What seems like warm on fuzzy on the outside quickly turns to a cold shoulder and letdown after…read moreletdown. Bode Well was the realtor for the apartment we chose to rent, and they let us down in just about every aspect you expect a realtor to perform... Pre-signing our lease: They told us that the current tenants would be moving out at a certain date. They told us that the apartment's deck was being finished, but that it would be completed by the time we moved in. They told us that the apartment came with the 3 AC window units that were currently in the apartment. We trusted them, and didn't think twice about having all of those aspects in the lease. Post-signing our lease: $2,400 realtor fee later, Bode Well begins the letdowns. Bode Well informs us a few weeks before we were about to move in that the tenants would no longer be moving out the week Bode Well said they were. The tenants would now be staying two weeks later than originally planned, and there was nothing we could do about it. Put us in a pickle because we weren't available for the new move in date. Strike 1 Next, we noticed about a week before our lease began that the deck wasn't close to being finished. We asked Bode Well about this and they said that it was the contractors fault for not having the right building permit... There was nothing they could do about it and it wasn't their fault. Strike 2 Not happy with our experience so far, we just wanted to get into our new apartment. Turns out that when we finally moved in, there were NO AC units to be found. We moved in the summer, and it was extremely uncomfortable - hot and humid. We called them for days, stopped by their office, and after hours of denying any responsibility they delivered one AC unit. We asked when we would receive the two other units and they told us that they would not be giving us the 3rd unit, but that a 2nd unit would be delivered sometime within the next few weeks. We were unhappy with that solution, but Bode Well told us that it was the "best they could do". Now, into the 2nd month of our lease, they have yet to bring either of the 2 AC units, our deck is still not finished, and Bode Well won't return any of our calls/texts. Letdown after letdown. Strike 3 Before you work with a realtor, ask yourself if you want to risk going through this with Bode Well. For a hefty realtor fee, all we asked was that we were given what we signed up for and what we were told we would receive. Not too much to ask for... They're just not worth the struggle.

As someone who used to manage my property (from long distance), I knew the pain and efforts involved in dealing with tenants...and honestly..after a few years, I wanted nothing to do with managing a rental from far, far away. I remembered calling and leaving a voicemail message with Southpaw about my desire to find a property management company to help me rent out and manage my unit...and..to my surprise, I got a call the same day back..and all within several hours when I totally wasn't expecting it! Within a few days...I worked with Kyle to sign my rental agreement, provide him information and access to my rental unit...and the unit was already rented out...all within 24 hours of signing my agreement to have Kyle manage my property! He is not hesitant to tell me as an owner what I needed to do to make sure my tenants are happy (and he's happy to do the same to keep me happy dealing withe thing from repair to HOA as well). I am also very happy to see that...with Southpaw...the need to manage my rental property or handhold anything..is pretty much nil! Kyle took care of everything! And..I just saw..that I recently gave a consent to continue renting out my unit/extend rental offers to my current tenants..and he already had them signed extending for another year of rental at my unit ahead of expiration of an existing lease! That's a testament to Kyle and Southpaw's competencies and proactive approach to management! I love it that..for once..I can really sit back and trust that Southpaw can handle my rental on my behalf! For a long while, I worry about having to sell my unit if the property couldn't be rented out..but with Southpaw...I didn't have to worry about sale of my property anymore..because true passive rental income from this property is now a reality for me!

They were incredibly quick (responding within the first 45 mins of my Yelp request ) to respond when I discovered a water leak coming from outside. Since the source wasn't obvious (potentially an ice dam, roof issue, etc.), I really appreciated how quickly and thoroughly they assessed the situation. They were able to identify both how far the water had spread inside and pinpoint the exact source of entry from outside. Once the issue was identified, they moved fast to fix it properly. After repairing the exterior source, they took extra precautions inside, treating the affected area to prevent any potential mold, installing new insulation, replacing the ceiling and smoothing everything out, and finishing with a clean paint job. You'd never know there had been an issue as it was repaired well. Jean, in particular, was fantastic to work with. He was very accommodating to my schedule, acted with urgency throughout the entire process, and made a stressful situation feel manageable.
