I have lived at one of the properties managed by Hoban for almost a year now and the amount of issues we have had is frustrating. I would give 0 stars but Yelp doesn't let me. To start, we had three water leaks within 6 months of moving in as well as a lack of communication from management regarding when our water would be turned back on. The online portal charged the wrong bank account three different months for rent payments which was a hassle in and of itself. Also, the property manager, Juan, is not pleasant. One night he had texted all residents at 10 PM letting us know that if we did not have a parking pass our cars would be towed and that there would be nightly patrols. Problem with this... we were not given a parking pass when we moved in. Parking here sucks as there are only two guest spots in the entire complex and street parking is dangerous. We had a car parked on the street that got hit in the middle of the night and was totaled (Got a cool new car out of it tho so thanks whoever did that! lol). I don't like to leave nasty reviews but this management team is a nightmare to deal with. When I called about the online portal they told me it was my fault and that I would have to take it up with my bank (That didn't feel nice). Plus, I happen to be a banker and know the way ACH payments work.. Hoban this was your system, not my bank's fault :) Also, Juan keeps tabs on my roomates and I. We are an apartment of three girls and on different occasions he has told me that he sees "a lot of people coming and going." One day he was trying to get into the apartment to do a minor repair and he texted me that my roommate's boyfriend was home but not answering the door. I'm not saying he is a creep so don't get me wrong, but as a young woman living with two other women it doesn't feel good to know that the apartment manager (whether a man or woman) keeps an eye on your home like that. There is really a lot more that I could complain about but you probably get the idea.. if you have an option, don't rent an apartment from Hoban. They are unprofessional and charge a lot for crappy apartments. Thanks for reading my rant! read more

I was renting an apartment at their Pepper Tree Gardens apartment. Everything was alright until I moved out. The final walk thru by the manager, Anita Sherman, was satisfactory. I asked her if I was getting a full refund of my rent deposit and she said that she thought so. Two weeks later, I received a check from them for less the amount of my rent deposit. I wrote them 2 letters to try and get the remaining of the deposit back, but only half of it was returned. Their reason for keeping some of the rent deposit was for things that wasn't even mentioned during the final walk-through. They gave me the copy of the walk-thru paper, and it was obvious that they added those "issues that needed fixing" after the final walk thru!!! They are very dishonest and I wouldn't recommend honest people to rent their properties. read more

She gives us a contract a day before our lease was suppose to be renewed and blames it on her granddaughter being sick. Which I could give a flying fuck. There are people that like paying their rent on time and when you have to call several times to see when the new contract will fall into effect it's horrible. Slum lords La Mesa Palms walls are paper thin and property is way too old and small for the price Hoban Management has to be one of the worst in town its like staying in a motel and people are constantly moving in and out if you want something not worth your hard earned money this is the right place for you cars literally parked along the front of complex so relaxing in your living room is not so relaxing due to constant noise and exhaust fumes what a complete waste of money and time looking for something worth my money read more

Hoban clearly has alternate motives - out with the old being the first. My older/disabled mother was served with an eviction notice without clear reason as to why/how it came to be after 12 years of being a resident. She has been completely blindsided, left in a financial hardship and is under undue stress to pack/move/sell items. To add insult to injury, Hoban posted a warning note on her door because items (caused by having to box up everything and MOVE...did they forget?) other than patio furniture where suddenly on her enclosed patio. Excuses seem to be their best defense if they don't want to answer to or stand up to their actions. Don't trust this company any farther than you can spit. read more

