Amanda was our server. She approached our table after we were seated and took our drink order. We had to move tables since the one we were sitting at originally smelled like a bum had urinated in it. After we told her why we moved, you would think she would do something about it. Instead, she just kept on about her business. We placed our order and found it weird that she wasn't writing it down. It was five of us and we ordered the appetizer sampler to start and a bunch of breakfast plates. We asked her why she wasn't writing it and she said she would remember the order. Yeah right. My we got 4 plates of the 5 and no appetizer sampler. Missing pancakes and toast on one of the orders and she didn't even realize the kids needed refills. Amanda had completely forgot my daughter's order and the sampler as well. My daughter got her food after we were all done eating and then the sampler came which we ended up packing up and taking it to go. I mean last time I checked, the appetizers are eaten before the meal. She avoided us throughout the meal and checked on us once! We end up here all the time because the food is actually very good and the cooks know what they are doing. The service lacks though. Happy we are moving back to Kendall to our regular IHOP. This is my local neighborhood IHOP. I have been coming here for 9 years and always enjoy coming. It has its good days and bad but they always have speedy service and descent food. The owner says hi when he is in the restaurant. They also have completed a bunch of much needed upgrades recently so the place is looking nice. read more

A group of 5 walk in and after doing an immediate survey of people in attendance we just assume, with high hopes that the service will be timely. I mean, with only 5 people total already eating and another 5 arriving to dine, the service shouldn't be an issue, right?! Wrong! I'll give it to the host, we were seated immediately. However, it took someone 10 minutes from the time we sat down to take our beverage orders and the kind lady that did wasn't even our waitress. After we received drinks, it took another 15 minutes and few stare downs before our waitress finally came over and took our meal orders. There was only one cook (who was friendly) in the back so you all can imagine the wait time to actually get our food. All in all, we all enjoyed our meals. read more

This place is disgusting and they don't follow any of the COVID guides. They don't give out paper menus, instead they give you laminated menus that they don't even wipe down. The one they gave me had coffee stains all over it. They don't have any tables closed down, so you will sit next to other guest. The only thing they do is the employees were masks. Came here for lunch on Friday 3/23. When I was being seated I asked if there was a seat close to an outlet so I could charge my phone (I was unable to use the car charger in my rental car, and was constantly needing to charge my phone wherever I went). There was some staff sitting at a table doing roll-ups, the manager had them move to the other side of the aisle so I could sit at that table and use the outlet that was right there. Very, very nice of him to do that for me. Had a spinach and mushroom omelet (can't have meat during lent), which I had never had before, and it was awesome. All so unidentified flying objects have been spotted coming in and out of the building, someone told me Stalin is hiding Underground at that IHOP, but the Food was not easy to hunt down, my marshmallow cheesecake grew legs and ran away, the hard part was catching Bambi and taking him to the kitchen, The Finding Nemo fish special was delicious, Santa Claus reindeers was pretty cheap AND easy to bake, . OK so an update to my last review. Like I mentioned prior I've been coming to this IHOP for the past 9 years. I have always liked the food here and most of the time the service except for the last few times. Today we came back for a family breakfast and saw all the upgrades done to the facility. I must say.... nice floors! Also lots of new faces in the FOH. Today the wait was about 25 mins which is not too bad for a holiday weekend. Food came out prompt and services was friendly. Excellent service! And food consistently good! Andy is the best! Hope he is your waiter! The place can get crowded but they do a great job seating you and your party asap. Parking can get tight close to the place too, but it is a strip mall like parking, so you will find a spot. But overall, this IHOP is an excellently run, casual, clean, no long waits, family friendly place for breakfast, lunch, & dinner. If you are coming up leaving the Florida Keys, you know having breakfast or brunch anywhere down there will get you trapped later in the traffic jams of people getting out of the keys. A good option is to drive early all the way out to Homestead (saving you from the traffic trying to get out of the keys) and come to this IHOP, eat, and you then get in the Turnpike north in 5 minutes. read more

last night on march 8th around 9:47 my friends and i walked in n got sat down in ihop it took a while to order even tho it was pretty empty when we got there and about 30 mins later other people came in n we still didn't order , it was a bigger party than us and also two more separate parties came in , somehow their orders got placed and served wayyyyyyy faster and first than us we were there for a good 2 hours jus waiting on the food......the food was alright they did mess up one thing but supposedly it was really busy n only one cook but i still don't understand how the rest of the tables sat down ordered there food faster than us and got their food first , all three parties got their food first n it was way more food than we had ordered so it was jus very unpleasant time cause we were all really hungry n no body even could give us a real explanation on why everybody else got their food first and on top of that there wasn't any apple pay so we had to cashapp one of them....it was about 11:40 when we left. need better employees read more

She charged me extra for things I didn't want and I ordered a chocolate chocolate chip pancake and she charged me extra for it, which would've been okay if she had given me the right pancakes. I went to this location several times and the service was good, however a recent visit left me very disappointed. The first waitress seated us and opened with "where are you from?" She persistently asked very rudely, making me feel very uncomfortable and awkward. When I changed the subject trying to keep it friendly, she scoffed then walked away. Fantastic service all around. The waitress was super friendly. The bus staff was quick and efficient ready to clean the table when each group left, and had it clean in under a minute. I came here for birthdays, graduations, and sometimes just for a quick snack. Which is what I was doing with a group of my friends at the beginning of this week. It was about seven of us eating. When we walked in three of the girls went to the bathroom while the rest waited in the front for a table. Eventually, the server came up and asked us how many. Came here for dinner and me and my gf were the only ones there. Which was nice since it made it more private an peaceful. The server as very nice but failed to mentioned that the refills are not free. The drink was around 2.40 and every refill was an extra 2.40. Not that big of an issue but still annoying seeing as they are the only restraraunt I've been in that does that. I ordered a bacon burger well done and it came out delicious! Susan was an absolutely miserable waitress. Horrible service, waited 20 minutes for 3 pancakes and when they arrived, they were cold. There was hardly anyone in the restaurant but yet she said it would be a few minutes before she could get fresh ones out. The place itself was dirty and in desperate need of renovation. For one single small cup of coffee, these crazy people charged $2.69. For one small cup of Mountain Dew, they charged $2.59. We weren't even offered refills!!
