Core memories are always made here, while it may be your typical breakfast food franchise, it's what I consider a beacon of hope after all other eateries are closed. My friends and I end up here after a late night out and there's nowhere left to go. Of course don't expect the service and food quality to be amazing at 4am, but it really does hit the spot after being out for hours. Pancakes hit, bacon hits, burgers hit, it's all hits when you're really hungry and it's the only option. Would I come here for regular breakfast hours? Probably not, I rather support local diners. Very close to the Swedish medical centre. Easy find for a breakfast option. Restaurant was not busy when I walked in. I was helped by Christina. She gave me a comfy spot in the corner. Started with a coffee; and went on to order a Chicken Fajita omelette with hash browns on the side. Great ambiance with some festive decorations. Food was served really quick. As usual, the IHOP quality omelette. Served with Salsa and hot sauce on the side. Really enjoyed my breakfast. Service has been fantastic - Christina was super friendly and helpful. I got the protein power combo with a side of hashbrowns, bacon, and sausage. I have three stars because I was supposed to get two bacons and two sausages but didn't realize it. Service was fast especially for a busy night. I would say the spacing of the store is pretty small. read more

I generally do not choose to eat at IHOP. I would rather eat at a Mom, and Pop place if I can over a chain that. When we were in town this last weekend, we needed something that was normal looking. And everything around us just didn't look like regular breakfast fare, so we decided to come here. I went with an omelet, with mushrooms, and avocado. I honestly do not remember what the rest of the family ordered. I can tell you it was breakfast, and they liked it. Lately I have been having a hard time eating eggs, (it's a long haul covid thing), but if they are made a certain way, or with certain things I can eat them. I was able to eat my omelet. So I was grateful for that. We were seated right away, and our service was great. It is a little small inside. Visiting from out of town, I was initially disappointed when my friend suggested IHOP--especially with so many amazing local brunch spots in Seattle. Unfortunately, most of those places had long lines, so we settled for IHOP. To my surprise, it was exceptionally good! Attention! IHOP on Madison and 10th. Parking is confusing. We paid 21$ for parking since there was a pay to park sign in the parking lot. We were meeting a friend and didn't go in right away, came back 15 minutes later to eat and they had had our car towed already. It cost us $510 dollars to get our vehicle back. Come to find out they have someone watching the parking lot on cameras to have people towed. Just a forewarning for anyone who may go there. Dinner with my husband and brother this evening. My brother really likes this place. It's affordable with very American type diner food. Haven't been here in a while. They now have buttermilk biscuits which are pretty good. I had the breakfast biscuit which consisted of two fried eggs over medium, American cheese, and bacon in a biscuit. It also came with my choice of French fries, hash browns, or pancakes. I chose the hash browns. It really wasn't bad. The waiter, Carlos was a very nice young man. I left him a decent tip. Today I am reviewing one of the most prestigious and well-known restaurants in all of Washington state; the always delicious House of Pancakes itself, IHOP! This establishment has all of the breakfast cuisine that a Nintendo fan could dream of. I asked the waitress to tell the kitchen to put some extra tanooki leaves on my pancakes. The joke went over quite well, and I was the hero of the staff outing. The pancakes were delectable, the sausage was impeccable, and the hashbrowns were to die for (unless you haven't picked up a few extra lives, of course.) Overall, I could not recommend IHOP more if you're a Nintendo fan looking for a nice meal in the Seattle area. Honestly this IHOP isn't all that good. I got a spicy poblano and it was 90% egg and 10% meat. Typically at other IHOPs they give a fairly even amount and this one is the most expensive that I've ever been to. The severs are severely busy and they don't have time to actually ask you what you need it's more of an eat and go as fast as possible environment. The place is clean at least so they got that right. Overall I wouldn't come back due to unreasonable priced simple meals and the quality of food is subpar definitely better breakfast options out there than this. read more

