Excellent management company. Very responsive and reasonable people. I've been at the same location since 2018 and have been through a number of owners and management companies. These guys are the best by far. Recently we had a pest control company come out for preventive maintenance on a number of units. The pest control company assured everyone that no special care needed to be taken to protect our belongings from an all-day heat treatment of our units. Well the treatment ended up damaging a lot of property, both belonging to individual tenants like me (shoes, computer monitor, etc.), and also belonging to the property owner (such as warping plastic blinds). I've been working closely with Sean and Laura at Advantage Team to resolve the issue. Sean came out to see all of the damage in person and could not have been more sincerely apologetic and reassuring that I would be made whole. And today, Laura e-mailed me to ask whether I'd like a check or a rent credit for my damaged property. While the liability does seem to lie with the pest control company, Laura said her team would prefer to take care of me now so I don't have to wait, and that they'll pursue the pest control company for reimbursement on their own. Really an above and beyond gesture. My experience with virtually every other management company is that you need to be prepared to go to small claims court to be made whole in a situation like this. So it was a huge relief to realize I would not need to do that. Sean and Laura have been nothing but honest, friendly, and helpful throughout this ordeal. And that's also been my general experience over the last few years they've been managing. I expect to be here a few more years and I really hope these guys are the managers for the rest of that time. Rented from them for one year in a BEAUTIFUL house in North PB. 99% of the time you call them for any sort of issue or question they will not answer. We would literally show up to their office to ask questions and no one would be at the office. ZERO COMMUNICATION. They are actually awful I have never rented from anyone worse and I've been renting from different landlords every year from 2019-present. Like they are worse than the landlords I had on SDSU's campus, and that says a lot (if you know, you know). Termites, cockroaches, spiders, an absurd amount of mold and they don't care!!! If I could do zero stars, I would. I rarely write reviews, but sheesh, the people that work at this company are thieves. I that an application and paid the $40 application fee, then I never heard from them again. The showing agent for the property, Camryn, is one of the most unprofessional people I've ever encountered in my whole life - and I work with a lot of terrible sales reps in biotech. When we first saw a property with this company, Cameron was nice, kind, and responsive. When when I started asking questions and asking for more details she then became hostile and then all together stopped responding to my text messages. Two weeks later the property was still up for rent and so I reached out again. Cameron was very responsive but then once I told her I had applied, she then ghosted me. I went to the office yesterday Monday to see if I could get any more information and no one could provide me any information - the receptionist knew NOTHING. Which is unheard of for someone at the reception desk to know absolutely nothing but to wear her earbuds. I left my phone number and my email - I have yet to hear from them. Simply put, I would just like my application fee back, as this is clearly a scam to get my application fee money and then to not respond.but I I'm very disappointed because I really wanted to work with this company and to rent from them but this is clearly not the right choice. read more

I'm updating my review after Heather at Advantage Team reached out to me. She asked me how she could help and I explained the situation via email. She was prompt at responding and understanding of my frustrations. She refunded the application fee that I felt was unjust and went above and beyond by refunding my boyfriends, as well. They didn't have to refund his, or really either fee at all, but I appreciate the step above that she took to ensure that we were happy. A big part of choosing a rental property is trusting the company or your landlord to follow through with what they say they're going to do. While we ultimately chose to rent elsewhere, I do believe that Advantage Team would be a trustworthy company to rent from. Perhaps there was a miscommunication with our transaction and I would be willing to give them another shot. At this point, I would consider renting a home from them. Rented from them for nine years, plumbing issues every 6 months, plumber would come out snake the pipes, kept having issues with plumbing backing up, finally the plumber says they need to remove the bushes, dig up the old pipes and replace them, house was built in the fifties and pipes were never updated. Also the smaller bedroom the roof would leak every time it rained, had asked for five years for the roof to be replaced or repaired, he sends a guy out, the guy works one day and doesn't come back, then months go by they send another guy out all he did was replace a few shingles that had come loose, finally the last straw was when California had the bad rainfall the first of this year, husband and I had to stay up all night taking turns emptying buckets of water every ten mins. I would have to frequently stay up any time it rained to empty out buckets, costing me many nights of sleep. Sean would never answer his phone when I would call to tell him what was going on. They are quick to want your rent but are slow to fix anything, and when they would it was half done or shoddy work. I do not recommend renting from this company at all. read more

