Very bad move-in experience. Property manager at the time was incompetent. I was going to move into: 1 unit there was a problem. 2nd unit there was a problem 3rd unit I had to take, by that time I needed to move. I have disliked this unit from the beginning. I was having health issues and living with my ex. She was crazy and was trying to have me evicted for leaving my car parked in our joint space. Anyways, she ended her part of the lease and Tina claimed I had to move out. I never signed a move out notice but was still forced to leave by one of their employees. The picture was me asking to continue living there, as I wasn't able to afford to move/find housing but had services available to help me. The manager claimed the unit was already rented out and they'd change the locks on the day I was supposed to move out. I left behind a lot of items and was forced into homelessness as a 100% disabled veteran, which they knew. They knew I had access to housing services and they kicked me out. I paid 1000 deposit for the new unit they stole my 765.00 deposit slammed it on cleaning fees and bad math they never return deposits and I tend to now fully believe this I am talking with them and begging for my 765.00 6 months still there trying to keep my money well I am.going to have to go legal but I see all these reviews boy I believe it. This place sucks. I'm going through domestic violence, have 2 small children. When my ex who has been physically, emotionally, mentally and financially abusive left he took his name off the lease. So that I could get evicted. I let them know I needed help and contacted Casa Familiar in San ysidro to help with my rent. This place was willing to not only pay the month i needed but offered 6 months after, until I got my things together. Nope Julie in the main office told me they could not help me and wanted me out not matter what I did. She had her henchman call me to tell me this while I'm in years this person sounded like they relished telling me "nope Elizabeth we won't accept the help." They started the eviction thank god USD helped with a law student that is under a supervision of a professor/ lawyer. They helped me to stay sor a while. Unfortunately with not being a able to find a job and even low income housing I couldn't get a place on time and what did they do? They sent the sheriffs department to put up signs to intimidate me and my disabled child and young child. When the time for me to leave wasn't even up. This place has roaches, rats, no lighting in any rooms but the kitchen, bathroom, dining area and hallway, the roofs leak when it rains, mold grows under the fake wood, the hot tub never works and at least once a week there is a crack in the foundation and we have no water. Literally every week. Management is really nice when you tour but horrible and discriminative against "certain people." Every appliance is so cheap that they have to keep replacing them. The grass, full of fleas my daughter comes ll bitten up. We all have a porch area that's inclosed but can't have anything out there or you get a warning. The windows have never been replaced since probably the 80's when supposedly these apartments were made but look run down and the wood framing is rotted out 100 percent by termites and they leave poop all on the inside and when "inspectors" come, they lie and say that it's not termites. I've own my own homes and trust me it's termites. Ants over the summer will literally take over everything. When we moved in there was a huge hole in the wall straight through so that you can see the pool that's outside. During Covid they evicted people who couldn't pay. They want me out so that they could charge hundreds more to the next person. Since we were here for almost 9 years and I guess our rent is low compared to actual nice apartments around here but they know this place is bad but take great pictures and people are so desperate to immediately find a place we all look the other way and that's when management and "corporate" acts like it offended their mother and put you on the "trouble tenant treatment." Before I left my apartment which I leased for 6 months only, I cleaned up pretty well ill include photos. There were some touch ups needed in paint to be fair. My boys helped me and complained about it. I tried to reassure them that it's best we leave it how we found it. We got the apartment with dirt and mold painted over, but overall clean condition, which is how we left it. They still charged me $950 from my deposit. 350 for cleaning and the rest for painting. read more

