The location itself was decent, though we did have to rely on street parking. Upon entering the restaurant, we were immediately impressed. The interior was exceptionally clean, well-organized, and thoughtfully put together. When we first arrived, we were the only guests in the restaurant, which created a very calm and pleasant atmosphere. Naturally, this also led us to expect quick service--and that expectation was met. Shortly after we placed our order, a large group of approximately 20 to 30 people arrived. Despite the sudden influx of customers, our food still came out quickly, efficiently, and right on time, which was genuinely impressive. The service throughout our visit was absolutely immaculate. There was only one server working the entire dining area, and she handled everything flawlessly. She took our order promptly, maintained a friendly and upbeat attitude, joked with us when appropriate, and consistently made sure we had everything we needed without ever feeling rushed or neglected. For my meal, I ordered the chicken fried steak with scrambled eggs and hash browns. The eggs could have used just a touch more seasoning, but aside from that minor note, everything was cooked perfectly. The chicken fried steak stood out in particular--it was wonderfully crispy on the outside while remaining moist and tender on the inside. The gravy complemented it well and wasn't overly thick or heavy, allowing the dish to remain balanced rather than overwhelming. The hash browns were also cooked just right and rounded out the plate nicely. The overall value for the price was excellent. I also decided to try the tres leches pancakes, which I had never had before, and they were spectacular. The pancakes were light and fluffy, generously coated with a creamy tres leches-style sauce, and topped with whipped cream that brought everything together beautifully. It was easily one of the highlights of the meal. I would recommend this restaurant without hesitation--1000 times over. I did notice signage mentioning a 25% capacity limit, though I'm not entirely sure whether that is strictly enforced or occasionally bypassed. If you're planning to visit with a very large group, I would suggest checking ahead of time just to be safe. Otherwise, this is a fantastic spot to dine, and at least during our visit, it delivered an outstanding experience from start to finish. read more

Maybe five people total. I was really disappointed by the food quality and attention to detail. We arrived and there was a long wait. There were three other groups that need to be seated before we were seated. They limit capacity. One of the servers was a male who did not have his shirt tucked in and his pants were not on his waist. He did remedy after servicing some people at one of his tables. We were seated and that we will be waiting on next, but the server, the same guy went to the table before us before he came to our table, although we are seated first and head and waiting longer. My mom mentioned it to him and he caught an attitude and said that he would be right with her and continue to take the order of the lady at the table before us. He then came to our table and took her order and my mom are very uncomfortable having him still continue to be your server so we asked to be moved to another server. We won't move to another server, but the same server apparently offered or was asked to assist our new server and he brought us our drinks. It took about 45 minutes for us to get our food and that's after sitting for about 30 minutes before our server came to take our order. The food is fine, but at this point after the service weeks. oh no! one person working while the manager sat her butt in the corner on the phone. multiple families had issues with this one server, and upon time for the check she gipped me on the change. I asked for the receipt because the change didn't add up, and she gave a nasty attitude, threw change at the table and walked off rudely commenting. I am surprised because IHOP is well known as a very good after hours restaurant. I will not be going back to this place after hours. They were out of their special and other request we had. I have eaten at I-Hiops sinc they started and have never not been able to get syrup heated.
