Below was my previous review but I'm updating it to a more positive reviewing because Craig T was so helpful and kind. He was really responsive and caring. He returned our deposit in full quickly and apologized for any delay or problems we had earlier. Thank you Craig T for your kindness and we appreciate it. My advise to others is to communicate with him if you can't reach any of the staff members. He we respond quickly and his a professional -So unprofessional... They have no clue at all on how to manage a property or follow penal codes. My fiancé moved out of his apartment and still have yet to receive his security deposit. It's now the 24th day and still nothing. He has been trying to call to get answers and Matthew Conrad has been very difficult to get a hold of. It's really ridiculous and he's considering taking them to small claims. If you're going to take over and buy an apartment complex learn how to run it and treat the tenants who has been living there before you have taken over with some respect... And stop hiring immature and unprofessional college grads with no managements skills to manage a building. Avoid the headaches people and don't rent with them. read more

Not only did she make the application process smooth from start to finish, but she also introduced me to a few of the neighbors during my move. Talking about making a Midwest guy feel at home. Next to a root canal treatment moving is the most painful experience i can imagine. except for my last relocation. Many thanks to Dottie who has been flexible, understanding and extremely helpful in making my transition seamless. All my concerns were addressed promptly. Dottie has a good handle on the ins and outs of her buildings which was instrumental for me feeling at home in my new apartment. We had just recently moved into the Runnymede St. location ,which is a new building. The apartments are beautiful and modern. It may be an apartment, but you feel like you live in a house. There is security all over the apartment, so you feel very safe and confident that unwelcomed guest will not be entering the premises.The management here is very helpful. Our manager Greg is so kind and helpful, even helped us move some items into our apartment including a heavy piano. Greg has been very attentive with all the needs and anything that needs to be fixed in our unit. We appreciate how attentive he is with our needs. We truly enjoy our new apartment. read more

Our complex has been employing LBPM for the last 4 years. Because we are a smaller complex, we had trouble finding someone that would manage us. LBPM had no problem with our size. I have to admit, that at first it was hard to get a representative that would stay with the company long enough to help us with any of our problems. I am just about halfway through my lease and oh man, I know I should wait till it has ended before posting my review but I can't. The location of the apartment is fantastic, I will give them that, the price is reasonable considering this is in Southern California and literally right NEXT to a college campus. Now, my problems begin when I filed an initial noise violation on my neighbors, yes neighbors, plural. The two apartments next to me are the most obnoxious, and loud people I have ever dealt with; and I lived next to UCLA and went to a different UC for college. A warning was provided to them, okay, that's standard. Just informing them that they are loud and bothersome. They continue, I keep filing complaints, a fine is issued, great, getting somewhere. I even called LAPD to file a noise violation and officers were dispatched to talk to the residents. Did that work? Nope, they're STILL loud and obnoxious, I felt like the property manager is doing nothing, so what do I do? got to LBPM corporate to file my complaint. My frustrations are clear, I had been dealing with obnoxious, rude individuals for MONTHS and felt like nothing was being done. Cue property manager sending me a VERY unprofessional, passive-aggressive text. Telling me explicitly to reach out with any problems (by then ANOTHER apartment has started complaining as well and ANOTHER fine was issued). I've texting the property manager probably 5 times with issues, not a single reply. Not a single visit to the apartments in question. I've knocked on their apartment at 11:30pm asking them to turn their music down. Here I am, 6 months into my lease with no issues solved. If anything this makes me want to stay away from ALL LBPM owned apartments. Take better care of your residents. I was looking to stay here for several years, but after this experience, heck no. Even reaching out to corporate isn't doing anything. read more