Does not adress or give warnings/notices to longtime issues at palacio apartments such as tenants parking in undesignated areas, specifically the maintenance/apartment inquiry parking(sign has been tampered with and constantly thrown around without care to return it back. Purposely was removed from the green picket it used to be held onto. Been well over a year its been like this). Parking in that space which is abused daily and nightly... Many times vehicles obstructing passage ways common areas, tampering of Gates/doors letting random people walk in (huge saftey issue). Constant obstruction of walkways common areas with tenants personal items/bikes/personal party's with mechanical bulls/jumpers without formal approval. Not ADA compliant. Zero stars if possible. They have great properties; but this was, by far, the worst housing experience I've ever had after 10 years renting in San Diego. They are rude and manipulative. PLEASE get all communication in writing and save it for when they screw you over. We had an agreement that my roommate and I could pay our outrageous $3,000 charge for cleaning and flooring repairs over a year. 6 months later they sent the debt to collections without a call or email to inform of this move to break our agreement and ruin my credit score. We went to apply for an apartment a few months ago. We paid the application fee. We told them upfront that my mom's credit rating with experian was not updated and they said no problem..I also told them we had section 8 which pays most of the rent. They said ok. Next thing we knew we were told we did not make enough money. They want people to earn 3000 to 4000 a month because their employees make that much. When I said we do if you take our portion of the section 8 payment. That's when my numer got blocked. Then fast forward 8 months. I found this apartment on Craigslist. I contacted the number. The person was acting very suspicious. I finally got the address and found out it was with Hoban so I called to warn them that a foreigner was claiming to be the property owner. They said ok we found it and we will take care of it. The manager Ericka asked If I was interested in the apartment because they did have one available. I said yes and we paid to apply.we waited 3 days with no response. I called Erika yesterday and left a message because appfolio said no application was being processed. Erika called me this morning saying she now had 2 other applications to review before mine. On the 12th she said we would be the first. Now this. So I called Hoban. The regional manager said, from what I know she rented out that apartment yesterday. I said well I just talked to her and she said differently. So she lied. I hung up. Then she called me back 2 minutes later and said oh no I was wrong she thought you were talking about the townhouse that was rented out. I said nope she Knew which one I was talking about and now you all are contradicting yourselves. After the help I Gave you so you would not be accused of scamming and this is how we are treated. 6 years of my life wasted. I moved to Paseo del Prado managed by Hoban Property Management in July of 2018. I met with Michelle (the manager at the time) things seemed promising as my husband and I were going from a 2 bed 1 bath to a 3 bed 2.5 bath for roughly the same price. I was happy-ish with Hoban for a short while, until I learned more about the company and the people involved. For starters, they shut the water off constantly which has resulted in damage to my appliances (dishwasher that I owned) and Hoban REFUSED to give proper water shut off notices required by law. The lack of maintenance and complete disregard for this property was a direct result of the owner of Hoban Management (Tom Hoban) taking out his personal vendettas and issues with his family out on the complex. Because Michelle (my manager) was his sister in law. So every time he wanted to be childish (which, spoiler alert. Happened ALOT) he would stop maintenance from coming to our complex. I've also heard Tom make racist remarks about our complex calling it "Little Tijuana" as it's primarily hispanic families in this community. Tom's support staff is not much better. Brenda who I've had the misfortune of dealing with when calling in after hour emergencies would always decide instead of doing the on-call job she was being paid to do she would ignore calls and not send out maintenance. She was also consistently rude and condescending. Erika another manager at the time wouldn't answer on-call calls at all. Anthony, who is a "director" whatever that's supposed to mean, has been completely useless. He has an attitude problem and even made fun of my husband and his disability while walking the property with Tom. Anthony needs to simply be better and do better. He has an overinflated sense of entitlement because he acts like he's the best thing to happen to property management when his performance and general knowledge is laughable at best. Naomi was/is the regional manager for the property I lived at and she was the biggest snake in the entire company. She's a compulsive liar and extremely two faced. She never once did her due diligence on a single thing. I've had nothing but problems with her. Our apartment building has structural damage and that went ignored for well over a year. She would look you in the face smile and nod and completely ignore you. My husband addressed a vendor that was propping open the front gate (which lead directly onto Washington Ave) and my husband asked him not to prop open the gate, especially because the way he was doing it was going to damage the gate and that those costs get passed down to residents in the form of rent increases and when my husband un-propped the gate the vendor assaulted my husband. I contacted Naomi to let her know what was going on and to let her know that he vendor assaulted my husband and my call was never returned but I was served a 3 day notice to vacate the apartment because as is Hoban's normal process, they didn't do their due diligence and they didn't even bother to ask what happened. It wasn't