We were looking for a new place to stay and all of our interactions with the staff and the overall amenities made the decision very easy for us! From the beginning, Daisy gave us a tour of multiple units and we actually retoured again with Darren the very next day because we were interested but wanted to know more specific details before making a decision. We ended up loving this place so much that we applied and moved in within 3 weeks! I want to give a shoutout to Darren for going above and beyond for us. We mentioned wanting a washer without an agitator when we were touring and we were interested in a specific unit that had a washer with an agitator. Darren surprised us on our move in date and had the washer replaced for us! They also left us a thoughtful welcome gift when we got our keys. The small little details is what makes me believe that we made a great decision choosing this place to stay. Everyone here was very nice, friendly, and professional. Our experience with the maintenance was very positive as well. I was not home when Freddy came to fix a couple of things, but my partner mentioned he was very quick and efficient. We submitted a work order the night before and he came the next day! Overall, all of our interactions with the staff here are very positive! We absolutely love our apartment. We moved in September. Super clean complex. Since then nothing but positive interactions from the management and maintenance team. As soon as you put a maintenance request in they are on top of it. If it's after hours they are on site to you within an hour or less. All the neighbors are friendly. It's quite no matter what time of day or night it is. I get home sometimes at 4 or 5 in the morning and sometimes have a hard time getting parking. Other than that we love it here. Lived in Mill Springs from 2019-2020. While I was going to let their downfalls slide and leave this place in the past, management here is pathetic and petty. While the downtown location is great, it is not worth the headaches from all the problems you'll deal with living here. Firstly, there is never parking you'll be forced to park on the street sometimes blocks away or illegally in the bowling alley parking lot. The gates are never shut and the whole town uses the complex as a shortcut from railroad to first street, there were multiple car break-ins while I lived here. But by far the worst part about this place is the management. They argued over a late fee we received when their online payment system was down and we could not make a payment. When we signed up we received half off of the deposit ($300 instead of $600), which sounds great however they tried to charge exactly the remaining $300 for cleaning painting, etc. come move out. Total scam to get you in. . I refused to pay this because a month before move out a neighbor had a plumber come out and it backed up sewage into our apartment. It was flooded, stinky, and disgusting. I requested they clean it for me which never happened I had to clean up myself. They removed the charges, but insisted we pay a whopping $14 for the sewage and water charges during our final month. They threatened to send us to collections over this which I ignored their threats. Today 3 years later they have again requested this $14 which I will go ahead and pay, but not before I let everyone know how awful this place is and you should live literally anywhere else. read more

Construction/ painting of the apartments took forever, parking was a mess. Huge construction project going on next door. Constant bums and tweakers walking through the area. A lot of break ins to vehicles and even apartments recently. No daytime security and I haven't seen the night time security that's "supposedly" there once. ALL amenities closed because of COVID. This place is a huge mess. Definitely would not recommend at this time of in the near future. They need to lower their prices and conform to the rest of the market. Now that I've moved out, updating this to 1.5*, rounded down based on the move out experience. When we first moved in, I was worried we'd be slapped with large bills upon move out. The staff laughed that I must have lived at some awful places in the past. Well, turns out this place is the worst offender so far. No matter how well-maintained you leave the apt you will be charged with hefty cleaning and painting fees. When we called to ask about cleaning we were advised it'd be about $150 for a 2bd2ba no matter how clean you leave it. We cleaned a fair bit before we moved out but were still charged $200. We never wore shoes inside the apt and made sure to vacuum before we left and were charged $125 carpet cleaning. Only 2 walls in our entire apt had minor scruffs and we were charged 25% for partial painting, which I think is reasonable... until you see the charge was for 2 gallons of paint. Literally a pint would have been enough to cover it, but looks like they've essentially charged us to repaint the accent walls. Looks like the 'free' accent wall perk is great upon move in but you pay for it when you move out. Probably the worst part is that I tried to call them about my move out quote multiple times where nobody picked up, emailed twice and left a voicemail over a two week period and nobody ever replied to me, which is just the ultimate disappointment. Including the utilities we paid upon move out, we ended up owing money. So, be warned before you move in - don't expect to see a penny of your deposit back, and expect to have to pay some too. I have a 15min long video walkthrough of when we left to show the condition of the apt that we left it in, but unforts it doesn't make sense to upload it here. Kinda sad to end on such a poor note, but I guess that's how things go. read more

