Once the permit was approved, Groundworks was eager to get started. Fortunately, we had a pretty dry January. I am glad that the crew finished the work in under four weeks (single level home, 1333 square feet, with a challenging crawl space). The foreman, Estevan Jimenez, managed the crew, morning to night. A variety of skilled workers contributed, including a lot of soil management. Some extra features were added as they were needed, like french drains along the interior perimeter. No pipes were broken, some cracks appeared, as expected, and many of the doors work better than before. I feel confident that we have a good chance of preserving this old house for many years to come. read more

RE: Initial Inspection - Mr. Howard Glancy, the inspector who came out for the initial appointment, was very thorough in explaining the issue with the foundation, pointing out multiple cracks and areas where the foundation of the house was "sliding" downward on one side. It was a very detailed inspection and the appointment was a long one, but necessary so that we could understand the problem and what was needed to repair it. Mr. Glancy took his time when explaining how the "drifting" foundation was affecting the house. We never felt pressured to sign on the dotted line (as we felt with a prior company who made us feel like an earthquake was coming tomorrow). Mr Glancy patiently discussed the "diagnosis" and explained the "treatment." After having expensive underpinning work done, we scheduled normal annual followups to take measurements and confirm superficial drywall cracks, etc. the past few years. However, after numerous appointments were made, they never showed up - for any of them. They never followed up, they never called or texted. They were just no-shows. We called numerous times and spoke to the service dept and local team in charge. Only excuses were made including the person being out of the state for work. Aren't you suppose to clear your schedule if you do that. They can't seem to keep appointments- and this is after 5-7 scheduled appointments over 3-4 years. If you don't want to experience this, just don't hire them. They won't follow up and now that Groundworks owns them, they're a total mess (but were before with this issue too). read more

The lady that answered knew the address I was calling about based on my number. Scheduled an inspection appointment online. Before the date, Howard the inspector reached out to me to understand the issues. Come inspection time Howard was a no call no show. Texted and called him on his mobile but got no response. Called in to the Groundworks phone line. Customer service person put me on hold to check with the scheduling person. They claimed that there was a glitch in the system and the appointment never made it to Howard. Let them know I already spoke to him and they put me on hold again. After a few minutes on hold they hung up. Safe to say not going to be using them. read more

During the project, Groundworks San Jose damaged my front deck requiring me to hire a contractor to replace 2 ea 20 foot damaged redwood boards, sand and restain the entire deck. They also damaged 1 of the 3 sprinkler control units, and left concrete footprints along the walkway in my backyard. On January 2, 2026, Everett Hamilton, Operations Manager at Groundworks San Jose, left me a text stating he would address my issues. To date, he has not responded to my text reply. or phone calls. On February 18, 2026, Groundworks sent their inspector, Nick, to review the work done in November and previous work done a year ago. Nick suggested the Groundworks inject poly in piers 14, 15 and 16 as those piers were not sealed properly and may be the cause for rats entering my subfloor crawl space as evidenced by the abundance or rat droppings. Nick also suggested that the front driveway needed to be re-lifted (from work done by Groundworks one year earlier) as it was causing a trip hazard. To date, Groundworks San Jose has not addressed my issues. read more

This review is based on a recent maintenance service I received through Nicolas Ricardo and Ashton Price. (I had past repair work done by BAU years ago, and multiple screw jacks required adjustment). On the first service visit, Nick was meticulous in capturing the current baseline and explaining to me which screw jacks would require adjustment. Nick was very considerate to my request to have two techs collaborating on the adjustment process. On the subsequent visit, Nick and Ashton did an impeccable job with the screwjack adjustments. Ashton was patient and methodical in taking into account the combined impact of individual screwjacks on the overall leveling of nearby interior door frames. Bay Area Underpinning Is a Complete Scam - Dishonest, Unreliable, and Unprofessional! I hired Bay Area Underpinning to fix my foundation drainage and leveling issues, expecting a professional and trustworthy experience. Instead, it has been a nightmare from start to finish. First, they provided an initial estimate, and I signed the contract based on that. Then, after the first estimation, they suddenly increased the price, claiming additional work was needed--work that was never mentioned in the original quote. At that point, I was already committed and had no choice but to move forward. They promised to start on February 15, but on the first day, their manager called me yelling, saying they couldn't start because there was water in the foundation. The irony? I HIRED THEM to fix the water issue! Still, trying to be cooperative, I paid out of my own pocket and sent a plumber to inspect it. The result? Completely dry. No water issue at all. After that, it only got worse. Despite already paying the deposit, I was told my project would be indefinitely put on hold. Since then, I have been calling their office three times a day, trying to get an update, only to be ignored or given the runaround. Then, after a long delay caused by their own scheduling issues and rain, they finally sent a new team. I was hopeful--only to be disappointed again. The crew arrived without any equipment and called me on-site just to say they couldn't start because of rain in the foundation! The excuses never end. This company is an absolute scam. They take your deposit, increase the price after the contract is signed, delay endlessly, send unprepared teams, and then refuse to take accountability. stay FAR AWAY. read more

We contracted BA Underpinning mid 2024 and the work commenced in October 2024. The cost was around $51,000.00 and we expected professional service. After the deal was signed, we had constant issues with non communication from the salesman and escalated to his manager Cory Owens. Cory made lots of promises to get the salesman to communicate. We were trying to find out when they could schedule the work, but received no response from the salesman, only promises from Cory that he would have him call us. Bad communications all around. Finally the operations people communicated the installation dates and work commenced. The workers were efficient and the work was completed. The problem that prompted this negative review is mostly because the workers marked our stamped concrete driveway with the wrong kind of paint that does not wash away. Now we have permanent white letters marked on our driveway and have not received a response from Cory after multiple emails and calls for them to correct the problem. I even let them know that I would be posting on Yelp and to please help, but still no response. After paying that much for a job (any job) I would expect more professional work by the workers and if not, then at least a response and solution offered by local management or the company. Don't expect all to go smoothly with this operation if you use them. Unfortunately there are limited "specialized" resources in the bay area for foundation work so you shouldn't expect just because a company seems to specialize in this type of work that they operate in a professional manner. We needed to get some piers installed to stabilize but also correct some settling on our decades old house. We hired Groundworks (Bay Area Underpinning at the time). They were more competitive than others in terms of price, but at the same time the team they sent out was super experienced and very professional. We signed on in Jan, and they initially gave us a May timeframe but we were able to get a late March date. It seems they are pretty booked out, which makes a lot of sense to me. The team they send over (David, Russell, Enrique) were super professional and friendly. They answered all the questions we had and communicated the progress/status updates all the time. There were definitely a few surprises as they started the dig, but the team was able to tackle them all and keep the project on schedule. read more