until we sent the doorbell footage to our lawyer who had to sit down with their lawyer and show them they screwed up that they rescinded the 3-day. Finally, we found a place 1000x better than Hoban will ever hope to be. However the check that was due back to us from Hoban still hasn't made it to us and we moved out almost 2 months ago. When my husband contacted the main office he was told that it was kicked back as undeliverable but the address they had on file was correct. But they addressed it missing numbers. So they screwed up YET AGAIN! I would call Hoban a bunch of slumlords but I feel that gives slumlords a worse name than what is fair. Call in emergency coverage for managers are out is absolutely non existent. They will charge you close to $800 in deposits only to get half back because they will keep it. I live in the complex from Vista and it is a very unsafe complex. It's supposed to be a gated community and its a service that every tenant pays for, but its not reliable. There have been multiple break ins, including cars being stolen from inside the property (in the parking lot space assigned). Complaints have been forwarded to management and they just say its up to the owner of the complex to install cameras, but that it is very expensive and nothing else can be done about it. It is a very unsafe place to live in, I don't recommend it at all, specially the complex located in Vista. read more

Honestly a little surprised I see that Hoban management has such low reviews. I had the pleasure of being on a property managed by Kathy G and I have had nothing but a great experience. The move in was fast, easy and she is so attentive to her properties she manages. Any problem I have I just text her and she handles immediately! She even came to help me unclog one of my drains before and always keeps us up to date of what is going on in the complex. That is completely evil and tragic to people who have been In an apartment for years because that is all they can afford. Make sure that there is nothing broken and that everything is already upgraded i.e. counter tops, carpeting, painted, modern appliances. Casa Rebecca Apartments: I am so disappointed with this property management, you ask them to get a maintenance man to assist with a leak on your ceiling just to advise you that they will not call their maintenance man due to them not wanting to pay 3x on a Labor Day Holiday! Because it isn't an Emergency! My ceiling is leaking! They hire a maintenance man to break open my ceiling and it was a plumbing issue. They then run the dehumidifier and heat blower to take moister out of the ceiling and dry out my carpet, but run the machines for 5 days straight making my apartment hotter than it is. Who is gonna pay my power bill? I messaged them that too! No word yet! The job then got done Friday - 9/16/22, I advised the New Property Manager I needed the carpet vacuumed because my little vacuum will not pick up hard debris. Today- Saturday 9/17/22; I started to clean and put back my furniture together because mind you I am sleeping in the living room for 5-6 days straight w/ heat locked into my bedroom. My vacuum was used and you can see white particles in and around my new vacuum and it's also broken! I'm cleaning my room and my window pane is so dusty from the job. I then went to clean my kitchen because I haven't been able to cook because all my belongings are all over the dining area and living room. I looked into my fridge my unopened sandwich meat has been opened my loaf of bread has been eaten and other continents of my pantry has been eaten and opened and half way finished. I'm disgusted and already upset about How management handled my request. And My New Vacuum BROKEN! Now My Food in my kitchen? Seriously? And here's the great part my neighbor from upstairs who didn't know he had a leak is being charged for the work downstairs on my unit! I moved into this complex on December 1,2017 with the assurance of Ulla the property manager here that there were no reports of roaches in my building. I began seeing them in all ages from babies to adult on my second day. I am now scheduled for a 3RD treatment on the 25th and have been told they will not let me out of my lease. 1. I have lived here at the Parks Avenue Apartment's for going on six years now. My friend upstairs, and I, both moved here at the same time. Over the course of these six years, our experiences here have been an absolute nightmare! 2. The rules at this place change on the fly; Our apartment manager enforces the rules she wants to enforce, and she fails to enforce the rules when she does not want to - she shows favoritism to those she likes and treats others differently. 