    I stayed at the Mahala 21 Over Resort in Palm Springs and loved it! The grounds were super quiet, perfect for relaxing. The rooms were clean and simple with a cool wicker-like floor. There wasn't a closet, just wall pegs with four hangers, but it wasn't a big deal--maybe bring a couple extra hangers. The room had a Keurig, a fridge with sparkling water, bottled water, chocolate, and 7-Up, plus two plastic wine cups and two plastic coffee cups. There's an ice machine and a water refill station with hot and cold options, so bring a reusable bottle to fill up. The staff sent check-in instructions the day before and were quick to help with anything. Awesome stay

    What a great little hotel!!! Very quiet, which I loved and adults only, which is a plus! 1. Nice little pool with jacuzzi. 2. Very clean rooms. 3. Excellent communication from staff. 4. Rooms are cozy. 5. Free parking and no resort fees. 6. Staff is friendly and very accommodating. 7. 21 and up but not clothing optional. This is a new hotel so everything is fresh and clean. Check out my pictures to see how great this hotel is!!!!

    The cutest hotel! The decor is modern. It's very clean and smells good. Everything is so nice and looks new. The cleaning service staff are very kind and friendly. The owners are very welcoming and make you feel right at home.

    We headed to Mahala to celebrate my husbands birthday. We usually stay at a different hotel but decided to give this new place a try after seeing the Yelp reviews. The place is beautiful and impeccably clean. We had a big issue with the room and checked out early and unhappy, HOWEVER we were totally impressed with how Chad, the hotel manager, handled our situation. He contacted us almost immediately upon our departure (we left before the front desk was open) and took full responsibility for the problem. He ended up making up for our bad weekend by calling and texting both my husband and myself to apologize and invite us back at his expense to give them a second chance at a super relaxing weekend. Thank you Chad for turning unhappy people into satisfied guests. We will try staying at Mahala in the near future and give them another chance!

    New favorite hotel, so glad we found this place. Chad was amazing at helping us get our room and get us all checked in, and gave excellent service with a tour Entrance is gorgeous, the grounds are lovely and manicured, the pool is quaint (has hottub also) , the entire property has lovely touches : bistro lights, sculptures, fireplace, tiling, plants ! The rooms are beautiful, with gorgeous murals over the bed, personal SMEG fridges with free coffee and snacks, smart TVs, massive fancy showers with water pressure control (amazing!!) It's amidst the soft opening so we have soft recommendations: the jute carpet is painful on the feet, bathroom needs shelving under sink, lack of wardrobe/closet is a bit tough, shower curtain is not quite long enough (Room 1) to go all the way around to enclose / keep warm. & Bike rentals would be a nice touch since we are a bit long of a walk from downtown :) Overall we absolutely loved our stay and cannot wait to return here ~ frequently !     Where do I even begin? Let's start with I'm not even done with my stay and I'm giving this 5 stars. From before I even arrived communication was prompt and pleasant bordering on joyful. They texted me a few times confirming my stay and expressing excitement. I checked in after the office hours and the directions sent ahead of time were clear and easy to follow. As soon as I walked in I was struck by how beautiful the public area and pool were. It was like walking into a mid-century dream and I hadn't even gotten into my room! Speaking of, what a charming and delightful room. The decor was on point, the bed comfortable and yummy snacks and water on top of it all! I'm already planning my next stay. Keep it up Mahala!

    Stayed here for one night wish I could have stayed here longer. Definitely a gem. Fast check In communication from Chad was superb. I love the comp snacks in cute smeg fridge. Pool is small but perfect. Location wasn't far away 5-7min uber ride to downtown Palm Springs shopping area. Overall this was a great choice to stay in. My only complaint is the rug, I dont know if it's a jute rug but it was a lil rough on the feet. Either than that will definitely stay here again.

    Enjoyed my 3 night stay at Mahala. Robert was perfect and provided tons of great places to eat and enjoy our evening. The room and hotel was very clean and got amazing sleep during my stay there. My favorite parts of the room had to be the shower and old school refrigerator. The television had the options for all the streaming sites(don't forget to sign out). The complimentary snacks were the icing on the cake after a long drive at night and most things being closed. I would definitely recommend this hotel to anyone visiting Palm Springs. Walking distance away from great restaurants and convenience stores. Definitely will be back!!!

