Yes, you'll find cheaper spaces if you take Monterey into San Jose, but you're 100% getting what you pay for there (aka, a creepy, tweaker-filled experience right next to homeless encampments). read more

HORRIBLE! As some other reviews have stated, management will pick & choose who they apply the rules to. We stayed two weeks total & in that two weeks, we got multiple phone calls, site visits & notes regarding what we can & cannot have at our site. And while I understand rules & insurance policies, none of the items we had were unsightly, unclean, dangerous or even crowded. We were told we cannot have a planter box even though 2 potted/contained plants are allowed per site & MULTIPLE sites have more than 2 as well as other sites having planter boxes. It is only an issue for us. We also were told our contained trashcan has to be indoors & that it is stated on the rules. IT IS NOT & MULTIPLE sites have outdoor trashcans, again, it was only an issue for us. The site 4 spots down from us has a literal toilet & garbage outside, that's not an issue. There are multiple trailers with trash outside & that is also not an issue. I voiced my complaints to the office & they were EXTREMELY rude. Other tenants in the park told me similar situations had happened before resulting in those occupants ultimately leaving which we did as well. My fiancee travels for work & we have stayed in multiple parks, we always keep our site clean & tidy, we obey noise rules & other park rules & we have never had an issue anywhere else. This is by far the worst park in the Morgan Hill area & also the sites are infested with ants so if you still choose to stay here, make sure you bring ant killer. I will never recommend this park to anyone, it's awful. read more

We stopped here to dump our camper tank and were pleasantly surprised by the great customer service at the front desk, the immaculate and well-kept grounds and a very clean dump station with a flush hose and a clean slinky with a transparent elbow. We read prior negative reviews and were very happy to see none of it was true. We also filled up with propane. read more

Very comfortable and family like RV Park. There's a good mix of full-time residents many have been here "forever!" There are transient folk, anywhere from 1 day, to 1 to 3 weeks. Our experience has been very favorable, the management, and the workers are very sociable and amicable. If plant/maintenance items arise, they attend to it immediately. Many of the workers, whether they be at the office or the ground and maintenance people, many of them live here so if something happens, there's always somebody nearby. There are three separate buildings throughout, housing, a bathroom, showers and laundry. The park buildings even though they're older, and some newer, are all well kept well cleaned daily. There's an on-site store at the office that has mini essentials, treats, the Bare Necessities of RV type supplies, they even have some gift and gift type items you could purchase. The store is in the general office in the cashier area, open typically 830 to 630, however Sunday they close at 5:30. Nice pool, hot tub under general, maintenance and cleaning right at the moment, but as I said, we've always had a good time here read more

HORRIBLE PLACE! The stafff is rude, the sites are in bad shape and they lie about being pet friendly. Your dog is only allowed to be walked around your small campsite or at the so called unfenced dog park which is 1/2 mile from the camper. This is our third stay here &!it's consistently great - In all the RV parks we have stayed , this one by far gets the. 5 star for service and CLEANLINESS ! Never have we seen ANY park this organized or THIS Immaculate . The park itself is a little tight , as there are large rented trailers , however they tucked us last pull through row , with the fields in front of us, which have us a horizon & that was better than first trip whereas we felt almost trapped in an aluminum siding jungle . They have installed synthetic grass throughout the park , every single space & common areas - this is not cheap grass, it's soft & I want it in my new home , even then installation is around the tree , LEAVING. Open the roots of trees offering a natural affect - There are other parks near Hollister, where the storage units we are getting ready to ship out of the state are - they were nice people , nice parks , just not as nice or as clean - this park welcomes you as if they have been waiting for you , so genuinely appreciative of the business , a rarity anymore these days - The owner was there last May , when I needed to move my husband & myself into a hotel up the road as I needed emergency surgery - we wanted the kids ( adults ) to stay there as they too wanted a break ‍- they have a 3 weeks rule or you're filling out rental agreements - we asked if we could extend " if you're having surgery ? Very clean bathrooms. The cashier at the front store is friendly. She has her store so clean and organized. The store smelled great! The cost to dump trailer water waste is affordable. Much less then having a company come to your home to clean the waste out. The only thing i'd say is that the roads are so small. the thing about here is that Some of the people at the desk were so nice but also very VERY rude and I say you shouldn't come here. Some of the kids are really nice but one of them called me a clown. And It used to be really nice. Over time I looked at these reviews it was true. And once there was a roach or something in the bathrooms. They don't let you go to the bathroom if there cleaning it. And it was SO SO dirty in the bathrooms. And the pool was nice and clean. But the bathrooms here are so nasty. You guys need to add recycle NEAR the rv's not far away. They were so rude to me and my family for being a thousand trails member because they think "there to better then us" which is very rude to someone. We've been here for almost a year and find the staff and community very kind and friendly. Any issues where I have to contact the office are usually attended to and resolved within minutes. The grounds and any maintenance are attended to daily and the property looks well cared for. We chose this place because of it's location to important places in town and don't regret it. read more