We moved into this complex in June of 2016, and the PM who was here at the time, Alinna, was wonderful. She made moving in here very easy. The only problem, at the time was, that the amount of the rent due, and the amount that I ended up paying the following month, were not clearly explained to me, so I had to scramble to get the second months rent together. There was a move in "special". Two months later, I had been doing my laundry, and when I went to get my clothes out of the dryer, I discovered that my clothes, the whole load, were gone! Someone had gone into the laundry room in the space of ten minutes, and stolen all of my clothes. I reported it to Hoban Management, and I thought that something might be done about it, but the only thing that was asked, was if I had locked the door to the laundry room when I left. Nothing was done about it. I understand that my belongings are my responsibility, but I felt that I should have been compensated somehow. I had to go out and spend $150.00, money that I didn't have, to replace everything that I lost. I asked Hoban Management if I could take that off of my rent, and they refused to help me. I have never had this happen before, and I felt violated. Since then, there have been numerous cars damaged while parked either on the property, or on the street; including my boyfriend's car. Whoever did it, dumped food on his car, and keyed the driver's side. A tenant's jeep was broken into, and belonging's were stolen. Just a few nights ago, another man's truck was broken into, and his radio and other belongings were taken. There is a homeless woman who has made our hallways her place to sleep. She has been removed by police three times and has been reported to Hoban Management. There has been a homeless woman, with her dog, in our swimming pool area, I am still not sure how she got in there. She bathed in our pool, I happened to see shampoo sitting on the table with her other belongings. We live right up the hill from the freeway, so, we have to listen to that noise at all times. Yes, it was our choice to live here, it was the only place that we could afford. The last straw for us, and the reason that we are currently looking for somewhere else to live, is that Hoban Management announced that as of August of this year, the rent for the entire complex was raised $150. They have been notified about everything that has happened here, and once the rent was raised, at least five tenants moved out, actually left California. With what they are charging for rent, and all that has happened, and continues to happen, they NEED to make this complex safer! How about a security gate, or a security guard, which ever is cheaper! The grounds are kept up, so it is pretty within the complex, but the rest of it is not acceptable. P.S. The current PM is wonderful. She has been great about getting things done, and has helped us a great deal. read more

This review is for Summit Creek apartments in Lakeside. I moved in May 2016 and signed a 1 year lease. The property manager Liz was very competent and helpful. She was fired unexpectedly and a new property manager moved in. Right when my lease was about to expire, I received a notice of a $155 increase starting in 1 month. Also during that time, we got a new property manager named Sarah. She was also nice, but got fired within 2 months because some meth addicts were distributing drugs out of the apartment. The smell was coming up to my unit and me and my daughter were having asthma attacks daily. Next came the most horrible fake women named Yvonne. I finally found a new place to rent and issued a 30 day notice. I requested a walk through. She told me she would contact me in 2 weeks to do the walk through. For a whole month, she did not show up. I cleaned and scrubbed my apartment before moving out. 2 weeks after moving, I got a notice from Hoban telling me that I OWE $250 in addition to them taking my entire $500 security deposit for cleaning the unit! The walk through form they showed me had Yvonne's notes of everything marked as "filthy". They replaced the carpets which were also clean and took out half of my deposit because I issued my notice on Jan 4th and moved out Feb 1st. So they took out 4 days of rent without notifying me. I contested the charges since I had photos of the apartment before moving out and everything I cleaned. Also, since she said she would do an inspection, then didn't do it, I said I was not responsible for any cleaning charges. They agreed but didn't refund me my security deposit. I actually heard she did something similar to another tenant who moved out and I am looking into filing a class action lawsuit against them. read more

Hoban Management is HORRENDOUS. I've been living at St. Thomas Apts. for 10 years, and Hoban Management just bought out my old management 2 months ago and the rent has already raised by 20%. They are so inconsistent with time management leaving notices of inspection a day before, the water has been turned off for an entire day because of pipe issues, they are making all tenants move parking spaces only to tell us that we have to move again, and they are making us move out ALL OF OUR FURNITURE so they can replace the carpet with laminate (cheap wood) .... and they're saying that WE ARE RESPONSIBLE for moving all of our furniture out-and-in ourselves. Not only is this inconveniencing to ALL tenants, but it is unfair to the tenants who have been here for a years without having problems like this. Anyone reading this, DO NOT move in an apartment managed by Hoban Management. There has to be laws that protect tenants from landlords whom take advantage of tenants' rights. There has to be.... If I could give Hoban Management negative stars, I would. They are TERRIBLE. read more

