During that same visit, Francisco evaluated a leaking shower valve in my guest bathroom. He explained that because of the age of the valve, there was a possibility the wall might need to be opened and the entire valve assembly replaced. However, he first wanted to try replacing the shower cartridges. On visit #2, the bathroom sink faucets were replaced, and Francisco successfully replaced both shower cartridges entirely from the shower side of the wall -- saving me thousands of dollars by avoiding the need to open the wall and replace the entire valve assembly. Visit #3 involved replacing a cartridge in an existing ROHL shower valve. Again, there was concern that if the old cartridge could not be properly removed, it might require opening the wall and removing tile to replace the valve. Mariano and Francisco were able to complete the repair successfully, replace the old cartridge, and now the shower works perfectly. I'm a retired construction superintendent/OSHPD inspector, so I understand construction means and methods and have a very critical eye for workmanship and attention to detail. Lemus Plumbing has experienced technicians who clearly know their trade and take pride in doing things the right way. They are knowledgeable, professional, efficient, and simply excellent plumbers. Instead of clearing the line, they pushed the clog out past a single unit, so it affected 7 units, then left for the day. When they came back, they tried to upsell me on replacing the clogged pipe for $25k. When I balked at the price, they said they gave me the wrong price, then went down to $22k, then $18k, then I said the most I could pay was $15k, and they agreed. Once they thought I was going to pay for that big job, they finally agreed to use the snake to remove the clog, which is what I called them out for in the first place. Needless to say, I will not be working with them again. FYI: The worker, Chris, was great. It's the company management I have a problem with. In the end, I got charged for using the camera, flushing, and snaking--and had to put tenants up in a hotel for the night, which could have been avoided if they had simply snaked the line as I asked them to.

Unfortunately, calling this plumbing company turned out to be a huge and costly mistake. They began by uninstalling and reinstalling our TOTO toilet. Not only did this fail to fix the issue, but the toilet has never worked properly since. To make matters worse, they lost a part in the process and charged us $500 for that alone. Then came the upsell: they insisted we needed a hydro flush, which cost us $1,750. It still didn't fix the problem. Frustrated, we brought in a specialist who quickly diagnosed the issue and resolved it with a simple snaking of the line--something that should have been done from the start. The line was serviceable, and all that costly work we were sold on was unnecessary. What became clear is that their approach was not about solving the problem, but about pushing the most expensive services possible, regardless of whether they were needed. I've called at least a dozen times asking to speak with a manager and request a partial refund. They have mostly ignored my calls. Their lack of accountability and customer service is appalling. Bottom line: stay away from this company. They took advantage of our desperation, overcharged us for work that didn't solve the problem, and then ignored our attempts to resolve the issue. If I could give zero stars, I would.

Our first problem was a kitchen faucet leaking all over the backsplash. It looked like it needed a new washer -- simple, right? Except with these sleek modern faucets, nothing is simple. We couldn't find any guidance online, and even the manufacturer wasn't helpful. So... time to find a plumber. I found Daniel's company through NextDoor. They're fairly new and didn't yet have reviews, which gave me pause -- but Daniel responded to my text right away, was polite and clear, and offered to come out the next morning to give an estimate. I checked the state licensing board -- all good -- so we scheduled. When he arrived, I had a brand-new replacement faucet ready, assuming the worst. Daniel said, "Let's just take a look." Within minutes he discovered the real issue: the pull-down sprayer hose had loosened inside the handle. He tightened it, cleaned everything up, and the leak was gone. No replacement. No unnecessary parts. No upsell. While he was there, I asked him to take a look at our water heater. He made a few practical recommendations on how to get the best performance from it and didn't try to upsell in any way. Before I even had time to write this review, we had another plumbing issue -- a very old, heavily painted-over toilet shut-off valve that had become loose and completely unusable. I called Daniel, and he came out in the worst downpour we've seen in years. While he was assessing that, I mentioned our vanity sink.