My building in Encino has been without air conditioning for 20 days as of today. I guess they do not see living in the valley heat an emergency or a need for rush repairs. There are a lot of families and elderly people living in my building. Nick Hoffman advised they will get fixed soon, that was March 29th and repairs still have not been done on the building's cooling unit. I will be contacting the housing authority tomorrow. Lamice has been nothing but AMAZING to us. The application process was a breeze and she knew everything she was talking about. She answered all of our questions and has been extremely accommodating. She has sent a handy man to fix a couple things and has made other appointments for us in a very timely manner. We had rent confusion this past month and she was very understanding and helpful to our confusion. All 3 of us have had an amazing experience so far! The apartment is gorgeous and very spacious. It is newly remodeled and everything we wanted! There is not much bad to say about the complex. The only criticism I would have has to do with the thin walls/ceiling because the building itself is older, but there is nothing Lamice or LBPM can do about that. I would definitely recommend a LBPM property, especially if you get to work with Lamice! read more

These people are not worthy of being called human beings. Do not believe the positive reviews posted here. Most of them are likely from fake accounts. Isn't it strange that most of the accounts with positive reviews have very few friends, other reviews, or photos? And why does every last one mention the name of the property manager? It's almost as if they are purposely posting reviews for themselves or paying people to do this. LBPM has managed my condo complex for a few years. When our HOA switched from our last management company to this one (reportedly to save money), the quality of life in my building declined precipitously. The staff used to steam clean the carpets routinely. Now, people spill things in the hallways and the stains stay there there for months. I found a mouse in the stairwell that remained there for three months. Two years ago, I also noticed some vomit on the hallway wall by my unit and it has still not been cleaned up. Despite numerous attempts to contact them about the rapidly deteriorating conditions, I have rarely received a return call or email. One time, I was told that my representative no longer worked at LBPM. When I asked who the replacement was, the person I was talking to hung up. A few months later at an HOA meeting, my representative was there. I guess she still works at LBPM? At one point I had to obtain some insurance information to send to my lender. Very routine stuff that management companies usually hold and send to lenders without the owner having to intervene. I called and emailed LBPM multiple times concerning this issue and never heard back from them. Finally, after bombarding them with phone calls, I received a message back on how to obtain the insurance information myself directly from the insurance company. The insurance company refused to talk to me and said LBPM had to contact them. Somehow, after weeks of trying, I was able to convince them that my requests were genuine. When I sent the info to my lender, they asked me why the management company did not send it. Don't even get me started about the money these guys steal from your HOA. This company charges you late fees for financial statements that you haven't even received yet. They refuse to give people financial information that you are entitled to see BY LAW. Even worse, they don't even try to make any of the numbers on their actuals add up, like they think people will not notice. I am not sure how this company has not yet been sued into the ground. read more

LBPM is not only affordable but convenient for all students who commute to CSUN. The dorms that CSUN offers is too expensive and far for most. While others have a 5 minute walk to campus. Most LBPM occupants get to experience the true college life of living, studying, and partying together. Runnymede apts Greg Fuller is one of the best managers I have ever had. Not only is he friendly, and available, he is also very knowledgeable. Diligence is clearly shown with his work. I met him a couple days before I moved in and he went above and beyond to make me feel comfortable in my new home. There was some things that needed to be fixed before we moved in and he made notes of everything. He also worked hard to get internet in the building since it's a new building. He went above and beyond when I found his knowledge on handyman skills when Best Buy staff were making excuses to now install my new washer and dryer. He explained to them how to do their job and it finally got done. One of the best management experience I have ever had due to his kindness, hard work and knowledge. read more

Veronica has been assigned to our property for a year and has not physically come see the property, for which she is responsible. She gets here info about the property from HOA board members who terms have long ago been over. She has not set up elections for new board members as she indicated she would. What she is doing is illegal. HOA Board members can only serve for certain length of time. Board members are accountable to the home owners not the management company. I've lived in two different apartments managed by LBPM and I have to say I love it, the manager of the building I live in right now is Victoria and she is awesome! The main thing I love about renting from LBPM is that they are professional, they keep everything clean and they make sure that all the tenants living in the building is comfortable. I ve had a issue with the stove at my previous building and they replaced it faster than ever lol ! If anyone is looking to rent, I always recommend them to look for buildings managed by LBPM. We let our old management company go, and we hired Danielle Carbajal and her firm to manage our HOA, and we couldn't be happier. The transition was seamless. She contacted our previous management company and obtained all of our HOA records, set us up in their system, sent out welcome letters and immediately began to save us money. Danielle obtained us an insurance policy that had one million more in insurance coverage for less of a monthly premium. She is excellent at helping boards understand the nuts and bolts of HOA Management and coming up with innovative ideas and covenant enforcement plans. Happy to have chosen her! read more

