Otherwise, I would never rent through this company again and would strongly caution others to carefully review their policies and move-out procedures. I lived in the townhouse for one year as a single occupant. I work constantly, so the home was barely lived in and was kept very clean. Despite this, my move-out experience was extremely disappointing. Before moving out, I had an in-person inspection with a representative who was wonderful. She walked through the entire home, repeatedly commented on how clean it was, and identified only three things I needed to address: fill the nail holes, replace the smoke-detector battery, and tighten two cabinet handles. I completed all three. I chose to let the company handle the cleaning and carpet cleaning because I was concerned that if I cleaned it myself and it wasn't to their standards, I could still be charged to have their vendors redo it. I was then charged $385 for cleaning and an outrageous $480 for carpet cleaning in a 1,500-square-foot townhouse where carpet was only in the bedrooms and on the stairs. Even more concerning were charges for conditions that existed before I moved in. I was charged $295 for paint touch-ups even though the interior had never been painted; it was a new construction home with the original textured walls. I was also charged $75 for a barn-door handle that was already missing when I moved in and was specifically documented on my move-in inspection report. The same type of handle was approximately $15. When I disputed these charges and told them to review the move-in documentation, I was told they would review the report and adjust the deductions. They did not. Ultimately, $1,234 was deducted from my security deposit for cleaning and repairs, including items that were either pre-existing or, in my opinion, unreasonably charged. I understand legitimate deductions can be made from a security deposit. My concern is being charged for conditions that were documented before I ever moved in and then having that documentation disregarded. I do not believe taking the company to small claims court is worth the additional time and expense, so I am sharing my experience to warn future tenants. My next step will be reporting my experience to the Better Business Bureau. I would not rent from this company again.

So here it goes. One star is too much. Lisa ignored me a couple weeks before closing, then once her commission check was in hand, she was completely MIA. No response to emails, call or texts. I was scheduled to close escrow on the 1st, she insisted it would happen, then when it came time to it, she said 'nope, didn't happen'. I asked her to submit a notice to perform so we could close on the 1st, and she said she would not. Went against my wishes as a buyer, and against my best interests. I asked her to ask for monetary damages since we had to move out on the 1st, she said 'no, they probably will not agree to it', without even asking their agent of the sellers. Since the closing got pushed back to the 5th of July, we had to rearrange our holiday and moving plans, and Lisa had scheduled our final walk-through on the 4th of July. She then told me that she already had plans to go on vacation to Palm Springs, and told me to do the walk-through with the SELLERS agent, she did not offer any representation on her end. Side note, the sellers were present for the walk through, verbally assaulted my inspector and kicked us off the property. I was not comfortable having their agent (who did not do anything to calm down the prior situation) represent me, as his best interest is the sellers, not mine. Lisa didn't care, and said she "wasn't going to change around her holiday plans for this", even though she could have had the sellers close on contract date of the 1st. She acted as though she didn't care, and that my $670k house was pennies to her. So, I did the walk-through without Lisa there, with sellers agent. Of course, what I had expected to happen, happened. The property was not in the same condition. Since it was the 4th of July, and Lisa was in Palm Springs on vacation, Lisa was again, unreachable, unresponsive and MIA. Unreachable at the final stretch of closing. Did not answer a phone call, or texts. Since she was unreachable, I had frantically called her broker, asked him what steps I can do at this point, he would only respond 'you need to seek legal council'. Great, no help. I was instructed my someone at her office to wire final funds and close and that their agent stated the sellers had verbally agreed on behalf of the sellers to fix the issues after closing. She said this was enough. Fast forward to after closing. Shocker! Lisa, again, unresponsive! I had to reach out to the sellers agent to get an answer to when the issues would be fixed, and shocker, nothing is fixed. Everyone has their money, and nothing to be fixed. I called her broker, same blanket response 'you need to seek legal council'. From Lisa, 'I hope you are able to move on and enjoy your home'. Other than that, nothing. She was gone. Lisa was and still is non-responsive in helping track down the money or in helping with getting the damages fixed. She got paid, and is gone. Her broker, Robert Schantz with Keller Williams of Coronado was just as bad. His response to my emails is 'we are no longer involved' and to 'contact legal support'. Great to know that a commission check of $20k isn't enough for them to help in the final hour. I would not recommend Lisa or her broker to anyone. I lived in Golden Hill, and I'm sure if you do too, you see her face everywhere. Her advertising strategy is good, but don't let that fool you like I did. I learned the hard way that good advertising doesn't make a decent agent. She will cost you more in the long run. This is my third home purchase, so I am not a novice, and this is by far the worst buying experience because of my representation. It's a shame that real estate professionals can get away with acting like this. Not submitting a notice to perform when requested is bad, but then to ignore the situation all together is worse. Lastly, it is now weeks later. My blood boiling has settled and I have decided to not yelp.....until now...She sends out email blasts and physical mail to advertising homes she has been the agent for. I noticed my home was in one of the emails end of June as 'in escrow'. I asked her to please not advertise my home, as I did not think it was appropriate given her lack of professionalism and lack of responsiveness with me as the buyer. Yesterday, I checked my snail-mailbox, and apparently my home was THE COVER of her advertising booklet as "Lisa sold!". Then the inside a page about my home, and 'featured property'. She was MIA during most of the experience. Then to mail me her booklet, with my house on the COVER, after I asked her to please not. Slap in the face. Not only is she unresponsive, unprofessional, she is also rude and lacks respect or common courtesy. Beware.