In my experience, Mill Springs excels at being located in Central Livermore but falls short on most everything else. While not necessarily poor in one area or another, these things cumulate from small annoyances to becoming major gripes. In the past months, we have lost power for over 24 hours, had to park across the street multiple times due to unregistered cars flooding the parking lot, no heat, no water, dishwasher not working, etc. I'm aware and acknowledge that some things are unavoidable and I don't believe anyone is being malicious but for what we pay per month, I had higher expectations. All in all, this is a great place to live if you don't spend a lot of time at home. read more

If you get to rent an apartment here, count yourself among the lucky. Darren and Ashley attract a lot of wonderful tenants to this place and the people that live there make it special. They are friendly and respectful. These units are spacious and have a fireplace. The location can not be beat. You are 100 yards to walk to the Zephyr and if you are looking for a less costly dinner, there is Foster Freeze or fried fish in just a few more feet. And there is the Vine. Walk to Safeway to Ace and downtown. If you are a pet owner there is Veterinarian. The location couldn't be more centralized, as everything in Livermore is close to here. If anything goes wrong in your apartment, two handsome and polite young men will practically come running over to fix it for you. All you have to do is call them. The large swimming pool is lovely and refreshing. We knew we would only stay a short time, as we were in-between selling our home and buying another, but in our 5 month stay I came out with a new friend: An unexpected treasure indeed. read more

There has been such a big improvement since I first moved in! For one, the WHOLE office staff is friendly! They don't make you feel like your a bother when coming in and asking questions. They actually get back to you (before you would have to call multiple times in a course of weeks before getting a response) Byron is my go to person for all my residential needs. Knowledgeable, friendly and down to earth while keeping his professional position. Second, the maintenance staff!! When looking for an apartment the best thing it have is a GREAT maintenance man. Since I first moved-in we have been through MANY maintenance men some a little sketchy Since they hired Josh we (residents) couldn't be any happier! He stays on site and whenever you have an emergency expect Josh there WITH a smile! Since he's been here there hasn't been a problem that hasn't been resolved.he takes his time to fix the problem not just band-aid over it. He's even taken care of the "wonderers". (People that shouldn't be on the premises). Salute to the team, you guys finally have a great, smooth working team! Us residents couldn't be happier! As most folks in NorCal/East Bay know, there are many apartments to choose from. My Bride and I toured many, from Dublin, to Tracy, Brentwood to Pleasanton and without question, Mill Springs not only showed the best, but again Byron and all staff members beyond accommodating. Their care for the property, the rules and their renters first and foremost. A huge reason we felt compelled and comfortable to select our new crash pad came from our interactions as well as all that Livermore has to offer. ALL the staff (office & maintenance) are EXCELLENT!!!!! Very friendly, attentive and really care about you having a wonderful experience living at Mills Springs. Eventhough my apartment had several minor issues that inconvenienced my wife and I when we first moved in, they took care of it ASAP. They also gave me $20 sees candy gift card for all the inconveniences we had to endure. We've been here for a few months and it's been wonderful. They take care of maintenance issues ASAP (they respect your time and privacy and do maintenance based on your convenience) With your permission, they also deliver packages into your apartment (packages that are delivered to the office not ones that are in lockers) They also offer trash valet (vendor picks up your trash from your front door), which is very convenient considering I'm on 3rd floor Location is also wonderful, in the heart of downtown near restaurants and cafes ONLY NEGATIVE!!! And it's a big negative, is PARKING Parking is at a minimum, and difficult to find if you have more than one car. Overall, it's a wonderful place to live read more

So happy we were able to break our lease a month early. 6 months left into our contract our plumbing decided to go and its took at least different plumbers and maintenence workers to figure out what was going on. Figured out that our whole bathroom unit and piping needed to be fixed. Luckily Dominic did a great job in helping us through the whole ordeal. We did get reimbursed a bit and we were able to terminate our lease early. If you move into Building 3 #115 make sure your plumbing us updated. Otherwise, you will be living in a backed up tub and sink for months. PS. The rent gets raised extremely high after the first year. they wanted $1900 for a 800 sq ft one bedroom. read more

