Does anyone know how to obtain an email address to the president of the Lordon Management, Mr. Don Melching? Vice president, Mrs. Donalea Bauer not only refused to provide this information but kept stating that she can't open attachments in her emails we sent out to the management. She informed us that the device she uses to read emails only open JPG format, and the fact is that all the attachments we sent out are in JPG format. Other recipients (who are included in those emails) can access their emails/attachments and read them. This has been going since October 23, 2023 and Mrs. Bauer created a situation where it appears she is not telling the truth. We sent two different emails with official notarized complaint, one in JPG format and one in PDF format and somehow Mr. Bauer can't open them. We also sent out by UPS notarized original documents with delivery confirmation to the office of Lordon Management in Covina, and those documents were received yesterday at the front desk by Gigi at 10.28am. Mrs. Bauer was emailing us yesterday for few hours with ridiculous questions regarding that delivery, instead of contacting Gigi and simply ask her where the delivered envelope is. Mrs. Bauer is extremely uncooperative and borderline acts like she's trying to mislead me and my wife, or even make us to lose our patience with her behavior. At this point we won't communicate with Mrs. Bauer because she is not being professional, and I would like to simply inform the president of the company instead, that it's been over 5 weeks, and therefore official complaint against Lordon Management was submitted. If the dispute will not resolve by next week, the Better Business Bureau will be involved and a lawsuit will follow. UPDATE TO MRS. BAUER's response Mrs Bauer, you have access to the plumber's statement since October 27,2023 yet you are refusing to admit it. Board has access to that statement since noon of October 24, 2023. We have pictures, videos and emails proving that HOA neglected clogged common pipe, neglected maintenance of common areas and abused their power. President of the board violated decorum. According to Davis-Stirling law multiple violations occurred that will be addressed in the small claims court during the hearing if the Board won't fulfill our demands by next week. Lawyers won't be allowed in small claims court, Mrs. Bauer, it will be just you and president of the board vs me and my wife. I really hope you'll do your best to prevent this from happening. read more

Update. So the vice-president, seemed genuinely concerned- at first. We are on our third manager in one year. Multiple emails requesting minutes, agendas, and letting her know that the things she is telling the board can get us all in a mess! (Actually told a homeowner she didn't need to sign her ballot before turning it in for an amendment to our governing documents revision! Clearly states in our election rules (applies to amendment revisions as well) that an inspector of elections is required BEFORE ballots sent out. I requested all general and individual delivery be sent email - nope. Told me she just has to post it to a website. Someone over there needs to keep up with current HOA laws. I had hoped to change this review to a better one but it seems to have gotten worse. There has to be better companies than this. Look at their reviews! read more