This RV hookup is completely unhygenic. There are two hoses at the dump site, a long white one lying on the ground near the septic drainage and a short red one dangling in the air. I called front desk and asked which hose was for filling up with fresh water and which hose was for rinsing out my septic tank. Front desk didn't know. Different people have probably used either hose for rinsing their septic tank. There's no way I'm going to use either hose to fill up with fresh water. We lived here for a couple months while looking for a home. It was a wonderful experience. The staff is friendly and very honest in their dealings. The price was by far the best we could find in the area and their deposit is very reasonable and was returned at the end of our stay. The facilities were well kept, we didn't get to use the pool because we were there at the beginning of covid and it had to be closed but it looked clean and well kept as well. All of our neighbors were very friendly and despite all of us being quarantined at home the park was very quiet and peaceful. They are very strict with the rules of what you can have out at your spot. We received a note for having the car seats sitting out for too long after I cleaned them but overall I found that I appreciated the rules they had in place because it kept the park looking clean and nice. When we did purchase a home the process of ending our contract was very easy and the staff worked with us on our flexible move out date. We stayed on this park for over 2 years and we loved it. It is close to 2 major grocery stores, downtown restaurants and everything Morgan Hill has to offer. Staff is super friendly and accommodating. They always go above and beyond to ensure you have a memorable stay. Facilities are well kept, they have a pool/hot tub, laundry rooms and restrooms. Everything was nice and clean. It is really wonderful park with nice neighbors. Plus, it is a gated community and has propane on-site. It won't disappoint! I am giving Maple Leaf park a 5 star rating just based on the fact that we have lived here for 7 months never had any real issues if there were they were resolved quickly. They are quick to fix anything that needs addressing. The ladies and Gents in the office are all so kind and helpful and their Maintenance employees work so hard to keep the property clean and organized they do a great job, they say hello to everyone everyday as they drive around doing their daily job. I like the fact that they insist on everyone in the store wearing there mask I like there little store, my grandchildren love the ice cream and treats that they keep in stock. they keep track of how many people are in the pool so that it is Covid friendly as well. I love seeing all the families riding their bikes in the evening or going for walks very family friendly. read more

We stayed 2 nights. The park is clean and pretty well maintained. Nice pool and spa. Level sites are packed in. Some have shade trees; most don't. A small area of artificial turf for each site. A fair amount of traffic noise and some trains. The dog walk is overgrown and not usable for that purpose. The dog run is strewn with dog poop - nasty. When I called for reservations, I was asked about the year of our motor home. Was told that it is their policy to not accept RVs older than 2000. However, this is not disclosed anywhere in their written material or on their website. AND, they seem to selectively follow their policies given that their was clearly RVs older than 2000 here. And they limit dogs to 25 lbs - but we saw a large dog living here. The majority of the park is filled with park model trailers that serve as long term affordable housing. It would better be called Maple Leaf Trailer Park than be called an RV resort. We won't be back. read more

We only stayed one night. However, we found the one way streets to be quite narrow and the corners a little sharp for turning a long bed truck and 40 foot trailer. It was also pretty expensive as far as RV parks go in the area. read more

My family will be traveling to the Morgan Hill area for my husbands job for a couple of weeks. We called Maple Leaf RV Park to see if there was availability for a week or possibly two. After verifying age of the RV and the typical California questions, the manager decided that our RV was not big enough for our family and we could not have that many people in it. Our specific RV sleeps 8 quite comfortably and our family of 7 travels just fine in it. Her demeanor was rude and I definitely would not recommend this park for families ... it is not as family friendly as the website says. read more