Mill Springs has been one of the most unpleasant apartments I have yet to experience - and it's mostly due to the way these apartments were constructed (rather than the management.) The biggest complaint, from me, has been the noise level. These apartments are not sound proof - the walls and floors are paper thin. You can literally hear every cough, fart, footstep, door opening, cabinet slamming, etc. from any unit next or above you. The walls constantly rattle and shake due to any movement (but it's even worse when you're stuck by or under neighbors who are rude/loud as we unfortunately were.) it really made living here a miserable experience when all you want to do after work is come home and relax, rather than deal with walls ratting all evening and into the night. The equipment included (washer/dryer/dishwasher) break constantly despite having been "fixed" multiple times, Cabinet space is lacking - if you have any large cookware (like pots or skillets) don't expect some of it to fit inside any of the cabinets. Skillets might work if you're already good at Tetris and can find away for them fit. There are some good features, however. The hardwood floors in the bathroom and kitchen are nice - as is the stainless steal appliances and having a washer and dryer (provided they actually work for you.) the management has been nice and don't really hassle you. Done units have very large bathrooms, which was awesome. I Really don't enjoy writing negative reviews or yelping much, in general, but felt the need to say something. My advise? Go with an Avalon property. I feel as though Mill Springs was built as quickly and as cheaply as possible. It all feels so flimsy - like I'm living in a mock movie set apartment or one that was bunt out of cardboard boxes. It's not something I would expect for the price they charge. read more

I have been living here for just 3 weeks. Do not move into Mill Springs Park unless you want to seriously deal with the following issues: 1. The office will send men NOT wearing a uniform to enter in your home, UNANNOUNCED, "to fix" appliances that are not broken. Very scary to deal with a strange man entering your home in the middle of the day and he had zero hesitation to walk through my door. The office is not up to date on their paper works bc the issue was fixed over 15 days before, and they didnt close the report. The result was for me to have to be scared out of my mind seeing a strange man come through my door. Super illegal. 2. They will post bills on your door with amount due for rent. Since they can not do correct paper work to save their lives, their calculations will be wrong. The office will bill you for their mistake, plus charge you a late fee on top of it. 100.00 dollars bc of THEIR mistake. You need to save ALL paperwork you receive from them, thankfully I did. I proved they were wrong, once again. They handled the conversation unprofessional and without any compassion for their false accusations. 3. The manager said she would call the next day to talk over their wrong doings but instead we got a message she was up busy to deal with any concerns. 4. The office didnt even keep track of our move in date and to our horror, was surprised when we should up asking for our keys. Then, they painted the walls the wrong color on each room. 5. Also, they are doing construction..better stock up on headache relief bc all you will hear are hammers, and drills ALL day long. To sum this all up, the office is a mess and their customer service is non existent. They will screw you over without thinking twice. read more

I literally don't know why there are such low reviews on Mill Springs Park Apartments! It's a lovely place to live and the management is friendly and accomodating. Recently, the management has shifted to Sequoia, and the transition has been smooth and nondisruptive. The grounds are kept very well, the neighbors are friendly, and the proximity to downtown Livermore is ideal. The staff are helpful and very accomodating when it comes to apartment maintenance and repairs. If I have an issue, I call them and they fix it within a day-- if not, they apologize and let me know how long it will take. I even got mints and a nice notecard the last time they came in to fix the garbage disposal. I highly recommend living here, if you can swing the rent. My husband and I looked at a few other apartments in Livermore before settling on this one, and it has been a great experience. The ONLY downside-- the nonheated pool. Even in summer, it is ICE COLD. Writing in hopes that this will help future Livermore renters along with the intent to raise awareness to higher level management. Hoping for a secure and safe place to live? Expect cars vandalized, quite hours not respected on week days, and stolen property from your porch. (Each happened at least once within one year.) Proposed solution - Install cameras on property, hire security agency that actually does its job. Have a broken dryer or washer? Expect it to get replaced with another old junk unit that also doesn't work. Expect for the staff to tell you maintenance will be there shortly when in reality maintenence never comes. (Each happened multiple times in one year.) Proposed solution - Invest in quality appliances to withstand the test of time. Hire quality staff to support and acknowledge requests. Emergency alarm going off in the pool area? Expect it to get shut off three hours later after you and all your neighbors call to report it. What if a child was drowning? The alarm itself didn't notify any maintenance or emergency service; just continued to blare for three long hours. Proposed solution - Implement emergency plans and follow through. Install emergency equipment that actually does its job. Ending on a good note to justify at least one star; location to 1st Street is unbeatable. read more

The location and actual apartment are more than one star but the parking situation is a negative 5 stars I HIGHLY recommend renting elsewhere unless you like hunting for parking. We pay a high amount in rent and hunt for parking blocks away. The leasing office is of no help there are plenty of empty apartments but they won't let you park in the empty spots. They also took 5-6 spots for a painting project for 6ish months possibly longer! I wish I could move out tomorrow. read more

