This is just a beginning of my review, as time is passing I'll be updating it. This company who doesn't deserve even one star, is providing service for spyglass villas condominiums in Whittier where I live with my husband. The property manager Mrs. Tammy Hernandez is neglecting her responsibilities in helping with emergency plumbing situation with main pipe located inside the wall being clogged, and both bathroom sinks are not draining correctly which prevents me and my husband from using them (we have only two sinks in our condo). Mrs. Hernandez is not being cooperative, she's writing in emails one thing but doing something different, not reading my emails carefully and asking questions that I already explained in previous emails. I have a feeling like she has a problem with comprehensive communication or maybe isn't educated enough to be property manager. She keeps excusing herself and hiding behind the The Board of Directors of Spyglass Villas Condominiums. The owner Mrs. Bauer isn't helpful either and trying to find excuses to Mrs. Hernandez's lame work, excuses that are ridiculous and absurd... This review will be updated as time is passing, and together with my husband we wonder how much time Lordon Management will take to address this emergency plumbing issue? Lordon Management together with the Board of Directors are trying to push financial responsibility for this on me and my husband and requested from us to prove this is HOA's responsibility and not homeowner's. So we hired a plumber for providing unnecessary inspection, unnecessary because before I contacted Lordon with the emergency I took all the pipes underneath both sinks apart and realized that the blockage is located somewhere inside the main pipe that is located inside the wall (pipe that is HOA'a responsibility). I wrote in email this information yet they still insisted on providing some info. So plumber arrived today and wrote a statement which proves this is HOA's responsibility. We paid for inspection $117.00 and now we wonder how long it will take for Lordon Management and Board of Directors to reimburse us.... They are clearly running away from responsibilities and it looks like the lawyer should get involved and address those shenanigans. TBC... This morning o received email from Lordon Management that Board requested more documentation. I emailed to Mrs. Hernandez the pictures of plumber's statement. This is just not some random plumber, it a person who works for Vortex Plumbing-company that is a vendor for Lordon Management, yet that statement isn't taking seriously. I contacted Vortex company and they will forward statement to management and if this won't solve the issue, I'll start process of hiring a lawyer and then HOA will have to reimburse me for layer's fees TBC... To the Mrs. Bauer I'm aware of the process and policy issues by Board of Directors regarding plumbing. As I wrote very first email on Sunday evening, I clearly specified that this will be HOA's responsibility. Mrs. Hernandez was very uncooperative and was sending ridiculous emails to me to confuse me and try to get rid of me, so eventually I would drop it and have it done +paid by myself from my wallet. Unfortunately this won't be a case. I'm already working with lawyer about this who informed me that at this point it is becoming illegal activity. The plumber who wrote a statement works for Lordon Management as vendor yet, Board of Directors didn't approve it and Mrs. Hernandez was sending emails requesting documentation despite the fact that the copy of the statement is sitting in her mailbox since yesterday. This is issue that is ignored by Lordon Management and Board of Directors. No matter how pretty you will try to picture this mess, the responsibility is on Board of Directors to approve fixing clogged pipe and for Mrs. Hernandez to call Vortex and inform that their service is needed at my condo read more

It is a year later, and this management company has not improved one bit! I, unfortunately, have had 3-4 relatively major issues (water intrusion/leaks) with my property in the last year or so and Lordon's complete lack of customer service continues to be so frustrating. When you contact them for an issue, they rarely get back to you before noon the next work day, and if you're lucky enough to hear from them that late, they often don't have much to share that will help you with your issue. After you finally get some sort of response (usually by pushing and begging them for info), they will go completely silent again for days on end. As a homeowner, I feel completely left in the dark when I have an issue with my property. I recently contacted one of the VPs, Donalea Bauer, and in the response I received she blamed the lack of response and communication from Lordon management on the vendors being really busy. This was extremely disappointing to hear, as I know vendors can get really busy especially after major rain storms. My concern wasn't with the vendors; rather, it was with Lordon's consistently proven inability to properly communicate with homeowners in a timely manner with status updates. Blaming others doesn't demonstrate a desire or willingness to improve your business processes. Looking deep within and reflecting on how you can improve your service to the customers who pay your bills is what could eventually help change your management business for the better. Worst management company I've ever come across. Do not care about residents, poorly managed. Never gets back to you only If it's something they need. If you see Lordon Management company run. The worst yet, they contracted our roofs to be done during the summer with roofers who had our ac units turned off the entire time of 3 weeks even if they weren't actively working on the roof, In 100 degree weather!! And of course since communication is not a thing with this management company they gave tenants a week's notice about construction. I'm ready to sell my unit to get out of here because this place will not thrive with this company onboard. Not sure why the board continues to use them. Lordon Management will send notices to homeowners that don't "adhere" to HOA guidelines and will issue fines to those that oppose them, however, they will run your community into the ground with the lack of "property management". I have lived at Motif Townhomes in Glendora since it was built in 2017 and it has since deteriorated over the years. They have since taken over in 2025 and already see that it's just going to be a "Karen" like issue with the new property manager who's on a power trip to make her self look good for the board and HOA. I don't see her or management being beneficial to the community or homeowners at all. They have no issue threatening homeowners but can't manage the upkeep of the community with horrible landscaping contractors, window washers, maintenance repairs, etc. We apparently have security or a patrol company that only issues parking notices or will flat out tow your vehicle, but have yet to see any security actually patrol our community when there's people coming off the streets to utilize our bbq area and use drugs in our garage areas. They are NOT family or kid friendly. Don't move here if you have children or want a clean community. read more