So I sat on this one for a while. And I never write reviews. I'm not sure if anything has been changed in the recent months, but these photos were from April 15th 2025 at 12:44 AM. So vibes were weird from the start Granted, we knew we weren't gonna get the best food at this hour, we thought, hey, why not iHop, right? I don't remember what I got, however I do remember it being seemingly cooked all the way through. You might personally be thinking, maybe steak is not the best thing to get from iHop at 1 AM, but this thought did not come to my boyfriend. Naturally, we were incredibly hesitant receiving the dish and my boyfriend asked the waitress if she could bring the steak back to the kitchen to be cooked for longer. (I don't remember how he asked it to be cooked, but he did not ask for it raw....) She brought it back out maybe a minute later, as pictured. We hoped this was a joke but she was genuinely offended when we said something. We both have problems speaking up and I was going to complain more but my boyfriend is very kind and respectful so he insisted on paying for the meal and not complaining past what we already had. Also, there was a table of people next to us who I heard talking about ordering the exact meal my boyfriend got, and me trying to be helpful I thought I should recommend they don't get that dish, and that ended up sparking more talk throughout the restaurant of other complaints customers had. It felt almost comedic, I honestly couldn't believe what was happening. And on top of all that, the waitress came over like a school teacher mad that the students weren't behaving after we were all bonding over the odd service. Well anyways, I'm not sure if it was blatant racism or what, as I am completely white and my boyfriend is (very obviously) mixed, but as long time residents of Seattle who go out quite often, this was our first and only time we will ever be going here unfortunately. My experience at breakfast this morning was perfect. My server (Glafira?) was the perfect combination of attentive and unobtrusive -- and very pleasant. I got cinnamon french toast along with eggs, bacon, hashbrowns. All were excellent. The quantity was plentiful and it all came to the table at one time and hot (granted...it was not busy yet at 6:45 am). The location is easy to find and see once you arrive and there is parking. We ate here about a month ago. It was disappointing. I ordered Biscuits and gravy with coffee. The biscuits arrived in a container of gravy the size of a petri dish that just barely covered the biscuits and the coffee was tasteless at $4.40 a cup! Two coffees for almost $10.00! Very poor service and average food. Arrived at around 12:45 pm with 2 others, and were seated within 5 minutes. Our table seemed to have no server so we waited around for 20-30 minutes for someone to take our order until we stopped someone to tell them that we were ready. The server told us that she would take our drink orders and then someone would come around to help us. We got our drinks in the next 5 minutes, and were left hanging once again for another around 20ish minutes (despite telling them that we were ready to order once again). We even considered leaving and putting cash on the table for the one milkshake that we ordered. Finally, we were able to get the attention of someone and our order came around. The food came out relatively quickly as they understood that we were sitting at the table without food for nearly an hour, but instead of onion rings we got fries. To give them credit, they gave us 2 buttermilk pancakes for free (or on accident, no idea). t The classic burger was reasonably well cooked, slightly pink on the inside (as I like it). The best part was the iHOP special sauce that they put on it, however it is nothing special compared to any other frozen patty burger. I would still say that a fast food burger is a better bang for your buck. Overall, average food at a relatively high price with mediocre service. I would only come here because it is open late or 24/7. read more

GO TO A DIFFERENT LOCATION. This was probably the worst experience I've had with any sort of carryout or curbside order. I ordered online at about 7am for pick up at 8:20am so you would think that it would be enough time to get the order out by the time I arrived. I pulled into the curbside and waited, here's where I'm at fault. I didn't know I had gotten an email that stated to call when I got there for a server to bring it out, so I went in to just go grab my food. When i walked in I told the lady who was expediting (she was older, tall, tan complexion with glasses, didn't get her name)...I told her I was picking up for Jessica, as I was talking she turned around to face the other direction. Then she turned around after I was done to put her hand to her ear and tell me she couldn't hear me, she said it quietly. If I could hear what she said from the distance we were at, I know very well she could have heard me talking to her too. She said my food would take another few minutes as it was on the line...it took half an hour. My entire break from the hospital and it took 30 mins. People who came in for dine in after me for their food before I did. Another man who entered after me had the same issue. While we waited no one checked on us to give us any updates. It was only when a sweet waitress, her name along the lines of Elondra??? It started with an E. She asked if we wanted to speak the manager and offered a complimentary coffee. She was the only helpful one. While she was bussing 6 tables, working the front crowd and trying to help me and this other guy, the expediter was faced towards the kitchen doing who knows what. She even told another waitress who was on her break and still checking customers out that she had to "hurry up and come back before it's going to be busy in a sec and I'm not dealing with that."