The worst apartment complex I have ever lived in! The water was constantly shut off, I had termites twice and management was slow to get these things fixed. I had to wait 2 weeks for the exterminator to take care of it. My back patio was covered in spiders and egg sacks and no one came to spray. They run your rent as an open line of credit every month and don't explain it to you when you move in. Yeah it's great when you move out but you can't get financing if you need (like a home loan) because it looks like you owe someone $1300 a month on a loan already. They refused to stop running my rent that way when I requested it claiming I had signed for it. The form they were talking about was actually just a flyer they had me initial; that is not a legal document. Upon my move out date they did not return my full pet deposit because they decided to use some of it to buy new things for the apartment that weren't even broken. On top of that they took my entire deposit. I did my walk through and there were no issues. While there was a tear in the vinyl flooring which I expected to pay for, nothing else was broken. There was no need to take my entire deposit plus $100 from my pet deposit that didn't cover pet damage (because there was none). I am furious with this management. read more

Like the other have said Hoban is smokers dream. The upper management did help after the onsite manager could not do anything, but now that I have smoking neighbors on all sides I had to but and air purifier and have to leave the windows closed all day. This barely helps. I would not recommend this to anyone who is a non smoker. read more

This is the MOST unprofessional, abhorrently behaved management company I've ever heard of. I'm a military spouse almost 8 months pregnant and BRENDA COLLINS had spoken to me repeatedly with more disrespect than anyone I've EVER spoken to in a professional environment. She's made comments like, you tone it down when you speak to me, you don't interrupt me, stop talking over me, you'll need to control yourself when you speak to me etc over me trying to voice grievances. She doesn't let you DARE speak when when you have every right to convey your problems with an issue, then speaks over you condescendingly with a superior attitude and GOD FORBID you insist on the same respect being shown to you. This woman is A DOG. Actually I apologize for insulting those sweet creatures. She's a disgusting pig. You will be completely MISERABLE moving into ANY of their properties. I first arrived at Greenfield Meadows in El Cajon to see what properties if and/or any were available. I met the property manager Donna Huckins and she informed me that none were available but she had other properties with Hoban that may fit my needs.She was very helpful and polite and found me a property that was just perfect.I have met other management companies that have not been as receptive. I feel that Donna is an asset to this company and is very professional and went above and beyond to help me and my family. read more

horrible to work with! broke my lease and moved out shortly after the new management, HOBAN MGMT took over. HUGE lack of communication!! took FIVE weeks to get any kind of maintenance request acknowledged, then another couple of weeks before anyone even went out to the unit, and still has yet to be fixed. any time it rains, water leaks in through the windows and floors. constant errors with their online rent-pay system. completely unorganized and cannot answer any questions in email, on the phone or in person. parking is horrible and neighbors seem to think everyone wants to hear their kids screaming and their tvs blaring through the common walkways. 1 star is far too good a rating. will avoid ANY complex managed by this company in the future. read more

My family rented from Hoban Management. It was a pleasant experience until my oldest son turned 18. The company demanded my son start to legally act in business. They demanded him to sign a lease with his father and me. Credit identity is important. It something you manage by maintaining documents and interacting personally in business. So I explained his father was head of household and sole provider and household business manager conducting all transaction with Hoban Management.There lack to be a business reason to obligate my 18 year college kid to interact in business with their company. I was told "we have your social security numbers we can do what we want". Today my household is divided. I been forced to drop out of school. My disabled husband along with our three minor children are homeless. Fraud and identity theft can ruin your life. My husband suffers from traumatic brain injury. We are military retired and you think we earned our right to live safe. Someone tried to put the electric in my son's name. My husband rectified the " mistake". The electric was then placed in my name. People with disabilities get a lower rate. Changing the identity changed our rate which increased our electric bill. A year later $2000.00 dollars was owed. Hogan Management benefited. Our electric was cut off creating us into a problem allowing eviction. Our apartment now rents for over $300.00 dollars more. I tried to file a criminal report with the El Cajon police alleging misuse of my credit identity. El Cajon police refused to take my complaint. Some communities can really prove unsafe to live. Currently I am receiving no more mail at my P.O. Box. My mail is still vanishing. I suspect it the reason I never received electric billing in my name for an entire year. Someone did something and I am still trying to fix it. Be mindful who holds your personal information. Fraud and identity theft really does ruin your good plans and change your good life. read more