Im back with another "update" and still in the same situation with Lordon and our HOA. At this time, my family (husband, our 5 month old, dog) have been displaced from our home due to major plumbing issues at the property for the last 3 weeks. This issue has affected us, as well as other home owning neighbors. Lordon's communication with us regarding repairs, approvals, and timelines has been very poor and unsettling. We've been excluded from information relevant to our property and it feels like a hopeless situation; being displaced and unable to do much because the repairs needed to be city approved and completed by the management company. For now, Lordon has stopped communicating with us in the last two weeks and there is a red tag at our home. In response to Donalea's (Lordon's VP) response to this review on 9/20: Your response to this Yelp review, but not directly via email or by phone with us from yourself or the team, is odd. It really sucks that getting on Yelp is what's needed to get an update on what is happening at the property. I'm sure you know this, but a little communication goes a long way. Providing this same information directly to us timely, without me having to get on Yelp, would have been proper. I hope that my next review can be one to report competition of this repair and better communication. read more

This is what I'm currently dealing with. I have been trying to get a new roof for 12 years at least out of the 14 I've lived here. They have repeatedly sent people out to patch my roof despite every single roofer saying I needed a roof replacement. Well here we are now, my roof is currently tarped with plastic, not even the correct tarp material for roof issues and it's now leaking despite. I'm pretty sure it's because my major leak is where the garage landing meets the seam of my house under the master bedroom window which is upstairs. I need a tent tarp to keep the water out. The support beam has become so rotted/dilapidated that it is no longer holding water and is leaking. They sent the tarp people out without my knowledge and it was the one day I wasn't working from home and had to go into the office. Had I known they were coming, I would have been home to ensure they knew where the issues are. We are in the process of getting bids and supposedly this will be brought up as an emergency issue at the next board meeting which is still almost two weeks away. Perhaps they need to hold an emergency board meeting now??!!!!! I called the emergency maintenance line this morning at 7:15, they were texting my property manager. It is now almost 10:30 and haven't heard a word from her. Wonder why I have termites, I don't. I'm wondering how much mold is up there. I developed extreme allergies after moving here, I will be looking into that as well. read more

