Reviewed this location back in 2017 when it first opened. Gave it 4 stars as I was very pleased with the experience and went there quite often before the pandemic. I started to see a decline in the quality of the food and service before the pandemic but nothing worth posting about. Went back the other day with a friend. The service was just okay and the breakfast meal was not so great including undercooked and practically unedible bacon. The worst situation is I asked for decaf coffee as caffeine causes me serious heart palpitations. The coffee came in an orange marked pot as it was supposed to. Had 2 cups and as soon as I left and started driving I had bad irregular heart beats, a headache and lightheadedness. Had to get home quick to take medication. I obviously couldn't prove it but sent a message to their Corporate HQ and gave them the name of the serve and other information from the check. Never heard back, not really surprised. Going inside, seemed like a regular IHop. A bit on the dirty side but those pancakes were calling me! As we were getting seated by someone that seemed lost and uncertain of things we sat down into a disgusting area where napkins were on the floor and crayons were in the cracks of the tile floor. We had a waitress come up to our table that said hi and if we know what we wanted. Not too happy about the service and the food was bland at best. Coffee was burnt and my burger meal took about 10 minutes later than the rest of the food was served. Waitress disappeared on is when we were served 2 silverware where we were a party of 3. To me the baseline for IHOP is 3 stars, so this location met all expectations. Service was quick, courteous and food came out as ordered.

I was informed this location did take out which I was happy about. I didn't feel like stepping foot in there for a few months while it's still brand new and packed every day. I called on Saturday morning around 7am to order some pancakes. A Hispanic woman answered the phone "Hello?" timidly. I said Hello? Is this IHOP? And she hung up. I called back, and the same woman answered again, very timidly, "Hello, IHOP" and I asked very clearly & slowly if they did take out. I had to repeat myself three times as she did not understand me. She finally asked my order. I told her very clearly I wanted two pick a pancake combos. She then placed me on hold. She came back, and I repeated my entire order again, slowly. She placed me on hold again. Then another man came and answered the phone in proper English, I assume he was the manager. He took my order quickly. This whole process took over ten minutes. While the food was decent, I would suggest having the person who answers the phone for take out orders be able to speak and understand simple English. read more

I went here today with my husband and was left very disappointed. We were sat down at a table by a guy that looked like he was probably a manager of some sort and not a hostess. He told us someone would be right with us. After a few minutes of waiting he decided he should grab our drinks to get us started. After we received our drinks we looked over the menu and decided on our food (took maybe 5 minutes). After waiting for another 15 minutes we still had not been acknowledged by a server. I know it's a hard time for many businesses and it was clear they needed more staff from the now hiring signs posted everywhere but what happened next was not right at all. Two guys were seated in the middle (and not off in the corner like us) and they were acknowledged by a server while we were still being ignored. It was at this point we just walked out and went elsewhere because it was clear that no server had been notified to wait on us. Our first time at this new location, and I will say is much less claustrophobic feeling than a typical IHOP, and it was very clean. I got crepes for the first time. Wasn't a fan, They were cold and tasteless. My husband's crepe/egg meal was not hot either. The food came out very quickly too, so I'm not sure why they were cold. Our son had the kids happy face pancake and he liked it. For a $40 breakfast, I'd rather go out to a local diner. Not worth the $ we paid. So you head out to a restaurant with no great expectations until you try the food and then BAM!!!! Who says that a familiar chain restaurant can't surprise you with great food? In fact it did surprise us. For starters we tried the Spicy Poblano omelette, next was the Chicken Fajita Omelette, followed by the Jalapeño Kick steak burger that really kicked our butt and made us cry because it had a real kick to it. To tame down the heat we tried the sweet stuff. We had the Thick-Cut Brioche French toast and washed it down with a pot t of coffee. The menu has great layout showing exactly how your dish will look when brought to you. For a 24/7 service operation this place was really clean. The manager and his staff are great. I'll give it three stars because the manager responded to our concerns, otherwise it would be a 2-star review. We were a group of 8 having breakfast early on a Sunday. Food * Pancakes/Waffles were well done, though, for some reason, they