No free refills on iced tea.
    Jeannie E.

Food was good. Can't necessarily say we were wowed but that was probably because we had a boring waffle and an omelet instead of trying something fancy. Jam's is pretty expensive which seems to be like most places we've been to in Vancouver, but $13.70 for one iced tea and a refill is pretty ridiculous!

Great expectations are tricky things. With its overwhelmingly positive reviews and perpetually long wait lines, Jam definitely has them. And while it didn't quite live up to the impossible hype in my opinion, it was good enough to make any cynic understand why so many love this place. Stopped by for breakfast and got: - Chicken French Toast: Chicken was tasty, not overly fried and oily, would have liked a bit more. Waffles were fairly standard. Stars of the dish were the mountain of perfectly pickled cabbage and the smoky maple BBQ sauce. - Chicken Apple Sausage: The apple gave it a hint of sweetness that made it more memorable. Slightly pricey for three pieces. Was there just before it opened and already there was a huge lineup of excited diners. This spot has a lot of fans and it's easy to see why.

    Charlie bowl, old town breakfast

??? What is the big fuss. I would have given a 4 if there weren't as many people lining up. We had two coffees, a basic breakfast and a charlie bowl. The basic breakfast was good and reasonble but I can't say the same for the charlie bowl. It is exactly as promised on the menu, you can't fault them for that - but it ends up being a humongous heavy breakfast slop bowl. I think its more suitable for 2 or 3 people than one. It's pretty noisy and you are seated very intimately in the row of 2 diners but at least service is fast and line moves fast. I wouldn't wait 30 mins for this.

Busy bustling hipster joint. Gigantic servings. Heavy. I wasn't that hungry and didn't research the menu. Asked if they could make me a simple BLT (they had the ingredients to do this) but waiter said can't go off menu. I get it, just thought I'd ask. Got a waffle and bacon but everyone around me was eating 2000 calories dishes. Good coffee and iced tea.

Huevos rancheros and I forgot the other name. Came here and there was a line up for 30 mins on a Friday. If it was any longer I would probably say not as worth it if you're hungry because even after we put in the order it still takes them some time to make it too. Small restaurant with close together seating but it is well lit and smells delicious. Service was fast and they came and got our order and served water pretty well. The food was good, as well, not too greasy and not too salty which is nice. I would come again if the line isn't so long.

    The Farmers Benedict- delicious!

There seems to always be a line out the door for this place, even on an early weekday but we were lucky they pulled us to a two seater after not too long a wait. Browsing the menu we watched the huge portions being delivered to nearby tables. We decided to share the Farmers Benedict. It was just right for the two of us (we did totally scrape our plates!) this one came with fried chicken, the sugar cured bacon, ham, cheddar and two perfectly poached eggs over a homemade biscuit and slathered with hollandaise sauce, with hash browns on the side. Our servers were quick, attentive and had refills of coffee and water on the ready. Very cute decor, fun to look at while you eat. There are a lot of tables but the fill up quick!

Getting up early on the weekend for brekkie to wait in line in the rain sounds like a nightmare, right? Wrong if it means lining up for Jam and getting first chair, first coffee, and dibs on the first bit of awesomeness off that griddle. Elvis ... obsessed. The bowls ... also obsessed. Make sure to involve their bacon and fried chicken. Like an unhealthy amount that's aimed at clogging arteries. Also the lavender latte has the perfect amount of lavender without being overpowering. Definitely gives off the breakfast vibes with all the chachkis on the walls. We make sure to hit up Jam every time in Vancouver. Up next: Fried chicken eggs Benedict. Guy next to me got it last week and it looked awesome!

French toast with strawberries, veggie bowl with avocado
    Thaila N.

1st review of 2026! I ordered the French toast with fresh strawberries added for 5 CAD. It was just okay, with the bread being too soggy, like it needed a little bit more time on the griddle. I did end up finishing the whole portion though! My boyfriend ordered the veggie bowl and added avocado. He was pretty satisfied by this meal. The portion was HUGE and he wasn't able to finish about half of it. Definitely recommend sharing if you get a bowl! We waited in line for about 40 minutes to be seated on a Friday around noon. The servers were kind but they didn't come around that often to refill our coffee so we had to flag them down. Honestly, I don't think that the food or experience was worth waiting so long outside in the cold. It was just a regular brunch spot, so I'd probably save the time and choose somewhere else to eat. There are clean bathrooms in the restaurant.

That fried chicken ya'll!! It was delicious. I was skeptical at first but it was golden brown crispy and crunchy! The service was great, and the staff are super friendly! It's one of those places in Vancouver you want to sacrifice sleeping in for because the line can get long! So first come, first serve. You won't regret it. It's always busy and buzzing rain or shine.

Great spot to eat breakfast. Service was amazing and food did not take too long. Apples n Cream french toast was very flavorful and would recommend this dish to any apple lovers.