Terrible service, especially from a 'property manager' Francesca Sanchez. Condo was damaged from rain in Feb of 2024 (over 15 months ago) but she continues to ask the same questions every 3-4 months. Issue was never resolved, condo was eventually sold as is and the terrible property manager was part of the reason we decided to sell. Seems like Lordon is one of those property management companies that staff unlicensed individuals (non-CMCAs) as property managers. In my experience, this doesn't work out well because they lack the training and education to be a good/responsible property manager. Instead they have a bunch of 'assistants' acting like property managers that, in my opinion, have difficulty with reading comprehension, let alone managing properties. I have another property in the Art District that has a CMCA as the property manager and not only do I like dealing with them, they address every concern in a timely fashion, at time exceeding expectations. Can't believe that Lordon had removed all three (3) of the handicap parking spaces located in the VintageTownhomes in Rancho Cucamonga. Said they would decide on a case by case basis on who get to park in the spaces that were once used for handicap parking. And if you park in the space that was once used for the disabled your car (residents or guests) would be towed away at the owner expense. My only problem with that [deciding on a case by case basis] is who are the ones deciding because I'd noticed that one of the board member was seen chatting it up with a neighbor who was park in one of the spot that once was reserved for the disabled, he wasn't being told he could not park there nor was there any kind of decal on the vehicle allowing it to be park there cronyism was on full display! Since we selected (interviewed several companies) Lordon around 2014 and I became a board member I am satisfied with their service. Are things perfect of course not but I understand people are human so if you find perfection in any company please radio me and every HOA in America. Ridgeline resident (located in Walnut). Communication is outright awful. Specific to Extreme Paving project: They alerted us that we wouldn't have access to our garage and roadways for a HUGE project that we never voted yes for. They said we wouldn't have access between 7am-7pm.. This is incorrect. We don't have access for 100% of the project timeline which is 2 weeks. We are currently in week 2. It was never communicated that we wouldn't have water access either. Multiple occasions last week and today, our water is off without notice. Mid-bathroom toilet use it gets shut off. Last week they actually struck a pipe and needed a plumber. We have not received any mail all last week and this week. We were never notified we wouldn't receive mail and how to retrieve it since we aren't receiving it. It's our wedding in less than a month and I have wedding items being shipped here that are not able to get here. Last week, we had intermittent internet issues. One notification was on bright paper in Chinese first and laminated - is this how you're using our HOA funds? For fancy correspondence? Chinese first? we live in America, English is the first language and should be written first. If needed secondary languages after. Also, the notice said not to walk on the asphalt - it's super expensive (again we didn't vote for this - our pool or trees could use attention way more than roadway). And yet I see plenty walking and driving on the asphalt who are working on the project - "do as I say, not as I do" The notice was super patronizing. Had I known we wouldn't have mail, and we wouldn't be able to drive into our residence at any time, or that we wouldn't have water for proper bowels flushing, water to shower to look appropriate for zoom business meetings, and internet intermittent interruption, I would have arranged to stay at a hotel or family member's. Situation is somewhat inhabitable - which should ensue complimentary hotel stay on HOA dime. Aside from this specific situation, our gardeners are great, however is it possible for them to use their blowers on our stairs? There are pesky, flat Eucalyptus tree leaves. Eucalyptus tress are the literal worst and HOA picked all the versions of Eucalyptus trees to plant and shed leaves that stick to the stairs - I have to pick them up by hands sweeping and vacuuming doesn't even work. Trash is everywhere! We've been robbed. I thought you his was such a good area, moved here in end of November after a LONG lawsuit my fiancé had, and it's been nothing but horrible experiences left and right. This company is horrible. I can't understand why our community changed management companies. I have been trying to get a hold of someone in their accounting to call me back since March. I called today and left a voice message again and nothing. I called back again and I still get a voice mail. I then called back and it rang for a long time until someone picked up. I told her I've been trying to get a hold of accounting and she put me on hold, I waited for quite some time and I received another voice message. I then hung up and called again to find myself listening to it ring again for quite some time and no answer. I finally hung up and called again it rang several times again and the operator picked up to put me back on hold. Now I'm waiting, let's see if she comes back to me. This is such bad customer service. I can't believe they are that busy. I'm in limbo waiting for them to answer or call me back. Unbelievable that they are still in business with all these bad reviews. I read one of the responses back to a reviewer from a Donnalea that they're goal is to give excellent customer service, well it's a lie. This is so frustrating. Update: It's been 20 minutes and I'm still on hold listening to their music and this is the operator, you would think they would get back to you quickly. Ive been dealing with Lordon since 2009, the management company is ripping off victim of Hawthrone Community in Rancho cucamonga without them realizing it. I recently moved out of this community for this particular reason along with a poorly management community. Our association funds was basically being on unnecessary services and additions. Never solved the problem and create more headaches for resident. read more

Guess what, this morning I opened the garage door, the contractor was waiting for me. To Donalea, that's how you assist me, thank you for your help. A new community manager, Tammy, was assigned to our community 2 years ago and I only got to work with her lately as I reported a common area damage that has been there before I even purchased the property in 2018. My neighbor has reported this issue couple times to the HOA before 2018, but no one took care of it, and as I talked to Tammy today, she denies the fact that my neighbor reported this issue before. I personally wrote an email to bring up this issue again 3 weeks ago, during which I received no updates from her. I tried to follow up with Tammy since last week, leaving her voicemails and emails, and was finally able to reach her today, but she was very impatient while explaining the updates to me, and also there was a lot of confusion because her maintaince assistant provided me with totally different information, and Tammy didn't seem to care to explain the miscommunication or clear up the confusion. She then later hang up on me while I was still speaking, which is very rude and disrespectful. I called again and it was already voicemail. Shouldn't homeowners have the right to follow up and get updates on issues they report? This management company does not seem to care to solve issues, or to provide homeowners with the proper update or feedback. And this community manager especially, has been rude during our calls, which is not like the previous manager who was very friendly on the phone, don't know why they switched people and don't provide the proper training. I left a review 3 months ago. It took Lordon Management 6 months to change out the pipes, because they kept trying to go the cheap route and save money while my unit and my neighbors unit continuously kept flooding with black water and feces. Since December 2023 my place has been uninhabitable along with my neighbors and they still continue to charge us HOA dues, even though the CCNR's state that we shouldn't be charged. We have sent numerous emails since April, requesting names of the HOA members with no response or we are told it posted on the Lordon Management portal, which it is not posted. Also, we have requested copies of the mold inspection report, plumbers report, letters that were sent to the above units stating not to flush certain items down the toilet, a letter from Lordon Management stating that all the plumbing work has been done to correct this problem and a start date as to when repairs will be done to our units...... no response to our questions or request from Francesca. It is pathetic having to deal with Francesca Sanchez, who doesn't respond to any emails and Donalea Bauer who does nothing as a Vice President. read more