After what I have experienced here, I had to sit and write a review because I was astounded in so many ways by the staff and the overall experience here at these apartments. I've been through a lot lately and my opinion of this place before was to keep driving because it is in the best location in town and it's probably full capacity, or the management are a bunch of crazy and rude out-of-towners that hated this city anyway. I was born in Livermore and watched all these buildings go up over the years. To my complete surprise, this place changed my opinion of them in the first couple of minutes there. I have been looking for a place for some time and figured I had too many disqualifying factors to get into such a nice place but I am so glad now that I came in. The management was the nicest group of people running an apartment complex that I have seen, which is about 25 in the past few months. They were so personally involved in my application and lease process. One girl, Ashley, stayed 45 minutes after closing to make sure I was taken care of. She introduced me to Vida, the manager, who sat and talked to me for 20 minutes and walking out of there I felt so happy to have come here. The next day, yesterday, I came to finish my lease and another girl, Jeanette, had my folder out already working on my stuff. She was so helpful and all of them were so positive. I have a habit of trying to listen to property managers and apartment managers to see if they say bad stuff about the tenants when I am there. Mill Springs was the first place that I heard only positive from them and that meant the world to me. I am now in my own apartment and I can do nothing else but write about the great experience I just had working with Ashley, Vida, and Jeanette. They did more for me to get a place than I did and I cannot say enough good things about them. This is the place to go! read more

I lived here for 2 years before being transferred by my company. Recently I was transferred back and moved back to Mill Springs. The only negative thing I can say is that it is slightly more expensive than other apartments in the area. But none of them are within an easy walk of downtown Livermore. Chelsea in the office has been a pleasure to work with on my return here. And Josh has been on the maintenance team for a long time here. He cares about his work and it shows. DON'T MOVE HERE!!!! Worst management company I've ever dealt with. There has been nonstop construction since we moved...3 weeks to fix one roof?? I'm thinking they went with the cheapest labor they could find instead of quality! The management is more concerned with their own projects than the convenience or needs of the residents. The parking is a joke with the months of construction that never seems to end. The "renovated" apartments look nice...but wait until you step into a sink hole under the carpet! These buildings are rotting from the inside and they just cover it up. They can't seem to keep records since they are continually asking for information that they have on their leases. How does management not know what parking space I use??? THEY ASSIGNED IT!!!! Sloppy. There is also a huge problem with garbage. Our dumpsters are overflowing on a regular basis. When the garbage truck comes there is waste...old food...and rotting garbage strewn all over the parking lot. It's disgusting. I called the garbage company to complain...and was told that they have notified management numerous times about the overflow and have never had any response. You think living downtown is great? Wait until the weekend rolls around and you can hear the drunks from the bars retching and yelling and fighting behind the complex. Fun times! The ONLY good thing I can say about this place...is I have awesome neighbors. That's it. Can't wait until our way over priced lease is up...and we can find somewhere where privacy and service actually mean something. And finally don't ever expect management to care. I had a wonderful stint of almost two years at this complex. They respond to service issues quickly, my unit had incredible sound insulation, and the grounds were well kept. The property isn't completely enclosed, and a few homeless people do occasionally rummage through the dumpster area, but they keep to themselves. The property puts on four events per year: as a young professional, it was unfortunate that only families and older couples seemed to attend, but the downtown location offers great access to alternative options, so I understand. The most terrific thing about Mill Springs happened after I got a job offer in Berkeley almost two months before my lease ended. I was able to transfer to another Sequoia property with a shorter commute almost immediately without having to pay for rent at both places, and not having to pay a fee for terminating my lease early. It's a wonderful place that I was glad to live in. read more

Pretty friendly community. Pet friendly. I dig the location, especially since it's only walking distance from downtown Livermore's foodie scene. Pool is open late, fitness center is well stocked (compared to other places I've lived) walking distance from all essentials like groceries, dollar store, gym, gas station, etc etc The only qualm will be parking. The average household has two cars. They only offer one spot. Typically have to park by the bank, bowling alley, and Buffalo Wild Wings. Ann our apartment manager is fantastic and quick to resolve any issues. They even offer water, wifi, and coffee to all residents at the club house. We really like living here! Great location walking distance of downtown Livermore's restaurants and shops, good communication, and nice pool. The only downfall is that it gets a little bit loud from the music at bars and parking can be hard depending on where your apartment is located. CHERRY ON THE PIE: My roommate and I had to pay a $700 security deposit before we moved in. We are getting $70 out of $700 back because they charged us a bunch of bullshit fees. BOTTOM LINE: Do not lease an apartment at Mill Springs. There are better options throughout the Livermore area. read more

