He educated us on his neat tech equipment, Texas soil/foundation, TREC (Texas Real Estate Commission) guidelines vs standard practice building codes, explained the why behind his evaluation and the deficiencies he found. We left feeling assured that we are getting what we paid for, aware what needs improvement and informed of potential issues if left alone. James was fantastic! Two years ago we used Inspect360 when we purchased our home and I was extremely impressed by their thoroughness and detailed report. Probably the most impressive home inspection in over 30 years and over 15 real estate transactions. We are in the process of another purchase and our realtor offered 3 different inspectors. After calling each and getting quotes, I wasn't impressed by the interactions, impressions and costs. I reached back out to Inspect360, and just from the phone call it was a completely different experience. Our original inspector was no longer there, but they were far more reasonably priced so I decided to give them a try again despite my realtor's recommendations based on their experiences. Brent was excellent and completely thorough during the home inspection for a 1965 built home that we were in the option period of buying. Extremely professional! He was exactly ON time and wasted NO time. Efficient. Buying an older home can be scary with all the things that could be wrong. He uncovered everything, but I liked that he gave us a level-headed assessment on each item and helped us categorize them into "good to know," "should fix in a couple of years," and "needs immediate attention." Then he gave us a very extensive and easy-to-read report (with pictures and video). It was obvious that Brent was very knowledgeable on all aspects of the house but yet he explained everything to us so we could understand everything. Would not recommend- my inspection was passed however, I've had so many issues with my house. After my first experience with a bad water heater- I called inspect 360 as they "guarantee " they're inspections- they could not help me. Now two other issues have come up. Blake came out to inspect my condo, I initially requested Eli. I arrived at the home at the end of the inspection and asked about the most important concerns a buyer would have which is the AC unit, hot water heater and electric. Blake was very detailed and answered my questions during the wrap -up. I asked about the AC unit and was told by Blake he could not find the AC unit, he had walked all around the community, had his drone fly over the roof and still could not locate the AC or the main shut off to the home. I asked Blake if we could go outside and walk around the condo to see if we can find the AC units together, the AC was located right behind the condo in plain sight. I was a little confused as to why he would say he could not locate the outside unit when it was very visible and not hidden away. I also found the main shut off to the condo as well. None the less if I was not adamant about finding this unit it would have gone uninspected. read more

The founder, Lance, has employees work off the clock while remaining UNPAID for their time. If they are off the clock they are required to answer ALL calls or risk job termination. When an employee requested time off for mental health the employer RETALIATED with job termination. The employee worked daily, with no time off, and was loved by all clients. SUPER UNPROFESSIONAL. I got an inspection from Inspect360 FOR $800 on a home I have now closed on. The inspector did little to nothing to look at a lot of the crawl space and roof. My biggest issue with Inspect360 came when this inspector accidentally turned on and did not fully turn off the cold water tap in the laundry room and during the option period week, this open valve leaked water all inside the wall. I called Inspect360 as this was the only person who touched this part of the home, and I was told NO KIDDING, "he was fired." WHAT?! So they told me basically it's not their problem and to use the warranty company. I am then directed to an online form where I have to have ANOTHER instructor come to my house and give me a quote for the damage repair, then submit to the warranty company, and maybe I'll see some money? STAY FAR AWAY from this company for your inspections. I have yet to receive any compensation or anything from inspect 360. read more

We have used inspect360 twice. We had James Miller come out both times. We used them on the first house we put an offer in and helped us realize how much badly the house needed repairs. We pulled our offer and used them a second time. We loved the service and value so much we used them again when we went under contract. I purchased a home and used inspect 360 to perform the inspection, Ed R. performed my inspection. I've lived in the house for about 45 days now and have noticed a series of non functioning electrical switches, leaks under the faucet, and the AC not blowing air out of the third floor vents. When I called to speak to the company, I got a call back from Ed claiming there was nothing wrong with any switches, the ac, but did not deny the leak. I would not recommend this this company especially with such an investment. Happy to provide more context if anyone is interested. read more