3. About 6 months after I first moved here, I had an upstairs neighbor who had a mental disorder. Almost immediately after she moved here, that woman got into two HUGE arguments, late at night, right in front of my door, with not one but two of my next door neighbors. she threatened them and the police were called three times that night. That eventually resulted in her arrest. Following that, this same woman provoked an argument with another neighbor a few doors down from me. She threatened that woman as well, and she even tried to physically force her way into that ladies apartment. That lady was so scared that she gave her notice and also moved. This escapade didn't end there. One night this woman had spent several days going off the rail, yelling and singing at the top of her lungs for hours upon hours - going well into the wee hours of the early morning. That same night, she dropped a very, very heavy weight onto her floor, which was my ceiling and was directly above my head in my living room. That scared my emotional support dog so bad that she hid under my desk for almost 24 straight hours! She was still shaking when I finally got her to come out. I saw the weight that this woman dropped; it was HUGE! This woman was once again arrested and she wound up in a mental facility for several months and than came back again. Hoban says they could not do anything about this because she was protected due to her mental condition. But other people here have not been given this same grace from Hoban. Hoban picks and chooses who they enforce rules with, and who they do not. 4. There has also been drug dealing here on our property - much drug dealing. I personally have witnessed meth being sold, by tenants on our property, on numerous occasions. This has presented a danger to others who live here, who do not wish to be a part of this activity. 5. During the pandemic, I have observed numerous overflows of raw sewage on the front lawn of our property. There is a sewage overflow pipe that empties out right there in a public area. There are no, nor has there ever been any posted signs to warn the public, including tenants, that there is a potential hazard out there. It has been common knowledge, right from almost the very beginning of the pandemic, that the virus can and has spread via sewage. Yet, Hoban has done nothing to rectify the situation. They were notified by voice mail, as well as via text messages, and still it remains the same way. There is no interest in addressing this matter. 6. On another occasion, one of Hoban's maintenance workers let himself into my apartment, early in the morning, without advance notice - WHILE I WAS IN BED AND STILL SLEEPING ! This happened not once, but two times, two days in a row. My privacy was totally invaded and there was no apology or anything. The attitude was like - "what's the big deal?" I woke up to the sound of drilling and cutting on the other side of my bedroom wall. I really did not appreciate that. 7. This same maintenance worker also went into my friends apartment, to make a repair, while he was covered and dripping with sweat and wearing no mask - right in the middle of the pandemic! The liberties that these people take in this place are simply unbelievable - not to mention rude and inconsiderate. 8. Although they have FINALLY stopped this - we went for several years here where there was NEVER any kind of advance notice before water cutoff's. I found myself, numerus times, in the shower when the water was turned off with no notice of any kind. 9. Noise here is also a HUGE problem. There is no enforcement in this area - Hoban simply does not care. Big parties, even spilling out into the parking lot, have been totally tolerated - at the expense of other tenants who have other things going on in their lives and who wish to have peace and quiet within their own homes ! 10. There is MUCH MORE, but I think anyone reading this should be alarmed. This company is not honest and every indication I personally see is that HOBAN is in it for the money, and NOTHING ELSE. 11. I have suggested, several times, that we have a security officer on-duty. But no - that's not something they have any interest in. 12. I am absolutely fed-up with this place, and with Hoban. If you wind up with them as your landlord - you should realize that they DO NOT CARE ABOUT YOU !!! They call this a "community", yet they do not respect that this is OUR HOME ! read more

My husband and I were looking to rent a unit in one of their properties and we got denied "for not being able to show income" we provided bank statements , tax forms and pay stubs/ checks and she "didn't see us have the income" also she lied about our rental history. She yelled over us and did not let us speak. The receptionist at Hoban Management was polite over the phone and so was property manager at Town and country homes. Our building was sold during the pandemic. They terminated our leases, and we were forced to move in with my parents across the country. Our elderly neighbors who had lived their for over 26 years were forced out to find a new home even though they were high risk. The apartment is now for rent again at over $600 for what we were paying in rent. Their necessary repairs that made us lose our homes appear to be laminate, some new fixtures, and ugly modern landscaping. Negative stars. read more

