When I noticed my garage floor had a crack forming that was causing my garage door to no longer seal, I decided to contact Groundworks. Their estimator Erik contacted me and was very good staying on schedule per our appointment updating me when he was getting near. He was very thorough in assessing my issue with state of the art tools explaining what he was checking and why. I let him know depending on the cost of the repair and that I would need time financially. He explained my options with their 24 month interest free financing just so I know that I had options I let him know I still wanted to save up for the repair. After having expensive underpinning work done, we scheduled normal annual followups to take measurements and confirm superficial drywall cracks, etc. the past few years. However, after numerous appointments were made, they never showed up - for any of them. They never followed up, they never called or texted. They were just no-shows. We called numerous times and spoke to the service dept and local team in charge. Only excuses were made including the person being out of the state for work. Aren't you suppose to clear your schedule if you do that. They can't seem to keep appointments- and this is after 5-7 scheduled appointments over 3-4 years. If you don't want to experience this, just don't hire them. They won't follow up and now that Groundworks owns them, they're a total mess (but were before with this issue too). read more

Scheduled appointment for inspection for today at 9am. Had over 10 email reminders and confirmations for said appointment. Day of appointment, no one shows up so I call the number. The lady that answered knew the address I was calling about based on my number. After looking into it, she apologized and said that there was a "glitch" and the online booking did not transfer/go through to their team to have someone assigned (even though I had multiple reminders with the name of the inspector). Scheduled an inspection appointment online. Before the date, Howard the inspector reached out to me to understand the issues. Come inspection time Howard was a no call no show. Texted and called him on his mobile but got no response. Called in to the Groundworks phone line. Customer service person put me on hold to check with the scheduling person. They claimed that there was a glitch in the system and the appointment never made it to Howard. Let them know I already spoke to him and they put me on hold again. After a few minutes on hold they hung up. Safe to say not going to be using them. read more

Quote was scheduled for area code 92405 and Justin was given the task of providing quote. A lot of unanswered questions and the feeling of not wanting to be helped prompted me to go to Saber foundation which they gave me an actual quote assessment, showed me what was going to be done and an actual solution. Justin from Groundworks identified the crawl space of not being over 18 inches and immediately declined doing work and stated space needed to be cleared. I was ok with that, but Justin made it cleared that there was nothing that can be done and never returned my proposed solutions as far as clearing some space. It seems to me as if they didn't really care to help and didn't make any effort to gain my business. Saber came out and didn't state anything about clearance issues which tells me Groundworks is either to good for this repair or is to lazy for their fat employees to fit under my crawlspace. Either way it doesn't matter to me, I'm glad Saber found a solution the first time and are scheduled for repair as soon as proposal is approved by city. This review is based on a recent maintenance service I received through Nicolas Ricardo and Ashton Price. (I had past repair work done by BAU years ago, and multiple screw jacks required adjustment). On the first service visit, Nick was meticulous in capturing the current baseline and explaining to me which screw jacks would require adjustment. Nick was very considerate to my request to have two techs collaborating on the adjustment process. On the subsequent visit, Nick and Ashton did an impeccable job with the screwjack adjustments. Ashton was patient and methodical in taking into account the combined impact of individual screwjacks on the overall leveling of nearby interior door frames. Both of them demonstrated genuine commitment to addressing the concerns (and questions) I had during the adjustment process Overall my experience with maintenance service from Groundworks was excellent, largely attributed to the professionalism, technical skills and genuine care for customer success exhibited by both Nick and Ashton. read more

Bay Area Underpinning Is a Complete Scam - Dishonest, Unreliable, and Unprofessional! I hired Bay Area Underpinning to fix my foundation drainage and leveling issues, expecting a professional and trustworthy experience. Instead, it has been a nightmare from start to finish. First, they provided an initial estimate, and I signed the contract based on that. Then, after the first estimation, they suddenly increased the price, claiming additional work was needed--work that was never mentioned in the original quote. At that point, I was already committed and had no choice but to move forward. They promised to start on February 15, but on the first day, their manager called me yelling, saying they couldn't start because there was water in the foundation. The irony? I HIRED THEM to fix the water issue! Still, trying to be cooperative, I paid out of my own pocket and sent a plumber to inspect it. The result? Completely dry. No water issue at all. After that, it only got worse. Despite already paying the deposit, I was told my project would be indefinitely put on hold. Since then, I have been calling their office three times a day, trying to get an update, only to be ignored or given the runaround. Then, after a long delay caused by their own scheduling issues and rain, they finally sent a new team. I was hopeful--only to be disappointed again. The crew arrived without any equipment and called me on-site just to say they couldn't start because of rain in the foundation! The excuses never end. This company is an absolute scam. They take your deposit, increase the price after the contract is signed, delay endlessly, send unprepared teams, and then refuse to take accountability. stay FAR AWAY. read more