7/21/13 UPDATE - The pool and hot-tub have been totally re-surfaced! Awesome! Good Job guys! We decided to stay here because of the beautiful website and all of the good things I've heard about Morgan Hill. Morgan Hill is a beautiful little town with great restaurants and shopping in the old down town area. The RV Park however was a huge let down. The WiFi worked half the time, the cable was basic but adequate, and the water and sewer gave us no trouble at all. I can't complain about the actual sites; the pads were level, the hookups worked fine, there are plenty of trees and grass but the amenities have been left neglected. First, the pool and hot tub were always dirty. Not just a few leaves on the water dirty but actual layers in the pool; the few inches at the bottom were cloudy and looked like there were "dust bunnies" in it. The hot tub actually had green moss growing in the cracks of the sides and steps under the water. The Laundry and Restroom areas were the worst; the showers were always dirty and looked like they haven't been cleaned in years, it always smelled of cigarettes and there were cigarette butts on the floor (every time I used the laundry and showers, every time). I will never come back to this RV Park or recommend it to people I know. read more

This is a great place for what it is; an RV park in the suburbs. There are quite a few full time residents (40% per mgmt) but it still does not have much of that "trailer park " vibe. Things are quite clean and management is very visible. It's conveniently located and pleasantly quiet. Walking with our small dog, we were greeted by several friendly residents. Most of the office staff are clueless and rude. The large group of kids that live here take over the place and the pool. A few of the kids are nice. Ive watched multiple kids try to sneak my daughters stuff but i called them out. My shoes were stolen from the pool. The washer didnt spin (it wasnt overloaded) so past midnight i was driving around trying to find some place to get quarters. I came back and someone stole my brand new laundry detergent. I told the office just to make them aware and her response was "maybe you shouldnt leave it in there". The problem here is the full time residents and the kids. I will avoid this place next summer. I lived her for a period of time and from day one the management was ridiculous. they harassed us for everything from my dogs, to our guests, and our cars. even though everyone Else's site was worse than ours. not to mention the front office staff miraliea or however you say her name. she is the worst one of all. they have a little gate keeper Eddie who thinks he can talk to people however he feels fit which is absurd. every time the cops came into the park they automatically thought that it was us even though we never had contact with the police. now come to find out that the man that took sierra Lamar lived there the whole time i did is a litter strange. when we told them we were moving they said we would love half the deposit which is fine because i did not give them 30 days. i cleaned the hell out of the place and left it in better condition than i received. then after we left we were told someone would contact us regarding the money. well shocker! they never did. my father had to go in and she said that now we owe them money for the carpet. and we said that's bullshit because when we moved in you were the one who said they were bad and we left them cleaner than we got them! all they said was it really doesn't matter what we say. THESE PEOPLE ARE NOT THE TYPE OF PEOPLE THAT YOU WANT TO DO BUSINESS WITH. THEY ARE SCANDALOUS, SHADY, AND JUST WANT YOUR MONEY. ABSOLUTELY THE WORSE CUSTOMER SERVICE EVER!!!!!! read more