don't seem to have enough waffle irons for two orders to come out the same time. * Basic Eggs - Were fine. Cooked as expected * Omelets - Two of the three were swimming in butter/fat. All three were egg whites healthy omelets so this is disappointing. One of the omelets came out with the wax paper buried inside from the cheese used. ( The manager did take that meal off our bill, thus 3 stars ). The food otherwise was properly cooked. Services - We had a very energetic server but the execution was often a miss. It took a long time for drinks/coffee to make it to the table. The server was running around, they seemed very understaffed. One entree reached the table 5 minutes after the others. Side items had to be requested and reached the table around the time of the last entree. I was looking forward to visiting the new IHOP in Framingham just after hearing that it opened up a few months ago on Edgell Road near Framingham State University. Unfortunately, every single time I call them and inquire about the wait, it's thirty minutes or more. I made the first mistake of not calling on the first time I attempted to dine here. Drove 30 minutes away to only leave (one hour wait just wouldn't do) and travel to the Northborough location (which was fabulous.... but I wanted to come here because this was the newest one around!). I ended up finally being able to try this location after it had been open for a few months and the "newness" died down. Wait was still ten minutes, but that was fine. Service here was pretty good and the upkeep for such a new restaurant seemed well maintained too. Food was made efficiently and effectively.... in general, it's pretty tough to screw up the normal IHOP-fare, so I'm not giving brownie points for that. Staff seemed friendly and happy with everything... no complaining and in general, the restaurant is large, spacious and already does a great business. I am still questioning how the IHOP in Natick (Sherwood Plaza) went out of business years ago... this place seems to be a favorite of Framingham residents.... telling how busy it is! Inside is modern and well down. The designers did a good job decorating and adding the newest style for the IHOP.... the most modern theme, something that is attracting and clean. Not the typical old, dusty IHOP location (like my local IHOP in Norwood....). 5 stars for this place, I look forward to coming back. It's IHOP you know what you are getting for the most part. Good food and great prices. Somethings are amazing like the pancakes and the milkshakes somethings on the menu I don't think I would ever order like tilapia. My burger was amazing and my 1 Year old's food was free. My wife had breakfast and it was very good. But the five stars were for Alexa our waitress. She was the best waitress I have ever had anywhere including five stars. She was so nice and she new her stuff. She was very personable. She suggested the burger and it reminded me of old school diner burgers. It was so good. She was so nice to our baby. The service was terrible. We didn't order anything elaborate. Just eggs, toast, bacon and coffee. Coffee took 10 mins to bring. The food took over 20+ minutes and it wasn't busy. The eggs were supposed to be over-easy but we're over cooked. The waitress forgot the toast and it took another 10 mins. Staff wasn't very friendly. All just seemed annoyed to be there. I went with my family to the framingham location and we were hungry and ready to eat. At first we ordered out drinks and they came pretty promptly, even though the waiter did bring us a water instead of orange we got that squared away and sorted. After 20 minutes we started questioning where the food was so we were just staring at the door placing bets with each other saying the next person to walk out will have our food. The waiter walked out a good 6 times made eye contact and continued doing what he was doing. After 50 minutes he decided to come to our table and asked "hi guys, could you just remind me of your orders again? I'll go check on them". After he re-took our order I saw him go into the computer and place it again so I got up and asked him if our order was ever placed in the first place. He said there was a system error and that they were going to start working on our order right now. I said that it was alright and that we'll just pay for the orange juice and water and be on our way. He then asked if we wanted to wait for the food. Baby, no. We were already there for almost an hour and had no food, I said no thank you and my family and I went on our way. The service at that time (which was late like around 10:30) was really bad. There were not many people dining in the restaurant and it did not look like there were many workers either. That was a very long time waiting for no food and I was pretty disappointed. We understand that there are hours that are a bit slower, but all I am saying is that our waiter noticed at 20 minutes that we still had no food and only ended up checking on us after another 30 minutes. I hope that ihop can figure out a better system and give better training or something because we were all upset. read more