Im not the kind of tenant that really deals with management/landlords often but I can give a little insight on the recently changed management Dominic and Jennifer are decent people--Dominic always comes off friendly, Jennifer seems to have her off days--defiantly isnt a morning person. The community manager is a different story. She doesnt say Hi, she doesnt smile, you would never think she was the manager, and she always looks like Life is hell--suicidal or something--the person she replaced had much better personality/presence. As far as the apartments, I am in an updated 2 br, very nice and spacious. But sure as hell nothing worth the price tag--i got in when the price was at 1700--which was good, but now they are going for 2200--2400!! HELL NO! There is nothing special here for that price tag. ---You will never be able to have company over because all the residents who have more than one car take up the guest spots. ---Dogs crap and piss EVERYWHERE--they should have a designated area for that, especially because there are kids who live here---so never walk on the grass-NEVER! ---Pool is ok but not very big, feels over-crowded in the summers, hot tub has not been working since i have been here (2yrs) ---Maintenance---guys are great-no complaints ---Homeless people are always in our trash bins--dont dumb trash at night ---Supposedly there is a security guy that patrols at night---yeah, dont bet on ever seeing him (my car was broken into, if he was on around that night maybe he would of caught the ppl) ---being near downtown isnt bad, some nights you do hear some of the drunk ppl walking around--but nothing excessive with the noise read more

I lived there from 1991-1993 and the walls are paper thin, we lived on the second floor and got noise from the lower and the upper apartments. The people above us sounded like they were bowling every night and the one downstairs had a love for heavy metal music that we did not share. One thing that I am sure has not changed is the parking situation. You only get 1 parking space per unit and there is not enough open parking places for everyone. We had 2 cars and lived in a 2 bedroom apartment, I had to park across the street at what used to be the Movie Theater parking lot and walk thru a locked gate to my apartment. I considered myself lucky because I lived near the gate that led to the Movie Theater parking lot. The apartments are small and I laugh because the pictures on the website make them look spacious. The biggest disappointment came when we moved out and spent a whole day cleaning the apartment. We left it as clean as we found it but they made up a bunch of lies about the apartment being dirty and there being cat piss on the walls? in to keep their measly deposit. read more

The new staff and maintenance crew they brought in are either incompetent or just too lazy to care. And I know this well because I have put in maintenance requests over a dozen times since they took over. The AC, the heater, the fridge, the light switches: everything is breaking. On several occasions, they have taken over a week to attend to the problem. Here's just one example. They tried to fix my fridge three times because it wasn't cooling. After each attempt, they would tell me it was working and then sure enough, three days later I'd come home and my ice cream would be melted. Finally, they replaced it with one that looked okay. But sure enough, it's not working now and I'm waiting to have a new one installed. My only guess is that the management is trying to cut whatever corners it can instead of just buying new appliances that work well. They are renovating the entire complex now, and the photos online make the apartments look very pristine. But let me assure you, they are not. They will make the units look good on the surface level. But once you move in, you will discover the problems beneath just as I did. You will have to deal with warped and rotting floors beneath the carpet, electrical fixtures that are twenty years old, heating and air conditioning that fail on a regular basis, terrible appliances, and a staff whose only concern is to pull in new residents so they can get whatever bonuses come with signing them up. I am now trying to break my lease so that I can move out of here. I am paying $1500 a month to live in a place that is hardly worth $900. Don't make the same mistake I did. read more

We have just moved in to this location which is phenomenal with downtown Livermore with in close walking distance but we would may not be here if it were not for the perseverance and entirely professional help from a young man in the leasing office named Byron Espinoza. Unfortunately, I feel compelled to write a review for Mill Springs, and while I know almost all Yelp reviews should be taken with a grain of salt, I would caution all who read this to consider what is said below. The apartments themselves are fine (a little overpriced, but fine); pretty well appointed, great location near downtown Livermore, central air, and in unit washer and drier are all positive things (and the only reasons I could give 2 stars). The negatives, however, far outweigh the positives here. There have been many things that have detracted from our living experience, all of which have been brought to management's attention multiple times. The occasional loud neighbor or need for maintenance is understandable and tolerable, but when your comfort becomes entirely dependent on outside factors, it becomes a big deal very quickly. Management will do a good job trying to react to complaints, and for the most part will do a decent job of attempting a fix, but when it comes to being proactive or giving even the slightest amount of consideration to their tenants, forget about it. I have felt like I was valued more as a customer/tenant in almost every other business I have been in. Yes, I said business, and not apartment complex. I literally have gotten a better experience at dollar stores and recycling centers than I have here. Management will act like they are going out of their way to help or take care of situations, but in reality will only do the bare minimum to keep tenants quiet. Long story short, if a peaceful, relaxing, enjoyable living experience is what you seek, looks somewhere else. If you don't care about plumbing, sanitation, noise, or any other issues that may arise but just want a nicer apartment near a downtown area, this is the place for you. read more