It's now been almost a week since my mother's home's roof leak and more rain is on the way. Left another message and nothing back. Maybe management still thinks it's ONLY been 7 days so my mother should continue to be patient while living under a leaking roof. I just wanted to let people know how much we appreciate Lordon Property Management and especially Karina's amazing expertise and professionalism. Before Lordon, we had a property manager that kept us in the dark by failing to disclose key financial documents. Lordon's transparency, in contrast, is clear and up front with no issues whatsoever. Karina is always very helpful when we have questions and skillfully manages the interests of individual property owners with the good of homeowners association as a whole. Lordon Management is an absolute joke of a management company. They came on as our new management company and in less than a year they almost destroyed our community. * We had three managers in the course of HALF a year. Each manager needed a "transition period", meaning the HOA never received any actual management because it was always in "transition". * No actual maintenance gets done. * Most of the managers are deeply unqualified. They don't know what they are doing and they provide incorrect advice to the Board on every level. * They do not vet their vendors. Should this not be the most basic of services a management company provides? Most egregiously they sent a termite company to do UNLICENSED stucco work, causing new damage. * Their "proprietary technology" is a joke. Apparently their "data" department and managers don't have access to the same information, and they are unable to sent email notifications to the community without manually typing out emails and failing to BCC, exposing personal emails to everyone. * The worst of all of them is Donalea Bauer, the VP, who supposedly oversees everything. It is an absolute sham of a company and it is a wonder they are still in business. Since the HOA finally switched, it has been a breath of fresh air within a month. They only care about collecting money and demand more $ thru raising HOA by 25%, plus asking us to pay thousands of dollars for the roof replacement AFTER they already raised the monthly HOA, everything went down to upon LORDON taking over as our new property management company. It's been months past since I reached out to Michelle Morales (Community Association Manager), and Stephanie Garcia from their Accounting team to get my outstanding balance issue fixed. I didn't hear back from them upon providing everything they asked for to "investigate" and resolved with the previous property management company called Western Regional Management, which was also incapable of handling AR apparently. So disappointed at this company and I seriously question the relationship behind choosing them by the HOA Board. They probably don't care about one more bad review as their ratings sucks anyway but I need to have my voice heard by the public. STAY AWAY FROM DOING BUSINESS WITH THEM! A year later, this management office is still as terrible as ever. I have started pursuing a lawsuit regarding the matter with our complex. I know your business is not being impacted by COVID-19 like other industries, but you should hold your employees to the highest standards regardless. Instead of ignoring your HOA payers' requests, you should think deeper about how you should improve your customer service and actually make this community better. Management companies have it hard trying to make everyone happy but Lordon has done a great job. I'm the HOA president and can say that our Community Manager, Alison is probably the best I've ever met! Her assistant Joy is also great at her job and a real asset. I'm from Rancho Azusa HOA. London Management in Azusa,Ca handles our property. I have complaints against Faith Camperson. Twice now I have not been able to participate in Board meetings. She changed it last minute with out proper notification and has given me a code to the phone meetings that doesn't work. We are getting charged a special assessment fee of $432 a month when we have over $1M in reserves. I have serious concerns and questions about how the money is being handled yet I have no one to ask. I've also reached out to whoever is above Faith and all I've gotten is "I'll talk to her". No real changes or consequences. I suspect something shady when homeowners are not given proper notices for important meetings. There were about 6 people trying to get into the meeting on 11/22/21 @7:30 & they could not get in. I will be looking into other means on how to go about this and my right as a homeowner. And I will also file a complaint. I've also heard that 2 or 3 of the board members just do whatever Faith wants. This is a horrible Management company. We need to get rid Of them and use another one. I, along with other homeowners, will not stop until we get some answers and if there is shady practice going on, for them to be held accountable Update after Donalea's post: How do you answer for Faith's lack of professionalism? I am back with another update on Lordon Management. We had a regular board meeting last night, but for some reason there attorney attended this meeting, Pamela Moore. We had several homeowners on the meeting due to the fact of me making them aware of what Lordon is not doing and the treatment that we are getting from the managers (6 different managers) from 2019 - 2021. Nothing gets done or resolved because every time a new one comes on, they need to be updated about the situations that are going on. So you start all over again. The only reason that I could think that Pamela Moore was there was to defend Lordon Management because I had two very important concerns. (1) I ask that we get a new management company. (2) Our president that is always bullying and verbally attacking the homeowners, I ask if he would step down. He has not people skills and does not know how to treat people, especially woman. He has many violations and nothing is every done because he is the board president. We have a major concern with an owner running a business and they DO NOT LIVE in the UNIT. I gave Lordon all the information in regards to this busines. I did all the homework for them, printed out all the information in regards to where the central location is and the paperwork they filed with the address for the business listed at the condo association, Spyglass Villas, and Pam Moore has done absoluetly nothing about it. But, she can attend a regular meeting and we are paying her for that! I do not trust this company at all, Donalea is married to our CPA for our HOA. A little shady to me, taking care of our financials! I have asked for a copy of the contract that we have with Lordon and I was told she did not have it. (Donalea) The company has it, I thought Donalea owned the company. Then I asked for at least the dates, and I got nothing. I do not understand why they just don't let us go, they have enough associations to make money off. In my opinion they are corrupt and walking all over us. I am a very concerned homeowner and I have a big investment at Spyglass Villas. The Lordon staff and our Mananger are very rude and unprofessional, no compassion for the homeowners. HOA property management is tough - good luck pleasing all the homeowners, all the time. I've had positive experiences in my handful of interactions with Lordon. Especially today, where an account mixup (mostly by my actions) led to getting a lien on one of my properties along with collections action. Lordon Management, Covina, CA for the Cottages HOA has been doing nothing to our community, just collecting our payment since changed from San Francisco to Covin, LA. Do not take care any cutting trees, fixing anything outside damage, just bothered neighbors community, raised the Association fees only. Even though noticed phone calls, emails, never fixed the requested notice. Never outside painting for over 10 years. Never refund the overcharged payment. Waisting our HOA money for hiring gardeners' board block glasses should be out of stones without water. read more

