Like Aurora C., my experience with Sam has been awful. He does not respond to your calls or texts (I honestly think he goes out of his way to avoid speaking with you), and if you're lucky and he does respond, it's usually 2-3 days later. He also makes promises he doesn't keep and later quotes you higher prices/costs than he initially stated. My SO and I were renting a house, that was managed by Sam of Forbes Group. Unfortunately, this house came with 2 ponds that stopped working soon after we moved in. We contacted Sam to get the water pump fixed and he made numerous promises which he did not keep. Fast forward 3 months, and the ponds still weren't fixed. Mosquitoes were laying eggs by the hundreds in the standing water and there were thousands of larvae swimming in the water in addition to the already mature and air borne mosquitoes swarming our front door. Once we threatened to stop rent payment, Sam sent out a gardener who emptied the water. Too bad this didn't address the real problem of the broken water pumps. A day later, the ponds were filled with water again, due to runoff from the sprinklers. This went on for months and months and months. Sam and we agreed that the ponds need to go. That was 3 months ago. The ponds are currently gone, only to be replaced by large gaping cement holes. That was over a week ago. Did I also mention that neither Sam nor his diggers notified us when they broke a water line and turned off all the water to the house? It took 3 days for Sam to send someone to fix that. If I were you, I would never rent property managed by Forbes. And If you're one of the fortunate to own a home, don't ever hire Forbes to manage it. From my experience, it seems they just take your money and give you [untimely] lip service. read more

Talk about a used car salesman. Sam at Forbes group sold us a lemon for $300 more than the previous tenants paid. (she came by and introduced herself and told us her horror stories). They were very unresponsive on the numerous issues with the house. The place served us $400+ per month electricity bills due to poor insulation or something like that. We were also treated to roaches and apparently the lack of energy efficiency of the place also lent itself to ant invitations as well. Leave a pizza in the kitchen for an hour, be prepared to throw it away and sweep up the ants you have to kill. Dog food in the bowl on the floor, say hello to ants. We made a huge fuss to get out of the place and out of our lease early, now I can't wait to see what "deductions" they decide to take out of the Security deposit. If a seemingly nice, good guy named Sam gives you a card with the name Forbes Properties on it...turn around and go to the next craigslist ad. read more

Forbes managed our Los Altos rental -- a $7000/month 4 bed / 4 bath colonial house surrounded by lush gardens. When we decided to move out, we worked with Louise on the process. Her mistakes cost us thousands of dollars. She responded to the situation by becoming condescending and dismissive, never acknowledging the mistake nor taking the issue seriously. I'm horrified at her behavior. The details: When we first discussed moving out with Louise, I emailed her explaining that our new house lease overlapped with the old one, so I asked if we could end our lease 8 days early to recoup the remaining rent on the $7000/month we were paying her. I emphasized in writing that this was the only reason we wanted to move out early. She told us that she would need check whether this was possible. A few days later we met in person for the walkthrough, and she confirmed that it was okay. She even went into details, explaining that we'd be credited by the realtor's standard of a 30-day month. In retrospect, I should have asked her to write all this down. We did not have any reason to move out early except to save rent. In fact, we had to hire cleaners and movers since the early-move-out was during a very busy time at work. We did all this since the rent savings would be worth it. Louise seemed experience and trustworthy, so we even went with her cleaners. A few weeks after moving out, I asked about cleaning charge. It came to $945 on a house that I could have cleaned myself in 5 hours, including carpet washing. (The paint was fine, there were no repairs needed, the house was in great condition.) She was never able to explain why it cost so much. I also asked about the rent reimbursement for the 8 days remaining on the lease after we moved out. We should have been reimbursed $1866 for 8 days (8 days at $7000 per 30 days). She casually dismissed this as if we hadn't discussed it, saying we would have needed the owners' approval. I was flabbergasted, and pointed out that I had emailed her about this, she had said she would look into it, and she had told me herself that she had gotten the necessary approvals. She claimed it was all a misunderstanding, telling me that we wanted to move out early for other reasons. I forwarded the email in which I explicitly stated that my only reason for moving early was to recoup the rent. She never addressed this. Her attitude became increasingly dismissive and condescending, and she hasn't responded to my last questions for weeks. Louise cost us $1866 in rent savings by not keeping her word. Or had she told us upfront not to end the lease early, we would have saved $945 on her ridiculous cleaners and the cost of our movers by cleaning and moving ourselves in the last week on the lease. To this day, I don't understand why she looked me in the eye and assured me we had all approvals to move out early, only to pretend that conversation never happened. read more

My husband and I lived on Rushmore for over 3 years, and it was our first home together. We had an incredible experience, and a big part of that was the Forbes Group and their team (including Sara). They were responsive, efficient in fixing any issues we had over time, and responsible. They answered phone calls and emails very quickly. The community was very conveniently located, close to down town, and for the most part quiet. We had to move because of our work and commute, but otherwise would have loved to stay longer. We have no problem with the management.That place is very quiet, clean and spacious and well maintained. no crimes, no fighting, no loud noises. good neighborhood indeed.We really love to live in that apartment. The reason we moved out is we got a equally nice retirement community apartment with lower rent in Mt View. When we moved out, Sara Chase, property manager helped me with everything we have to do including professional cleaning,carpet shampooing, charging very reasonable price. She was great at managing the complex, so that everything was running smoothly.She took care of any issues and problems promptly to complete satisfaction. One minor issue in that building is it is kind of hot in summer. So any tenant planning to move there should insist air conditioner installed. read more