I have been renting with Advantage Team Real Estate & Property for almost 2 years now. They are by far, the BEST real estate property team that anyone could ask for. I have had other property management teams in the past who are annoying, always come by the house but never around when you need them and then want your money of course on the 1st of every month with no questions asked. Advantage Team and Sean, always have someone out to fix something if needed the day I send out the request. They are always around when you need them, but are not the annoying. They do everything electronically from signing the lease to paying rent, which makes moving that much more of a less hassle. I could not have asked for a better team to manage the place that I call home. They had a listing on Craigslist for an apartment for rent. I emailed them. Nothing. I called them nothing. I continued to call and leave messages. I called and left messages on other peoples extensions asking for them to have someone call me. Days I called them trying to schedule a viewing no one called me or emailed me back. I even emailed their social media accounts and still nothing! I finally drive down to their main office, I am greeted by a man who says hello, I am waiting for him to ask can I help you. He doesn't. I have to ask can you help me, his response "oh I don't know maybe". And I tell him why I'm there and he says no one from that department is around. Of course why would anyone be at work during the day at 2. He gives me a number to call and of course I call and of course still no response. So I don't think they have any type of customer service and I would not recommend them. read more

The agent was rude and disrespectful, saying that renting this property was a "waste of his time." I wanted to present an offer to the owner. Buying homes from these guys might be one thing but renting is another! The property that I have been renting for the past year has had the water turned off more than 10 times to install "upgrades." I feel like the water is constantly off in the place with little to no change of performance. I have boiled water in a kettle and placed it in a hydration bag, then used gravity to take a shower multiple times. Washers and dryers cost money... I pay a small fortune to live where I'm living and I have to pay $1.25 for each. I'd rather pitch myself off a cliff into cactus than pay for dryers that screech like a banshee and leave my clothes smelling worse than they went in. Getting yelled at for dumb things... There are rules to follow under the lease like any other place in the world, but when I get told to take down my American flag or my wetsuit from drying because it violates those rules, I get more than a little frustrated. Changing locks on inner gates and wanting me to drive out to pick up the new key is also a thing of frustration. I haven't even bothered to do this nor will I because I have an awesome thing called a mail box. Mail these items to me or have an onsite representative to hand out new keys Upkeep on the property is horrific. When I first moved into the apartment I proceeded to get into a fierce battle with the palm tree that was trying break its way into my apartment. I won. The palm trees also drop seeds all over the place and litter the ground. They hit the vehicles parked outside (including my brand new completely paid off 2014 Toyota Tacoma) , become a trip hazard, attracts flies, and provides a little amusement when skateboarders come rolling by only to get these little death seeds trapped in a wheel and send them faceplanting into the concrete. The last part I will admit may or may not be my fault but I still feel I have justification to it: Double dipping! Every month I pay a $1.00 convenience fee to have my money automatically sucked up from me by the interweb so when I'm not home (which is a lot for work) I don't have to worry about it. Well due to the rent increasing another $15.00 a month with literally zero benefits I had to change the amount taken each month. Now granted I may have set this up to where it took the $1,416.00 but with the poor website to do this from, I somehow ended up paying $2,817.00 this month. When I called about the mistake I was told that it would take at least 4 days to correct this error (so much for that $1.00 convenience fee). With my gas on the E and no food in the pantry because I just got paid and now have -$ in my account, things are looking a little grim. Under most circumstances I tend to not care what happens and go with the flow and usually understand the little things but after putting up with nonstop bullcrap for the past year, I thought I would throw out a little warning to future renters. I can't wait to move out, I'd rather live in the woods. read more

