You be the judge. $789 for about a $100 part and 15 minute repair and at least one lie, and the other either a lie or perhaps not correct diagnosis. a)told pipe would be cut to change a valve, then when asked why pipe was not cut was told "exact valve " was found, not need to cut pipe. I consider that an insult to my intelligence, but due to circumstances as below, I allowed it. b)rust on top of hot water heater was from a previous valve leak. perhaps, but evidence points to the anode. Do not know if my age, bad hearing, gout flare up , making it difficult to work, prompted the above. DETAILS:Estimate/appointment scheduled on a Friday for 8-11 am next Monday for gas hot water heater issue, and perhaps replacement , upon cost /benefit analysis. Inasmuch as I scheduled 2 more appointments , after that, I texted, I same day as well as over the weekend, requesting a shorter window. No response, then "office closed on weekends".CO,. WANTS ME TO SPEND ALL DAY FOR 3 ESTIMATES EG, IF THE 2 OTHER COS ALSO HAD 3 HR WINDOW, MY WHOLE DAY WOULD BE SPENT AT A RENTAL PROPERTY WHILE THESE GUYS THINK THEY CAN CHARGE $800 FOR 15 MINS. UPON, receiving est. I said ok, since I was convinced diagnosis was correct, and he gave me age of tank, 10 yrs, not 20 as feared. Next day, part installation date, I asked how long it would take , since I was concerned about their parking without a permit. Advised no more than one hour. I joked $800? Plumber threw arms in air, like "you approved it". NEXT TIME ANY SUCH CONTRACTOR, WHO MAY BE ESTIMATING BASED ON PERCEPTION OF CUSTOMER AND THINK SHORT TERM PROFITS, WILL BE WASTING THEIR TIME EG I WILL GET 3-4 EST. IF BY CHANCE THEY ARE ALL WITHIN SAME RANGE, I WILL FLIP COIN, AND ON MY OWN VOLITION WILL SEND $150 TO THE LOSING BIDDERS. Job took about 15-20 minutes. $789. judge for yourselves. and being a stock market trader, and holder of options that were diving , I knew I was being hosed about $200-300 but I did cost benefit analysis, better to be hosed , 300, and not being able to unload stock options when diving. If not for the "cutting Pipe" , and "rust from leak" , stories, and had the at least cleaned the rust and applied some oil to slow rusting, and showing some good faith, it may have been ok. I will be replacing the anode in near future, as well as all condo valves/ faucets. Have had rental properties in past, still have a couple, including residence. I do not believe I will be using short term thinking plumbing company. (had plumber/hvac man, unfortunately he passed last year) Hopefully , this is constructive criticism, since I am not one to deprive one of earning a living. their prerogative- $18k loss stock mkt loss in 2 days, 800 is drop in bucket, not that I don't value money. Worked for $30/week, 60 hrs,. at age 20, managing, cleaning, cooking at restaurant. No choice, was loyal to family biz, until I got wise and year later, managed another restaurant at $160 week, for 40 hrs, and benefits/previous restaurant closed same year. Being an economist, "the market brings everything to an equlibrium" and the bad ones do not survive. However, some do not care. "take it or leave it" or give estimates based on whether they can get away with such. There is a reason some plumber are booked 2 weeks out and these fellows were available the next day. And reiterate, 3 hr window, and closed on weekends- too much to say more. in message. In retrospect and clearly BUCK STOPS WITH ME. As alluded to above , at the end of the day as they say, the loser will not be me. Other 2 companies I had appointments with state upfront their work guarantee. This company, verbally guaranteed the work but nothing in writing, but invoice does remind one of "mechanics lien I not paid". Had a clogged kitchen sink and needed a new garbage disposal. The EXACT garbage disposal unit was $110 at Home Depot and Lowe's but they charged me $560 for just the unit. It was another $500 to unclog the drain. So, I called to inquire about the discrepancy. When I asked about the 500% markup on materials, they said that was their policy. Wow. When I asked about the actual service fee, they said it's a minimum of $395 to unclog a drain and that includes 1 - 60 mins of labor. Also, "materials" fee which is some very expensive Draino. If you don't mind a company who's policy is a 500% markup on materials and a minimum $395 labor fee for unclogging a drain, then you might be okay with these folks. Once we noticed that our hot water was leaking we reached out and got a quote from a couple of companies. No need to mention the name of their competitor, but the first quote we received was for $5300. Kinnett came in at $3400. No brainer there of course. Everyone I dealt with at Kinnett was professional, courteous, honest and helpful. No upselling or pressure to buy a service plan to get a "discount" was needed. They underestimated of cost associated with the project, they didn't pull a permit, they didn't use the right color sealant on the pipes and now we have failed inspection. I have used Kinnett Plumbing a few times for pretty large jobs at my house. Overall, I'm pretty satisfied with their service and professionalism. The reason I'm giving Kinnett 3 stars is the fact that I'm not a fan of their fee structure - they charge the client based on an amount PER HOUR rather than PER JOB. I haven't seen this done a lot by contractors. Although the two times that I've used Kinnett, they were very efficient and got the job done ASAP, the fact that they bill the client more money if it goes over an hour gives me a little pause when I select plumbers next time. I prefer to have clarity over what I'll pay rather than uncertainty and prefer the contractor to take their time to get the job done properly rather than rush to get it done in under an hour so the client doesn't get billed more. read more