Groundworks maintenance technician came out today for our first annual inspection. Ashton was very professional. He gave the sump drainage system under our house a thorough inspection, I know as I crawl under the house with him. He went over every aspect of the system and answered all of my questions. Everything is working perfectly. The inspection was well worth the time. The annual service is included with the project for a period of 5 years. read more

We contracted BA Underpinning mid 2024 and the work commenced in October 2024. The cost was around $51,000.00 and we expected professional service. After the deal was signed, we had constant issues with non communication from the salesman and escalated to his manager Cory Owens. Cory made lots of promises to get the salesman to communicate. We were trying to find out when they could schedule the work, but received no response from the salesman, only promises from Cory that he would have him call us. Bad communications all around. Finally the operations people communicated the installation dates and work commenced. The workers were efficient and the work was completed. The problem that prompted this negative review is mostly because the workers marked our stamped concrete driveway with the wrong kind of paint that does not wash away. Now we have permanent white letters marked on our driveway and have not received a response from Cory after multiple emails and calls for them to correct the problem. I even let them know that I would be posting on Yelp and to please help, but still no response. After paying that much for a job (any job) I would expect more professional work by the workers and if not, then at least a response and solution offered by local management or the company. Don't expect all to go smoothly with this operation if you use them. Unfortunately there are limited "specialized" resources in the bay area for foundation work so you shouldn't expect just because a company seems to specialize in this type of work that they operate in a professional manner. Good luck with whoever you use but I would definitely not recommend BA Underpinning/Groundworks. Here is a picture of the ridiculous marking they left us for our money! read more

Seems like they have bought all the independent companies and there are few alternatives for this type of work. We needed to get some piers installed to stabilize but also correct some settling on our decades old house. We hired Groundworks (Bay Area Underpinning at the time). They were more competitive than others in terms of price, but at the same time the team they sent out was super experienced and very professional. We signed on in Jan, and they initially gave us a May timeframe but we were able to get a late March date. It seems they are pretty booked out, which makes a lot of sense to me. The team they send over (David, Russell, Enrique) were super professional and friendly. They answered all the questions we had and communicated the progress/status updates all the time. There were definitely a few surprises as they started the dig, but the team was able to tackle them all and keep the project on schedule. read more

Their inspector Aaron was super thorough in assessing the damage and explained everything in detail. Then, the repair crew of Eric, Jesus, and Andrew came in and knocked out the entire job in a day -- a huge relief considering we had a ton of other work we need to get done before moving in. Do not contact this company, and do not be misled by their professional appearance. The quality of their work is poor, and their follow-up warranty service is virtually nonexistent. I had major foundation repair work completed by EagleLift (now part of Groundworks) in 2023. The project included underpinning the perimeter foundation with more than 20 push piers and replacing approximately 50 crawl-space posts. Problems began on day one. Even after this costly repair, several areas of the house remained unlevel. EagleLift attempted to correct the issue but was unable to do so. The situation worsened after EagleLift became part of Groundworks. Groundworks has failed to respond to my service requests, despite my 25-year warranty being part of the contract. As a result, I had to spend additional time and money to completely replace the portion of the foundation where the issues were most severe. Other areas that were repaired by Groundworks still have unresolved problems, and I have received no response to my warranty claims. More than two years later, I am still waiting for any meaningful follow-up from their warranty service. read more

We had a significant foundation problem in our home that required underpinning. We got a contract with EagleLift, but by the time the work was to be done, both EagleLift and Bay Area Underpinning had been acquired by Groundworks. And, after some internal company reorganizations, a team from the former Bay Area Underpinning was now assigned to our job. I started wondering "now what could possibly go wrong with this plan?!" But then on the appointed day, Melvin and his team showed up to do the work. Everything actually went according to plan. Further, my original EagleLift contract specified some additional work that it seems Bay Area Underpinning would not in normal circumstances contract to do. But they cheerfully agreed to the terms of the EagleLift contract and everything got done according to plan. No drama. No delays. Just calm, friendly competence from Melvin and his team. All three were complete professionals while completing the project. They treated our home with respect (placed plastic to protect our floors and walls as needed), cleaned up after each work day, and kept us informed on how the job was progressing. We went with encapsulation due to each time we had heavy rain, the crawl space would get standing water/muddy (it comes up from the ground). Unfortunately we had a heavy rain storm the first couple days of the encapsulation project, and as such the crawl space turned into a muddy mess. Aaron, Andrew and Carlos would come out of the crawl space looking like they had just completed a mud wrestling match. They kept a positive attitude, and pushed through the challenges of the muddy crawl space to get the project completed.