I moved to San Diego 2 years ago and rented with them on two separate occasions. They are top notch in their customer service. Sarah and Trish couldnt have been more flexible accommodating my needs. Their level of communication and timeliness to situations couldnt have been better. I could tell they cared about me as a person and not just one of their tenants. The few times I did have service requests they were completed within 24hrs and their staff were always professional and courteous. I would highly recommend them to anyone renting in the area. I've been renting with Advantage team for over 6 years. I have been very impressed with their customer service. They make you feel like a human being not a number. They are really great about handling any issues that come up. I had a water heater burst when I was on vaca for the week and when I got back I couldn't even tell they were there except that they had obviously cleaned up behind them (floors were shiny) I recently had a pest problem and Sean promptly handled setting up for a company to come spray gave me latitude to help solve the problem and a check list to make it easy on all parties. The advice and service worked like a charm and I am a happy camper. Also had the pleasure of dealing with Reed and there was a slight overpayment and he personally delivered the check to make it right. Very happy with the team as a whole. Very professional. If I have one complaint San Diego rents keep getting higher and I'm not making any more. read more

I would give them 2.5 stars but I'm rounding up. I live at one of their properties and from the start I have noticed their lack of responsiveness. They're very difficult to get a hold of, don't return phone calls and never provided us a point of contact other than the direct office line (which always goes straight to voicemail). Within the first week we noticed a broken burner, clogged drain and our kitchen sink was backing up with dirty water. These were fixed promptly. But shortly after this, our washing machine also broke. It's been almost a week and after several messages and an email I got a call stating the problem was solved. Low and behold I came home to a still broken washing machine. I have yet to hear back from Advantage Team or have this resolved. I feel that communication is key in order to retain desirable tenants and their communication is sub par at best. I'm not unhappy per say but they could definitely use an upgrade in customer service and organizational skills. read more

Run away! This company is after one thing. Your money. I rented one of their properties and spent thousands of my own money in upgrades. Thousands! So much so that it is what prompted their owner to buy the property I was renting in the first place. Although the buyer, my soon to be landlord, made hundreds of thousands of dollars in equity, they had the gall to charge me $400 on security deposit. After I invested $4000 on the property. And they knew about the $4000. Sean is the worst. He's a slimy disgusting snake who cannot be trusted. Do not rent from this slimeball company. They care nothing about the tenants. They only care about the property owners. I've never met a sneaker group of people. read more

I discovered Advantage Team when looking for our previous apartment on Hot Pads. The property manager representative showing the property was punctual, approachable, and professional. The property was well taken care of and the manager replied to our concerns promptly. Payment of rent was all done online, which made everything so much easier - no need to make checks or mail rent. We never had any problems trying to contact them if we had questions or needed help. We also used Advantage Team to look for our first home. Sean Broderick was our real estate agent. He always returned our calls, texts, and emails promptly and always arrived at showings on time and communicated if there was a delay. When looking for homes, he always provided honest and professional opinions on whether the home was a good fit for my family and I. He has a lot of experience with design and construction and was able to point out whether a home was well built and designed, and worth the price. We are a young couple with 2 kids and Sean helped us find a house that suited our choice of location, style, and purpose, and budget. I have been a tenant with Advantage Team Property Management since March 2016. From the very beginning I was pleased with the great communication and fast turn around from the Advantage Team staff. Renting in San Diego is extremely competitive. Reed Colwick gave us great advice to sell our condo for top dollar. He is knowledgeable about different types of loans and helped us sort through the offers to accept one that would not fall through since we were also in the process of buying a house at the same time. We were able to buy the house we wanted thanks to Reed. There was stiff competition due to the reasonable price and great location. Reed worked with the sellers agent and convinced them to accept our offer over other offers that were similar in price. There are always bumps along with way when selling/buying a home in dealing with buyers, sellers, inspection reports, loans, etc. and it can be stressful. Seriously helpful people with excellent communication - Sarah, in particular, but Reed and Clarissa, too. They managed my property for about 7 years. In that time I had to make a major repair (tenant damaged floor), pay for a few minor repairs, replace an appliance, evict a tenant who was a nuisance to neighbors (they acted as a liaison between me and the HOA - beautifully), and change tenants three times. They preserved my sanity by maintaining the unit and keeping it rented. I am thankful for their professionalism and responsiveness. My husband I moved here in Feb, I do like where we are living and the neighbors are okay.; The only thing I am having issues with it, that the laundry room has one working washer, we have to wait almost all day to get it done. I don't think it's fair they expect us to pay rent on time, but they can't fix the washers in the laundry room in a timely manner, I contacted them last month about it and was told it would be fixed that day.. however, it has been a month now and still not fixed. read more