I received a notice from my water company on a Friday morning that my meter reading was unusually high. I requested a quote on Yelp and within minutes received three calls from plumbers telling me they all could be there Monday. About an hour later, Kevin, the owner called me and said he could be out to my house on Friday afternoon as I suspected the culprit was a running toilet in one of my bathrooms. The technician, Darrell, showed up within the specified time frame and was thorough and answered all of my questions. He made the repairs and did not charge me for several items that were needed, which was appreciated. Great quality of work and great customer service. I had an issue with a clogged storm drain flooding my basement at a newly purchased property in Arlington. Based on previous positive reviews, I got in touch with Kinnett Plumbing to see if someone could come out and troubleshoot my issue. Kevin Kinnett came out himself, within a few hours of our initial conversation, and quickly concluded that my drain could not be snaked with the traditional methods and would most likely, have to be replaced. He was very upfront in his cost estimates and amount of time it would take to do the work. He had a team out there the next day and my drain and surrounding apparatus were replaced and new concrete was poured. I was really grateful (and happy) for the work that Kinnett Plumbing did for me. We had an upstairs water leak that was coming through the downstairs ceiling and bathroom vent. It looked like it was going to be an expensive repair. A crew of two showed up on time, wearing masks and even brought my newspaper up from the driveway. Turned out an upstairs toilet tank was over filling and water was escaping through the handle housing. They assessed the problem, which wasn't an obvious one, and had it fixed in less than 45 minutes. The bill was was very reasonable and a big relief since I anticipated a whopper. Also, I discovered water in our downstairs guest room the night before and they were perfectly willing too come out that night. That wasn't necessary thanks to the advice I was given to stop further leakage. I've used them before and if I run into any plumbing issues again, I'll use them again. read more

Came out last week hoping it was a quick fix - replaced gasket at overflow and recaulked tub around fixtures. Leak returned so the Kinnett team returned today! Kevin, James, and Jack were onsite to get the job done... after cutting a small hole in an upstairs bedroom closet, they quickly discovered the problem and repaired the broken tub shoe below the drain. I've used Kinnett several times and have always been very satisfied. That is, until today. James did a wonderful job replacing the diverter valve and spray hose for my kitchen faucet. Then I asked him to tighten a handle on the faucet set, which he did as well. This took all of 3 minutes and an Allen wrench. Was SHOCKED by a bill of $225 for 50 minutes worth of work! And this was just for labor, as I already had the parts. Never got a detailed invoice either. This is so disappointing, as I "thought" I had someone who could get the job done and at a fair price. In the past, I'd have been the first person to recommend Kevin Kinnett. We were customers of his long before he had staff and a vehicle with his business name on it. I arranged with him to install a pedestal sink, toilet, and shower/tub trim in our upstairs bathroom. He previously installed the same model sink & toilet in our lower level powder room. He did the job professionally, got paid for it and that was that, so I was expecting the current job to be no more of a challenge. This time however, it was like Keystone Cops. Kevin came to assess the job. He suggested we get a vanity as it would be easier. We wanted the pedestal sink we'd bought. I conveyed that to him. He continued to offer advice as he understood that we're selling the house and it would be a less expensive option. I told him the house sale was still up in the air. Kevin advised that the drywall must be removed to accommodate work on the sink valve and drain pipes & the toilet valve pipe, which has a connection on the pipe that prevents an escutcheon from being slipped over it. He told me to tell the gentleman performing our bath remodel tile work, his acquaintance, to remove the drywall around those pipes. Our tile guy didn't remove the drywall initially, advising it was in the scope of the plumber's job. Eventually, he removed the drywall at the sink but not at the toilet, emphasizing it's work Kevin would normally do. Indeed when Kevin installed these items downstairs, he removed the drywall and we had it replaced once work was completed. I emailed Kevin advising the tile guy wouldn't remove the drywall around the toilet and I could try to do it myself. Kevin replied that he would do it. We arranged a range of time for his next visit. Instead, he sent two of his employees, Dan and Darrell. Dan installed the shower diverter and that was it. I asked why he hadn't completed the job. He told me that Kevin hadn't informed him that he was to do