BWAHAHAHAHA!!!!!!!! Our apt complex just changed ownership and with that change in ownership came a change in management companies. We went from Sunwest to Hoban. Now, Hoban is better than Sunwest for sure. The reason I laugh is because how they advertise our complex is so much PUFFERY!! For instance: 1) Luxury apartments. REALITY: The intercom/gate system is broken, one of the gates to the pool is welded shut, the hall carpet is stained, cold water frequently comes out near-scalding hot for awhile on even merely-warm days 2) Large 2-bedroom apts: REALITY: A little on the small side, actually more like a large one-bedroom converted to two. Kitchen is ridiculously short on counter space. 3) Shimmering pool: REALITY: Bottom of the pool is dirty with areas of rust. Bugs, leaves, dirt floating around. 4) Prestigious community: REALITY: Police have been called numerous times, and are always on our block for some reason. Some of this stuff I think Hoban will resolve over time, but I can't believe how fast they jumped into blustery advertising. Another concern is that there are some questionable tenants in our complex... again, I think Hoban management will eventually deal with it but the scary part is that they left flyers on the doorknobs telling people to refer their friends for a $100 reward... quite frankly I don't want some of my neighbors' friends moving in here. Hoban are fine people, they are under pressure to fill vacancies like anybody else, just don't believe their advertising. read more

A NON SMOKING property, if you smoked you were to walk outside the gates to smoke. My neighbors below me didn't like that that rule. They started smoking in their apartment below me and the smell of cigarette overwhelmed my apartment by coming up through vents. My boyfriend has asthma a could not breath on a daily basis. I have contacted the apartment managers, their managers, the neighbors downstairs and to Tom Hoban himself and NOTHING was done. They shrugged me off like I was a fly on their shoulder. I went through the fair housing act and Hoban lied through their teeth to get out of it. I can't say enough what you will deal with if you live at any one of their properties. DO NOT RENT FROM HOBAN MANAGEMENT OR ANY OF THEIR PROPERTIES. I LIVED IN SHANNON WOOD APTS ON WINTERGARDEN IN EL CAJON. Like person who wrote a review about the Chase property the manager isn't in the office very often and most times you have to play phone tag just to get a conversation going, if you get one at all. My kids got locked out twice and unlike other places I have lived there was no one in the office during office hours to lend them a key to get in, In fact on my move out day I could never find the manager in the office even though the lights were on in the office. I fionally had to go to her apt front door just to find her. Next is the fact that there is no pride of the residents in that you cant even get into the trash area to throw away your trash for all the trash on the ground! not to mention the stairs in the town house had carpeting on it that wasnt tacked down properly so everly last one of us has fallen down them, the last being my daughter who sprained one ankle and broke the other. And tonight after I was told at the final walk through the only thing she could see to charge me for was painting in one bedroom and cleaning on the living room carpet. they charged me painting for the entire house including the room that was purple and I had to paint back to eggshell offwhite. and carpet cleaning for the whole house even though the carpet was still wet when she came to do the walk through!!!!! From just being cleaned!!!! Thus out of the 700 deposit I should have gotten around 400 I only received 116, and when I tried contacting about it no one will respond to my inquiry. STAY AWAY FROM ANY PROPERTY OWNED BY HOBAN you too will get screwed!!!! read more