758 Carmel Ave, Sunnyvale CA 94085 - 6 story apartment building by Forbes Group. I am sharing about my experience ( Good & Bad) during my stay in this apartment. I stayed (downstairs #3) in this apartment for 9 months only. I had the lease signed up for 1 year but had to break it down in 9 months and move out ASAP. Why? below: Let me first start with some of my good experiences: - Great location ( Easy access 101, 23, :Lawrence Expressway, and some high tech company - Juniper, Cisco, Intel, AMD, Yahoo! and etc..) - Bright room. Cons - Old building ( Built in 1959) - Leaf blower ( Every Tuesday morning when a Maintainer comes to blow off dust/leaf outside and if you forgot to close all windows, guess what? You will see dark dust everywhere, bedroom, living and the kitchen. - Parking ( It is assigned open parking and it is kind of attached with the unit. Easy access to it, but every time when other tenants lock and unlock their cars, you hear it - annoying ) - Maintenance Service. (Minimum you are looking 10 -15 days to get anything fixed or replaced) - Bad neighbor ( This one is the main reason I was ended up in breaking up my lease. If you are looking to move in to this apartment, Please read this carefully: Neighbor (she) above me were SO LOUD that we didn't have a moments of peace in the apartment. They (she) STOMPs around, VACUUM Often, DROP, DRAG, BANG things. I talked to her about the noise nicely but the result went even worst. Instead of being considerate to me, the neighbor further retaliated by honking the horn and making unnecessary noise intentionally to disturb us. Also the floor squeaks so loud there. I have lived in many apartments and this the first one where it squeaks so loudly, when she walks around. The combination of stomping and squeaking drive anyone so crazy. The noise and disturbance particularly of issue ( they make) at night. I ran to police once to complain a file and informed property manager several times as well. Nothing helped. Property manager called her up and just left her a voice message. There was no follow up from the manager and get it fixed. The last week of my time in this apartment, I even stayed in the hotel just to get enough sleep and the first day of March I moved out. ** If you aren't sensitive to noise or work in the night, then I think this isn't a bad place for you. Also, before you go ahead and sign up for the lease, please ask about the neighbor upstairs ** I was there until Feb,20 2015. Hope I saved you there!! read more

I rented an apartment in LG from Forbes for a little over two years (moved out about a year ago). When I saw the pans on this page I felt I had to chime in a bit in their defense. First off, it's important to note, that these folks have been around for a looooong time and have rented out properties to an inordinate amount of people. So three or four poor reviews in that span of a time period should actually be seen as a positive. After all, very few folks are going to take the time to write a positive review about their landlords (no news is good news as the cliche goes...). Well, that being said, I can wholeheartedly say that this is one of the nicest groups of people I have ever been associated with - anytime, anywhere and for any reason. In fact, after my first four months of renting from them, I dubbed this group "The Stepford Landlords" because of how surreal their attitudes, service and the genuine care that they exhibit on a daily basis for all their tenants. If you are need of a property for rent, look no further than this amiable team. Pam and her crew are simply the best at what they do! Forbes managed a property I was interested in renting in Los Gatos. I called to set-up an appointment to view the property. I gave them 3 different days with 2 hour windows each day, from 4-6 PM on weekdays. They said they do not show properties on weekends. They also said they could not meet me any of those times, but they gave me the lock box option to view on my own. I viewed the property and called 2 days after to follow-up with questions about the property. They were very patronizing, phony, curt when they realized they couldn't answer any of my questions, and rude. I spoke to two people, Sara and her manager. - For a duplex, I asked how are the adjoining neighbors? Are they nice? - They said they could not answer this question (though they are the neighbor's landlord as well) and that I should go view the property, even though I told them up front I had viewed the property via lockbox and that is why I am calling, because I have questions. - I asked how old is the property? - they told me to look online, it is listed there. - I asked is it safe? Are there safety issues? - They said, what do you mean? I said, the duplex backs up to a very busy street. I am wondering if there are instances of burglery, breaking an entering. They said there is crime everwhere, and i should go online and look at crime reports. - I asked if there are any problems with ants? - They said they wouldn't know. - I asked if there are any structural issues or maintenance issues - They said they would not know, why should they know? I said, as a prop mgmt company, don't you have a log of maintenence issues for your properties? The one thing they did share was the kitchen and bath were remodeled within the last yr. - I asked why did the previous tenants leave? - they said they could not answer this either. They said they could not answer any of my questions because they manage hundreds of properties. If they were good at their job, they would have a relationship with the owner and know their property. They were literally the most unhelpful, phony, patronizing property management company I have ever spoken to. I told them this is unhelpful phone call. They said, they did answer my questions. I said they only told me there was a remodel. They did not answer my questions. They said patronizingly, as if I have not worked w prop mgmt companies, they are a company and do not live onsite like a landlord to know the answers. Duh..... they just dont know anything and are making excuses. read more

I'm a pool service provider and was taking care of a pool in Los Gatos that Forbes was property management for. The house was sold and the escrow closed on the 15th of the month. I billed Forbes for half of the month and the new owners for half. Forbes didn't pay so I called and talked to a lady who said she would check into it. The next time I talked with her she gave me some lame excuse about there was no account in place so nothing could be done. I rebilled them and they just blew me off... I've been Renting with Them for about a year already in Campbell and I'm very please with they're services, Very professional very detail oriented. I had a water flow and my carpet get all wet this was on Sunday night I call Sam and He sent some one right away to take care of the issue and a carpet cleaning guy to wash my carpet at a very next day. I'm very happy with His service. Rent is very fair. I do recommend Forbes Group. Keep it up with the excellent job!! read more