it. I emailed Kevin about the incomplete work, asking him when he'd complete it. He informed me of the costs of replacing the valves and asked if Dan had informed me that much more work would be required, adding it would be cheaper to go with a vanity. I can't populate this review with my whole experience but you can view it on Angie's List. Instead of apologizing and correcting the problems, not only did he place a dishonest and libelous response to my Angie's List review, dishonesty clearly illustrated by his own emails, he offered through Angie's List mediation to pay for half of the drywall replacement. I declined. I feel he should cover the whole cost of the drywall job since he instructed that it be removed and then did nothing to require it. Thankfully this matter was taken care of by Woodbridge Plumbing Inc. who were as shocked as I was by Mr. Kinnett's work as he worked for them in the past. 07/2018 Update: I had not been on this site in a while so was unaware that Mr. Kinnett had posted a response and would like to respond to it. 1) You visited on 4 separate occasions really? WHY WOULD YOU NEED TO COME OUT ON 4 separate occasions? 1 occasion due to shower valve, fair enough, 1 occasion to assess, but outside of that it's poor performance 2) You are lying in saying that I did not want the pipes moved (my mother actually heard this conversation she was in the bedroom across the hall). I told you to go ahead and move the pipes but in essence you pretty much lied about that as Woodbridge Plumbing fixed your BS job and didn't have to. Furthermore, I have our email exchange that backs me up. Reminder: you installed the same pedestal sink in the downstairs powder room in the past with no issues! 3) YOU DID NOT DO AS I ASKED YOU TO, I did not order the wrong valve! I was sent the wrong valve. My order form clearly shows that I ordered the correct valve. The company replaced the valve and refunded $ for their mistake so get your facts straight. It had notihing to do with my experience. Obviously I am not that inexperienced if I hired you to do the powder room including underground pipe, my remodel was successful then. My remodel was successful thereafter because eventually I replaced BS plumbers & others with those of actual expertise who got the job done. 4) I didn't want my mother to know about the valve replacement because she was already upset at the mess that your colleague left with the drywall and the time it was taking and well as showing up unannounced because one of your earlier appointments had canceled (they were smart). 4) You were never asked to move any pipes after the remodeling was done. You were never present at our home before the remodeling was done so that is blatant lie! 5) SEE EMAIL IN MY PROFILE PHOTOS! NOT ONCE HAVE I EVER REQUESTED DISCOUNTED OR FREE WORK FROM U & U ONLY FALSELY EMBELLISHED IT WITH THAT LIE BECAUSE I EXPOSED YOUR POOR QUALITY WORK. I have had this company to my house on 3 separate occasions, and called 4 times. I had three different people each time, but the guys were always pleasant, friendly, and willing to explain everything. Being a stay at home mom, I am reluctant to let contractors into my home while my husband is gone. . But these guys are always so nice. The price isn't cheap, but they do not gouge you like other plumbers. They are fair/average price. I don't just pay for their services, I gladly pay for their honesty. I recommended a friend when her pipes froze.. they sat on the phone and told her it would be a huge waste of money, and explained how to fix her problem and when to call them back if any problems were to arise. It's hard to find friendly, trustworthy contractors and I definitely keep their magnet on my fridge. I found them on angies list. They do offer 10% discount to angies list customers. read more

The main reason I rated Kinnett Plumbing with five stars is because of their professionalism and how quick and efficient they were at doing their job. I called about a day prior and they gave me a two-hour window of when they would show up; Kevin called fifteen minutes prior and was very punctual. They walked in my house dressed in attire that clearly had the company's name on the shirt and immediately went to working on the toilet. They did not judge, my three-year-old is potty-trained and left a surprise in a broken toilet so I felt really bad and embarrassed. They didn't laugh, giggle, make gagging sounds or anything-- They were consummate professionals. After about two minutes, they presented the root of my toilet troubles: a plastic fork (I also have a two year old daughter). But they did not stop there; they continued to troubleshoot the toilet to ensure there was nothing else blocking the pipes and I was thoroughly impressed with that. It was a $125 well-spent. I have not had any toilet troubles since and Kinnett Plumbing is now on my "always-call" list. They now have a new loyal customer. I finally got my old pipes replaced , and a friend recommended kinnett plumbing. They were simply the best. The work was fast and professional. Mr. Kinnett explained my choices and outlined the entire procedure. It went just as he stated with minimal damage to walls and ceilings to access the pipes. His price couldn't be beat as I had shopped around beforehand. Even beat the price of an acquaitance in the plumbing business. I waited to write my review to see if there would be any problems, but it's been 7 months without so much as a drip.