I don't know how people live in this Rv park... The change the rules and raise rent prices whenever they feel like it. The owner is very rude. Your not allowed to sit in your own yard after 10pm witch ruins the whole experience of staying in a Rv park and BBQ on a hot summer night. They have this old man that drives around the park to enforce there rules but is totally un-professional and abuses his "power". You have to pay for kids,pets,cars,electric.. Way over priced. I called a few Rv parks in the area and they are all getting complaints of this park. There are even waiting lists to other parks. Told the office and the were suppose to send someone to fix. Never did. No where to put your garbage. There is no benches or tables. The security guard had nothing better to do. I am a traveling RN looking for a place to stay for 3 months for an assignment near here. I called and am told that they won't even talk to me because my RV is older than 2009, regardless of the fact that it is in really good shape. Then I discover that they also SELL RVs! To start with I wouldn't recommend this place and the reason being is that to start with the girls in the office aren't very professional and basically don't know what there doing . You can tell that this is a place where everyone who works here is pretty much related . I've stayed here with family who were staying here on a month to month basis from the get start these people have harassed my family about every little thing your only allowed to have four bins under your trailer . Kind of hard to do when you have a family of five living in a RV and a dog . They have their dog and put him out on a leash and the dog very friendly and never barks not a problem what so ever but told dog CANT BE outside unless supervised how ridiculous. There are a lot of children that live in this RV park but there is absolutely nowhere for the children to play so they are constantly giving 30 day notices because their kids are playing and running around then maybe they should invest in a playground somewhere so the kids have somewhere to go and play as for the pool if your a guest of SOMEONE living at this park you are not allowed to go into the pool it's absolutely forbidden. So a mother with two small children CANT TAKE her kids to the pool cuz she can't bring SOMEONE to help her . They harass people and threaten to kick them out or such trivial things . They are definitely on a power trip and if you are Caucasian you will be discriminated I watch what happens to my family and their friends also Caucasian you don't have to be Einstien to see what's happening needless to say very few are Caucasian who work here. So if this sounds like a place you like to stay thats your perogative but if want peaceful enjoyment i wouldnt stay here because you wont get that staying here . read more

My wife and I were extended stay guests here for a few months back in late 2008, so my review is a little delayed, but should still apply I think. This is actually a pretty decent RV park. I've definitely stayed at better throughout my life, but it really does have a lot going for it. The sites are roomy enough, views of the surrounding hills are nice, it was always pretty clean and quiet, there's a well-stocked store, it's very pet friendly, it has a pretty nice pool and other amenities like a clubhouse for groups, friendly staff and it's in a great location with all the major bay area spots in pretty short driving distance. Here were my only complaints. While they did have pretty good standards for everyone keeping their site clean and neat, there were quite a few "park model" trailers here, which to me looked more like mobile homes, and in some cases were kind of dumpy looking, even if the site was neat - not to mention just a little too permanent. They definitely didn't give you the feel of staying in an RV park quite so much, and if you're just passing through and staying for a few days, you might not like this. I also didn't always feel as safe as I would like, since there seemed to be some questionable activity going on there every now and then, and you'd see police cars in there busting people. Of course I still always felt pretty safe in general, though, so not much different than a regular city neighborhood maybe - but not too great for an RV park either. There's also train tracks running right along the back of the park, so if you're staying near the back it can get pretty loud, but it didn't go by all that often, and I don't mind trains all that much myself. The dog run along the back is really weak, but at least they don't mind if you just walk your dog anywhere, as long as you pick up after it. Basically, despite my complaints, we were pretty comfortable there and would have been plenty happy staying longer, and I do recommend it as a pretty good place to stay for that area of Morgan Hill. The only reason we left was because a spot opened up in an extra nice park on the other end of town, where we are now. read more

I was unpleasant about they stay me and my husband had the ladies in the front office had a weird vibe and their a lot of kids here screaming and playing kicking balls onto the rv and they would ride their bicycles screaming at me to get out of the way while their riding it onto the fake grass I wasn't pleasant at all for most facts and the ladies will always complain you did something wrong when it's not a big deal and I always found dog/cat hair on the laundry machines so ill drive somewhere else that would be better than have dog hair because I would be surprised if I ever get lice or others stuff it wasn't the best or the worst because worst is better than this crap I went to I'm never coming back I'll rather wait on a waiting list in other rv parks hugely disappointed . read more

I like living here, close to San Jose with out the craziness of San Jose. The owner and the manager are very nice people. To straighten out the record for at least one of the negative reviews of a person on here that individual was not paying their rent on time or even ever. That is why she no longer stays here sad that it went down the way it did but you need to pay your bills. Then the staff is really nice when it comes to any problems here they get things done. This RV park was a decent place to stay a few year ago. I particularly liked all the trees. On the east side there was plenty of shade. Unfortunately they cut 9/10 of them down. The service has steadily declined as well. I was awoken this morning just after 8 by a loud leaf blower just outside my window that they now use to sweep trash as they no longer have trash cans to dispose of your garbage. If you plan to stay a single night beware you may have to carry your garbage with you as customers are no longer allowed to use the trash bin and can only leave trash bags out for pick up on odd days and from 5 to 9 am.
