Stephanie, my property manager has proven to be very patient and responsive to my emails. Remember…read moreshe is managing many other units as well. As a homeowner one needs to realize that any decision involving spending money on repairs will need to be approved by the HOA Board members first. As a homeowner one MUST partake in monthly HOA meetings and contribute to those meetings in a civil way. HOA Board members are VOLUNTEERS who give up their time to manage the affairs of the Building. These Board members are regular people who also have full time jobs so do your part and ask to help whenever and wherever you can. Things in an HOA will not move as fast as if you were living in your own single family home and making your own financial decisions so be patient and participate. When attending HOA meetings ask the following: Who is reviewing monthly utility bills for variances? Which expenses are leading to HOA fee increases? Are monthly budgets in place and are we going over them? How are vendors being selected? Do vendors have good reviews on Yelp/BBB? Is there a bidding process when choosing a vendor? (like asking for 3 proposals from 3 different vendors). Also keep in mind that a job done well the first time is better than a job that was done poorly at a lower price. Better to pay a bit more and get a job done well.

After doing my research we decided to go with Good Life and I am so glad we did they made the process very easy. Malissa Martinez was my onboarding point of contact and I have to say she was very attentive, responsive and professional. She answered all my questions and kept me informed the next steps in the process. Emails came in daily with the updates that had been completed at my home in order to be put on the market. After that my property managment team consisted of Andrei Lechert- Kelly, Gerald Medalla and CJ Flores. Again, more professionalism with this team. Once the property was ready and we agreed on the rental price my home was listed on a Wednesday and by that weekend, Saturday, we have the home rented. It's been 5 months and I have no complaints. They have really taken care of everything and I haven't had to worry about a thing since. Highly recommend Good Life. 10 outta 10.

UPDATE 9/22: Unfortunately, the pattern described in my original review has continued…read more The washer identified as needing repair before my lease began was never successfully repaired despite four service appointments. After nearly two months without a usable washer, I ultimately replaced it myself rather than continue waiting. Good Life provided a $500 credit for the prolonged loss of use and my time dealing with the issue. The refrigerator remained unable to properly cool for two weeks, despite two unsuccessful repair appointments. After continued delays, I escalated the issue to Good Life's CEO and ultimately found a technician myself who was willing to come out over the weekend. A part was replaced and the refrigerator eventually began cooling. I was told compensation for the two weeks without functioning refrigeration would be discussed after the repair, but I have not received that compensation. On September 11, I reported that the A/C was not cooling. Later that day, water began coming through a ceiling vent onto the upstairs bathroom floor. I contacted the emergency maintenance line regarding the active leak and received no response. I cleaned up the water and placed a pan beneath the vent to contain the continuing leak. An HVAC technician came the following morning and found a frozen coil and failed safety switch. I was told further work required management approval. As of September 22, the A/C/water-leak repair has still not been completed. What has been most frustrating is not that things have broken. It is the repeated delays, unsuccessful service appointments, lack of follow-through, and the amount of responsibility I have had to assume myself to get significant maintenance problems addressed. My concerns also extend to a property owner's perspective. An active water leak has the potential to cause additional property damage, yet my emergency maintenance report received no response and the repair remains incomplete. I would expect a property management company to respond promptly to significant maintenance issues, coordinate the appropriate professionals, and follow through until repairs are actually completed. Unfortunately, my experience over the first three months of this tenancy has shown a recurring pattern of significant maintenance issues requiring repeated follow-up and escalation before reaching resolution--if they reach resolution at all.

I'm very happy with Simon!!!…read more Renting is stressful and I was looking for a PM that put me at ease. I talked to the references Simon provided, and he soon became my top contender. He offered to be my singular source of contact and to secure a superior quality of renter for my 'home'. He is very experienced and soft spoken but strong armed. I took his recommendations and got the whole house painted, got new carpeting, resurfaced cabinets and pressure washed etc. I had a renter within 2 months of this process. (The only thing is Nobel Real Estate wouldn't lower the 'expenditure without approval' to below $850, so... ) I am really pleased with Simon.

He followed up with me for several days, and I started working with his broker. Unfortunately, his broker was not very professional. I had already put down $300,000 and owned another home that was fully paid off and worth about $550,000. Yet the broker told me I needed to put down $600,000 to buy a home priced at $850,000 . After that, I went to another broker and got pre-approved almost immediately. I qualified for the home without any problems. All I can say is that they were not very professional. In my opinion, Simon seemed focused only on money. I felt that he was trying to earn commissions from both sides. When I decided not to use his broker, my offer was not accepted, and I was told that another offer had been accepted instead. That was my experience, and it left me feeling that my interests were not the priority.

This has been an ongoing problem for multiple years now and one of your employees, John has basically told us to go "screw ourselves" and to stop contacting him. These tenant have been an extreme problem since day one. Selling drugs, prostitution not to mention damage to the community property. We have been trying to work with both your organization and the owner of the unit and have basically been told to piss off. The member of our community don't feel safe and your organization has done nothing to help. Now your tenants have again vandalized the community property just last night, destroying security cameras. They continue to prop open security doors and further create an unsafe situation for all the other residence. I know it does not directly effect you or your employees and company but those of us that live there are being held hostage in a very unsafe environment, one that should have been taken more seriously from the beginning. Now it has reached critical level and you are finally paying attention. Aaron, if you want to make this right, please hire a security guard to stay on property to protect those of us that have been terrorized by your tenants. Thank you. Originals post: Worst property management company I've dealt with. Tranquility manages a rental unit in our 8-unit condo complex, and they have done nothing to address serious, ongoing problems with the tenants they placed there. These tenants are in constant violation of our HOA rules, and police are now responding to the unit weekly for domestic disturbances. Our HOA has repeatedly reached out to Tranquility to resolve the situation, and each time we've been dismissed and told, essentially, that it's not their problem. Meanwhile, the rest of us in the community feel unsafe in our own homes because of a situation Tranquility refuses to take seriously. If you're considering this company to manage your property, know that they will not step up when real problems arise. .