    What a great little motel with 15 rooms. Very clean rooms, heated pool, hot tub and no children. Manager aims to please. Much cheaper than other boutique locations.

    We stayed at ARRIVE Palm Springs from 12/31-1/2, and I'm deeply disappointed - not just by what…read morehappened, but by how the hotel has refused to address it. On 1/1, while using the hot tub on site, the chlorine stripped the dye right out of the fabric of my swimsuit within about 10 minutes. By the next morning, my partner's swim shorts were also bleached and permanently damaged. The photos speak for themselves - this was severe chemical damage, not normal wear. While we were at the pool that day, a staff member told us the hot tub had been chlorinated that morning. Two of our personal items were ruined after a single use following same-day maintenance. The total replacement cost for my swimsuit alone is $240. Fabriv damage occurring within minutes is commonly associated with significantly elevated chlorine levels, not normal use. Given how quickly the dye was stripped from our swimwear, this raised serious concerns about whether the facilities were safe for guests to be using at that time. What's far more upsetting than the damage itself is the hotel's lack of response. We reported this while still on property and followed up multiple times afterward. Management was dismissive, denied responsibility, and told us to take it up with Booking.com. Since then, Booking.com has attempted multiple times to contact the hotel on our behalf and the property has not responded at all. Accidents happen. Equipment issues happen. But refusing to acknowledge a clear problem, deflecting responsibility, and then completely ignoring repeated attempts to resolve it is unacceptable. The lack of accountability and communication is what truly ruined this experience.

This hotel was given a complete makeover . Our room was up to date, with a flatscreen tv and multiple charging ports. Just bring your own charging cable. Also Coffee machine and electric kettle and mini fridge. The Dunes hotel also has bikes for the guest if they want to use them . Since it was hot out, I passed on the bikes. They have a really nice lobby to chill out in . I mean wow, they really did a great job improving this property . No keys or key cards just codes to get in your room or access to the property. Now, parking can be real tricky . It can get really crowded to where all the parking spots get filled. There is parking on the street but I'd check with the front desk to make sure it's safe or allowed. They also have a gym with a Peloton to my surprise . A decent hotel for a good price right in Downtown Palm Springs where there's a lot of restaurants and bars . If you need some of the essentials, there's a grocery warehouse across the street . Definitely worth a look if you're planning to visit Palm Springs, I'm definitely would be coming back .

The property is small but quite nice. Pool is kinda crammed in there, with fewer chairs than guests should the hotel be sold out, and it's right in front of the restaurant, putting your swimsuit ass on display for anyone looking to dine. But there is a spa past the "guests only" sign, away from the pool, so that's at least an option. Rooms are spacious and beautiful. Reminded me of a casita. Shower is huge and has great pressure. Pocket doors all around, nice. Hot tub in back is killer and having a fire pit next to it makes the backyard lounging even more inviting on a crisp night. Free breakfast is full of solid choices. Not-free food and drinks are good but, holy hell, is it overpriced. I hate that we're at a place where drinks are $20 on average for alcohol that hasn't been getting more expensive. I just drink less so good for me, I suppose? I got a surf & turf for $55 and it was flank steak and about 15% of it was fat. It came with three shrimp. Sad. Excellent service. Everyone was polite, accommodating, pleasant. No complaints there at all.

General hotel layout was nice, felt vintage and was a refreshing twist. Room layout was interesting, tv was placed in front of the couch so you can't watch tv in bed. When first entering our room: 1. The two ceilings lights either flickered or did not turn on at all. The room was pitch black until we PLUGGED IN the closet lamp. 2. The bathtub was not clean, there were hairs. Bathtub was paint was chipped and the faucet was leaking as well. 3. The kitchen utensils were not clean. Forks, glasses and even the roll of paper towels were found dirty or used. The extra rolls under the sink were unwrapped. When coming to our room a few hours after check in, calling customer service (calling three times) took more than an hour, just for us to be told that the lighting and cleanliness issues will be solved in the morning. Was really looking forward to the experience but upon our first few hours, we felt unwelcome, uncomfortable and turned off of our whole stay. Especially when faced with the lack of cleanliness in the restroom, if our bathtub could be so apparently dirty, what else could they have missed? We were forced to spend the first few hours fixing up our room before starting to feel comfortable. This meant scrubbing the bathtub, washing every dish and checking every surface. With the lengthy and detailed check in process, we were really expecting a quality, travel worthy experience. Instead, it felt we were greeted with an unclean, uncomfortable welcome. As guests, it was made obvious to us that customer service was not at the forefront of our experience. Having decentralized customer service (through phone numbers and apps) made us feel so unattached from the actual experience.