I strongly discourage anyone from renting a property managed by Advantage Team Property Management. The home I was renting in Ocean Beach was sold to their client in December 2011 and Advantage Team Property Management took over the property management. I had moved into the house in August 2010 and my landlord fell on hard times and had to sell the property. Although I work from home, during the sale process I was extremely accommodating to all parties. I prepped the house for showings and when the client of Advantage Team Property Management put in his offer, I allowed inspectors, realtors, service men to work in the house while I was trying to work as well. The months of December and January were a non-stop circus with people constantly showing up to the house unannounced while I was trying to work. For weeks, their handy man was in my house pounding away all day every day while I was trying to work. I finally told them no more! Not one week later the owner of the property showed up at the house and told me he was giving his friend a tour because he was thinking of renting the place. So rude! I was still living there paying rent, being as accommodating as I could to these people and they were absolutely inconsiderate. I immediately called Advantage Team Property management and gave them my notice that this was the last straw and I was moving out. Despite the fact that I had done thousands of dollars worth of improvements to the property including: - installing a new over the counter microwave - installing new plumbing, new shower, and new ceramic tile in the bathroom - removing dead shubbery and bark and installing a sprinkler system, sod, plants, and a patio - installing a new kitchen faucet - painting every wall, door, ceiling and cabinet (and all of the above was documented in a letter from my former landlord AND I have pictures) So despite the fact that I did all the work listed above, Advantage Team Property Management still had the audacity to deduct $445 from my security to replace an old nasty carpet that they were planning on replacing anyway. On two separate occasions the owner told me he wanted to get rid of the carpet...I wish I realized he planned to make me pay for it on top of everything else. This is a shady, underhanded company. At first I thought I finally had a good property manager but after a series of incidents in which our house was made completely filthy due to their poor management of workers and we dealt with a prolonged period of very minor remodeling that should have only taken a couple of days, I must say that this real estate/property management group was quite a dissapointment...That along with the fact that when we moved out of our rental and left it in better condition than the day we moved in, they felt it was acceptable to charge us almost $200 to clean our oven even more than it had already been cleaned. Lived in a rental managed by Advantage for two years and loved it! Their online system is super easy and convenient, and their staff is friendly and responsive. Any issues we had with our home were taken care of quickly and professionally- usually the next day! Everyone we interacted with was wonderful (shout out to Trish, Sarah, and Reed)! We were sad when the owner of our rental switched property management companies... we quickly learned how great we had it with Advantage and that not all management companies are as put together as they are. Advantage Team Real Estate is the most professional property management team I have ever dealt with. My experience as a tenant is limited, but the experience I have had with other companies is pretty much the same across the board. I hate to stereotype but many property management companies lack a sense of urgency, demonstrate poor communication, follow up and follow through. The team at Advantage has taken all of our requests/communication very seriously and always with a sense of urgency...and they act like they actually care about the tenant and doing things the right way. All maintenance request have always been completed within a few days and they always checked with us on scheduling a time that works best for us. The maintenance staff is incredibly friendly, as is the office staff. I can't say enough kind words regarding Sarah and Heather who were always extremely communicative and friendly in working with us on any issues that arose. With regards to taking care of things from the administration stand-point, they manage their documents well and make it convenient for you to pay your bills and sign your leases electronically. It is so nice to be able to pay your rent online! All in all, they are on top of their stuff, extremely friendly and focused on creating solutions that work best for both landlord and the tenant. When looking for another place to live, the first place I went to was their website because ideally, we wanted to continue being tenants of theirs.
