AVOID UNIT 3 MANAGED BY GRAND WELCOME. Walls and carpet are dirty, the oven and internet/wifi did not work upon arrival - it took two days to fix them and another two days to get bathmats. We made two contacts over four days about mice in the unit before help arrived. I spent too much of my vacation time cleaning what should have been done before we arrived. No one is maintaining this unit.

Location & Grounds: The setting is incredible, well-maintained, and hard to beat. Units & Amenities: Unfortunately, the units haven't changed much over the years, especially considering what they charge. The mattresses are very uncomfortable, the TVs barely work, and many of the amenities feel outdated. The sauna never seems to get hot enough, and I've always wondered why a hot tub has never been added, it would be a great improvement. We also found that basic supplies like toilet paper were very limited. This property has so much potential, and with some updates to the units and amenities, it could easily be a five-star experience. My entire family feels the same way. We love coming here and hope the owners invest in modernizing the accommodations to match the incredible location.

There is a private beach for lake activities and only 15min from Northstar ski resort. Safeway grocery store is less than 1/4mile away and lots of restaurants close by. Unfortunately there is only one parking space per unit and any additional cars must be parked off the property. There is trash and towel service twice a week. Laundry facilities are free but there are only 2 washers and 2 dryers for the entire property. Detergent is $2 and can be purchased at the front desk. Because of a snow storm we could not make it on the first day and arrived late on the second day. The staff at the front desk (Erin, Kelly, Kailee) were all accommodating with the late check-in process and texted instructions on how to retrieve our card keys since the office close at 6pm.

Bed, even though a Murphy is quite comfortable. Having your own assigned parking spot is super convenient. After hours check in was straight forward & easy. The private & protected swim/kayake launch area is great. BBQ's are plentiful & work great. Loved watching the sunrise & sunset from the pier. Had a great time playing ping pong. Full kitchen is stocked & great for preparing meals. The not so great: Temperature in the room runs warm, no matter what you do. We left most windows open 24/7 & were still warm - even with snow outside. To complicate that - leaf blowers...run all day long. Do they carry around extra batteries? No joke - from 8am to after 5pm, it doesn't stop. When you have to leave windows open to not boil in the room - the noise from the leaf blowers = nousicance. The pillows are crazy full. Make your neck hurt firm. I ended up filling my own pillowcase with a small blanket I brought. If you trade through II, for a sleeps 2 privately/with a kitchen - that's exactly what you get. A room with a kitchen in it. It's pretty intimate to co-habitate for a week together. We did ok but it would be awkward if your not super close/familiar with each other. $25 a day "resort fee", no matter what the season & no matter what type of room you have. No kayakes, no pool - doesn't matter = $25 a day. We won't be back, unfortunately. Might be better in a larger unit during a different time of year.

I signed the agreement, noticed that the number of people was 1 with dogs but did not see a spot to change the number of people, so I signed and communicated via email with Waters on the number of people and dogs. Waters responded that there was a 2 dog limit and they were canceling the reservation. I tried calling and emailing to discuss since I was more than willing to adhere to the dog limit. After repeated attempts via email and phone, I was unable to have a reasonable conversation with anyone from Waters. Now it's less than 2 weeks from my trip date and I have to try and find another accommodation that meets our needs.

They had a wide selection of dog-friendly cabins, and the area where we ended up at - Carnelian Bay - turned out to be a very dog-friendly area indeed. Pups freely roam the neighborhood where our cabin was situated, and there was many a healthy dog poop lining the snowy trails. Booking over the Internet is quick and efficient. We received a prompt reply and follow-up call after our first email, and were quickly able to arrange to send in our deposit and book our cabin. Take careful note of the amenities listed for the various properties - the lists for each are long and varied, and it's easy to make assumptions about say - high speed internet being available when it's not ubiquitous for all the cabins listed. We received explicit instructions once we sent in our deposit, and I have to strongly recommend that you follow the directions provided rather than relying on Google Maps. The cabin we stayed in - Cedar Lodge - was simply gorgeous, immaculate, and spacious, with an amazing modern kitchen (stainless-steel appliances and large kitchen island - perfect for a group with folks who love to cook and eat. Other places may advertise that a certain property may sleep -- say 10, but 2 may actually end up having to sleep on the couch. This place advertised for 10, and provided a bed for each of 10 folks (a mix of singles and couples) very nicely. The huge couch, too, was a sleeper sofa, so in reality we could have housed 12 quite comfortably. The lease, however, only limited our numbers to the max advertised, on the danger of losing our deposit. We arrived to a nice welcome of complimentary pinot and doggie cookies. All in all, we'd definitely rent from this company - with their lovely dog-friendly properties - again and again.

Things could not have been more perfect! When my husband and I first stepped foot on the property and then into the house, we knew this was the place we wanted. We wish we could have held the entire wedding and reception there! Everyone was wowed by the beauty of Tahoe (for most, it was their first visit) and the home and property is just stunning. The furnishings and décor are top of the line. They have everything you can need. There is so much to do, too in close proximity. The pictures on the website don't come close to doing the place justice!