North park location- would not recommend living here, especially if you're a family because they treat you like garbage. We had multiple issues with the apartment and management. We had 3 different managers all within like 11 months. All of them were dumb. laundry room was broken into multiple times and management did nothing about replacing locks or securing the area for atleast a couple weeks. We reported homeless people trying to break in or camping out next to the laundry room door MULTIPLE times and management told us to contact the police instead of doing it herself, literal human feces in our parking spots, garbage constantly everywhere in the alley and in our parking spot. Homeless people were sooo loud at night and throughout the day. We had a roach infestation and had to have pest control come out two times and even then the issue wasn't fixed because there were holes and openings everywhere in the cabinets and per pest control; they needed to be patched in order to solve the problem. Told this to management and our request was ignored. After like 10 months of leaving our folded up stroller outside of our door, we were told we couldn't "store" it there because it was considered a "common area" or a walk way. The area under our window was a patio( see pictures )...laughable and ridiculous rules especially when there's another tenant storing literal FURNITURE pieces on his "balcony". We pay you enough to live in this tiny apartment and we can't even utilize the space outside of our apartment window? We first received texts about it and then a letter. Terminate our lease because of a stroller? Ha ok. And then the manager at the time literally came to our complex EVERY SINGLE DAY. Hoban Property management purposely takes application fees and denies it's applicants with the reason of "you don't fit our criteria". When I called to inquire about a property I was told that I had to apply on my own even after stating that I would not qualify on my own as I am a college student and my parents pay 100% of my housing and that after applying the company would consider a co-signer. This is far from true. I was told I was denied because I don't fit the criteria, on that same phone call Rachel stated that "I have never lived in San Diego" this is for from true. They just didn't look at the application. I lived in San Diego for a year and YOUR company reached out and wasted the time of my previous property manger asking for a reference. After consulting that property manger she send me over the reference she sent to Hoban, witch was a stellar reference. The fact is Hoban property management takes $25 application fees from students, and then denies them because they are college students. My parents make more then $200k a year and are more than qualified for a 2k a month lease. After challenging Rachel about this she immediately refunded the application fee but would not say why they would not accept a co-signer. In addition Rachel treated my mom with disrespect, and the words from my mom "Rachel is a royal B****". After reading more reviews on this company it is clear they are not fulfilling there fiduciary responsibly to there owners as a real estate property management company, by not looking at each application to it's fullest & unbiased. The lack of ethical behavior that happened during my interactions with this company is disappointing. I have composed a letter to the CA board of Real Estate stating Hoban property management is intentionally discriminating and denying applications. I have also attached the many reviews of Hoban property management taking application fees and denying many others as wells as statements from 3 other students that had similar experiences in additions with evicting section 8 housing during the COVID-19 pandemic. In addition I attached information on Sunwest realty and it's association to Hoban. Rachel should be fired from this company, I am not the first person that has left a 1 star review about her. I feel horrible for Adriana as she is was my leasing agent contact. She is so bright and knowledgeable and wants to give each person an equal opportunity ( as it should be) and the company she works for is unethical and just awful. Where do I even begin... I'm not one for negativity. Although, I do believe in standing up for what is right. My story with Hoban begins Sept 1, 2017. They took over a small 12 apartment complex, nothing luxurious about it, but all neighbors loved living in the complex together, until they completely ripped apart every ounce of family environment for their greed and ignorance of what's important in life. Their mission: to kick out the tenants who opposed their "new rules" within their own rights of their lease. Unfair, unprofessional, unjust. We have a family of 4, with 2 young children. They could care less about anyone's well being. They raised the rent as soon as they took over and only gave a 30 day notice for all units. The first month they took over, I realized I had mold growing in my bedroom walls. I notified the new manager twice, and nothing happened, no one came to remediate it for a month. I had to hire a mold specialist myself just to confirm, yes there are 3 types of molds growing within my walls and my family needed to be out immediately for remediation. I then called Hobans head office to notify them I now have a lawyer helping me get this process done right. Their excuse of why the manager didn't tell Hoban about the mold was he stepped down as our manager and we got a new one within 2 weeks and he never gave that piece of info to the new manager! On boy, you can bet they jumped on that phone call when a lawyer is involved and were at my unit in an hour trying to give my husband a notice to vacate the premises that day so their team of maintenance men could take care of the mold and they would put us in a MOTEL for a day... Still, not following California State Laws. My lawyer was all over this. Absolutely not. I