If I could leave negative stars I would. They were our property mgt company since I bought my place in 2013. They are a completely analog company, no homeowner portal, no email communications etc. They say they have a portal but its empty other than homeowner contact info. No governing documents, meeting minutes etc. They were distant from our community so this was a challenge as well. We had consistent turnover in our property managers, some good, most horrible. They allowed some of our board to run the community in a rogue fashion without any concern for homeowners. 11 am HOA meetings so no one could attend, allowing certain members of our board to run processes that are clearly for a management company for independence and transparency. Instead of representing our community, they represented our rogue HOA President. Simply stay away from them. You get what you pay for. read more

Lordon Property Management has been my community property manager from 2011-2021. They participated in questionable HOA operations and failed to be transparent with homeowners regularly. Community managers rotated almost yearly and were not professional. None of their employees hold California Certified Residential Managers (CCRM) certifications which is a staple for all property management firms in California. The information they provide to homeowners was sometimes completely false and biased. They had a homeowner portal that was never updated or had any relevant information for the community. When asked questions during board meetings, they promised responses within 24 hours. These responses never came. Their communication with homeowners was horrid and teetered on being completely inept. I would highly discourage any HOA or homeowner who is looking for a property management company to hire Lordon. They have multiple offices located throughout SoCal so be warned. read more

I would give zero stars if I could. This is by far the worst company ever! the HOA does not fix broken gates, no parking passes available, clubhouse not open on weekend, pool only open when the workers actually show up. We supposedly have security but no residents have ever seen him. they do not return your calls ever. completely unprofessional. We had a power outage and we called to report because we're on private property and the response was we are no longer taking calls on this issue and hung up on us. How do you leave over 1500 resident without power for more than 48 hours! Will not reimburse residents for lots of food due to power outages. They blame the city, and the city blames the HOA at the end of the day. The residents are suffering. Office staff is very rude and unprofessional. there is zero communication between Lordon management and the resident. read more

This place is the WORST!!! I've been going around in circles with this place regarding a parking permit for my mom. Our community has ABSOLUTELY no handicap parking. My mom has a handicap permit but now they're going to make her park her car on the street since she doesn't have a parking permit yet!! This is unacceptable. She has been parking her car without it for over a year NOW they want her to have one or they'll tow her car. I've gotten the approval for HOA to have my mom park her car without it. It sure feels like I had committed a crime. I bought my condo not too long ago and Lordon Management Company took over another management company recently and ever since all I've been dealing with were just headaches. My neighbor downstairs (lets just call her Mrs. C) complained way too much first to myself about a lot of things which I had fixed those problems and she would gossip to everyone else about the leakage in her bathroom. This was brought up to my attention by another neighbor and I told that neighbor that if she (Mrs. C) has a problem perhaps she should talk to me. She brought this problem up to management and I understand completely that it's neither my fault nor hers because this issue was never fixed with prior management company and the previous owner. Lordon Management company summoned for my presence wanting an explanation to why I have not complied to fixing this problem. This issue was not brought up to my attention by Mrs. C when I was still living at the property and I had tenants living there now. On the meeting day: Prior going into the room, there was another tenant before me and do I feel bad for her. They made her cry leaving the meeting. When it was my turn, at the entrance there were two security guards standing there and a panel of I believe 5-6 people. I guess security guards were there to protect the people on the panel. Everyone on the panel were rude and unprofessional. I felt like I was being talked down to because I am young and they thought that it was ok to do so. Well first of all I paid my HOA of $325 each month and I feel that they should help fix this problem. Second of all why do I have to pay the whole bill so that my neighbor downstairs can pick out her materials to have her whole bathroom remodeled. If she wants to have her bathroom remodeled, then she should do it out of her pocket and not at the expense of others. So Lordon Management got their own contractor coming in to fix this problem and it was a nightmare. First off they left the place a mess after each time they come in to work. Secondly, there was an incident with one of their employees leaving the door open and one of my tenant's cats ran out so he chased the cat down and got bit and I have to pay his medical bill of about $500. Really? It cost you $500 for a cat bite? Lastly, once everything was done, Mrs. C complained that there's still a leak. What the? So did the contractor fixed the problem or was it not even my problem to start off with? read more