We are in the Broadmoor Community in Placentia. We paid Lordon $45. for three gate passes, which we never received. That's not the problem. Things like that happen. What is very frustrating is that we have made numerous calls requesting our refund. Usually we are transferred to a phone message recording. Never have we been able to speak with anyone, and no one has ever returned our call. VERY UNPROFESSIONAL AND RUDE! Does anyone know how to obtain an email address to the president of the Lordon Management, Mr. Don Melching? Vice president, Mrs. Donalea Bauer not only refused to provide this information but kept stating that she can't open attachments in her emails we sent out to the management. She informed us that the device she uses to read emails only open JPG format, and the fact is that all the attachments we sent out are in JPG format. Other recipients (who are included in those emails) can access their emails/attachments and read them. This has been going since October 23, 2023 and Mrs. Bauer created a situation where it appears she is not telling the truth. We sent two different emails with official notarized complaint, one in JPG format and one in PDF format and somehow Mr. Bauer can't open them. We also sent out by UPS notarized original documents with delivery confirmation to the office of Lordon Management in Covina, and those documents were received yesterday at the front desk by Gigi at 10.28am. Mrs. Bauer was emailing us yesterday for few hours with ridiculous questions regarding that delivery, instead of contacting Gigi and simply ask her where the delivered envelope is. Mrs. Bauer is extremely uncooperative and borderline acts like she's trying to mislead me and my wife, or even make us to lose our patience with her behavior. At this point we won't communicate with Mrs. Bauer because she is not being professional, and I would like to simply inform the president of the company instead, that it's been over 5 weeks, and therefore official complaint against Lordon Management was submitted. If the dispute will not resolve by next week, the Better Business Bureau will be involved and a lawsuit will follow. UPDATE TO MRS. BAUER's response Mrs Bauer, you have access to the plumber's statement since October 27,2023 yet you are refusing to admit it. Board has access to that statement since noon of October 24, 2023. We have pictures, videos and emails proving that HOA neglected clogged common pipe, neglected maintenance of common areas and abused their power. President of the board violated decorum. According to Davis-Stirling law multiple violations occurred that will be addressed in the small claims court during the hearing if the Board won't fulfill our demands by next week. Lawyers won't be allowed in small claims court, Mrs. Bauer, it will be just you and president of the board vs me and my wife. I really hope you'll do your best to prevent this from happening. read more

Update. So the vice-president, seemed genuinely concerned- at first. We are on our third manager in one year. Multiple emails requesting minutes, agendas, and letting her know that the things she is telling the board can get us all in a mess! (Actually told a homeowner she didn't need to sign her ballot before turning it in for an amendment to our governing documents revision! Clearly states in our election rules (applies to amendment revisions as well) that an inspector of elections is required BEFORE ballots sent out. I requested all general and individual delivery be sent email - nope. Told me she just has to post it to a website. Someone over there needs to keep up with current HOA laws. I had hoped to change this review to a better one but it seems to have gotten worse. There has to be better companies than this. Look at their reviews! read more

Maybe management still thinks it's ONLY been 7 days so my mother should continue to be patient while living under a leaking roof. Lordon Property Management is the worst management company I have ever dealt with. Their property manager, Faith, is rude and unprofessional. We were remodeling our unit and threw away some flooring boxes in the shared garbage not knowing this was not allowed. Keep in mind they did not post signs anywhere and could not point to where it is written in the CC&Rs that the disposal of boxes were not allowed. Since we are currently not living there, we do not produce everyday trash. So the volume of trash we produce is probably much less than a regular resident. Faith wrote me a nasty email accusing me of dripping paint in the trash and demanded I remove it right away. She scheduled a meeting for me to meet with the Board of Directors without confirming whether or not this was my unit's paint cans. The gallon paint can was not ours. So she falsely accused us of doing something we didn't do and instead of apologizing or cancelling the meeting with the Board, she continues to give me a hard time about any repairs that need to be done on the outside of my unit. There are termites eating away the fence and exterior of our unit and she refuses to answer her phone or answer emails in a timely manner.