wanted a trained mold remediation team to get rid of the mold, but Hoban refused telling me their team watched a video and they are trained. Also, they legally needed to put us in a HOTEL comparable to the living situation we currently have, a stove, a kitchen, a place I can cook for my family. It was like pulling teeth trying to stand up for what our rights were as their tenant!! Unbelievable. After much pushback and strife, many phone calls later, I finally got what my family deserved. I even had to have a conference call with my mold specialist and a Hoban representative (who also is no longer with the company now) and they were fighting on the phone call because he was trying to explain for the health of my family, we needed a specialist team to take care the mold, but Hoban WOULD NOT BUDGE. They took care of the mold with their team of maintenance men. They claim they were trying to transform a hole in the wall complex to "Luxury Apartments Lila Gardens" what a joke. Everything was old, broken down, and all they did was give new rules for the tenants to live an uncomfortable lifestyle based upon their needs, even though there was no live-in manager. Now, let me tell you about Brenda. If I ever saw evil in human form... man... She came into this complex as the ring leader to cut ties with all tenants who stood up for what was right. By this time, it's the end of Decemeber/ Beginning of January 2018 and 1 family already moved and all tenants were irritated and concerned for their family's futures. Here comes Brenda, coming in like a wrecking ball, giving me and my next door neighbor (who has 2 young daughters. 1 with special needs, the other a baby) a 60 day notice of termination of residency with a SMILE ON HER FACE!!! For no reason. Other than they want to gut the place and charge $1500- $1600 a month for a piece of crap complex. Not worth it! It's now February, I am happily in a new town house with my amazing family with amazing new managment! And, you know why, because I'm a good person, my family are good people, and by a blessing in disguise by this unfortunate event, we are living even better and happier. 4 out of 12 units have moved out within a month and many more are talking about giving their notice. This really is the worst property management company ever. My neighbor followed me from the parking lot of one of their properties, came to my door, asked me to marry him and then when I asked him to leave proceeded to spend the next 5 minutes trying to break in until the cops came. After providing my manager with a police report, nothing was done, she never even brought it up again. As of January we have a new management company and I am so glad they are gone. read more

I am averaging my two ratings: 5 for the actual office in El Cajon. I've always gotten returned phonecalls and prompt and professional responses from the people working in the main office. They have never lost a check, always send me a receipt promptly, they are great! 2 for the property manager in my building. Office in our complex is routinely closed. Reported leaks under our sink. To them nothing cam be done until Monday. That's fine it is only Saturday. Inguess people dont live on the weekends.They can do our dirty dishes then. Because it's not our concern to clean them before you come and fix it. Previous management company was always around. Pleasant to talk to. These people act like we are a burden to their life. How can they be in business? Horrible customer service. This is by far one of the WORST property management companies I have had to deal with (and I worked for a slum lord for a year!!) Our AC went out in our apartment on September 27th, 2014 and nothing has been done about it. The highs have been 90+ and they do not seem to think that getting an HVAC specialist out here to fix it is worth their time. I have called their corporate headquarters numerous times, yet no one will call me back. They did however give up a portable A/C unit that does nothing except eat up our electricity bill and slightly cool off our home. My four year old has woken up CRYING because it is too hot for him in our home and there is nothing that I can do about it other than bitch and complain to a property management company that just does not care. I have taken pictures and videos showing how hot the home is at different times during the night. My heat is also attached to the air conditioner and according to Civil Code Section 1941.1."A dwelling also may be considered uninhabitable (unlivable) if it substantially lacks any of the following: Heating facilities in good working order." Also "The defects that were serious enough to justify withholding rent in Green v. Superior Court167 are listed below as examples:Lack of any heat in four of the apartment's rooms." Guess what Hoban, ours does not work. I have paid my rent every month for the past year (and even a couple month in advance). I have NEVER been treated so poorly from a property management company. My toilet chain is also broken and I am having to stick my hand in the back of the toilet to manually flush it ever time (which they are also aware of but do not seem to care). I loved my home and where I lived...until Hoban took over 3 months ago, now I am sick and tired of them. I would HIGHLY suggest NOT renting a home/apartment from them.