I would give 0 star for Inability to Resolve Maintenance issues outside the patio door with water leaking pipes. Then they didn't reimburse my water bills that's $1,000. The IRWD adjusted and Lordon need to reimburse the balance as promised. But it's one year and no reimbursement. read more

I bought and moved in my home in January 2011 its now June 6 months later and I still hv not received a call back and no one has follwed up with me in regards to my very simple request! All I asked for was to be set up on the gate so that when i had company over they can look up my name and buzz themselves in rather than having to stalk to gate until someone drives in.. I have called and called left msgs and spoke with countless ppl who ask for all this information like they are really going to do something about it...and still nothing... HORRIBLE company!! During a pandemic this company had my community cars towed. They said because it was street sweeping day. They didn't care that during this panic people are working from home( more cars), some people have lost there jobs, people may be quarantined or even in the hospital. I understand giving a parking ticket but to tow cars at $355.00 during the pandemic is horrible. Looking at all the other post on here it's clear there thieves. If you call be prepared to talk to someone who is rude and unprofessional. I would like to know if they get kick backs from the towing company?? Less than 24 hours after posting my first Yelp review of Lordon I received an email from Donalea, one of Lordon's supervisors. The issue was quickly handled. Light fixed. Mission accomplished. Property doesn't look ghetto anymore. The other Lordon employees I dealt with completely failed to handle a simple job. If I was the owner of this company I would fire them all -- EXCEPT Donalea. Start over fresh. New employees should get training from her. She's professional, courteous, responsive and handles her business. read more

Absolutely wonderful management. They are the best at towing cars and collecting payments. They allow the towing company to tow cars even with parking permits up. Their excuse was that they did not see it in the dark. I am telling you, they have eyes in the complex and will tow your car at their first sight. I have been trying to get an issue with our water, in the Woodlake Village complex in La Habra, CA, resolved for over two years, and now the Lordon representatives won't respond at all. The management is shambles, at best, as there are also constant issues with gates to parking area being broken and walkway/parking lighting being completely out. read more

I would have to say that this is the worst management company that I have ever dealt with. Sara who is our property manager doesn't return phone calls or respond to emails until weeks later. I would leave several messages for Sara over a couple of weeks span requesting that she call me back, but instead she sends me an email. That is not what i asked for. So then I leave a message for her supervisor over a week ago with NO response. Is this the way companies work in 2018? In working for a title company and assisting subdividers with State mandated paperwork, one of the many things needed to be done is getting in touch with the HOA's Management Company. Quite often the requests for financial records, delinquency statements and copies of current HOA budgets required by the California Department of Real Estate take quite a bit of time and work and are not always turned around quickly. This was NEVER the case with Lordon Property Management, however. Jennifer was consistently friendly, very professional and always extremely helpful in sending out (and sometimes even delivering) the necessary documentation. The quick turnaround of these items confirming the healthiness of the common area and other maintenance responsibilities is beneficial not just for the Subdivider but it also benefits the HOA Board and the actual residents living in the community. I would absolutely recommend Lorden Property Management to those looking for community property management. read more

These are the WORST people you will ever deal with. They managed our property in Azusa back in the late 90's and early 2000's when we lived there. They wrongfully towed vehicles from the property and were absolutely a nightmare to deal with in regards to repairs. If you see their name as the property management of record, then DO NOT PURCHASE OR RENT THERE! Being apart of Glenoaks town homes community they need to make it just a little bit more easier to get monthly parking passes & I feel like being in located in West Covina doesn't help because we are located in San Fernando valley and we keep getting cited for a trash can they say there camera see but it actually the unit closest to the guard shack and no where near our unit. The pool furniture in Pool 3 was by far never ready for Summer 2017 ! Pool 3 also doesn't have functioning lifts so it's closed around 7:50 ! Not to mention the guard who watches us all swim and asks all what Unit we live in. Just what I envision when I want to tan a guard looking up my ass. The asphalt was re done it's ready, but we don't go swimming in our garage ways. I also think there is a little bit of favoritism with the parking passes someone living down my aisle has Two I thought it was one per unit. I wouldn't like to blast his unit or this bored member name out on SM but favoritism is not cool. One monthly parking pass per unit not 2!!! read more
