I received, he was in the ballpark, willing to match competitors' pricing on one part of the project and the most responsive. Victor's team did great work, and Victor was easy to work with throughout the process. I am delighted with the end product and feel I paid a reasonable price and received great service. Details are below. RELIABLE: Victor and his team showed up punctually on each of the days they worked or were coming to provide a bid. CAUTIOUS SET UP AND GOOD CLEAN UP: Using painter's tape, they lay down a brown paper path from outside to the room in which the work was being done so that they didn't track paint or dust anywhere in the house. They covered the floors, countertops and exterior windows to protect them from paint. When they were done, we found no trash or debris left behind. NICE: Every member of Victor's team was friendly and respectful. They did their work diligently, taking only a lunch break, and did not make a lot of noise when working. QUALITY JOB: They power washed, caulked and painted the exterior as Victor said they would, and the enamel paint on kitchen cabinets was applied expertly. There are no missed spots, no old white showing through the new dark color and no drips. Although they used brushes and rollers, it looks like it was spray painted on. FLEXIBLE: When the paint supplier told Victor that they no longer made the paint used on the exterior of our home, he worked with me to color match the paint. Additionally, after I had hired Victor to paint the exterior of the house and interior cabinetry, we realized that we had another project we should have included in the bid. The project required not just painting but also removal of brick and the installation of a new wood front. Victor said he could do it, bid a price that seemed reasonable enough so that we felt comfortable not getting three bids for the project, and brought in the carpenter to do the carpentry work, all within the same time frame that the other projects were being done at the house! read more