I've lived at the 5464 Yarmouth ave complex for 22 yrs and have seen management come and go but I must say that our current manger Amber is the best. She always is there when tenants have any concerns and is willing to help out in a professional and timely manner. The building is well kept and is very peaceful. I moved out of the Sherman Pines complex (16750 Sherman Way, Van Nuys, CA 91406), recently, and LBPM kept almost a third of my security deposit ($1,000). They asked for two months deposit and was very naive to pay that amount. I lived in the unit for almost 5 years and never missed a rent payment, even during the pandemic. It was an old unit, and they came up with all these ridiculous charges to chop off my security deposit. My mistake was to trust the onsite managers (husband and wife). I feel betrayed by them and ripped off by this company. Be extremely careful with this company. If you are looking for an apartment to rent and see the LBPM sign at the front, keep driving and find a different place. If you are already with them and have no choice because they manage many buildings in the city, be extremely careful before you give them a security deposit and before you move out. DO NOT trust the onsite managers and review meticulously the final inspection. DO NOT sign anything you are not okay with. They will rip you off. My score review is zero for LBPM. read more

This is a second negative review in connection with response from Brand A. of LBPM. I am an HOA Board of Director's (BOD) member that has our homeowners nominated and voted for to serve on the board in accordance with the governing documents of the HOA. LBPM has been very slow to respond almost all agenda items set forth by our HOA. We have escalated the lack of response to the HOA division directors David and Nick and finally got our portfolio manager Lisette to pay attention. While I appreciate you mentioning the time frame and constraints in responding to maintenance issue, our agenda items are carried over from one month to next, the ongoing building maintenance requests are ignored and lingering for months at a time, our bills are not paid and services like trash pick up, building janitorial or front door intercom are being disconnected. If your property managers are so constrained that they are not able to perform the duties of their own occupation, I strongly recommend other HOAs look elsewhere for a company that is able to service their building's PM needs. read more

He was super responsive over the phone and went out of his way to show me the property during a time that was convenient for me. I was amazed at how easy he made the whole process from the first inquiry and through the application process. Unfortunately his building didn't work out but he referred me to another LBPM building which i have been very happy at. Whats most impressive is that Even though i didn't up in his building he was still super helpful! This second part of my review is for Sharyn who is the building manager at the LBPM building i decided to make my home. Every single interaction i have had with Sharyn has been great. I recently moved in to LBPM building in Panorama City, and I couldn't be any more comfortable living in my new apartment. Prior to moving here, I would come visit my boyfriend who has already been at this apartment complex for over a year now. Reasons why I really enjoy living here is because our building manager Annette Gomez is hands down the best manager I have ever came across. She is very much helpful for any questions, concerns, or any maintenance in the building. She maintains the property super clean and very quiet as well. Anette made sure my unit was upgraded as best as it could be and I couldn't be any more happier. I love my new home it is super cozy, and very nicely renovated. She went that extra mile!!! I live at Chateau Dearborn apartments, now managed by LBPM. I have lived here for quite some time before LBPM took over the building as management. Prior to them taking over the manager here was terrible, she took ages to respond to repair requests, was never available, and had a terrible attitude! Victoria took her place and she has been so awesome! She is soooo great! Always available, responds quickly to residents needs, always smiling, and most importantly treats everyone with respect. She has taken this building from a 2 to a 10 in the time that she has been managing the property. The building has seen so many positive upgrades, all of the tenants are nice, respectful, quiet. Awful management company. Don't seem to know what they are doing. Have had a broken intercom since December 2016 and were told that they had to look into who to send out to have it fixed. After months of no response my husband finally contacted the phone company associated with the box (which the management company should know!) and was told they could send someone out to fix right away. Info given back to management company (so they can stop making excuses) and STILL no repair. AVOID THIS COMPANY AT ALL COSTS!! read more
