I requested that they pre drilled everywhere they were going to add mounting brackets and they accommodated my requests. The daily crew of 2-6 people were all very hard workers, intensely focused and demonstrated their impressive roofing trade skills with high proficiency. Everyone worked quickly and efficiently as a coordinated team handling a variety of tasks. In the space of 7 days, the crew replaced any underlayment plywood sheeting that was rotted in the roof and eaves; replaced/painted all my gutters and downspouts along with any fascia boards having dry rot/splitting -- essentially a complete tear-off for a concrete tile roof. They installed self-adhering ice and water shield membranes and flashing in all roof valley areas. Then installed a 30-year warranty waterproof membrane on top of the entire plywood underlayment along with new drip edge flashing around the entire roof perimeter. They replaced all the plumbing and vent pipe flashings, including new bases and caps, then installed new elevated roof battens to provide clear drainage and fastening support prior to reinstalling my existing tiles. They also replaced a skylight, including new flashing, waterproofing membrane, and all associated weatherproofing necessary to ensure a watertight installation. The week prior to the project's start, they soft-washed the existing concrete roof tiles of 30 years of grime build-up to remove moss, dirt, and organic accumulation. After installation, they applied a biocide moss treatment to prevent the moss from growing back quickly. Now all my concrete roof tiles look brand new. With mid July/2026 daytime temperatures in the 100s, we were very concerned about heat-related illness issues for the crew. So we freely provided some chairs, an ice chest stocked with ice water, chilled fruit and cold drinks under a pop-up shade canopy in our backyard. The crew was very grateful for the sheltered respite from the heat and the cooled refreshments. 4 Ever Roofing has given me a comforting peace of mind that my roof will be able to withstand the approaching Super El Niño of high wind-driven rainstorms and the increasing frequency of weather extremes in our rapidly changing climate crisis for another 30 years.

They did not know how to install half-round gutters and destroyed my fascia, turning it into swiss…read morecheese trying to install round gutters by drilling THROUGH the sides of the half round gutters even though I provided high-end cast metal bottom brackets that simply needed the gutters set into them and secured by built-in steel tabs. They also had no clue how to install a drip edge, drilling through the side of MY GUTTER AND FASCIA rather than nailing from the top. It's like they just picked up some random guys from Home Depot parking lot rather than using experienced gutter installers. They basically installed a colander instead of a gutter. It was so bad I had to get a lawyer and have them take down their work and find a new gutter installer. The gutter installers who came to bid (before the messed up install was removed) were gobsmacked how bad the work was, and one said it was the worst install he had ever seen and asked to take photos to show his potential customers how bad some other local contractors are. FOR REAL. I worked in both residential and commercial construction admin for almost a decade in the past and Lluvia's didn't even know the basics for best practices for installing either drip edge or gutters. I don't know how these folks have a license. The only reason I used them was because they were recommended by the manufacturer. I'm assuming they paid for that referral, or else have a friend that works there. I question the validity of their good reviews. Probably friends or family, or people who have no clue how gutters should be installed. Avoid at all costs.

After texting several photos, they said they could replace it for their minimum price per job and scheduled me for two days later. I'm glad I got a second opinion after the other company tried to convince me my style of gutters was so hard to work with, hence the high price.
