I have to concur with all of the negative reviews on here. I bought my condo in November 2016, and LBPM was and is the management company associated with this complex. LBPM never sent me the CC&Rs for the HOA, required under California law to be disclosed to the buyer, until 2 weeks after the request. My real estate agent, the seller, and the seller's agent had to get involved.
Getting in touch with them is a nightmare. I called 3 times, left messages, and sent 2 emails requesting information prior to close of sale; my agent left several messages, as did the seller's agent. All requests were ignored until my agent went over to their Sherman Oaks location requesting information.
LBPM never updated my address in their records. They continued sending items to my old address until February 1, 2017 even though I moved into the condo in December 2016.
My condo complex is managed by a girl named Sandra Kolodenker, who is incommunicative and incompetent. She is about 18 years-old, and someone decided it would be a good idea to put her in charge of a condominium complex. Dealing with her is a challenge at best, and a chore at worst.
On December 19, 2016, I mailed in my HOA dues to the lockbox listed on the invoice. It was cashed on December 27, 2017. On January 30, 2017, I received forwarded mail from my old address which is where LBPM had mailed the invoice because they had failed to update their records. I had been charged $350 for January 2017's HOA dues, and a $35.00 late fee. Please note, this was never communicated to me before this date. You would think they could have contacted me on January 5 or 6 to advise that they had not received my payment, but instead, they gleefully tack on a $35.00 late fee, and demand payment for the alleged missed January HOA dues.
I called LBPM twice, once at 8:00 and once at 8:30 a.m. on January 31, 2017, and left messages at the general reception. My calls were not returned. I then called again at 12:45 p.m., and was transferred through to Sandra's voice mail. I was 7 seconds into the message when the voice mail cut me off, saying, "Goodbye!" without letting me finish the message.
I then faxed over a letter sending a copy of the canceled check which was cashed on December 27, 2016, and advising that they should follow up with their bank. Sandra called me the next day and advised she would follow up with accounting, and advised the $35.00 fee would be waived as the check was not late. The following day, she called, and advised that I would have to follow up with my bank to find out who cashed the check, and report a fraud.
I advised that I would pay the $350.00 to LBPM for January's fees, and follow up with my bank. The following day, she said that I still owed the $35.00. So, tack "liar" onto "incompetent" and "incommunicative," as she went back on her word.
During our February 2, 2017 phone call, I asked her when the HOA meetings were, as I had been told that the HOA meetings were only open to board members. She advised she did not know. I replied that this must be in error, as it is against California law. With some exceptions, all HOA meetings are open to the homeowners and board members. She replied, "No, their not." Did I mention she's incompetent?
I followed up with an email on February 2 again reminding her to update my address, as this had never been done, and again asked her when the HOA meetings were. She replied that she had "reached out" to the HOA, and notice would be posted when the next meeting was. The next time I heard from her was an email to an unknown male attaching highlighted portions of the CC&Rs from a different condominium complex entirely, and informing him that he would have to pay for the repairs. She's good at that, Miss Sandra, passing the buck. I am unclear why she feels the need to hide the ball with regard to the HOA meetings, as attendance is my right as a homeowner.
Recently, I was informed by a neighbor that bees were building a nest inside my balcony. I informed Sandra on April 10. She advised that she would take care of it. Nothing was done until April 19 when my mother called to ask for her supervisor. We were connected with Stephanie, who sent a bee removal expert to our residence. He inspected the area, and sprayed it, but informed us that there was honey in the balcony, and he would have to remove it. He would need to smoke the bees out, and reseal the area so that they did not return. That was April 19. It is now May 15, and nothing has been done.
