A leak was discovered in the shared wall of my townhouse with mold and water damage. The neighbor's have a bathroom on their side of the wall and my side is a storage closet under my stairs with no water pipes. I asked the neighbor to get a plumber to clearly identify the source of the leak being in their pipes so that his insurance company would take responsibility for the damage, and to fix the leak of course. I also offered access to my unit as his side had tiled walls and a shower with difficult access and my side was drywall where a window had already been cut to confirm mold and water damage. We setup an appointment and I stayed home during the time but the plumber did not come by to find the source of the leak nor did he verify he fixed it. Instead he just replaced a "valve" from my neighbor's side without confirming that was the source of the leak. That is putting the cart before the horse! His report to the neighbor's insurance company still left them questioning the source of the leak and further delayed cleanup work. Next I asked for the plumber to come back and verify the leak was fixed. (I was not going to reenter my moldy storage closet as I'm allergic to mold and my skin has been reacting with itchy hives.) The plumber came back and stated there was no mold damage in spite of a strong mold smell, a contractor stating he couldn't work on it until mold was remediated, and two mold remediation companies giving estimates to repair the mold and water damage. He also stated he didn't see any further leaks but still refused to indicate the leaks were coming from my neighbor's pipes to the insurance company. After looking for a Plumber on Nextdoor and verifying on Yelp, I contacted John. He was polite and did respond to my initial emails. He called me back to verify the pictures I sent on the faucets to be replaced. He did a great job even though he ran into a minor issue where a tile was blocking him the access. He managed to get the faucets installed. He also came back the next day to fix the ring on one of our bedroom toilet where the ring was gone bad and had to be replaced. At the same we replaced the toilet plungers. Overall he did an excellent job. I cannot really say anything that has not already been said. We have called upon him twice now for a clogged waste pipe - icky business. He has come over same day and even earlier than was expected so he could help us out. Removed toilet because we have no easy access clear out. He cleared the waste pipe of tree roots and debris, replaced toilet, caulked the base, and cleaned up. All in under an hour. Rate is very reasonable. About as pleasant of an experience for which one can hope. Had a stopped drain in a single bathroom sink. Had tried all the "home remedies," to no avail. Jumped onto Yelp and looked for a reputable plumbing service, and I was not disappointed. Called John, who answered promptly on his cell, traded information. He said we would be working another job but gave me an estimated time of 1pm. Showed up at like 11am (that's right, two hours early) to see if he could take a look. After inspecting the situation, John gave me two possible scenarios and their respective prices before continuing. I appreciated the upfront nature of the possible costs. It took him a whopping 10 minutes with a hand crank snake-e-doo-dad (not the technical term, I'm told), and this 40 your old sink is running smoooooth. Also, he took my call at 6pm rather than forwarding me to answering services. John arrived at my house and he was very profession. He examined my faulty shower valves, gave me a verbal estimate, and even worked with me on the price. The job was done efficiently and with minimal intrusion. After my garbage disposal broke, I picked up a replacement at a certain home improvement store (one might even call it a depot ;-). The installation of the new unit was going beautifully until I tried to reinstall the j trap and discovered that the joint coming out of the wall had completely corroded and wouldn't reinstall without copious leaks. I heaved, pulled, and swore like a sailor trying to remove the pipe from the wall, but was defeated by the gods of ancient plumbing. Fast forward a bit and I scheduled an appointment with John. This is the 3rd time we've asked John to help with our drain issue over 15 years. It's an old house and does not have a clean out port to easily unclog the drain from the ground. I have called a few plumbing companies that are either refuse to climb up to the roof (single story) to use the hydrojet to flush out the drain or quote outrageous price to do so. John was reluctant to go to the roof too because he is getting old BUT he called me back to check if I have found someone to fix my problem. It was getting late and already dark and John still went out of his way to come to our house, climbed on the roof and did the work with a super FAIR price. John called after leaving a message with his message service. He called relatively shortly after I left the message. I explained how the dishwasher overflow kept coming through into the sink. He priced the project at a fixed price and said he could come over with about an hour. He arrived in the time frame he set and showed up professionally and friendly. Went right into the kitchen, figured out the problem, and fixed it. Along the way he explained a number of details about how the dishwasher and garbage disposal work as well as what we can do to avoid the problem in the future. Basically, the miscellaneous small food particles that make it through the dishwasher filters were getting caught in the disposal pipe and clogging it up. Excess water was coming out the air vent and onto the counter. We will now run the disposal after the dishwasher runs and help keep it clean and clear. John wrote up a professional receipt and pointed out the 30 day warranty for this type of job. He'll come back and clear the pipes again if the problem recurs within 30 days. Eric was quick to arrive on Friday afternoon to assess our situation. We had a leak coming from our wash room area and it was coming from the cement slab floor. He recommend we find a leak detection specialist, informed us of what to expect from the other company, then went as far as to help us find someone to come to our house that same day. Eric is very professional, young (don't let that fool you), he has solid/strong business knowledge of the trade and is very thorough. He communicates wonderfully, works quickly and cleanly. He went in the area where the leak detection company said the problem was (Company name is Bullseye leak detection) and they were 100% accurate. Eric broke the cement slab nicely, quickly seen the problem, fixed the leak beautifully and made sure that he finished the job on Saturday so my family could return home with running water! I had an emergency situation where the handyman that I had scheduled 2 weeks in advance to install 2 bathroom sink faucets was unable to do the job at the last minute, and I had family from out of town coming to visit in 2 days. I called John and asked if he could come to do the installation the next morning. He was able to schedule me in. When he came out, he was very friendly, professional, and efficient. He charged a very reasonable rate for a licensed plumber (the previous company I hired at $90/hour I found out later were not even licensed plumbers). I was installing a water softener and needed a hard water copper line run to the backyard outlet and to the cold water kitchen sink. Midas gave me a reasonable quote so I told them to go ahead and do it. It took about 5 to 6 hours and the job was done. I had to clean up after them and remind the guy to do a pressure check since I wasn't sure if he was going to do it or not, but glad I had him checked since we found a small leak in the line he fixed. John is as professional and honest as they come. I've used his plumbing services a couple times now. He is always prompt, courteous, and gets the job done quickly and quietly. His rate is fair - not the cheapest, but definitely not the most expensive. And there is no negotiating or haggling, because there's no need to. He doesn't play games. For example, he gave me a quote on a shower cartridge replacement to fix a leaky shower. After some investigation, it turned out he only needed to replace the seat and washer. And so the final bill was cheaper than his estimate. Most unscrupulous contractors out there (with lots of reviews on yelp) would just have charged me the estimate I agreed to. But not someone with integrity like John. And rarely do you find someone that's this good and is readily available.