She went an extra 10 miles to help me find a house that would allow…read moremy elderly father to move in with me, while still maintaining as much independence as possible. She was very patient as I looked at houses until we found the ONE - in my neighborhood, built in 1922 with lots of character & an apartment above the garage for my dad. Perfect in every way, except that it was a foreclosure that had been broken into and had all the plumbing and wiring stolen from under the house, as well as a lot of other damage. This meant 2 things - 1) conventional financing was out of the question and 2) I needed help getting the house into livable shape as quickly as possible. Lisa to the rescue! She introduced me to a couple of investors that she works with who were willing to assist by providing a hard-money loan to get into the house, and then she brought in her contractor team to do all the hard labor to get the house move-in ready (in 8 days - they're miracle workers), then she brought the traditional lender to get me into conventional financing in less than a month. The house is still a work in progress, but without Lisa it'd be someone else's labor of love instead of mine.

When we were casually browsing in the beginning, she diligently looked out for the houses that met our preferences, shared the listings immediately, and checked with us regularly without making us feel "pressured or bugged" if you know what I mean. :) We actually found some homes we wanted to take a look at on Redfin and asked her if she could do the showing for us. She got right on it, and we were able to see the house the next day! As first time home buyers, we were very new to the process and overwhelmed especially because it was also a huge seller's market. Alicia was there for us ensuring we were in good hands and we would find the right home. She has guided us to pick our perfect home by providing numerous great advices as well as answering all our questions so kindly and thoroughly. She is super responsive and very easy to communicate with. (Text, Email, Phone calls - she'll never miss any!) She also has experience on the lender/mortgage process, so she was able to really break down the quotes from different lenders and advise on that very transparently. We purchased a new build, so we wanted someone who was knowledgable on that, and Alicia was the person once again. Alicia participates in a lot of flipping projects too (I think her latest flip project is even getting aired on TV with Tarek!) which means she has a ton of great insights on how to upgrade your home. For instance, we wanted to upgrade our flooring and kitchen backsplashes. If we were to go with the builder, it was going to be about 30K. Alicia suggested to try a quote from one of her partner companies she does flipping with, and we were able to get better flooring and backsplashes with only about 12K! She also helped us pick the flooring and backsplashes on weekends even though that is not part of her responsibilities as a realtor. So sweet. Most of all, Alicia is just a beautiful soul with the kindest heart. In this very competitive real estate agent market, what really stood out for her was that she will respect you one hundred percent at all times. She puts your needs, your preferences, your comfort level over anything in the whole process. She genuinely wants you to be happy in your new home rather than simply make another sale. She made this overwhelming process (which can be very stressful) very pleasant for us. We enjoyed working with Alicia and Jacquelene (another amazing agent that Alicia often works with as a team) very much and actually became friends and still stay in touch! Long story short, we highly recommend Alicia as your real estate agent. You will be in very good hands and end up with an amazing person in your life.

Our search for an honest company led us to West Coast, and we hoped the reviews were true. The good news is, West Coast is as honest as it gets. Askia came out and looked around the attic while I watched from the ladder. First, he showed me that the supposed mildew was some sort of harmless sandy clay-ish material. And the supposed black mold was just "lumber mold", an industry term for "stain fungi"--the common dark streaks in lumber that originate at the sawmill or in the forest, don't weaken the lumber, and are not indications of moisture. Who knew? Well, Askia knew. And he actually spent time convincing me that we didn't need their services. So do I recommend them to you? You betcha! An honest company is a joy to find.

I was satisfied with the remediation work and the additional follow through. The restoration portion of the work was led by another person and that scope of work and estimate wasn't as smooth. It was the same company but different people running the job like it was a separate company. I ended up hiring another contractor that I had worked with me before.

From customer service, to punctuality, to attention to detail, Adriana's Legacy Cleaning is the whole package. Jessica is the embodiment of professionalism and customer care. She went out of her way to spend as much time as was needed on the phone with me to answer all of my questions. She even discussed the story of Adriana, the namesake of the business, who was diagnosed with cancer. It was Adriana's dying wish to have Jessica and her husband Mitchell continue on her legacy of excellence after she tragically passed away... Once I realized that this was a venture with purpose, I was even more sold. Mitchell and his crew arrived on time, with all of their own cleaning supplies, and they worked extremely hard for 3 straight hours. The results were phenomenal! They cleaned every nook & cranny, under all of the knick knacks, the tracks of the sliding glass doors, and even in the cat bed. They were thorough, pleasant, hard working, kind, and masters of their craft. I was blessed beyond belief with their service! When a supervisor arrived he was kind and thorough, answering all the questions I had as this was our first "deep clean". Cleaners were kind, professional and thorough. They worked around our 2 cats and pup and us was we were in/out of the home. The supervisor came through for a check in at the end which I loved for quality control (as a small business owner myself, I believe this is so important in all businesses). It feels so good to have our home sparkly clean and refreshed!