Absolutely a 5-star experience! I'd give it a 10 out of 10 and highly recommend it. Yes, there are those long lines, and yes, the food is consistently amazing. This brunch spot is definitely worth the wait, even if it's in the cold, rain, or heat (if Vancouver ever gets warm!). The wait staff is truly amazing, working hard under pressure. They're always trying to get everyone seated quickly and make the line move smoothly with smart seating arrangements.

Jam Cafe completely delivered on every level. The food was absolutely next level ,a towering peach French toast loaded with cream cheese, blueberries, granola crumble, caramel drizzle, and a generous cloud of whipped cream on top. We also had an incredible Eggs Benedict on a crispy hash brown base, topped with hollandaise, corn salsa, cilantro, and roasted tomato. Every single bite was satisfying. The portions are generous, the presentation is beautiful, and the flavors are spot on. This place knows exactly what it's doing and does it with style. If you haven't been to Jam Cafe yet, you're seriously missing out ,it's the kind of brunch that stays with you long after the last bite. Already planning my next visit!

Wow! First of all: yes the wait is worth it. We waited in line for 50 minutes even though we arrived at 09:50. We were hesitant, but decided to stay given the good reviews. The food was soooo amazing. Best brunch we've had in Vancouver so far. The benedicts were perfectly cooked, well seasoned and made us so happy. The hashbrowns didnt look appealing to me at fist, but holy moly they were so good!! The coffee was super flavorful in the latte with the milk being fluffy. The blueberry pancake was gigantic and great as well!! The restaurant on the inside is small but very cute. 10/10, definitely recommend.

The menu had many enticing entrees, but I ended up with a Cassoulet and a Liege Style Waffle with Mixed Berry Compote. The limited waffles are a MUST either as an appetizer or dessert, and the compote only makes it that much sweeter! While waiting for food, I also had a hot latte, and it was tasty! Thankfully, sugar was on the side; the latte was good as is. The Cassoulet arrived at long last within 15 minutes, and it was a fairly tasty dish. The proteins were meaty and erred on the saltier end, though crisply cooked. The focaccia was good, and the "stew" that it came in was fairly sweet and salty - a bit too strong for me. He suggested a Benedict dish, but I'm not a fan of runny eggs. I had already decided on the El Camino poutine and plot twist....it also came with two runny poached eggs. Even so, it was still delicious, mainly because the yolk texture wasn't an issue with the crema on the dish. That poutine was an easy 9/10. It came loaded with cheese curds, pork carnitas that weren't dry at all, bacon, pinto beans, roasted pineapple for a little sweetness, salsa, jalapeños, pickled onions, salsa verde, cilantro crema, and spinach. The herb potatoes were seasoned so well too. All in all, a great last meal in Vancouver from the food to the service (even beyond Dursh, everyone was helpful) to the patio vibe. Great spot.

We were having gorgeous weather in Vancouver so we decided to eat on the covered patio. The place is pretty cozy, but was only moderately busy when we went. They have a pretty good menu with lots a Benedict's and a build your own breakfast option that seemed pretty nice. I took the recommendation from our server and got the bacon benny. It did not disappoint. I think I have recently discovered that I love poached eggs and these were perfect. The yolk was nice and runny and the white was firm but not hard. I like to cut in to my egg and have it run down and get messy on the plate. The hollandaise was excellent. So many breakfast places will serve it broken, but not here. It had the perfect amount of lemon, butter ratio for my taste and I really enjoyed it. The bacon was good, not to salty, and the english muffin was, well, an English muffin from a package that they toasted and out on the plate. I did splurge and paid the extra dollar for the truffle potatoes and they were very good. I love truffle oil on potatoes so I am a sucker for it whenever its on a menu. You just cant mess it up. Fried potatoes, truffle oil, and a lemon squeeze to bring it all together. My wife got the brunch burger and she loved it. It was a messy breakfast burger that a lot of places have but this one was done right. A poached oozy egg, on a burger patty with american cheese, the best burger cheese in my opinion, bacon, hollandaise and arugula on a brioche bun! It came with tater tots and they were nice and crispy just like she likes them. Well, why didn't I give it five stars you may be asking? Great question. Here it is, each plate came with a side that was just awful. Mine had some "fresh" fruit that nearly made me laugh. It consisted of the saddest, limpest piece of watermelon I have ever seen this side of a trash can. I also had an old crusty orange wedge and a single grape. My wife got a slimy side salad that I think was holding on for dear life. Both, we deemed inedible and moved on immediately. I think there is a rule, or at least there should be one, in restaurants that if you wouldn't eat it then don't serve it. There might be another one that says if you eat rotten food maybe get a different job and see rule one. Overall, we liked the place and would go back. We would just avoid the salads and fresh fruit and stick to the food they cook.
