Had an ice damming issue on the eaves of my roof. Since a request to multiple companies seeking assistance. Sam reached out to me within minutes of the quote going out. Our condo building had some severe damage after a wind storm in Chicago. The flat part of the roof flipped over for a large section and the plywood was exposed to the elements. The weather forecast indicated we should be expecting heavy rain. Our condo association decided we couldn't wait and started calling a few companies Saturday evening for emergency roofing services. A number of companies told us they were unable to come on that short notice. We tried Illinois affordable roofing late Saturday evening and were relieved that Sam responded right away and was available to come out the next morning to inspect and tell us our options and try to repair the damage before the storm. He followed up that evening asking for details on materials to come prepared. Sam and his team came out at 8am the next morning and assessed the situation and provided us with different options including a more temporary tarp patch or a patch that would last us longer before we could do a more extensive fix over the summer. We went with the latter. The quotes were reasonable for coming out on a weekend/last minute significant job. Sam was not pushy and gave us time to discuss options with the condo association. He also needed to call people to bring different materials as I thought the roof had shingles but it was the rubber part that was the issue. Sam's team worked quickly and efficiently to get the job done working through some rain and were able to get things patched up. I would look elsewhere if you're considering this company. Their office staff are VERY abrupt, almost off-putting. Each time I called I felt uncomfortable, like they just wanted to get the call over with. That said some of the solid reviews made it seem worthwhile. So I gave them the benefit of the doubt for a tile roof repair. They scheduled an estimator to come out on time. He did the estimate using a drone (even though roof access was available) and called me with a $ value, which was about 1/5 of the previous company. I said, great, please email the proposal so I can see what work you're proposing. No email. I called the home office and they said they would find out what was going on and call me back within 20 min. No call back. No proposal and it's been over a week since the original estimate. If your time is as valuable as mine, don't waste it with these guys. read more

This an an update to my previous reviews. IAR did come out in February, 2024 to diagnose and then resolve the issues first reported in July, 2023. I was grateful they came out and stood by their work. Of all the issues we had reported, IAR indicated some had nothing to do with their work, and some did. And those that did they resolved over the next week. Although, even then, they missed a scheduled appointment and if I hadn't been very flexible in my my schedule, it would have easily led to a week or more of delay. I had a downspout that had become loose and was banging in the wind. If not fixed, the downspout would eventually come completely loose and become a falling hazard. When I sent the job out for quotes, some companies said the job was too small. Other quotes were slightly lower than Illinois Affordable Roofing. I went with Affordable Illinois Roofing because Sam explained he needed to send out two employees due to the location of the downspout. It is on the third floor and only accessible by using a very long ladder. In my opinion, the fact that Sam is concerned about the safety of his employees shows integrity. Our condo association hired Sam and his crew to do a complete tear off and rebuild of a roof for our condo building. Our condo building is located in the Edgewater neighborhood in Chicago on a corner lot, therefore it's technically 2 roofs. We had 3 companies come out to give us quotes, and we found Illinois Affordable Roofing to be both price competitive, and good with communication & follow ups. They started the job on time, worked very hard at the demo and installation. They followed through with exactly what we talked about. We were also concerned that when removing the roof there could be some tuckpointing needed on a our parapet walls. There was a few spots where some minor masonry work was needed. Their crew was able to complete this in a timely fashion. Since this was a major expense for our association, we also hired a independent budling inspector to oversee the demo and installation of new roof to make sure our buildings was good quality work and materials. Our inspectors feedback was they are doing a good job, and the installation appears to be very professional. He didn't have any concerns.