I intend to use all the amenities, including the pool and interact just like any other guest if you're staying there the eighth through the 11th come say hi or contact the hotel and let them know how you feel about being in such close quarters with somebody with monkeypox.

I was a little scared when I read that most of the recent reviews were negative. I was thinking "oh no! What did I get us into." This place is a blast from the past. The decor is that of a mid century modern and is a really cozy quadrangle set up. The interior feels homey and the property is set up like an air bnb with shared amenities. They play 1950s music all day on speakers throughout the complex, it creates that vintage feel but can get repetitive after a few days. Lounge with tables, board games, travel brochures, couches, fire place, coffee and tea, and industrial kitchen for use during your stay. (Old reviews mention happy hour, breakfast, snacks, etc. these are no longer offered but why not just bring your own?) Each room has microwave and mini fridge. Outdoor gas fire pit for use. The pool is small but has a deep end 8ft which is nice. There are pool noodles and some tubes to use. The hot tub is spacious and powerful jets. We stayed in the Hawaiian surf room, loved the theme it was so cute and felt like a tropical getaway. The shower is small but functional. Good AC unit with a remote control and ceiling fan. Surfboard coffee table and wicker love seat add to the tropical feel. Overall this was a nice private getaway. You can be left alone to relax! If you need anything you can text the hotel and someone replies super quick in my experience. The hotel feels very secure with codes needed to enter the complex and security cameras at the entrance and surrounding the complex. (Probably for management to check and make sure everything is running smoothly). I would stay here again in a heartbeat and I have stayed at a few different boutique hotels in the area. This would be a top choice! Please realize this is an older complex and it does show some wear and tear but come on the building is probably 100 years old or somewhere close to that. If you are expecting a sterile, high end, resort feel for your stay this is not your place... but otherwise this is a great choice! I couldn't help but feel bad for the owners with all of the really bad reviews on here because that was truly not my experience. I left off one star because there are definitely areas of improvement that could be made but not enough to ruin my experience.

There are 10 rooms available and each one is a different theme in the 1950s. I stayed for two nights in the Crooners room and I enjoyed my stay a lot. When I arrived, Tim, the inn keeper assisted me with my room keys and showing me around the property. My room was decorated with the Rat Pack and I loved it. All rooms are a maximum of two people with a hot tub, refrigerator with water, microwave, and coffee maker, air conditioning, and DVD player. If you'd like, bring a DVD and popcorn to enjoy during your stay. The bed was pretty comfortable. There were more than enough pillows which I'm guilty of using more than one pillow while I sleep. I love how the comforter was linen on the outside, but cozy and warm on the inside. The Crooners room has two sinks, but I only used one. There is happy hour everyday at 5pm by the pool or communal area with snacks and beer or wine. During my stay there were chips and salsa and the following day was veggies with dip, with of course a drink of choice. Really nice touch added to my stay. It's been a while since I have stayed in a bed and breakfast and I love the homeyness here. Breakfast is served in the communal dining area with hand sanitizer provided. The three-course breakfast starts with a fruit smoothie, a fruit parfait and a hot breakfast. For breakfast they served blueberry pancakes with sausage and the following day it was quiche with artichoke hearts and potatoes. I loved the service here so much. You sit at a table and they serve the food to you. The pool is open 24 hours will pool floaties available to use as well. Another thing I like about this place is that because there aren't many people (max 40 people at a time) it is highly likely you will get the pool to yourself. When I checked out and left the property I told my husband I would enjoy staying here again. I really enjoyed my stay here and highly recommend you stay here too.
